Wilson is booming, and I know the East Carolina Thread is for these area's too but only these area's should be talked about in this thread.

Greenville, NC is gaining more stores: The Framing Station, Great Clips, EC Star Nails Spa & Tanning, Baskin-Robbins and Asian Bistro, Jersey Mike's, Realo Discount Drugs and Carolina Home Medical, Sports Clips, Hibachi Express, Subway,and Bruegger's Bagels. Good my other Greenville. Im hearing that Target is moving to Memorial Drive in Winterville in a new development which is good and bad but I think it's a lie because those space's are to small for a Target.

This new allied health and science building is huge for Wilson. It will bring students in from all the surrounding counties to take classes.
The new city hall sounds good for downtown also.

I love your idea about Wilson mall. But Steve and Berry's does not need to be a food court. There is plenty of room for a food court somewhere else. The Steve and Berry needs to be a hecht's...this would really save the mall. Macey's is out of Wilson's league right now. I also strongly agree with a parking deck... (with ground level retail) this would free up a ton of space for the future. Wilson has to keep this mall where it is. I like the mixed use idea, but for the future only. Wilson needs to get a hecht's, JC Penny inside and out remodel, a food court, and better smaller stores first. I would like to see a gap, and American Eagle. Then some other stores that other people with different tastes are interested in. An old Navy would be sweet too. Then this area could become primed for mix use. If this mall fails...and moves to west wilson, it would be devastating to the city. The core would really rot then. These are examples of why I am majoring in Geography and trying to become a city planner. I would NEVER let that happen in any town. :cheers:

Expand the movie theater to 14 screen's, Make a portion of the mall two level's, take out those small store's and put in national store's, take down the area where dollar tree, city-hall, etc is and put a 3 level office building connected to the mall, tear down the old kroger and put a hotel, put two major restaurant's on some out parcel's, the rest of my plan's arent finished yet. But that mall is in a crazy location it's the hood on one side, then the other side is affluent.
TarheelsCubs September 12th, 2008, 04:23 AM There are plenty of options for a food court. I agree with transforming the mall into a two story one. Hecht's would work, just a smaller one.
The hotel is a great idea also.
This type of revitalization would drive up property values. Wilson could slowly get rid of this hood. This would need to be done first before any hotel would move into the Kroger site though.
Wilson already has a Ruby Tuesday. The outback sounds great. I think a Hams would be cool there in time. Give the city a place where people can get together, drink, and watch sports..:cheers:
The property that Wilson mall is on is PRIME. It is right near the hospital....and wilson is building a new hospital right near the mall. You like my idea for retail in the parking deck?

In my plan's there is a 8 level hotel with +200 keys the brand has not been chosen yet though, also in my plan's there is a large new upscale wing.

Good idea for a R-M-Wilson-Greenville thread. Why are you posting all that other stuff in the eastern NC thread?
That shopping center is not under construction yet. BB&T is the only thing there.

Infoman September 13th, 2008, 02:04 AM It's about time for Wilson to get a new Amtrack station, there's is preety busy according to wiki seeing close to 40,000 passenger's a year, which is more than Greenville, SC which see's over 10,000 passenger's a year. They should make a new 3 level station with the first level containing retail, and the train station, then 2nd and 3rd level's should contain a hotel.

Im trying to tell you Downtown Wilson is about to have a major hotel, residental, retail, and office boom. Greenville can let it happen to but we like suburban spawl to much and so much that suburban building's are in our downtown. Wilson is just getting prepared for it's first downtown boom, since West Wilson already boomed. There is a grocery store planned (that will be 15,000 sq ft), 20,000 sq ft of retail is planned, A 3 level office building is planned, and currently a low of 30 residental unit's are planned in Downtown Wilson, that's why im saying watch Downtown Wilson.

I am sure I would have heard something. Also, that is not the shopping center target might move to. They were going to build a SuperTarget where Kohls and Fresh Market are, but plans have been delayed. The shopping center you showed will most likely be anchored by Farm Fresh.

The tallest outside of ECU is one of the building's a Pitt County Memorial Hospital which is 8 level's, the tallest in Downtown is a low 4 level's, the tallest hotel is 5 level's the hilton, and the tallest planned is the new dorm at East Carolina which will be 6-8 level's (the height is not decided yet).

urbanaturalist November 23rd, 2008, 10:42 PM Does Greenville, SC have a 20,000 student university, regional medical center/school with a new dental school and nursing school being completed. I admit, Greenville, NC could do a lot better with mixed use developments. For instance, the demolished Carolina East Mall site could be an amazing residential, commercial, and even some office, and with a big park in there somewhere, with 4,5,6 stories. That would be a good use of that site. Show the resdients that apartment buildings can go above commercial sites.
At 70,000 people right now, I would like to see how many people the city can get inside its current borders, I say at least 15,000-20,000 if real detailed mixed use projects were implemented.
Infoman November 24th, 2008, 12:24 AM Over the university part no, but there is a new campus called cu-icar (Clemson University-International Center for Automobile Research) that will have student's on it, and will include over 20,000 new jobs. Also Clemson University is planning a urban downtown greenville, sc campus, so I think they can say they will have a major university eventually. Plus there are 2 or 3 other small universites in the county, and a major community college with over 14,000 student's.
We can add a lot more people to Greenville (NC) if we started building mixed-use developments, but 15-20k in it's current borders is a lot.

Like me friend said when he fought somebody and they lost "they had little big man heart". :lol: We try to act like we have around 250k people within the city when there's around 80k, but I have to give Greenvile (NC) its props it is bigger than Greenville (SC) in the population sector (really its not). Greenville (NC) urban population is around 90k while Greenville (SC) urban poulation is over 305k. Im not trying to compare the two but we just try to act to big.

The high-rise dorms of East Carolina University may be joined by another structure if the plans of a Greenville businessman and his partners work out.
Real estate developer Collice Moore and others want to build a six-to-eight-story mixed-use development in downtown Greenville. They've hired an architectural firm to research the project's feasibility in the current Greenville market. The report should be completed in 60 days, Moore said.
"It is something that looks positive," he said.
The structure would be built on 2.5 acres at the corner of Reade Circle and Dickinson Avenue. In preparation, a former retail auto shop has come down and the demolition of the former Pirates Landing apartment complex, across the street from Sheppard Memorial Library, is under way.
Rising gas prices, growing numbers of home mortgage foreclosures and recent instability in the banking sector are contributing to uneasy economic times, nationally. Locally, Starbucks Coffee announced last week its Fire Tower Road location is one of 600 it is closing nationwide. Several newly built retail outlets on Fire Tower Road and Charles Boulevard are empty, as are shops surrounding the Greenville Grande movie theater.
Still, Moore seems optimistic. He said banks are looking favorably on the proposed project, which would take 1½ to 2 years to complete, he said.
"Timing for completion will be happening during the period we expect the market to be getting better," he said. "I think it is the best time to be prepared for things."
Moore said the vision for the development is to have between 30,000 to 40,000 square feet of retail space on the ground level, between 30,000 to 50,000 square feet of office space on the next two or three floors and 100,000 square feet of housing divided between one-, two- and possibility three-bedroom condominiums.
The project was motivated by the continued growth of the university and medical school, as well as the desire of many to have shopping and living near the university and the medical center without traffic congestion, he said.
"I've been in the real-estate business 40 years, and my firm and I have been involved in the appraisal of similar projects in other towns," he said.
He believes the signs for pursuing this project are positive. So far, an environmental survey has found no problems with the site, and the land is zoned for mixed development use.
If the market review is positive, all that is needed is final city approval of the building plans and plat, he said.
Greenville's tallest buildings are owned by East Carolina University: Green and Clement residence halls which are 10 stories each and Tyler residence hall with its nine stories. The tallest non-university building is the eight-story University Towers next to Green and Clement.
Moore is senior partner of Moore & Piner, a real estate development company. The company is handling the developers contract for Moore and his partners.
"It is a planned learning procedure that I and my partners are willing to go through to learn what will be a good investment for Greenville's future," he said.
I just sent a email to Moore & Piner, which are the developers to this project. So you can expect something on it within a week or so...

One prime example is the failed interstate 795 (aka 117) between Wilson and Goldsboro. It cost an arm and a leg. The job was botched...pavement already falling apart in just two years. The estimate for repair is 20 million. NC DOT is responsible for the repairs. Where will this money come from? I have been on 795 once.....I was the only one on it....useless road.
The wilson by-pass could have been held off for a while. The hwy 70 by-pass around clayton could have been delayed. The Greenville by-pass could have also been delayed. Charlotte does need it more right now.
However, Charlotte did get lightrail....and has the best skyline in NC. Raleigh does not have the money to finish I-540...tolls will be up soon.
So I do agree with you. This hwy 70 by-pass had better not see the light of day for a long time. but I bet it gets off the ground within the next two years...lol :lol:

North Carolina needs more rail period in the larger cities. Cities in Eastern North Carolina need to adopt better smart growth policies and stop treating their land "cheap" as in autocentric only. I'm from Eastern North Carolina originally, I know how we do lol :ohno:.

I had rough coordinates for the location, and a very nice gentleman in Greenville made a GPS map for me. The property is in what is now Farmville on Little Contentnea Creek. There's a mobile home park on the site now. Never knew my ancestors were trailer park trash. ;)

-I'm curious to see what the 2010 census going to say about populations in Eastern NC. Fayetteville will technically (sorta Piedmontish) be largest for a long time, but I think Wilmington might be close to getting eclipsed by Jacksonville and Greenville....won't be long till there are 4 cities with 100K population in ENC
-Greenville is trying to expand its downtown (Uptown) along Dickinson Avenue, putting up signs on light poles. That area (warehouses, vacant lots, parking lots) is so ripe for redevelopment on the Greenville scale once the 10th Street/Farmville Boulevard connector bridge is put up over the RR tracks. Not many homes/businesses will be displaced, though it would go through neighborhood.
-ECU going to open dental school in Fall 2011. I believe the Health Science is open or is about to open soon too.
-There is now a Five Guys restaurant in Greenville...I know...........a major event
-There are actually sidewalks along Greenville Boulevard (main commercial corridor)..............unreal....
-There was a documentary recently made about the skateboard community in Greenville, b/se of all the notable figures that have/still live in Gvegas

Announcements of new businesses downtown are pretty routine these days. But a grocery store is new and different.
Brian Smith saw a growing downtown residential population and decided the time is right. His Marquis Market is opening in the former Cumberland Furniture building on Person Street.
The store is part market, part cafe, Smith's version of a Fresh Market or Trader Joe's. It will open in phases over the coming months. It's a nice development for an increasingly livable downtown.

Systel Business Equipment Co. Inc. plans to open a new distribution center in Cumberland County to serve its Southeastern operations.
Systel, a Fayetteville-based dealer of office automation equipment, has bought an empty commercial building in the Cumberland Industrial Center. County officials have sought to sell the empty building for a decade.
Keith Allison, Systel's president and CEO, said he plans to consolidate his local distribution centers into one operation in the 125,000-square-foot "shell" building on Tom Starling Road. On Thursday, directors with the Fayetteville-Cumberland County Chamber of Commerce approved the sale for $1,514,000.
The structure was built in 2002 with a $1.8 million loan. It was designed to attract developers but sat empty, costing Cumberland County taxpayers more than $800,000 in interest on the loan. The county had agreed to back the loan if the building sat unsold after two years of construction.
The county commissioners agreed this month to sell the building for $1.5 million and pay the difference - about $377,000 - between the sale price and the outstanding principal. Chamber officials in charge of marketing the building said they had several prospective buyers throughout the years, and the building attracted some out-of-town employers who opted to move into other Fayetteville-area locations.
"We are thrilled with the sale," said chamber President Doug Peters.
Details of Systel's plans weren't available Thursday. It's unclear how many employees will work at the distribution center.
Allison is a well-known contributor to several private, civic and business causes. His company owns the leased-out Systel building on Green Street downtown, and his corporate offices are on Fort Bragg Road.
The buyer of the shell building is officially Allison Holdings LLC, which is Systel's property division. Keith Allison is the member manager of the holding company.
Systel started with only a few employees housed in one office and has grown to more than 200 in nine locations across North Carolina and Georgia.
