I saw this building that is planned to be build in sentul YTL project. It has X shape. Much more superb than this the capers. Just wait when they release it.

Yea......our forum have very high viewership and exposure on search engines. Even my pictures have been reappearing everywhere - even in some architect's website (I posted an edited picture taken by my friend of his new office using his cameraphone here and it appeared on the building's architect's website).
Anyway I do not charge or punish or sue people from using my info and pics but at least they ask lah. If they malu or find it troublesome to ask then give credits when it is due lah. But no...these people even got the cheek to crop out my watermarks! :ohno:

jesmine November 22nd, 2007, 06:32 AM Hi Zahirnya, I don't think they have finalised the pricing yet, but if I have info, I will definitely post it here. Maple was last sold (developer's pricing) at about RM750K for the 1700sf+ units, and about RM600K for the 1500sf+ units. It all depends on how big Capers' units are, but I suppose with a facade like that, they are looking at increasing the price persf from the previous Saffron and Tamarind for sure. So if you have a 1200sf unit here, I suppose we are looking at at least RM550K and above? Anyway, I will post any info here the moment I get to know of it. :)

The sale to the infrastructure conglomerate involves 247.1 million units of Macquarie Prime REIT at S$0.82, a premium of 52 per cent over the units' last traded price
INFRASTRUCTURE conglomerate YTL Corp Bhd yesterday thrust itself into the heart of Singapore's Orchard Road prime property belt when it took control of the Macquarie Prime REIT (MP REIT) and its management company Prime REIT Management Holdings Pte Ltd (PRMH) for S$285 million (RM678 million).
MP REIT also has other prime properties in Japan and China. Altogether, it has a property portfolio worth some S$2.2 billion (RM5.24 billion).
MP REIT holds 74.2 per cent of total strata lots in Wisma Atria on Orchard Road and about 27.2 per cent of the total strata lots in Ngee Ann City.
Together, the holding offers the longest stretch of street level frontage along the bustling upmarket Orchard Road.
YTL Corp's latest investment is an addition to its other projects in Singapore, including the Sandy Island and Lakefront developments on Sentosa Island, and the Westwood Apartments on Orchard Boulevard.
YTL Corp managing director Tan Sri Francis Yeoh was in Singapore yesterday to finalise the agreement with the REIT vendors.
The sale to YTL Corp involved 247.1 million units of MP REIT at S$0.82 (RM1.95) a unit.
Speaking to Business Times, Yeoh said the 49 per cent discount to the REIT's net asset value per unit was possible amid the current global market turbulence.
The price is, however, a 17 per cent premium over its 30-day volume weighted average price and a premium of 52 per cent over the units' last traded price.
The acquisition of 50 per cent of PRMH, together with the units, allows YTL Corp to control the REIT.
The units also provide an attractive 2009 yield of about 9.4 per cent based on a Bloomberg forecast.
MP REIT had a market capitalisation of about S$516 million (RM1.23 billion) as of October 24 2008.
Merrill Lynch (Singapore) Pte Ltd acted as exclusive financial adviser to YTL Corp on the proposed acquisitions.
There are firm plans to rename the REIT as Starhill Global REIT and the property manager as YTL Pacific Star REIT Management Ltd and YTL Pacific Star Property. Yeoh will then be appointed the REIT manager executive chairman.
"The proposed acquisitions provide the YTL group with an opportunity to globalise our Starhill brand," Yeoh said.
YTL Corp's Starhill brand now encompasses several prime properties in Kuala Lumpur's Bukit Bintang area.
MP REIT was listed on the main board of the Singapore Exchange Securities Trading Ltd on September 20 2005 at an initial public offering (IPO) price of S$0.98 (RM2.33) with the year's projected dividend yield of 5.12 per cent.
The IPO was oversubscribed by 35 times.

KUALA LUMPUR: Property developer YTL Land and Development Bhd will launch its iconic condominium The Capers in Sentul East in the first quarter of 2011, its customer relation's manager Karen Tan said.
The stunning architectural icon comprising two 36-storey towers interrupted at random with sky gardens and flanked by two five-storey low-rise duplex townhouses, will definitively be a statement of loft living, she said.
However, she could not divulge the project's gross development value as it was still being assessed, but added that the iconic condonomium was set to change the face of the 100-year old former railway town that was now a draw for the young modern crowd.
Two other condominiums in the area built by YTL Land are The Tamarind and The Saffron, completed in 2005 and 2008 respectvely.
A total of 5,000 buyers have expressed thier earnest enthusiam by registering for units in the project, she told a press conference to announce the completion of the first office project in Sentul West and Sentul East, called d7.
d7 is a seven-storey architecture and cutting edge duplex sky office, located on prime land, which boosts of boutique offices, retail, food and beverage outlets encased in a lush landscaped courtyard atrium area.
Karen said d7, which was completely sold out, had appreciated by more than 40 per cent since its debut in September 2007.
The launch price for d7 then was RM380 per square feet — and today, it is valued at RM650 per square feet.
d7 will soon be connected to d6 via a sky bridge stretched over Jalan Sentul, and the elevated Sentul Skywalk will connect all of Sentul East developments in the future to provide convenience to the community. — Bernama

KUALA LUMPUR: YTL Land & Development Bhd's new condominium development, The Capers at Sentul East, is expected to see some 7,000 interested buyers for its 466 units during the launch this weekend, Mar 26 and 27.
"We expect the response for sales to be equally overwhelming," said Datuk Yeoh Seok Kian, YTL Land executive director and deputy managing director of YTL Corp Bhd. This is its third development in Sentul East after The Tamarind and The Saffron, launched in 2005 and 2006 respectively.
The Capers sits on 4.3 acres of freehold site 10 minutes from KL city centre and Mont'Kiara. Yeoh declined to reveal the gross development value.
The growth of commercial projects and a highly discerning population in the area have provided the impetus to launch this new project.
"With all the elements coming into place, we believe Sentul East is ready for another residential development," Yeoh tells The Edge Financial Daily.

The Capers units are selling from RM688,519 to RM3.2 million. The project consists of 338 units housed in two 36-storey towers and 128 low-rise suites. Built-up areas for the tower units range from 695 sq ft to 1,567 sq ft with two bedrooms and 3+1 bedrooms configurations.
The low-rise suites are made up of duplexes and 3-storey single level suites. Sizes are 999 sq ft (2+1 bedrooms) and 1,965 sq ft (duplex 4+1+1 bedrooms).
Both towers — one oriented towards KL city centre and the other towards the highlands — are positioned to shield the units from the afternoon sun and from each other so that units don't look into each other. They also boast panoramic views.
"The curvy design of the structure was inspired by nature where nothing ever conforms to a straight line, for example, branches, leaves and waves," said Yeoh.
Future launches by YTL in the area will be commercial projects.
"We will soon be launching two more commercial developments, d2 and d5, strengthening our goal to create an iconic business hub in Sentul and infusing a new vibrancy into the area," Yeoh revealed. "In the future, all Sentul East developments will be connected via a sky bridge to provide convenience to the community and create a truly thriving and connected hot spot."

“There was a mad rush of people scrambling in. The food for the guests was left uneaten,” said a fund manager who was on-site to buy a unit yesterday.
At press time, about 80% of Block A has been taken up, according to a sales person when contacted by StarBizWeek yesterday.
The Capers, which has a gross development value of RM350mil, consists of 338 units housed in two 36-storey towers and 128 low-rise suites.
Built-up areas for the tower units range from 695 sq ft to 1,567 sq ft with two bedrooms and 3+1 bedrooms configurations.

The low-rise suites are made up of duplexes and 3-storey single-level suites. Sizes are 999 sq ft (2+1 bedrooms) and 1,965 sq ft (duplex 4+1+1 bedrooms).
YTL Land executive director Datuk Yeoh Seok Kian said one of the top selling points of The Capers was its design.
“The Capers' other unique points include its freehold status, a prime city location that is well-connected by road and train, backed by a 294-acre masterplan that has been dedicated to re-generate this 100-year-old town with a new vibrancy,” he told StarBizWeek in an e-mail.
The Capers is the third residential development in Sentul East after The Tamarind and The Saffron (both sell-out projects were launched in 2005 and 2006 respectively).
Sentul is one of the areas that has been earmarked as a “hotspot” to benefit from the Government's upcoming mass rapid transit (MRT) project.
YTL Land is the first developer to launch a development that is close to an upcoming MRT station.
Yeoh noted that Sentul already enjoyed a multi-connected infrastructure network, placing it in direct access with key locations by road and train.
“Indeed, with the onset of the KL City Circle line (which circles the Kuala Lumpur city centre), Sentul will turn into a major stop-over point among the city's key attractions, not only bringing with it more traffic on a consistent basis but providing enhanced convenience to the community and resulting in significant impact to property values.”
Yeoh said that in the future, all Sentul East developments would be connected via a sky bridge to provide convenience to the community and create a thriving and well-connected hot spot.
“This elevated sky bridge provides one with seamless access from the Sentul KTM Komuter through our properties and ends at the Sentul Timur LRT station.”
He said the first connection would be built in the later part of this year.

KUALA LUMPUR: All 338 of YTL Land & Development Bhd's The Capers's condominium tower units were sold out in two days, it said on Sunday, Mar 27. YTL Land's twin tower condominium — previewed from last Friday — had over 7,000 interested registrants.

"We knew response to The Capers was going to be good as more then 7,000 people had earlier registered their interest with us, but we certainly did not expect to have a sell-out story in our hands ahead of the official launch," said YTL Land ED Datuk Yeoh Seok Kian.
The RM350 million Capers development are made up of two 36-storey condo towers and 5-storey low-rise suites. The tower units range from 695 sq ft to 1,567 sq ft. All condo and low-rise suites are priced between RM688,519 and RM3.2 million.
The preview of The Capers will continue with the opening of the pool-facing 5-storey low-rise suites are on the podium floor of the towers. It comprises duplex units (4+1+1 at 1,965 sq ft) on the ground floor and three levels of single suites at 999 sq ft with 2+1 bedrooms.
The Capers is YTL Land's third residential project in Sentul after The Tamarind and The Saffron, all situated in Sentul East.
"In spite of the new price standard, we have continued to sustain the interest of the market with The Capers, proving the underlying strength of Sentul as KL's next property hotspot," Yeoh said. "The Capers registers a new price benchmark for Sentul properties, selling at an average of RM550 and RM600 psf."
The Capers is within walking distance of Sentul Timur LRT station and the Sentul KTM Komuter, where the trains take 15-minutes to reach KL Sentral.
Besides the residential projects, YTL Land's commercial developments are also coming along nicely. Currently, the commercial offerings include the recently completed d7 and soon-to-be completed d6 boutique offices project.
Two others, d2 and d5, will be launched soon.
In the future, all Sentul East developments will be connected via a sky bridge. The elevated sky bridge will provide seamless access from the Sentul KTM Komuter to the properties and ends at the Sentul Timur LRT station.

Who says the high-end condominium market is saturated and lacks buyers? It all depends on who is doing the offering and for what.
If, for example, you are YTL Land & Development Bhd (YTL Land) or Sunway City Bhd (SunCity), you can be assured the response to a new launch will be well received. Such was the case with the former’s The Capers in Sentul East, Kuala Lumpur and the latter’s La Costa in South Quay in Petaling Jaya, a fortnight ago.
You should have seen the crowd quieting up to buy The Capers when it was previewed at YTL Land’s sales office in Starhill Gallery along KL’s Jalan Bukit Bintang. Despite being priced between RM688, 519 and RM3.28 million, or an average of RM575psf-a new price benchmark for Sentul – they snapped up all the 338 units in the tower block in just two days.
The huge turnout was expected as more than 7,000 people had registered their interest, but nevertheless, YTL Land executive director Datuk Yeoh Seok Kian said he was still pleasantly surprised.
“Many of them were attracted by the iconic architecture,” he told me.
“The design of The Capers is something that KL has not been before...we want to raise (the city’s architectural) benchmarks and contribute to her goal of becoming a world-class city through our vision of transforming Sentul."
Indeed, The Caper’s wavy iconic design is the talk of the town and blows the competition away. Being totally different in a very competitive condominium market is vital in having an edge over rivals.
If you buy to stay, the futuristic design is definitely a bragging point and, if you buy to flip, chances of people buying your unit and not another run-of-the-mill condo is also better, simply because the facade is so unusual. Being different pays.
Besides a pair of 36-storey towers that have a pool facing, The Caper will also have a five-storey lowrise blocks on the podium floor of the towers. This will accommodate 128 units, made up of four-plus-one bed-room duplex units (with 1,925sq ft) on the ground floor and three levels of two-plus-one bedroom suites. (999 sq ft). The lowrise offerings are expected to mirror the success of the tower units.
YTL Land has capped the number of units per floor in the tower at only six, which is similar to what has been designed for The Maple at Sentul West, a 318-unit condominium in Sentul West.
The Maple, the country’s first gated residential development, with an exclusive 35-acre park, is currently being resold at an average price of RM500psf – double its 2003 launch price.
The Capers is the third residential development to be launched in the Sentul East, the earlier two being The Tamarind and The Saffron.
According to Yeoh, the area has established a strong record of capital appreciation, with the Saffron, which was launched in 2006 for RM220psf now changing hands for between RM450psf and RM500psf.
Those who missed out on The Capers can try buying a unit out in The Fennel, the next condo phase that may be launched next year.
constipation April 14th, 2011, 06:45 PM this Capers by YTL is far more gorgeous than dozens of Mont Kiara condo, people love something innovative like what YTL done right now, we r all boring with typical condo design which some r no different with PPRT apartment by DBKL.
Other project fr YTL that i love most is the Pantai Hillpark, Andalucia in Pantai Dalam. Seriously when u enter the pantai hillpark complex it seems u r in mediterranean .the architecture, the fountains, the swimming pool is totally different fr traditional condominiums in KL.
