Tangier Boulevard

The development Tangier Boulevard is designed specifically to take advantage of both city and beach lifestyle living. Being ideally situated in the centre of the main shopping area of Tangier and within walking distance of the beach and new super marina replacing the old port of Tangier. The new marina (pictured below) is designed to compete with the likes of Porto Banus, Marbella, with yachts and cruise liners visiting. The marina will consist of local and boutique shops, bars and restaurants which will be accessible at your leisure.

Tangier Boulevard includes gymnasium and pool facilities for residents. All properties are designed keeping in mind the stunning sea and beach views for anyone staying at this resort whether for business or pleasure. Being built over 8,000 square metres of commercial facilities it includes a range of high end designer shops and boutiques, bistros, cafes and bars serving local Moroccan delicacies. The medina and Kasbah are only a short walk away, this development is located to give easy access to all that Tangier has to offer, everything you could wish for is at your disposal.

Construction has already commenced on the project and the Developer has contracted to deliver the project as a single phase on completion. The completion date for Tangier Boulevard is June 2010. If the completion is delayed the Developer has agreed to pay penalties direct to the purchasers.

Guys that's the renovation project of the actual port in tangier. No way it'll be completed by 2010, I'd have to say 2013 (and that's being optimistic) since all the commercial traffic will have to be transfered to the new tanger-med port before they can even start the renovation works.

Muttie
November 26th, 2007, 10:06 AM
Why Yazoo? I mean they already are working on this renovation project. Next to that, the first zone of the med port is already in operation right?

Yazoo
November 26th, 2007, 10:13 AM
I might be wrong but I remember having seen the sketches of this project somewhere but it seemed to be a long-term one since it was mentionned that it will be an all-leisure traffic (meaning that all the commercial traffic would have to be redirected to Tanger-med first). I dont think that is the case yet. But then again as I said, I might be wrong.

By the way, where did you read that they have already started on the renovation work?

I have seen pictures of the left side of the harbor, where they started bulldozing and creating some sort of barrier in the sea. Ill see if i can find them.

Well for once Im glad I was wrong! tahnks for the photos muttie. Tanger definitly could use another (bigger) Marina.

Lets just hope it gets to host the Expo, that'll dramatically speed things up. When exactly is the vote supposed to take place?

Per the PDF Brochure http://www.bluefishpropertyservices....0Boulevard.pdf:

"Super Marina
A new Super Marina is to replace the old port in the centre of
Tangier. It will be devoted entirely to passenger vessels and will rival the glamour of anywhere in the Mediterranean, with berths
for cruise liners and luxury yachts. The opening of the new
Commercial Port means that the regeneration programme to
create the Super Marina is not just a concept plan but a reality.
The transformation is set to be completed within 5 years"

The Document is dated 2007, so the Super Marina will not be completed before 2012. And as I suspected, the promoter is not responsible for renovating the port, it will be up to SNABT, as such the promoter can not be held liable for any delay in the construction of the Super Marina. However, Im not really sure what the Building they are constructing right next to the port (as shown in your photos) is, since it doesnt appear on the masterplan. Maybe you could shed some light?

thnx for these photos!

But what is the purpose of this construction? I thought is should become a water purification installation, is that right??

Anyway, in my opinion they destroyed a very nice side of Tanger.. There was a very nice small beach next to the port, where the old city wall overlooked the ocean!!

I read somewehere it is for water services.
Maybe they couldn't find a better place for this construction. Too bad it is necessity!

Some time ago I also saw on TV that they are going to build a new road along this part of the coast. That looked pretty good, but they should respect historical an natural sites.

Oui bien sur, l'esplanade de ce complexe est en accès libre, car il comprend également un centre commercial à l'étage inférieur, les travaux sont en phase de finition

As far as I have seen (from the pictures of Tangier), the project is fairly done - perhaps they are working inside.

Thanks guys for answering my question so rapidly. The project does in fact look complete from pictures I've seen. However, no one seems to know for sure when closing will begin.
I am currently in Florida, USA. I am trying to get an idea when I should be heading down to Tangier to close on a unit I purchased. At the same time I am trying to avoid a trip infringement on my work schedule here in Florida. I already had to cancel my summer trip to Tangier in June 2010 (date project was supposed to be completed) due to the postponement of delivery date. I know this issue should be addressed to the
developer. But, I am curious if anyone else is running to a similar dilema.

You say that you purchased one, so how much it has cost you ?

Sorry, I will not be able to specifically divulge the price of my condo for fear of violating any confidentiality agreement the developer may have on a sale contract. But, my understanding is that there are many prices depending on the condo size, unit location, number of rooms etc...

Also, if anyone finds out what day will Ramadan end, I will appreciate you let me know! In Florida, we started fasting on Wednesday. I believe you started on Thursday. So, we'll end it one day before you. Happy Aid El Fitr to all of you!
