THE 1-Square commercial outlets, part of The One, Penang Cyber City in Bayan Lepas, Penang, will open for registration at The Star Property & Home Fair 2007, which begins tomorrow. Ideal Homes Properties Sdn Bhd sales and marketing general manager Nancy Teo said 47 three-storey terrace shops and 12 three-and-a-half-storey bungalow shops would be open for registration.
The terrace shops are priced between RM780,000 and RM880,000 while the bungalow units will cost between RM1mil and RM1.4mil. “The units are not for sale just yet. We are just opening up to potential buyers for registration. Construction work is scheduled to commence by November,” she said.
Teo believes the bungalow shops are the first of its kind to be introduced in Penang. The Penang Cyber City project, on a 5.2ha piece of land and spanning over four years, is a self-contained business hub comprising, among others, commercial shops, service suites and MSC-status resort and corporate offices.
Other projects, which Ideal Homes Properties will promote at the fair, are the I-Regency “semi-detached in the air” condo villas and Palazzia, a prestigious lifestyle commercial centre, and the C.E.O, which is based on the small office home (SOHO) concept. The three projects are located along Jalan Bukit Gambier.

KFH to finance The One cyber city

PENANG: Kuwait Finance House (M) Bhd (KFH) is providing finance for Ideal Capital Intelligence Sdn Bhd's RM500mil The One, Penang Cyber City commercial project in Bayan Baru.
Ideal Capital chief executive officer Datuk Alex Ooi said that under an agreement, a RM68mil loan – in the form of Musharakah and Murabahah financing facilities – would allow KFH to participate in the project on a profit-sharing basis and provide revolving credit to Ideal Capital.
“We are targeting the sale of 40% of the commercial properties to buyers from Indonesia and Hong Kong.
“The remaining 60% are for domestic purchasers and investors,” Ooi told reporters after the launch of The One by Penang Chief Minister Tan Sri Dr Koh Tsu Koon and signing of the loan facilities yesterday.

The One, located on a 5.2ha leasehold site, comprises smart serviced suites, corporate office suites, corporate retail units, terraced shophouses and bungalows.

Some 57 bungalows and terraced shophouses, priced between RM281,000 and RM2mil, were launched recently, Ooi said, adding that over 80% of them had been sold.
Meanwhile, Ooi, who is also Indian Corridor Sdn Bhd chief executive officer, said he had secured a US$100mil loan from a Middle Eastern financial institution to finance the RM3.2bil Royal Garden property development project in Shanghai.
“The financing would also enable the repayment of outstanding loans taken by Golden Plus Holdings Bhd (GPlus) to finance Royal Garden,” he said.
Indian Corridor is a substantial shareholder in GPlus.

PULAU PINANG 23 Jan. – Ideal Capital Intelligence Sdn. Bhd. (ICISB) akan menjadi pemaju hartanah pertama di Bandar Siber Pulau Pinang apabila menandatangani perjanjian pembiayaan dengan Kuwait Finance House (KFH) untuk membangunkan projek The One di sini.
The One merupakan projek hartanah komersial bersepadu dengan nilai pembangunan kasar (GDV) RM500 juta itu dibiayai menerusi pembiayaan Musharakah (perkongsian untung dan rugi) dan Murabahah (kontrak jual beli).
Ketua Pegawai Eksekutif ICISB, Datuk Alex Ooi berkata, pembiayaan The One oleh KFH merupakan sejarah tersendiri untuk projek tersebut sekaligus menjadi pembiayaan pertama syarikat pembiaya asing di wilayah Utara.
“Untuk projek itu, ICISB memegang kepentingan pembiayaan sebanyak 15 peratus dan selebihnya dibiayai oleh KFH dan ia dijangka siap dalam tempoh tiga tahun akan datang,” katanya.
Beliau berkata demikian kepada pemberita selepas majlis menandatangani perjanjian pembiayaan antara ICISB dan KFH yang disaksikan oleh Ketua Menteri Pulau Pinang, Tan Sri Dr. Koh Tsu Koon di sini semalam.
Pembiayaan bertempoh tiga hingga lima tahun itu akan membolehkan kedua-dua pihak membangunkan projek yang mengandungi ruang pejabat, ruang komersial, banglo dan rumah teres selain apartmen servis.
Dalam pra pelancaran dua minggu lalu, sebanyak 80 peratus unit hartanah yang dijual pada harga antara RM281,000 hingga RM2 juta telah terjual.
Sementara itu Ketua Perbankan Pengguna, Runcit dan Komersial KFH, Abd. Jabar Ab. Rahman berkata, penglibatan KFH dalam bidang hartanah merupakan yang pertama di wilayah Utara.
Katanya, KFH merancang untuk meluaskan pembabitannya di dalam pembiayaan yang sebelum ini hanya memfokuskan kepada penerbangan, perkapalan, pelaburan pengguna.
“Selain dari hartanah yang baru diceburi, KFH melihat potensi baru iaitu perindustrian elektronik pada masa depan untuk diletakkan di dalam perancangan pembiayaan,” katanya lagi.

Ideal Homes Properties Sdn Bhd sales and marketing general manager Nancy Teo said 1-Atrium, a component of The One, Penang Cyber City, was specially designed to cater to the lifestyle needs of Bayan Baru’s exploding population.
“1-Atrium, dubbed the ‘Centre of Fun’, is de-signed to complement and enhance everyday life by offering an array of conveniences and luxuries through its range of shops and outlets,” she said.
Teo said the available units ranged in size from 553sq ft to 1,265 sq ft while the building featured a central covered walkway of 69ft in width and 425ft in length.
“With a floor-to-ceiling height of a whopping 13ft, businesses will have more space for added visibility,” she added.

Prime location:Teo describing the features of the I-Square commercial lots which are expected to be completed by the end of next year.
She said among the amenities property in-vestors could expect were broadband and As-tro-ready facilities, individual and common bathrooms, ample parking bays and a central stage area.
Teo said there would be two packages avai-lable for purchasers at the fair – a 10% plus 10% discount for early birds and a three-year sales and lease back programme with a gross return of 12%.
The 1-Atrium will be showcased at four booths at the fair, under the Henry Butcher’s National Pavilion.
Ideal Homes is also taking up another four booths on its own to showcase its 1-Square commercial outlets that also form part of The One, Penang Cyber City.
Teo said 1-Square recorded 80% in sales and bookings since its launch last December, and the project was expected to be completed by the end of next year.
“We expect the balance of 20% to be taken up soon when the progress work is at a more advanced stage,” she said, adding that buyers at the fair would enjoy a 5% discount for 1-Square.
The prices range from RM289,000 for its strata shop office, from RM743,300 for its three-storey terrace shops, and from RM1.32mil for its three-storey bungalow shops.
Teo said the unique feature of 1-Square was that it provided quality space for indoor and outdoor activities.
“For example, the shops at 1-Square feature an extended corridor of up to 20ft wide.
“Some units have verandas of up to 42ft long. And the floor-to-ceiling height for ground floor units is a whopping 22ft high,” she added.
Teo said The One, Penang Cyber City, with a gross domestic value (GDV) of RM500mil, would be developed parcel by parcel and is expected to be completed by 2011.
More than 50 exhibitors will showcase their property, home financing packages and home related products at nearly 200 booths at the fair.
The annual fair is into its sixth year.
The event will be held at the Penang Inter-national Sports Arena (PISA) from Friday to Saturday. It will open from noon to 8pm.

THE office units of Ideal Home Properties Sdn Bhd’s RM110mil The CEO in Penang has appreciated by about 20% since the launch in late 2007.
“Due to consistent demand, those who purchased the units in The CEO will find the value of their properties has appreciated by some 20% since they signed the sale and purchase agreement with us,” Ideal Homes business development manager Adrian Tan told StarBiz.
An office unit in The CEO with a 500 sq ft built-up area is now selling for about RM98,000, while a 2,500-sq-ft unit is now priced at RM750,000, representing a 20% increase from the original selling price.
The CEO, the latest modern office building on the island, is 70% sold. The project is scheduled for completion in late 2009 and is expected to obtain the certificate of fitness in the first quarter of 2010.
Tan said that there was still demand for modern office building space.
“While there may be a general overhang of office space on the island, there is however a shortage of modern office building space equipped with broadband IT and other modern facilities, especially in the Bayan Baru vicinity, where The CEO is located.
“This is what we learnt when we conducted the feasibility study for The CEO two years ago before launching the project,” Tan said, adding that The CEO office units were likely to fetch between RM2 and RM2.50 per sq ft in rentals upon completion.
The building provides some 350,000 sq ft of gross commercial area and over 400 office units.
“The building has a specially-designed level to accommodate facilities such as a gymnasium, pool, restaurant and meeting rooms,” Tan said

I know what Penangman mean by foreigners. Those factory workers, construction workers and etc. If you rent one unit of your house to them, they will packed the house with all his/her friends. My friend wanted to buy a unit of apartment behind sunshine square but latter change his mind before the area is full with foreign labours.

I know, because I have a relative who rented a small apartment to a retail supermarket. Unbeknownst to my relative, the supermarket tried to minimise their cost by having the maximum amount of people staying in there. People complained, and lease was broken.

Ha ! Ha ! Common problem. When you rent out apartment in Bayan Baru, you must alway check. My friend's apartment in Bayan Baru become a parttime brothel. When my friend come to collect rent from them, they offer sxx insteal of monthly rental. Whether my friend took the offer or not, that is his secret. Hi Hi Hi.
