The Arabian city of Abu Dhabi in the United Arab Emirates is soon to see another new addition to its ever growing skyline.

Designed by American architects Gensler and structural engineers Hilson Moran in a mere five months, the project is named the Tameer Towers after developer Tameer Holding Investments.

It will be a complex covering an area of 465,000 square metres and consisting of a 73 storey Commercial tower along with four residential towers varying in height, a seven star hotel and serviced apartments building and villas and town houses.

Located on Reem Island in the Shams District of Abu Dhabi, the main commercial tower has a curvaceous form with a lattice-work façade but perhaps its most striking feature will be its foyer. The building will straddle a canal which will feed into the buildings own private marina, in order to achieve this the lobby will be a 50 metre high prismatic atrium affair which on completion will be one of the worlds largest commercial foyer spaces.

The other towers are placed in such a way as to create two symmetrical islands which create a grand entryway to visitors arriving by boat to the commercial tower or just to any of the towers as another marina is present at the mouth of the complex. These towers stand on stepped podiums which are terraced and feature pools. The facades of the towers have discreet latticing which ties them in with the main tower but manages not to detract from it in anyway.

As is standard for the United Arab Emirates these days the tower as been designed with sustainability and greenness in mind. All the towers feature green spaces both within the towers and in the complex itself and the facades and gigantean atrium help with interior conditions.

Included in the complex will be all the usual amenities and facilities and mini city dweller could possibly need is catered for which is the least that should be expected considering the AID 7 million price tag the project commands.

i dont know the height but it will clearly be a borderline super tall. i think we're gonna have to wait to find out the exact height, i will however ask the engineer and see if they can tell me.

The flagship development for leading Middle Eastern real estate investment company Tameer Holdings is located at the heart of Shams Island Master plan in Abu Dhabi. The complex will include a 73-storey commercial tower, four residential towers, a seven-star luxury hotel, retail, dining, parking and a private marina over an area of nine million square feet. The commercial tower, the centrepiece of the development, encompasses 1.7 million square feet and rises 985 feet. Diamond shaped in plan, the tower splits at approximately level 20 down to sit on two legs straddling the canal and pedestrian area that connect the Central Park and Sea. A cable-net supported glass wall will enclose this space to create a spacious and light filled 175-foot high prismatic atrium. Building of the ultra-modern complex will start in February 2008 and is expected to be complete in 2011.

I'm excited to see how they address the public realm at the ground - tall buildings may be objects of admiration, but only appreciated when you are away from it, when you are near and around it, it is the streetscape that speaks for itself and often this is forgotten or done as an afterthought.

Major construction contract signed for Tameer Towers


September 21, 2008

Real estate leaders Tameer and Sorouh today finalized an agreement with a joint venture of Al Habtoor Engineering / Murray & Roberts / Al Rajhi Projects to construct the landmark Tameer Towers project in Abu Dhabi for a cost of AED 6 billion, bringing the total cost of the project to AED 8 billion. This announcement represents the accomplishment of a major milestone in the Tameer Towers project, a joint venture between Tameer Holding Investment LLC and Sorouh Real Estate PJSC.

The iconic Tameer Towers was launched in October 2007 and has since been considered one of Abu Dhabi’s landmark developments. Its simple yet creative design has made it a favourite destination for investors and end-users alike.

The construction partners will join the Tameer / Sorouh joint venture in an alliance that will include the architect Gensler from London, along with the structural engineer Thornton Tomasetti, the mechanical engineer Hilson Moran, and the façade engineer Buro Happold in addition to the project manager Hill International and the construction manager Bureau Veritas.

Tameer Towers is in SHAMS Abu Dhabi, the leading new development on Al Reem Island which is master-planned by Sorouh Real Estate PJSC. Home to 45,000 residents, SHAMS Abu Dhabi will be a completely new self-sustaining city based around canals and parks, which integrates world-class master planning practices and extends the lush green of Abu Dhabi’s landscape.

A key area of SHAMS Abu Dhabi will be Central Park, an 8.1 hectare landscaped open space with extensive recreational and educational offerings. Central Park will become a favoured destination for residents of both Al Reem Island and the city of Abu Dhabi and will undoubtedly take its place in the pantheon of great city parks

Commenting on the alliance, Dr. Abdallah Shaaban, Managing Director of Tameer Abu Dhabi said: “The innovative alliance concept is another pioneer concept adopted by Tameer in which all the partners within the alliance act as one with the main purpose of constructing the project with the utmost attention to quality, cost, and delivery. This innovative concept is new to this market and will mitigate many of the delay-resulting risks associated with claims, delays, and the rising costs of manpower and commodities in the UAE.”

With the foundation works currently being constructed by Arabian Foundations being well underway and progressing according to schedule, the joint venture is set to mobilize immediately.

“The alliance has confirmed the delivery date of June 2011 for the residential portion and December 2011 for the commercial portion” added Dr. Shaaban.

“We at Tameer take very seriously the challenge of delivering a top-quality product on time. The selection of this construction partner represents a giant step towards reaching our delivery goals, and will nicely complement the host of top-notch partners already working on the project;” Dr. Shaaban said.

The funny thing is that one of the contractors, South Africa's Murray & Roberts is saying that the contract is cancelled, but the other contractor in the JV, UAE-Australia's Al Habtoor/Leighton is saying the opposite ... while the developer is saying they will re-negotiate the contract considering the step fall in prices of construction materials lately.

Bottom of the market called as mega projects including £1.2bn Tameer Towers return to site

Contractors have restarted work on a string of huge projects in Abu Dhabi and Dubai, as evidence builds that the market in the UAE is recovering.

Tameer Towers, a 7bn dirham (£1.2bn) 9 million ft2 mixed-use project in the Shams development on Al Rheem island in Abu Dhabi, was put under review in March, but is now going ahead again.

A 400m dirham (£68m) project to build a headquarters for the municipal government of Abu Dhabi’s western region is also back on site, having been on hold for six months.

In addition, a residential project of up to 1 million ft2 by developer Bloom Properties in Abu Dhabi, has restarted.

Duncan Swinhoe, who leads Gensler’s Middle East operation, which is involved on all three schemes, said: “Things are starting to move in Dubai and Abu Dhabi again. There are a number of projects coming out, and some tenders from as far back as nine months ago that we’d almost given up on are back on the table.”

Regarding the Tameer Towers scheme, which had 300 men on site when work was put under review, he said: “They’re now pouring concrete and the new contract price is being thrashed out.”

Tameer has dropped the alliance of three contractors it was using on the scheme – two local firms Al Habtoor Engineering and Al Rajhi Projects, and Murray & Roberts (South African) in favour of one, Al Rajhi. It said in March it was “reviewing the construction programmes and associated costs” of the scheme.

Swinhoe added that some schemes that had not started on site, but on which “all decision-making had ground to a halt”, were live again.

Meanwhile, Davis Langdon is recruiting about 15 staff in the Middle East, including in the UAE.

Steve Coates, the consultant’s head of UAE, said: “We believe we’ve hit rock bottom and now an element of liquidity is slowly coming back to Dubai.”

He said the cash was coming mainly from the $20bn (£12.5bn) bond Dubai had secured from Abu Dhabi in March, the second $10bn of which is to be released imminently, according to reports. Commentators also say the UAE has been boosted by a rise in the price of oil, which is now at $60-70 a barrel, having hit a low of $32 in December.

The UAE building boom began to falter a year ago and 566 projects in the country are on hold, according to research firm Proleads. In August, Building reported that Dubai’s main arbitration body was facing a backlog of almost £3bn of disputes.

Because if you look at the the update from the 8th of august you see that the tower is only a few story's high. In the next update, a month later, the tower is suddenly 30-40 story's high. And nowhere on this planet can they build THAT fast, not even in Abu Dhabi :lol: Besides the last update shows that the tower is still only a few stories high.

Let me get this straight. There are 3 towers U/C,right? The 15th of September and the 2nd of Octomber updates are from one tower-tower A and the 13th of September update is from the other 2 towers :). No?

You're right. I didn't pay attention when I made my post. It looked like it had grown when I glanced at it, but after looking more carefully I see it's still the same.

Hi,

I am one of the end user investor who injected half million dirhams and yet to pay another 1.5 million for a 1 bedroom apartment.

All I wanted to say is "Don't inject any money into this project". The company has delayed the project big time and falling short of employees and workers. Heard that the developer and contractor terminated many employees who were diligently working... What a good way to build the project.

I am sure my money has all gone .... But surely will try to get it back.

Work on the stalled $1.9bn Tameer Towers development on Abu Dhabi’s Reem Island is set to resume by the first quarter of 2012, a senior Tameer official has told Construction Week.

Planned legal action by dozens of the project’s investors had halted the project as they attempted to get their money back. As of October 2011, 21% of the first phase of the project, Towers A and B of the six tower project were completed, the official, who asked not be be named, told CW.

“Based on the current situation and information available, Tameer anticipates delivery of phase one of Tameer Towers to be in the fourth quarter of 2013. The anticipated construction phase one restart is planned for the first quarter of 2012,” he added.

“Tower A has now reached structural level 13 and Tower B is at structural level 4,” he said.

“The majority of the most complex structural elements are behind us now,” he added.

The project consists of five residential towers, a commercial tower, stepped townhouses and lofts, serviced apartments, a five star hotel and a canal promenade.

The centre piece of the project is a 74 storey tower which is split at the base and will straddle the canal and a pedestrian walkway that will connect the Central Park to the sea.

Earlier this month, up to 65 buyers in the Al Reem Island project decided to pursue arbitration against developer Tameer Holding Investment. December was scheduled to be the month when legal action began, following the expiration of a clause allowing a six month delay in delivery.

This decision came after the company failed to meet the scheduled delivery date of June 2011. In fact, construction on the project stalled completely during this year’s summer following a labour strike over unpaid wages.

However, the company official disavowed responsibility of the issue, claiming it was an issue related to the project contractor.

“[By] December 2011, legally, Tameer should deliver the whole project,” said Thabit Al Temimi, a legal adviser with the Abu Dhabi based law firm, House of Justice, whose clients have invested in the project.

“Even if they start construction, it means nothing. My clients on the 40th floor cannot live in their apartment if it doesn’t exist.”

Tameer Towers is the latest in a series of projects to be affected by a series of slowdowns in the Abu Dhabi construction market, which last month saw a delay to the planned Louvre and Guggenheim museums on Saadiyat Island.
