40층 고품격 아파트·65층 주상복합등 건립 '새로운 랜드마크 기대감'

내년부터 부지매각작업 본격화

이르면 2010년부터 착공 예상

금천구는 서울시내에서 주거지로서 가장 주목받지 못하는 곳으로 꼽힌다. 옛 구로공단이 가산디지털단지로 탈바꿈하면서 과거의 이미지에서 벗어나고 있지만 구 남단의 독산ㆍ시흥동 일대는 개발 소외지역으로 남아 있다.

1호선 전철 독산ㆍ시흥역 사이 6만2,000평의 부지에 자리잡고 있는 도하부대 역시 개발의 걸림돌로 인식돼왔다.

하지만 금천구가 지난해 6월 도하부대 부지에 대한 지구단위계획을 수립하면서 개발에 대한 기대감이 커지고 있다.

계획안에 따르면 도하부대 부지는 현재 건립 중인 금천구 신청사를 포함해 모두 6개의 블록으로 나뉘어 개발될 예정이다. 부지 북쪽에 공공청사와 종합병원이 들어서는 것을 비롯해 시흥대로변은 2개 블록으로 나뉘어 업무복합시설로 개발된다. 또 안양천변에는 아파트 등 대규모 주거시설이 건립되며 학교 등 기반시설도 갖춰질 예정이다.

특히 부지 남단 시흥역 주변에는 내년 하반기 중 신청사 건립이 마무리되고 대규모 상업시설도 조성될 예정이다.

금천구의 한 관계자는 “당초 연말까지 부대 이전이 마무리될 것으로 예상됐지만 일정이 다소 늦어지고 있다”며 “하지만 내년부터는 부지 매각작업이 본격화될 것”으로 기대했다.


구청 측은 부지 매각이 이뤄질 경우 구체적인 개발계획 수립을 거쳐 이르면 오는 2010년부터 착공이 가능할 것으로 예상하고 있다.

특히 도하부대 개발은 구의 구심개발계획과 맞물려 있어 주목된다. 구는 도하부대 부지를 포함해 시흥역~시흥사거리~기아차정비공장~대한전선에 이르는 63만6,000㎡를 주거ㆍ업무ㆍ상업기능을 갖춘 대규모 복합단지로 개발하겠다는 복안이다. 특히 도하부대 부지에 40층짜리 고품격 아파트를 건립하고 대한전선 공장부지에는 65층짜리 초고층 주상복합을 짓는 등 이 일대를 금천구의 새로운 랜드마크로 조성하겠다는 방침이다.

대한전선 부지 주상복합의 경우 준공업지역 해제가 맞물려 있는 탓에 용도변경 여부가 관건이 될 것으로 보인다.

업계의 한 관계자는 “구심개발계획의 상당 부분이 준공업지역이어서 용도변경이 원활하게 이뤄지지 않으면 전체 개발구상에도 차질이 불가피하다”고 말했다.

그동안 개발에서 소외됐던 탓에 주변에 수혜단지는 그리 많지 않다. 신청사 인근의 베르빌ㆍ무지개아파트가 그나마 직접 수혜권으로 불리는 곳들이다.

무지개 92㎡형의 경우 3억1,000만~3억4,500만원선으로 비교적 높은 시세를 형성하고 있으며 베르빌 103㎡형은 이보다 조금 낮은 3억~3억4,000만원선에 거래되고 있다. 재건축을 위한 이주가 거의 마무리된 한양아파트도 개발 수혜단지다.

또 독산역 주변에서는 금천현대ㆍ중앙하이츠빌ㆍ태영데시앙 등이 수혜단지로 꼽히고 있다.

이 지역 무지개공인의 문월광 사장은 “개발 기대감으로 지난해 상반기에 가격이 좀 오르긴 했지만 큰 폭의 변동은 없다”며 “하지만 매수세는 꾸준히 이어지고 있는 편”이라고 말했다.

님 마음은 알겠는데요,, 누가 그런 마음을 알아주나요?
그저 차라리 우리쪽에서 확정된 프로젝트, 공사들어간 프로젝트부터 스레드를 만들어올리는게 낫다고 봅니다.
그들이 이유도 없이 무턱대고 한국을 무시하려는 게 아니에요.. 제대로 추진된 초고층이 없으니까, 알게모르게 불신이 쌓여서 그런거죠. ㅎ

출처도 불명하고 추진일정도 불확실한, 한마디로 전망 없는 프로젝트를 조감도만 올려놓는다고 의심받아서 좋을 게 없다고 생각되고요.....

He interpreted the company name "대한전선" to "Korean Electronics", but it's error... actually the company name is "Taihan Electronic Wire Co.Ltd."(대한전선)

actually, some years ago, the company 'Taihan Electronic Wire' sold the land for old plants to a construction company "Young Joe Engineering & Construction"(영조주택),, and the Young Joe planned the multi-use supertall on the site and now the project is ongoing for several years...
and lately, the company chose the design of Heerim Architect through the design competition for this... as you can see the renderings..

I found Daewan also bought the part of the land from Taihan Electronic Wire
IMO, Daewan also is planning a supertall,,, but I can't find the relationship between Daewan and Young Joe,, and or the equity of the two companies for the land or consortium..and something like that..

그리고 한국 성냥갑 아파트 , 디자인 별로, 이런 디자인 싫다는 소린 사실 한국뿐 아니라 어느 나라 가리지 않고 솔직히 여기 이 사이트에서 자유롭게 말하는 분위기입니다.
중국, 두바이뿐 아니라 유럽의 새 빌딩들도 디자인 갖고 뭐라 하는 것 많이 봤습니다.
한국이 좀 디자인이 좋지 않은 게 사실 많고 여러개 복사판으로 짓는 게 많아 좀 더 뭐라하는 것이 많을 뿐 한국 비하하곤 전혀 상관없습니다. 빌딩 하나로 국가까지 비약해서 비하할 정도로 수준 낮고 유치한 사람들 별로 없단 소립니다. 만약 그런 사람이 있다면 그 사람의 소양과 자질이 문제일뿐......

제발 한국 상황만 다른 외국인들이 이해해 주기만 바라고 기다려 주기만 바라고 아직 확정도 안된 프로젝트 여러 개 한꺼번에 올리고 한 빌딩에 다른 직접 관계없는 다른 프로젝트나 정보를 잡탕식으로 넣고 엉뚱한 소리 하시는 것 좀 자제 부탁드립니다.

The project planners seem to have not welcomed any news release yet.. but it doesn't mean that the project will not go,,, it's just ongoing behind public view,... of course,,although I 've not gotten any evidence from the planners, personally..

A note from an expat in Korea...the way decisions about projects are made in Korea is quite different from that in the West. In general, the public is not very involved or interested in the projects. Some of this is cultural and some is simply the fact that there are probably a 1000 skyscrapers going up in the Seoul/Incheon/Gyongi do metro area at any given time. Also, because Seoul is so huge with so many competing centers of activity, there are major developments happening in all districts of the city and metro, and generally, only people within those districts follow the local developments.

IN SHORT there is no official confirm or website. because that teritory is "semi-factoryland". according SEOUL CITY'S LAW it is not allow to construct house in "semi-factoryland" so now Young Joe Inc waiting for permision from SEOUL CITY.
Remember there is Two different rendering according to "korea2002" be mixed up n 2 different rendering. it is WRONG! the first rendering(only one picture) which is drawing by DA GROUP Inc. http://dagroup.co.kr/index.php demand by Daewan Inc.
the second(more many picture one) rendering which is drawing by Heerim Inc http://www.heerim.com/ demand by Young Joe Inc In fact Young Joe Inc's CEO this urban redevelopment call to S-PROJECT!!!. SO FAR THE SECOND ONE Heerim Inc'S rendering is more proximite to real n fact. BUT Taihan Electronic Wire sell their land to Daewan Inc n Young Joe Inc. One other confusing thing; is this photo just 2 sites in one photo? because I thought only one side of that photo should be built, looking at all other renders.
