600m Tall Under Construction In Tianjin

Unlike the fanfare of Dubai there has been barely a whisper, but a new 600 metre tall tower is now under construction in the Chinese city of Tianjin.

Named China 117 Tower after the number of storeys within the building, the scheme is being developed by Hong Kong based developer, Goldin Properties, who plan on their scheme truly dominating the city of Tianjin with it's 11 and a half million population.

The tower has been designed by an as yet unnamed architect. It will contain 406,000 square metres of internal space with floors 1 to 92 consisting of offices and the upper part of the tower from levels 93 to 117 due to be occupied by an as yet unnamed six star hotel operator.

In total the tower will cost $820 million US to construct, although this budget goes up to $1.2 billion when the mall it will stand above is also included.

The scale of this is enormous with the mall due to boast some 316,000 square metres of space - this is about two thirds of the floor-space of the Pentagon in Washington DC but still less than half the current largest shopping mall in China, South China Mall and not enough to even make the global top 10.

Once completed China 117 Tower will be the tallest building in the country over 100 metres taller than Shanghai World Financial Centre. This is a record it will hold until Gensler's planned 632m tall Shanghai Centre goes up in the city it takes its name from recapturing them the title.

That's a really generic-looking tower. Just a clone of the IFC with some fins stuck on the top.

Height is impressive, but with so many other supertalls around these days, it won't really stand out.

China is going absolutely crazy with towers.. since when do we have 570 meter towers pop up, with no warning :nuts:
sadly, the design is lacking and seems rushed. But the height is just crazy

I have mixed reactions to the fins on top. Maybe if they do some creative night time lighting on them, I will like them more.

Where in Tianjin is this tower? So is this in Tianjin city or east of it, in the Binhai New Area?

Looks nice, but seems like its in a high-tech zone, just going to stand by itself, not as a part of a skyline. Tianjin really need to catch up on supertall construction, it's a huge city next to the coast and barely has any skyscrapers compared to Beijing, Dalian, or even Shijiazhuang.

A ground breaking ceremony means nothing. In Dubai projects you have the ground breaking ceremony with all the big top guys sticking a shovel in the ground, then 6 months later the first excavator arrives.

So is this in Tianjin city or east of it, in the Binhai New Area? And if it's in the city, where in the city is it? NanJing Lu, another place in downtown, or outside of downtown?

Wow, I was waiting for you to post further info about this project, man :D

According to the articles I posted, the project is at 天津高新区. Do you know where is it? Never heard of that area, but I guess it is not in the city center, so I guess it is NOT the 500m+ project proposed in Nanjing Lu.

What a big surprise, huh? I bet you didn't expect you'll find out that your city is building China's tallest skyscraper when you got up this morning :D

Ok I found where this supertall will be built, in 天津高新区 (Tianjin high-tech industrial park zone), in Huayuan Industry Park in Southwest Tianjin, very close to Nankai district where I live in China.

According to SSP Tianjin has 15 skyscrapers under construction or built including two supertalls. There are another five more proposed including this one, four of these are supertalls. Like most Chinese cities it is rapidly growing as people move in from the countryside. Population in 2004 was 10 million, must be a lot more now.

wow. It reminds me the tower in HK. (I am a newbe i dont know the name of that building in HK, but I know you know:D ) It is nice and its high is impressive. I guess all of that area is a new development project. Everything looks brand new from pictures.

The sides are not verticle, theres a gentle slope all the way to the top. Beautiful tower anyhow :)

Haha awesome.

Looks pretty IMO. But I don't understand why do they want to build a supertall right there. The skyline of the city shown on the picture is appealing, but I don't see a purpose of building such a big structure right there.

But w/e I don't really care that much. =/

It was for the tower itself. The industrial park existed for a few years already.

Groundbreaking ceremony doesn't mean real start of construction, it is just a ceremony. We'll not change the title until we see some images of the construction works.

Some projects are started months after the groundbreaking ceremony takes place.

There's a ~20 story building in the industrial park if you consider that a highrise (http://business.thip.gov.cn/upload/photo/p38_IMG_0741.JPG). Other then that, the rest of the industrial park is lowrise (under 10 stories).


That's not exactly true, as it's kind of an old picture. Now, that area is home to about 7 or 8 buildings around the same size, with a few more being constructed. Still, nothing even close to 50 or 60 floors needed to blend this tower in to the surrounding area a bit.

To prove my point, I tried to go up onto the roof of my apartment building and take some pictures, but unfortunately, it was locked. A few floors down in the stairwell, though, I found a window that didn't have this terrible screen on it, and was able to take this:

In here, you can see the old building listed in the picture above, as well as a few similarly sized buildings around it. If you squint real hard, you can see a few cranes going up in the background.

I was there a last week, but forgot to bring my camera. The location is strange, but it is within walking distance of the under-contruction subway line, so at least it isn't completely isolated. There are a couple of medium-height, 25-30 story structure nearby. The site itself looked like it was still just in the beginning stages. They were starting to assemble a crane, but they hadn't really dug down much at all. It still looked like they were doing mostly site prep, as there weren't a whole lot of workers on hand. I'll go back this weekend if I have a chance and try to snap a few shots.

tianjin is a very large city, 5th largest to be exact. it is a city of over 5mil

there are 217 buildings under construction per emporis, and 170 completed

the tallest building currently is 203 m at 48 stories tall, there is already a taller building being constructed at 337 m at 76 stories

this is a great project for this city, cant wait to see it get built

Yup, check Emporis, even this 500m+ tower is ignored. This is a good example to show how crappy that website is when covering Chinese projects.

I don't like it, just like Barwa Tower in Doha I think the desing is too simple and boring (let me clear out that I like Barwa Tower ten times more than this supertall). The funny thing is that the tower will be build in China when actually it looks more like an Arab design don't you think?

EDIT: SORRY I didn't see the new render... it looks much nicer! I still think is simple but not in a bad way I think. Good for Tianjin.

Here's a couple of construction photos, taken today. I wasn't able to go in and get closer photos, because I made the stupid mistake of asking them if I could take them. Next time, just walk in and pretend I don't understand a thing.

These are the two tallest buildings in the area near the 117 site. As you can probably tell, they aren't going to help it "blend in" all that much.

I'll say that the site has come a long way in the last few weeks. Before, they were mostly just doing site prep, and setting up a single crane. Now, they've got a bunch of them, and there is a huge hold going into the ground.

It's location isn't on Weijin Nan Lu, (I'm not aware of a supertall planned for that street, are you?). It's not too far off of Yingshui Dao, in Hua Yuan. It's on the corner of Kai Hua Dao and Meiyuan Lu:

i still find it strange that they are building a supertall building which will be taller then anything in shanghai, hong kong or tokyo and most of the of any large city in the world

tianjin is a speicial city in china, we have only 4 speicial city: beijing,shanghai,chongqing and tianjin.:)

Thanks, Clashman. I'm not aware of any supertall planned for wei jin nan lu, as its mostly low-rise villas and townhouses. I was mistaken as I thought that the road was close to Huayuan (haven't been checking my maps lately :lol:)

The City has been neglected ever since it recieved the self governing status. Now that Shanghai and Beijing has had their turns, it's time for Tianjin to play catch up.

It really is a very important costal port city.

^^ The design and the height for the Shanghai Center haven't been released, but all renders seem to be above 500m, some of them as high as 750m~. According to a worker of the project who writes on ss.cn, the final design was supposed to be announced on April 18, but it has been delayed again as they want to make it taller.

BTW, they posted a thread (http://www.bohaibbs.org/thread-39646-1-1.html) saying that China 117 tower might be revised to 600m.

I know. That is the dilemma. Even with the fins, it looks 95% the same as 2IFC ..Hopefully they will eventually figure out a better crown to put on the top.

600 is incredible, and now we can see this modified 2 international finance center rise soon. But only 32 metres shorter than the shanghai center, but this tower is ready to rise and will finish way ahead of shanghai center and therefore when built it will be the tallest in China.

Has this tower always been twin tower or have I read it wrong?

No official source for the 77 twins either, right? Rumours are just rumours even if people believe them, can't change till we get some official release, or at least a render showing project clearly higher or anything.

Remember that ss.cn guy who said the Shanghai Center would be 800m+. He claimed he had access to official sources, and many people believed him. Then what? It happens all the time.

No, the design is much better. I'd love if every apartment block in China was as good as this one, it's even better than most apartments in Hong Kong. This development will be impressive when finished, but they seem to be taking their time...

This is not the side building of 117 tower,just a normal apartment block in Huanyuan residential area.
Huanyuan is a very large area,including several functional zones,117 tower is located in the industrial zone which is outside the outer ring road.

This is not the side building of 117 tower,just a normal apartment block in Huanyuan residential area.
Huanyuan is a very large area,including several functional zones,117 tower is located in the industrial zone which is outside the outer ring road.

《高银中国117大厦项目环境影响报告书》目前已基本编制完成,即将报送环境保护行政主管部门审查,按照环发2006【28号】《环境影响评价公众参与暂行办法》的有关规定,现向社会公众公开其有关环境保护信息,具体如下:

1、建设项目概况
  天津海泰新星房地产开发有限公司高银中国117大厦项目总投资为80亿元,选址位于天津新技术产业园区(环外)中央商务区内,海泰东西大街以北、海泰南北大街以西、规划路以南、海泰内环一路以东。其中56亿元用于建设一栋地上117层的塔楼、东西两侧附带2层裙楼,总建筑面积约40万m2;24亿元用于中央商务区一期工程所有的地下工程建设,规划为地下3层,总建筑面积约31.66万m2。建成后预计办公人数将达到17590人;酒店设置300间客房,规划酒店工作人员约200人。本项目规划于2008年开始建设,2014年竣工投入运营。

2、建设项目对环境可能造成的环境影响
 高银中国117大厦项目在施工过程中,对环境可能造成的影响主要包括施工期的噪声、施工扬尘、废水、废渣等方面的影响,这些影响随着施工期的结束而消除。项目属公建开发项目,在营运期对环境的影响主要包括燃气锅炉燃气废气、餐饮燃气废气及油烟、汽车尾气,生活污水及餐饮含油污水,换热站等配套公用设施设备噪声,生活垃圾、光污染等污染问题。在严格执行相关的环保法律法规和措施,加强管理,则本项目污染源对环境的影响将降低到最低限度。

3、预防或减轻不良环境影响的对策和措施
  3.1 施工期环境影响减缓措施
  3.1.1施工扬尘防治措施
  施工场地应进行硬化处理,并对路向采取洒水抑尘措施;加强机械、车辆维修保养,运输散体物料必须采用密闭装置,加强对施工人员的环保教育,提高全体施工人员的环保意识,严格按照天津市人民政府令第100号《天津市建设工程文明施工管理规定》,坚持文明施工、科学管理。

  工地内须设临时厕所,临时厕所可委托给市容部门定时清运;冲洗车辆的废水以及施工产生的泥浆废水应进行沉淀处理,除去其中的泥砂后再排入市政排水管道。
  3.1.4施工固体废弃物处置措施
  生活垃圾和建筑垃圾实行袋装化,收集后由市容部门处理;加强对施工人员管理,禁止乱倒乱堆垃圾。
  3.2 使用期环境影响减缓措施
  3.2.1环境空气污染控制措施
  燃气锅炉及餐饮以清洁能源天然气为燃料,对外环境影响轻微。
  餐饮油烟需经集气罩收集,引入经国家环保部门认证的油烟净化设施净化达标后经专用烟道排放,排气口避免朝向办公区域。
  类比同类型车库废气监测数据,本项目地下车库排放的主要污染物浓度均低于GB3095-96《环境空气质量标准》二级标准要求,项目区内多为高级的小汽车,废气排放量相对较少,预计汽车尾气亦不会对办公环境产生明显影响。

本项目发电机以清洁能源轻柴油为燃料,其燃油废气污染物的排放浓度相对较低,且仅在停电的非正常情况下使用,预计其废气不会对区外环境产生明显影响。

3.2.2 水污染防治措施
  生活污水经化粪井沉淀,含油污水经隔油池处理,以保证出水达到三级排放标准,再通过市政污水管网排至咸阳路污水处理厂处理。
  根据《天津市节约用水条例》,本项目需安装中水管道,引入市政中水用于绿化、冲厕等,节约宝贵水资源。需按照环保水[2002]175号《天津市水污染物排放口设置及规范化整治管理办法》、津环保监测[2007]57号《关于发布<天津市污染源排放口规范化技术要求>的通知》的要求,本项目废水排放口必须安装污水流量计及污染物(COD)在线监测装置,使排污口规范化。
  3.2.3 噪声污染防治措施
  (1)地下设备间内的水泵、换热器、锅炉、制冷机组等设备等均安装消声设备,设备间、顶板、门等都做隔声处理。

(2)空调新风通风机组布置于专用的风机房内,并设置隔声门。风机房通风窗应安装百叶式消声器,降低通风气流噪声。高层水泵与基础之间必须安装弹簧减振器并垫以橡胶等,管道应采用柔性连接。

(3)选用低噪声设备,采用建筑墙体遮护。

(4)为电机配备隔声罩、减振座、避振喉,操作间墙体选用隔声量可达25 dB(A)的减力墙。

(5)场区机动车辆进出口应设置禁鸣标志,禁止车辆鸣放喇叭;场区及地下停车场机动车辆进出口设置减速路拱,控制车速降低噪声;同时控制营业时间。

3.2.4 固体废弃物的处理措施

使用期应建立固体废物分类收集、分类回收系统,实现垃圾资源化和减量化。生活垃圾应分类袋装收集,根据垃圾不同的种类合理设置不同颜色的垃圾收集箱,并定期进行消毒。区内生活垃圾要及时清运,采用密闭运输,防止二次污染。  

3.2.5光污染防治措施

(1)尽量减少玻璃幕墙的面积,以其他反光系数小的材料替代;

(2)尽量使玻璃幕墙的总高度降低,而且在20m以下面向大沽北路及大沽桥一侧,应采用反射比低于0.16的低反射玻璃;

(3)在幕墙周围种植高大、茂密的树木可以吸收、遮挡反射光线;

(4)在设计时控制玻璃的反射比小于0.30,施工时尽量使玻璃角度向外倾斜;

(5)大片玻璃幕墙可采用隔断、直条、中间加以分割,幕墙上的装饰条宜采用喷砂面、漫反射材料;

(6)玻璃幕墙的颜色要和周围环境相协调。

4、环境影响评价主要结论
  通过对高银中国117大厦项目进行环境现状评价和影响预测评价,本环评报告书分别就本项目将产生的水环境、大气环境、噪声、固体废弃物、经济损益等环境影响方面进行了详细评价,并对本项目主要环境影响减缓措施和污染防治技术经济可行性论证、与相关规划相符性和选址合理性分析等方面进行了详细分析,分别提出相应的较为可行的环保措施及对策。
  本项目为公建开发项目,建设地块已被批准为商贸服务用地,本项目建设符合城市总体规划要求;它的建设改善了当地城市人文景观,带动了地区经济发展,提高了土地利用价值。建设单位必须在建设中严格执行“三同时”规定,同时确保环保资金落实到位、环保处理设施正常运行,合理采纳和落实本环评报告中所提出的有关环保措施和建议,可使项目建设过程中和投入运营后对环境影响减少到最低限度。从环境保护的角度来看,117大厦项目的选址和建设是可行的。

much much better improvement of the design. Until I see the top of diamond, I can't judge whether it looks like one but it looks awesome from below. It must glow bright and bright enough to light the city at night. U/C already is real contrast to thinking this would never get built 2 months ago.

600m Tall Under Construction In Tianjin

Unlike the fanfare of Dubai there has been barely a whisper, but a new 600 metre tall tower is now under construction in the Chinese city of Tianjin.

Named China 117 Tower after the number of storeys within the building, the scheme is being developed by Hong Kong based developer, Goldin Properties, who plan on their scheme truly dominating the city of Tianjin with it's 11 and a half million population.

The tower has been designed by an as yet unnamed architect. It will contain 406,000 square metres of internal space with floors 1 to 92 consisting of offices and the upper part of the tower from levels 93 to 117 due to be occupied by an as yet unnamed six star hotel operator.

In total the tower will cost $820 million US to construct, although this budget goes up to $1.2 billion when the mall it will stand above is also included.

The scale of this is enormous with the mall due to boast some 316,000 square metres of space - this is about two thirds of the floor-space of the Pentagon in Washington DC but still less than half the current largest shopping mall in China, South China Mall and not enough to even make the global top 10.

Once completed China 117 Tower will be the tallest building in the country over 100 metres taller than Shanghai World Financial Centre. This is a record it will hold until Gensler's planned 632m tall Shanghai Centre goes up in the city it takes its name from recapturing them the title.

^^ it is very recent and new render. Its much better looking from underneath but we're yet to see view of the possible diamond looking thing from above. But this will be taller than SWFC and freedom tower which would be an enormous achievement for China and Tianjin.

That photo is of a residential development (3 or 4 towers of about 30 floors) at the intersection of Hongqi Nan Lu and Binshui Xi Dao in Nankai District.

The China 117 development is outside the outer ring (in Xiqing District), close to the Urban Construction University. I don't expect the tower to happen any time soon.

Finally Tianjin is growing. Ive always wondered why Tianjin wasnt such a powerhouse as Shanghai or Hong Kong since its proximity to Beijing and coast but its now expanding, and what a way to start!

Umm, incorrect! They're building an entire new city with this tower as the centerpiece, that's why there isn't anything there yet. And truly, they found the right LOCATION, can you seriously not even see the pics on this page showing the construction site? It's confirmed on many websites, including the developer's own website that this is the place! Otherwise, why would the chinese forum photographers even photograph this construction site saying it is "China 117 tower"? Don't be so impatient, it's a medium term project, and will be completed by 2014. Just because they just started working doesn't mean it's not happening, lol :lol: :bash:. And if a page back we didn't know the location, we know it now because of the CONSTRUCTION PICS! This is so obvious it's like explaining basic facts to a baby :ohno:.

I agree with you that construction of the main tower probably won't start for a few years still; they probably will focus on building the new city first and doing this last, so that's why there's such a far away completion date, 2014.

Take a look at the board of this picture, it shows tianjin 117, so that should be the site.
