Given the history of Dubai, reaching the roof level wouldn't mean much..............can anyone see this actually being finished?
germantower October 12th, 2011, 01:44 PM ^^ Given the demand, and the current oversupply in Dubai. Not in a foreseable time. Dubai has to finally establish a market based on demand and offer, and not spec.
parsonsnose October 12th, 2011, 10:22 PM It seems obvious (with my admittedly limited understanding of building finance and escrow accounts etc.) that this building won't be completed. And if it is binned it will leave an awful lot more Dubai investors out of pocket, surely if the Dubai government are serious about getting out of their current situation and attracting back investment they should be looking hard at how these projects can get started, part funded, and abandoned halfway through.

Maybe you under estimating the backers of this project?
SA BOY October 13th, 2011, 10:58 AM who Al Fahim? what have they done to date either in Dubai or AD where they are based?

Are you referring to me???
As 234 Sale said, perhaps I am underestimating the projects backers........they would have to be enormously wealthy though to fund this development. Also I believe thet developers do not use their own money to fund projects like this, and given the usual situation of stage payments by investors as work progresses, this seems to be limping along in the hope of reaching the next trigger point. If that happens and the investors have to decide whether or not to put more money in, I can't see many of them doing so, can you?

Uaarkson October 22nd, 2011, 11:12 PM I'm just astonished that this project is still moving forward (isn't it?). It's by far my favorite project left in Dubai and one of my favorites in the world. I would love to see it completed.

Uaarkson November 6th, 2011, 01:21 AM This is going to be like four Manhattan city blocks rising 1000 ft into the sky. It will be absolutely one of the most awe inspiring structures in the world.
What's even more awe-inspiring however is that it's managed to stay U/C.
INFERNAL ELF November 6th, 2011, 02:22 AM Yes indeed it will be amazing in all ways

Hey Bratislava Guy :) As I see from the picks, it struggles with one floor/ a month, but lets hope it will be "once" completed. Positive fact is, that the project is backed by the Al Habtoor Holding, a mighty conglomerate that i guess will secure suffcient funding to this project. Recently they re-launched some big-scale project such as Waldorf Astoria resort on Palm Jumeirah, so they have confidence in Dubai property and hospitality market.

I have hard time believing there is. This one building is more than 6 million square feet of residential, hotel and office space last I heard. Frankly, I think the amount of demand there is for this building is reflected accurately in the pace of construction. Which is to say, the last thing an already over supplied commercial and residential real estate market needs is another 6 million square feet of space out looking for tenants.

you be surprised how quickly developments fill these days. even large ones in remote areas (i.e. almost out in the desert), like the big Sky Courts Towers.
this one would be more than easy to fill. the challenge is to get premium prices out of the market right now. but buying rate have been picking up tremendously the last few months...
Eastern37 January 16th, 2012, 02:55 AM ^^ Which would be why they are building slowly, so that by the time they finish the market should have caught up a lot.

joshsam January 25th, 2012, 04:42 PM Just only noticed this. that's an auwfull long core they have there, or am I wrong?
I don't know if I should like the design or not, It's a giant monolith and in that way I kinda like it. I like the open space in the middle. Is it gonna be some sort of giant patio where people can sit on? I fear it's gonne become a giant air gap where winds are free at play.

Yeah because the debt is gonna pay itself back......
Really, i'm worried about projects like this. Who is going to finance them in these days? Betted said, who is financing this whole thing?
DMC_GLA February 17th, 2012, 11:26 AM Will it be a concrete structure right up to level 73 or will it swap to a steel frame (and therefore faster build) with concrete core at some point?
AltinD February 18th, 2012, 12:49 AM ^^ Only the 'bridge' part on top will be made out of steel, and the consultants and contractors are still discussing how to build it, pieve by piece on top or assembled on the ground and lifted up on top.

That would something really impressive to see .
I think they could assemble it by lifting smaller blocks built on ground and then add them to the main structure.
tim1807 February 19th, 2012, 11:14 AM Then you get very big and heavy pieces.
AltinD February 20th, 2012, 12:54 AM I don't mean the entire top section, but part of it. Afterall the bridge at Petronas was also build on the ground and lifted in place, and the same contractor (Eversendai) is involved here as well.
gdipasqu February 20th, 2012, 06:46 PM I think they ll build the top as for the U-Bora Tower, no ?
AltinD February 20th, 2012, 07:01 PM ^^ There is no steel section on that tower
joshsam February 27th, 2012, 12:32 PM ^^ Did they also do Marina Bay Sands in Singapore? I remember huge parts being lifted there.
AltinD February 27th, 2012, 01:57 PM ^^ I'm not sure, but it is more then possible.
Eversendai is a Malaysian company and they rose to fame (as to speak) for constructing and lifting up the bridge connecting the two Petronas Towers. They also constructed the top steel section of Burj Khalifa.
Face81 February 27th, 2012, 03:06 PM ^^ Who did UP use for the Marriott Executive Towers in Deira, which has the world's longest expanse bridge between two buildings?
I remember they lifted this monster into place....
http://www.skyscraperpicture.com/dubai035.jpg
AltinD February 27th, 2012, 03:10 PM ^^ Yes, I remember though I don't think I saw it happening, but I don't know. That happen way before I started getting interested in the matter.
BTW, they were so upscale when they opened, yet "aged" so fast with all the new stuff in town that followed :D
PS: For years, they used to have a coffee shop inside the bridge.

Absolutely! I always wondered why they put a 74 metre skybridge between such average looking box-like buildings.
They manufactured the bridge in Jebel Ali and drove it to its location via Sheikh Zayed Road. It took a couple of weeks to bring it into town as it took up 3 lanes of the highway
Sadly, I have no pictures of the installation/lifting either, but it must have been some challenge!

Face81 March 14th, 2012, 11:43 AM Interesting to see that the Dubai Pearl is going for Gold LEED certification :)
One huge project that claims it embraces green building is Dubai Pearl, a £3.8bn development that promises the luxury expected in Dubai with more environmentally responsible construction. Its builders say the complex will attain LEED gold certification. Restaurants and residences will have to separate food waste for collection.

Uaarkson March 15th, 2012, 08:45 PM I must say that I'm astonished construction has continued on this thing.
tim1807 March 15th, 2012, 10:46 PM Do not forget that it's in Dubai.;)
The-Real-Link March 16th, 2012, 01:34 AM Knowing a friend or two working on LEED projects, it's not exactly an easy thing to achieve. Good luck to them.
@Altin - that's one HUGE bridge for a standard looking hotel. I'm sure it's nice but that bridge is crazy! Even being on the Petronas' Bridge, I can tell you it looks so tiny from the ground but is pretty massive when you're on it.
On Topic though.. nice to see this huge project moving head even if slowly.
Face81 March 26th, 2012, 06:23 PM 10 years later....and it's topped out :D.
For all those who complain about the speed of construction, to compare, I recently found out that Heron Tower, in London, took 19 years to build, from planning to completion

That's horrible comparison. Heron Tower's PLANNING took 19 years. Construction of the actual project only started when funds were attained in 2007. Projects in Dubai start without any future investors or tenants.
AltinD March 27th, 2012, 06:56 AM ^^ Yes, Mr. Expert-of-none

I can see his point, I think (as many others do) that the rate of construction is slow for various reasons but comparing to Heron tower which started in 2007 and was finished around four years later shows that this is a slow process for a tower with tons more space to it. I think 2017-19 is a reasonable date for this to finish.

Ok, I take your point.... 4 years to build a single tower that is a 1/3 shorter than Dubai Pearl, which consists of 4 towers, with massive footprints.... You do the maths.
patrykus March 28th, 2012, 11:55 AM ^^ You are realy naive. Size of the footprint really doesn't matter since when you have larger footprint simply more workers can work on one floor. And this tower made 10 floors in 5 years - two freaking floors in a year  Thats damn slow for any, even the most complicated tower in the world. As has been sad they building this thing without having tenants for it so they are not in the hurry to finish it. I can't see any other reason.
AltinD March 28th, 2012, 12:05 PM ^^ How about tight financing? ;)
BTW, this complex is not located on a freehold area, so they can't sell space there to individuals or corporations.
patrykus March 28th, 2012, 12:24 PM If there were tenants willing to rent this they would surely get a loan to finish it and they would definitely would want to do it as fast as possible to start make money on this thing. And every day of delay costs them since all machinery isn't rent for free (not to mention the workers) so it is in their interest to finish it fast as possible if they really have interested tenants. Apparently it isn't the case.
AltinD March 28th, 2012, 03:22 PM ^^ But you get (or try to get) committed tenants only for the commercial space, and this complex does not have much. Plus, building slow costs actually less then building fast (the contractor mobilizes as much workforce and machineries as needed, or as per the cheques received from the developer).
If the developer has not raised enough financing to build the complex, building it slow to match the cash-flow available, is the most logical and economically sound thing to do.

Are they going to rent this for free ?

All cranes, formworks and scaffoldings in this project have never been removed and sits here most of the time unused. So it seems you are wrong here too.
Anyways lets hope they will finish it because it seems like innovative expensive projects first bites the dust in dubai leaving just tacky boxes in the tallest block. First pentominium halted. Now this barely U/C. And Infinity doesn't show much of an progress lately too.

^^ No need for personal insults. You can make your point clearly without being rude.
10 floors for four towers is 40 floors in 5 years.
As Altin said, financing is tight, so the pace of developemt is slower than we'd like, but it's progressing, which is the main thing.
parsonsnose March 29th, 2012, 05:35 PM By that reckoning there's only 252 floors to go :) that should see it topped out in oooh about 2044.

tim1807 May 11th, 2012, 05:07 PM You should be glad that at least the Pearl itself is growing, let alone the surrounding buildings.
AltinD May 11th, 2012, 06:50 PM Yup, just as in case of Burj Khalifa, there's time for those. Let's have first the main structures raise, indeed.
