View Full Version : FJORDCITY | Tjuvholmen
muster August 27th, 2011, 01:33 PM Here is an add (http://www.hanami.no/) for the new restaurant at Tjuvholmen. This is restaurant nr 11 so far. It looks like the trend in future is fewer restaurants and more shops at Aker Brygge, and Tjuvholmen taking over some of the dining segment. Will be interesting to see how this "competition" will develope.
Galro August 27th, 2011, 07:17 PM ^^ Makes sense as Tjuvholmen got an even better location than Aker Brygge in terms of closeness to the fjord. But on the other hand most people who visit Tjuvholmen have probably gone through Aker Brygge which makes AB into a natural place for shopping on the way to Tjuvholmen.

muster September 13th, 2011, 11:56 PM There were some sort of "Springflo" or "Stormflo" in Oslo today. I was surprised to see the walkway under the bridge between Akerodden and Tjuvholmen was under water. The water reached to the topp of the lowest benches. Even the ticketmachine for parking boats had water up to 1/3 of its hight. The walkway was closed of course.
I can't help thinking this must be a huge blunder. If the "flo" had been just a little higher, and some bigger waves, Tjuvholmen Sjømagasin could be in danger of getting flooded..

http://www.tjuvholmen.no/arch/_img/9091853.jpg

I think it is a very nice building, but I see where you come from. I think the boring "commie" windows ruins the experience a bit. I still think the total impression will be better when it is completed with bridges and the surrounding park, and I have high hopes for the building in the evening with lights and all.

I agree to a certain extent, but I think both the roof and the wood finish is so great that I won't complain too much about the plain windows which I do think come across as a second thought.

muster October 16th, 2011, 07:00 PM I had a new look at it today, and I tried to count meters.. To me it seems there are 10-15 meters more to come. OnTheNorthRoad October 31st, 2011, 04:17 PM The tower will look pretty good together with the icon complex. Luckily, it suffers less from its moderate height since it partially imitates a mast, and the mast has to be in proportion with the rest of the building mass. Figuring it will look quite awesome at night, with the glass and the blue lights.
By the way, it's sad to see a container harbour in front of the fortress. I find it quite unbelieable that we haven't done anything with this area during the last hundred years. Even after the great, expensive renovation that took place.

Ah, every city with some self-respect should have a nice fortress! Some have demolished it (like New York), some never had one, but Oslo packs their in with containers, fish warehouses, silos, traffic, ferry terminals etc. :ohno:

That's the problem, it is not in proportion. The mast on a sailboat or a yacht is higher, often much higher than the length of the boat. The tower should have been 50% thicker and 30-40 meters higher imo. Then it would be an attraction for Oslo also. Now it is halfhearted and close to pointless.

OnTheNorthRoad November 3rd, 2011, 04:53 AM Video from the museum. Almost unseen angle:
http://www.nrk.no/nyheter/distrikt/ostlandssendingen/1.7860209
The journalist questions why the privately financed museum can be built so easily while the city of Oslo already has spent more than a tenth of the cost of the Tjuvholmen museum in a lengthy political process that will probably result in nothing but unnecessary delays. Good to hear that the new byråd of culture agrees. He seems like a nice guy:okay:

Galro November 3rd, 2011, 04:30 PM The journalist questions why the privately financed museum can be built so easily while the city of Oslo already has spent more than a tenth of the cost of the Tjuvholmen museum in a lengthy political process that will probably result in nothing but unnecessary delays.
If we get a museum at all that's it ...

Galro December 7th, 2011, 12:55 PM New render of the hotel. Looks completely different to what we have seen before and the Tjuvholmen page claim that "Bygget er tegnet av Mellbye arkitekter". Can't say I'm feeling this redesign at all. :ohno:

IceCheese December 7th, 2011, 02:50 PM The earlier designs we've seen have been very general, and not specific to colors/materials, and how they interract. I think this render shows most of the same principals (except the top floor?), but more specificness. I think the hotel will be great, and I like it more with the new renders. Also the turqoise building looks better now, with the mix of other colors. This will be one uniqe building!
Btw, when can we expect the exterior windows of the museum/office building to the left appear? The building looks nothing like that today, but perhaps they're not done yet? Current design is extremely dull!
Galro December 7th, 2011, 03:05 PM The earlier designs we've seen have been very general, and not specific to colors/materials, and how they interract.
Not completely sure why say this. This how the hotel looked like in the earlier renders:

http://i832.photobucket.com/albums/zz244/weidel23/HotellTjuvholmen.png
This is a completely different design to what is shown above. And it's also drawn by two different architectural firms - the current one is by Mellbye arkitekter and the former was by Hammer Schmidt Lassen. It's a complete redesign, not just a more detailed design.
Edit: I will say though that I think the first floor/entrance area looks better in the new design.

IceCheese January 24th, 2012, 01:50 PM Next step in Tjuvholmen will start construction in March, and be done October 2013. It's an 11-floor residential building, that will have shopping/restaurants in the first two floors. Facades are cladded in dark brick, as previous renders also have shown. Sales start is probably imminent.

I thought all the buildings in the middle of the outer island had started construction already, but apparently not. It's hard to see when you can't enter the site.
IceCheese January 28th, 2012, 06:59 PM Well, all are undergoing different types of ground works. Basicly they're finished to ground level before raising the actual building starts.

IceCheese January 29th, 2012, 02:38 AM Originally they were suggested covered in glass, but yeah, it will be wood all over. Untreated wood, if I'm not wrong, so it will wear some with weather.

This is similar to an image I took last year. The flatiron building by Mir arkitekter is now obscured by the three buildings, including the hotel, by Mellbye, HRTB, and Lof arkitekter. I believe the street they belong to has been named Landgangen. All three should be complete by 2013.

http://i120.photobucket.com/albums/o190/jmoxon/oslo%20bilder/IMG_2731.jpg
Seen from a distance, below Villa Filipstad
As far as I remember reading, later buildings by Ramberg, Lund Hagem and Jensen & Skodvin at the tip of the island should be complete in 2013, though no signs of construction are visible as of yet, not from land anyway.
The architects for the later adresses in Dyna Brygge are Narud Stokke Wiig and Torstein Ramberg, scheduled for completion 2014.
The last building, Fru Kroghs brygge, is to be the second hammer schmidt lassen design on Tjuvholmen, and is scheduled for completion in 2014.
Which means Tjuvholmen should be finished in 2014 if everything goes to plan. My guess is it will spill over into 2015. I also saw something about a square called Salmakersvenn Marius Jantzens plass. I also noted the names KSW and Gulliksen,
Galro January 31st, 2012, 11:26 PM Nice pictures. I see that they have taken down the wooden fence that used to stand in front of the flatiron building. Does this mean that they will soon open the last island for the public?
You can see the fence I'm talking about here:
http://i1126.photobucket.com/albums/l608/ingenioren4/DSC_0085.jpg
joamox February 1st, 2012, 12:31 AM There's still a fence there, but I'm guessing it will be possible to walk between the new block and the museum soon (scheduled to be completed 2011 and 2012 respectively). The office and appartment blocks are probably just a bit overdue.
Galro February 1st, 2012, 07:53 PM Okay. Thanks for the info.

That's right, from what I gathered that is, but I think Hammer Schmidt Lassens is considered one building, even though there is a gap, only one address: Fru Kroghs brygge. I suggest you check the map on the window at Tjuvholmen to make sure though

Looking at the case files for these two buildings, Lund Slaatto are currently handeling them. They are working as consultants for SHL. I should say the overview-render of yours matches "situation plans" poorly. Someone would have to make a visit in Vahls gate to get final renders.

IceCheese February 5th, 2012, 06:12 PM Thanks for pictures!
I think the Jensen & Skodvin building is turning out as a disappointment. The facades are different than renders, and appear much less "seemless". Now I think it looks kind of "plastic" and it's evident that they've cut corners when building it.

No.
IceCheese February 5th, 2012, 11:49 PM About the ower, I made this small info-box some pages ago...
Now that the tower will start erecting soon, we can be sure on some of the details of it:
Diameter of the tower will be 3,2 meters
Elevator will stop at 46 meters above ground (53 meters above sea level)
Tower height is 63 meters
Tower will have glass facade up to 54 meters, which runs in a spiral form
Spire will reach up to 83 meters
Tower will be lighted from the inside, maybe in a blue/green tone
Elevator will only be operated in >0 temps, season will be May - September

especially considering how much they'll cost, and being such a compact area it really stands out.

OnTheNorthRoad February 11th, 2012, 06:41 PM I'm not as disappointed with the Jensen/Skodvin building as some of you seem to be. In fact, I never liked the render and one could tell that it's one of those renders where the facade is going to look different in real life, and this time I'm happy with the result. Ironically, I think the render looked more plastic-like than the real thing. I agree that the white windows frames is an issue, but as a whole it'll turn out pretty good imo.
The Hansen/Bjørndal building is a different story. Can't say I'm disappointed since I had never thought much of this building, but what a sad and anonymous facade. Makes you wonder what they were thinking..

Totally agree with you. I think that the building looks like a shack:(, not to offend anyone. He could make something better here, something lighter and not as "robust" / heavy. That building creates a kind of "wall" and adds some shadows on the other buildings ...ugliest building on Tjuvholmen ... SORRY: (
But that's just my opinion.
Galro February 27th, 2012, 10:08 PM Each to their own perhaps, but I like the building. Of course it could have been even better at street level but it more than makes up for this as a stunning contribution to the waterfront/skyline imho.

muster February 28th, 2012, 07:01 PM I think it will be quite good when completed. I would have prefered less wood and maybe some changes on the windows, but all in all it will be good. Museum and theater buildings are designed to be different from other buildings. They don't have shops etc, the focus is the entrance and the building itself.
Galro February 28th, 2012, 09:50 PM Anyone seen this model before? It's from the viewing center I guess. If the scales are accurate then we will see a couple more narrow paths in the coming building steps.

Galro February 28th, 2012, 10:14 PM Where is one missing?
IceCheese February 28th, 2012, 10:24 PM There used to be a path between the two SHL buildings.
Galro February 28th, 2012, 10:26 PM I went back a couple of pages and there is a path between them on the drawings/renders too. I guess the model above is just simplified.

IceCheese February 28th, 2012, 10:30 PM Yeah, right. Probably bad model, then. The paths seems narrow as well. Poor residents of Landgangen, if the buildings are so close, they can basicly shake hands over the balconies.

Callsign March 19th, 2012, 12:49 PM I think the wood panels of the AF museum will only look better with time. They will get more texture and feel to it then a bit worn. Darker too. Will be interesting to see it in a couple of years in combination with canals, glass and green grass. ?
Galro March 19th, 2012, 10:16 PM And now from spring:
I don't really think it looks bad. What's your thoughts?
When the trees starts to grow and the posters are removed from the window, then it will start to look great .. No doubt! :)
mjoks007 March 19th, 2012, 11:06 PM Looks great imo. Will be anything but a bleak streep scape, once it open some shops in flatiron.
bookings March 19th, 2012, 11:25 PM ^^ Trees? Those are just bushes, and will never be anything but bushes. And then it wouldn't matter if it's spring or summer, it will not look different. But perhaps they will put semi-tall ones in those boxes still empty. I think with nice trees there it would look very nice, especially with the wood, but without it will just look cold and empty.
Doesn't any of you arch-students out there have some render software or skills with photoshop to put in some grown ashes or linden? Or better (and I've said this ad nauseum), some evergreens that would look nice more than 3 months a year. I was actually pleasantly surprised to find firs in one of the barcode alleys. It was nice and green even in February!

Callsign March 30th, 2012, 06:37 PM It is for sure the cladding. Lets hope for some decent looking balconies since there are a lot of them, and all are "på skrå" in relation to the facade.

I think Kavringen Brygge will work with those colors nevertheless, though.
Galro April 6th, 2012, 12:01 AM ^^ The shape is a little bit awkward and so are some of the details, but the facade materials and the play in colors on the stones is lovely imho. This is also the thing they will carry over to Tjuvholmen building if the renders are anything to go by. I think the Tjuvholmen building will look great. :)
Callsign April 6th, 2012, 11:39 AM They are not closing sjømagasinet. Only refurbishing it. Its been there for a few years now and I guess something needed to happen. Same owners refurbished Lofoten also.
Callsign April 6th, 2012, 11:46 AM SHL are working on a change to building 81. It was supposed to be dark grey, but Tjuvholmen KS want it lighter and brighter now. No new renders so far.
IceCheese April 6th, 2012, 12:00 PM ^^They probably don't want to be affiliated with Sørenga :shifty:
Galro April 6th, 2012, 01:46 PM But won't it look very similar to the other, neighbouring SHL building then? Or perhaps that one will also get a change in color?
http://i123.photobucket.com/albums/o309/IceCheese/20120202_007.jpg
Callsign April 6th, 2012, 02:07 PM True enough. It will probably resemble the taller 82 building. No info at this time of any adjustment of this buliding. Rammetillatelse has been given.
Callsign April 6th, 2012, 04:20 PM This is as far the case has come in PBE's casefile...
" Hei.
So it could end up with some changes to the taller one as well... Time will tell

Just a short trip, visiting Oslo again after 10 years. But I hope I will be back there soon :)
marshol April 30th, 2012, 12:09 AM Nice and sunny update from the webcam today:

Poor people on the rooftop, they though they'd found a private spot :)
IceCheese April 30th, 2012, 02:25 AM ^^I can vouch that it was just as wonderful in real life!

You've been up there? Is it open for public?
IceCheese May 2nd, 2012, 01:05 AM ^^Misunderstand me correctly. I was referring generally to Tjuvholmen. It was a nice Sunday:)
marshol May 2nd, 2012, 01:52 AM :)
Samtidig blir Albert Nordengens plass innviet.
Skulpturparken innvies 10.august.
IceCheese May 4th, 2012, 06:00 AM Stemmer. Heisen går 53 meter over havet, eller 46 meter over bakkenivå.

marshol May 9th, 2012, 06:48 PM Vil bare sitere en innsender til dagens Aften.
 :hammer:
Galro May 9th, 2012, 07:33 PM Not sure if serious? Perhaps he knows the "laser beam"-guy from the Logo Tower case?
Callsign May 12th, 2012, 07:17 PM Cladding has started on building 87 and this one is going beige/sand colored. Not sure if this is for the better. And a lot more trees in Tjuvholmen Alle up towards AF museum. :-)
Galro May 12th, 2012, 07:23 PM ^^ Which one is building 87 again? The roundish building next to the flatiron?
Callsign May 12th, 2012, 07:35 PM No, that is the 85. (hotel). 87 is on the end towards Filipstad.

We'll see how this goes...

bookings May 14th, 2012, 04:10 PM It's under control now.... Relatively minor it looks like from Aftenposten.
Narrow streets, windy... Good thing we don't build our houses of logs, peat, and straw these days
Þróndeimr May 14th, 2012, 04:16 PM Yes, could have been much worse. Still, the two top floors have been damaged by fire, but then there is water. This sucks though, will most likely delay the opening.

marshol May 14th, 2012, 04:23 PM This is really sad. The pearl of the new district damaged before it's finished. I guess it's just offices in the top floor, so hopefully the first exhibitions will open as planned.
edit: only exterior damages on the facade, they say. No smoke damage inside.
Galro May 14th, 2012, 04:46 PM A shame indeed.
marshol May 14th, 2012, 04:52 PM I guess one clumsy worker with a welding machine will get a scolding soon.
muster May 16th, 2012, 09:18 PM ^^ Trees?
They have planted some trees now..

Callsign May 26th, 2012, 10:39 PM Building 84 with 58 appartments are coming for sale in june 6. :-) This means that Tjuvholmen KS wants to secure sales on smaller appartments while the market is good. Previously this was a rental building, but I guess 'cash is king' in this case. So together with Sørenga, well over 100 new fjordcity appartments for sale on the same day. Finished late next year.
