Property giant Ayala Land Inc. has teamed up with three other companies to develop a nine-hectare property in Bajada, Davao City into a mixed-use community, consisting of retail and business process outsourcing (BPO) facilities.
Ayala Land has entered into agreement with Anflo Management & Investment Corp., Pioneer Trading & Supply Co. Inc. and Davao Motor Sales Co. for the project, which was estimated to cost an initial P2.31 billion.
The project would involve a 40,000-square meter retail development and a 20,000-sqm BPO development.
Ayala Land has a 67-percent equity in the project.

Ayala Land Inc. will embark on a P2.31-billion mixed-use project in Davao City, its first retail and business process outsourcing (BPO) venture in Mindanao, the company told the stock exchange.
It has entered into a joint venture agreement with landowners Anflo Management and Investment Corp., Pioneer Trading and Supply Co. Inc. and Davao Motor Sales Co. to develop a nine-hectare property in Bajada, Davao City, Ayala Land senior vice president Jaime Ysmael said in a disclosure to the exchange.
Ysmael said 40,000 square meters of the property was earmarked for retail development and 20,000 sq. m. would be for BPO development.
The project is estimated to cost P2.31 billion, with Ayala Land’s equity investment in the project equivalent to 67 percent, he said.

PANABO CITY, Davao del Norte—The Anflo Group of Companies is set to intensify its diversification of businesses in the next five years as it eyes another partnership with the Ayala Land Holdings Incorporation for property development in Cagayan de Oro City.
Former Davao del Norte congressman Antonio Floirendo Jr., vice chair of the company, said there were already initial discussions between his company and that of the Ayala company for the project, but this will not probably materialize until two years from now.
“We will continue to diversify. We don’t want to be stuck in agriculture development,” Floirendo told the Times during his birthday celebration here at the company’s main subsidiary, the Tagum Agricultural Development Corp., one of the top producers of exportable bananas in this part of the country.
Floirendo said the company was also contemplating on developing another property in Tagurano Toril, although there was no discussion yet on what aspect of development will the area be converted into.
Tagurano is near the foot of the country’s tallest peak, the Mount Apo , and is ideal for eco-tourism.
“We have been successful in land banking, so we will now make use of these properties (for investment purposes). We will go into more land development projects,” he said.
Last month, the company, through its subsidiary, the Anflo Management and Investment Corp., signed a partnership agreement with the Ayala Land Holdings Inc. for the development of a nine-hectare property into a mini-city.
The P2.3 billion commercial complex, said Ricardo Floirendo, younger brother of Mr. Floirendo and vice chair of the company for South Operations, will have a commercial center, and information technology park and even town houses.
Floirendo said the Ayala by the Ayala company which revealed that young professionals who are members of the middle class want a mall with a garden concept.
Aside from this project, the company, through another subsidiary, the Damosa Land Inc. is also running a two-hectare information technology park in Lanang which a call center company, the Link2Support, has been expanding due to the space requirement of the locator.
Meanwhile, the elder Floirendo said that the company will strengthen the transparency of its operations as he and his namesake father, Don Antonio O. Floirendo Sr., the founder and chair of the company, join hands in reshaping the company.
“We will be transparent,” the younger Floirendo said during his 56th birthday, emphasizing that the company will find new direction as he, his father and siblings handle its day-to-day operations.
The family patriarch resumes chairmanship of the company after Davao del Norte Gov. Rodolfo del Rosario, brother of his wife Nenita, retired as its chair on September 1.
There were reports that there was animosity between del Rosario and the younger Floirendo as the gubernatorial race in May even resulted in controversy. It all started when Floirendo announced his candidacy for governor of the province even after his cousin, Anthony del Rosario, son of the governor and then the vice governor, already filed his candidacy.
Floirendo waa a three-term representative of the Second District of the province to the House of Representatives.
This prompted the younger del Rosario to withdraw his candidacy, but his father then announced he was running. When the elder del Rosario announced that he was running for the post, Floirendo withdrew his candidacy as the family claimed it was preserving its unity.
Del Rosario then ran and handily beat the incumbent, Gelacio Gementiza, his former vice governor when he held his second gubernatorial rein until 2004. It was in 2004 when the elder del Rosario decided to support Gementiza’s quest for the post as he concentrated on being the campaign manager of then candidate Gloria Macapagal Arroyo for president.
Despite the rumors that the younger Floirendo and his uncle were not in good terms, other family members, including del Rosario’s son told the Times then that all was well in the family.

THE Floirendos of Davao City are partnering with the Ayala Land Inc. for a P2.3 billion mixed land use development project in Bajada in 2008, City Councilor Peter Laviña said.
Laviña, chairman of the city council committee on trade, commerce and industry, said the Floirendos under the Anflo group of companies would be developing their nine-hectare land in front of Redemptorist Church.
“The development will be a mix-use property where there are retail store resembling a mall, an IT Park and a product processing operation area,” Laviña said.
He added that around four hectares will be used for the retail facility while two hectares will be used for the construction of an IT Park.
“This may be the biggest investment in the city for the next year,” Laviña said.
Laviña encourages developers to register with the Davao City Investment and Promotions Program to avail of incentives as well as partner with the city in more business-generating ventures. By Grace L. Plata

^^ Nice one waway! :okay: However, I do have a concern with the road traversing from G-Mall to this area and flyover to this point. Baka kc magkatraffic in the nearest future. Ive noticed na iisa lang ang dinadaanan ng peeps going to Victoria Plaza, Pryce Business Park and Ayala Land's project.

Hmmmm..So if 1 hectare lang ang Pryce Business Park, and yet nakaaccomodate ng Pryce Tower and Landco Corp Tower - then Ayala Land's business park is something to watch out for then. *sign* If Anflocor and Ayala would just build more highrises in this area considering that it is bigger than the current business park of Pryce...

The call center industry in Davao is booming as well, in fact, my Team Manager, knowing that I'm from Davao encourages me to tell my other peeps in back home about this, they are starting hiring already, but I'm not quite sure where exactly is the recruitment center in Davao.. I was thinking na pag tapos na Ayala Park in Davao, dun mismo yung call center itatayo...pero the start of operations will be sometime this year na...

Yes Vic, Link2support. It will occupy the bigger building sa likod once finished. Furnishings nalang yata yung kulang eh. But what I do not know is if Link2support will vacate the smaller building that it is presently occupying, or magiging extension lang nila yung malaking building...
At least now it is clear from our discussions that there is indeed a scarcity of rentable spaces for call center locators in Davao. This could only mean one thing.... BUILDING BOOM! :)

LAST April 18 at the 4th Techno Kapehan, the ICT (Information and Communication Technology) Davao Inc. held its first induction of officers.
Led by its founding president, Bong Tee, and sworn into office by Councilor Pete Lavina, the new set of officers and directors are now faced with the challenge of steering Davao's IT industry into the future.
ICT Davao is the umbrella organization of all industry associations that exist within the local IT industry arena. At present the number of organizational members stands at 11.
The event was auspiciously marked by the strong sentiment among the ICT Davao constituency regarding the organization's role in industry. Perhaps due to the dismal performance of previous so-called umbrella organizations, this brand-new group appears to be dead set on claiming the pole position in the race to bring Davao to its long-sought-after "ICT Hub" status. As well it should. No other entity now has the mandate.
Also during Techno Kapehan, which was hosted by Damosa Land, the Damosa IT Park project was discussed. It was a good opportunity for them to clear up some uncertainties that have surrounded the project. Ricky Floirendo, vice president of Damosa Land, and Ed Villaver, project director of the IT Park, gave an overview of the development.
It was also fortunate that the operations manager of Link2Support -- the IT Park's first locator -- was in attendance, and was able to confirm Damosa Land's statements regarding the present status of the IT Park.
Ed Villaver explained that they were overwhelmed by the entry of Link2Support and its subsequent expansion soon after. Apparently, the IT Park is planned in phases, and the building now completely occupied by the call center was phase 1.
In other words, according to Villaver, their plans were suddenly moved up, especially that the call center is now bursting at the seams. Villaver says that the next building (which will also be used by Link2Support) is estimated to be finished in six months. This doesn't seem to sound very viable... hopefully Damosa Land will be able to step it up.
During the open forum, it did sound to this writer that the IT Park developers do realize the enormity of this undertaking, and that much more has to be accomplished in order to make this PEZA-accredited investment zone even more attractive to locators. Now if only Damosa Land will field more personable, more courteous frontline personnel....
Present as well during the Kapehan was National Telecommunications Commission director Josue Go. Tesda and mainstay DTI were also represented. It is indeed a hopeful sign that more government agencies are beginning to "come online."

j_ceb January 12th, 2008, 10:07 PM Yes its true!!! SiTEL the global leader in call center industry will open its 7th site in Davao City!!! Eversince the merger of Clientlogic and SITEL began, the new company is really experiencing a RAPID GROWTH. They will be occupying 6 flrs in Pryce Tower Bldg for the operations alone... Training room and other back office department of the said company will be in a building which is currently a "metrobank acquired property" along bajada. Not only that, they are also looking for Dormitory type of establishment which will cater their employees from manila and other locations.
This is another milestone for davao... for a fact, SiTEL is the biggest and largest contact center in the world, and this would mean an additional growth for investment as well as employment in the city and for mindanao....
tj_brewed January 13th, 2008, 04:51 AM ^^ Good Job Davao! :okay: Having Sitel in Davao would really make a name for our city. Anybody from the callcenter and BPO industries know how big Sitel is. It is a major player in the country's BPO industry. It's one of the top calibers in the global outsourcing scene along with Convergys, Etelecare, PeopleSupport, Teletech, and Sykes.
Everybody in Davao knows that Link2Support, G-Com, and Sutherland are big players....But guys...SITEL is nth times bigger and more stable than the giant players that we already have in our city. Im very much happy for this news! Thnx J_Ceb for sharing this info :okay:

In our site here in Pioneer, Mandaluyong we only occupy 2 floors of the Cybergate Tower 1. As per my knowledge, we have four big sites in Metro Manila; one in Libis, two in Ortigas Center,and one in Pioneer Ave. SITEL also expanded its operations in Baguio in which they opened one sprawling site near Camp John Hay, and now in Davao!!! I've been working in SITEL for a year and a half now, and they are indeed one of the biggest contact centers in the world with more than a 800 thousand employees worldwide.

In our site here in Pioneer, Mandaluyong we only occupy 2 floors of the Cybergate Tower 1. i think it's the other way around, Clientlogic bought Sitel since Clientlogic is the bigger company it's just that here in the Philippines they retained the name Sitel since Clientlogic's reputation in the Philippines is not so good although I do believe that Sitel's organization here has been revamped and yes it really is a very stable company.

BPO firms Client Logic, Sitel finalizing merger, expansion

MANILA, Philippines -- Global business process outsourcing (BPO) service providers Client Logic and the SITEL formally announced their merger and outlined expansion plans in the Philippines.
In October last year, Client Logic announced its full acquisition of SITEL shares for about $4 per share. Exact terms of the deal were not disclosed although reports estimate SITEL's value at $450 million.
The new privately held company, however, will bear SITEL's name and will have combined annual revenues of $1.8 billion.
Dan Reyes, former Client Logic country manager who now heads SITEL Philippines, said the name change serves a strategic purpose.
Prior to the merger, Client Logic's 3,500-strong workforce was bigger than SITEL's 2,000 employees.
"SITEL is a better-known brand in Europe and even in North America," Reyes said.
SITEL now has a total of 5,500 workers located in four sites -- Pasig City, Quezon City, Mandaluyong City and Baguio City in the North.
The company will put up a second facility in Baguio this year that would add another 650 workers.
Reyes said SITEL is also scouting for expansion sites in the Visayas area within the next two years.

tj_brewed January 14th, 2008, 06:08 AM i think it's the other way around, Clientlogic bought Sitel since Clientlogic is the bigger company it's just that here in the Philippines they retained the name Sitel since Clientlogic's reputation in the Philippines is not so good although I do believe that Sitel's organization here has been revamped and yes it really is a very stable company.

LAST April 18 at the 4th Techno Kapehan, the ICT (Information and Communication Technology) Davao Inc. held its first induction of officers.
Led by its founding president, Bong Tee, and sworn into office by Councilor Pete Lavina, the new set of officers and directors are now faced with the challenge of steering Davao's IT industry into the future.
ICT Davao is the umbrella organization of all industry associations that exist within the local IT industry arena. At present the number of organizational members stands at 11.
The event was auspiciously marked by the strong sentiment among the ICT Davao constituency regarding the organization's role in industry. Perhaps due to the dismal performance of previous so-called umbrella organizations, this brand-new group appears to be dead set on claiming the pole position in the race to bring Davao to its long-sought-after "ICT Hub" status. As well it should. No other entity now has the mandate.
Also during Techno Kapehan, which was hosted by Damosa Land, the Damosa IT Park project was discussed. It was a good opportunity for them to clear up some uncertainties that have surrounded the project. Ricky Floirendo, vice president of Damosa Land, and Ed Villaver, project director of the IT Park, gave an overview of the development.
It was also fortunate that the operations manager of Link2Support -- the IT Park's first locator -- was in attendance, and was able to confirm Damosa Land's statements regarding the present status of the IT Park.
Ed Villaver explained that they were overwhelmed by the entry of Link2Support and its subsequent expansion soon after. Apparently, the IT Park is planned in phases, and the building now completely occupied by the call center was phase 1.
In other words, according to Villaver, their plans were suddenly moved up, especially that the call center is now bursting at the seams. Villaver says that the next building (which will also be used by Link2Support) is estimated to be finished in six months. This doesn't seem to sound very viable... hopefully Damosa Land will be able to step it up.
During the open forum, it did sound to this writer that the IT Park developers do realize the enormity of this undertaking, and that much more has to be accomplished in order to make this PEZA-accredited investment zone even more attractive to locators. Now if only Damosa Land will field more personable, more courteous frontline personnel....
Present as well during the Kapehan was National Telecommunications Commission director Josue Go. Tesda and mainstay DTI were also represented. It is indeed a hopeful sign that more government agencies are beginning to "come online."

Oh my God!!! Heheh this is totally misinformation!!! Again to clarify everything.... It was CLIENTLOGIC who bought SITEL. Isnt it obvious that the New SiTEL President in the Philippiness is Dan Reyes, the former Country manager of CLIENTLOGIC and The Pres and CEO of New SiTEL for the entire organization is David Garner who is the former CEO of CLIENTLOGIC? The Site Director for Libis Site is a former Senior Ops Mngr of one of the accts in Clientlogic Ortigas.
The VISION PASION & PURPOSE is still adapted to the New Sitel which is also the culture of CLIENTLOGIC Legacy. Talking about the revenues its the biggest because its 1.7 billion dollar and another correction the merger happened last January last 2007 and New logo of Sitel and the official brand launch was March of 2007.

ClientLogic's purchase of Sitel a done deal

ClientLogic has completed its acquistion of fellow customer support outsourcing provider Sitel.
ClientLogic paid $4.25 per share in cash for all outstanding Sitel Corp. (NYSE:SWW) common stock in the acquisition by merger, a deal valued at about $450 million. The deal was approved by ClientLogic shareholders Jan. 12 under the terms of an agreement announced in October.
Nashville-based ClientLogic is owned by Canada-based Onex Corp. It now represents more than 65,000 employees in 28 countries and revenue estimated at $1.8 billion.
ClientLogic President and CEO Dave Garner will continue to lead the post-merger company. Garner said in a release the merger positions ClientLogic to provide a wide range of services and broad geographic reach and that it makes the company one of the largest providers of business process outsourcing.
"The two companies are a great fit, sharing like-minded industry focus and service-oriented cultures," Garner said in the release.

Outsourcer ClientLogic has pledged to remain focused on the Australian market after this week completing its acquisition of rival SITEL Corporation.
The combined company is headquartered in Nashville, Tennessee and has over 65,000 agents across 28 countries. The new company remains committed to the Australian market, currently operating in two centers in regional Australia and employing approximately 150 agents, the new company said in a statement.

I think for "the metrobank acquired property" that SiTEL will going to occupy, Its not the Durian Hotel coz what we can see in this picture is the old metrobank building in bajada in right front of victoria plaza... Well this is just how it works. SiTEL conducted and orientation about their project for Davao. Somebody asked regarding for those agent who already resign from SiTEL if they could still apply again for davao. Bruce Campbell, Asst COO of SiTEL Phils qouted " A prodigal son could always comeback." That means then you can apply again!!! Just take note that for those "AGENTS WHO RESIGN" only, but for the TERMINATED Agents that would be a case to case basis.....

What does it mean? It means that although CL, provides services for top 500 fortune companies, they usually get contracts due to cost considerations. My previous boss who is an account manager from their biggest competitor would always say that there is no way you can beat an offer from ClientLogic, since they can offer the least cost with average efficiency. Hence, people from clientlogic are not paid as well as other top vendors out there. Peoplesupport he said is the most expensive vendor in the Philippines and has always been at par or above our company's performance in target metrics although most clients would often divide headcounts to different vendors for redundancy and scalability limitations in different sites.

^^ This I can confirm. :okay: PeopleSupport is the most expensive service provider in the country. But unfortunately, the agents are paid on an average lang or even lower than the other centers kc PS invests more on its facilities and technologies.

CGYanon April 10th, 2008, 05:07 AM Congrats Davao! i consider this my 2nd home and missing it so much. good thing meron tayong Ayala malls sa Pinas at least magaganda ang design parang european ang style. di katulad ng SM malls palakihan lang, parang dito sa states walang dating (except sa Vegas - Venetian and Ceasar's Palace). hopefully the Ayala Mall Davao will be at par with Cebu and Makati.

They don't want to give out information that is "unofficial" so that people aren't misled. :)

AYALA Land Holdings Incorporation has announced that it will invest P3 billion for its Ayala Center of Davao, a joint project with the Anflo Management and Investment Corporation (Anflocor) which owns the property.
Javier D. Hernandez, senior division manager of Ayala Malls Group, said the complex will be located at the Floirendo-owned nine-hectare property fronting the Redemptorist Church in J. P. Laurel Avenue.
He said the project will be different from any of the company’s 11 malls as each of them has a “character” as it will employ at least 5,000 workers.
Hernandez said the timetable for the project is that by 2012 it will start operating as it will have four phases with the first phase to be completed in 2009 with two buildings for call center locators.
On hand to announce his support was Mayor Rodrigo R. Duterte who said the project will add to the economic activities of the city.
Earlier, Ricardo R. Floirendo, Anflocor South Operations senior vice president, earlier said the two giant companies signed the memorandum of agreement on November 29 at the Ayala Serendra Commercial Complex in Makati City.
Under the agreement, the Ayala Malls Group will develop the property into a mini city, including the two hectare information and communications technology park which will house the call centers. The Makati-based conglomerate, considered the oldest company in the country, will also bring the locators to the project, Floirendo added.
One feature of the project is that it will be a “mall with a garden” as this will allow shoppers to roam around the mall where they can also dine and shop. “The place will allow them to go there and eat and at the same time shop (for high-end consumer products,” Floirendo said in an interview with the Times early this year.
The project was a fruit of a six-month study and eventual negotiations between the two companies, he added.

basically mas mahal jud ang shipment padulong sa Davao, otherwise magfabricate sila dire sa Davao or Mindanao. Depende pud sa time frame kung the more shorter they will need more labor force dapat dire sa Davao.
and more labor force meaning more construction foreman which are mostly from Manila.
^^some of the employees will be relocated here in Davao especially from applicants from outside Davao City.

At the celebration of the company's Diamond Anniversary on Monday, the company unveiled its three major projects for 2008, starting off with the much- anticipated joint venture with Ayala Land Inc. involving the development of the prime nine-hectare property of the Floirendos in Bajada, Davao City to a mall complex.

Villaver said the first phase of the program will be the construction of the business processing outsourcing part of the project.
"It will be started by June 2008, while the retail and mall complex will be started by the end of the year," Villaver said.
Apart from the business processing outsourcing and mall complexes, the proposed land development will also include the construction of a hotel complex and commercial offices. The first phase of the project is to be completed by June 2009.
Another project of Damosa Land is the development of a residential-hotel-resort complex within the 33-hectare property of the Floirendos in Limao in the Island Garden City of Samal.
According to Villaver, the project will start in the third quarter of this year.
Damosa Land is also expected to start the construction of the Mindanao Jockey and Country Club, a racetrack, residential, and eco-tourism park, at the end of the year.
"It will consist of a residential area, an eco-tourism park, and of course the race track," Villaver said.
The Mindanao Jockey and Country Club will be constructed in Marapangi, Toril.

i guess, when completed, Ayala may not be able to dethrone G-Mall as the biggest Mall in davao, but it could give SM a run for its money (size wise) and will surely shake up SM's position as the premiere mall in the city (unofficial lang po, pero for me SM is the premiere mall in the city considering the number of "quality" shops there na di pangkaraniwan para sa SM malls, save for the premiere SM malls like MoA, NoE, Megamall and SM Cebu Northwing.)

With the impending high demand for more office spaces in posh highrise buildings, I would not be surprised if may itatayo na naman dyan sooner or later. Take note that Pryce Tower and Lancdo Center are almost 100% occupied. :cheers:

Most probably... I always had the perception that the SM structure is a "make-shift" one. Back then, napa isip ako na hindi yata seryoso si SM sa Davao mall nya kasi bakit parang lego lang ang nilagay niya. But maybe it has something to do with contemporary building materials and the relative ease to expand in futuro. :cheers:

The Davao City Council is set to give tomorrow the thumbs up for the P3 billion Ayala Center Davao business park and mall project, the biggest single investment in decades in this premier city of Southern Mindanao.
A joint project of Ayala Land, Inc. and Anflocor Investment and Development Company, Inc. and its sister companies under the umbrella of the Anflocor group of companies, the Ayala Center Davao would stand on a 9-property owned by the Floirendos along business district Bajada in J. P. Laurel Avenue.
City councilors would tackle in regular session tomorrow an application by Anflocor senior vice president Ricardo Floirendo to reclassify into major commercial zone portions of the property declared as residential zone in the 1996 Zoning Code. Councilor Arnolfo Ricardo Cabling, chair of the housing committee, has recommended approval of the application, on strength of recommendations by the City Planning and Development Office and the City Zoning division.
Setting the trend for positive action by the city council, floor leader Danilo Dayanghirang said Thursday he would take the lead in “lobbying for the approval of the application.” He set the application into the agenda of tomorrow’s session saying the project submitted all requirements. “This is the kind of business that we should fully support,” said Dayanghirang.
Both Cabling and Dayanghirang agree Ayala Center Davao is the strongest expression by business of their full trust and confidence in the viability of Davao City as an investment haven under the leadership of Mayor Rodrigo Duterte. Mayor Duterte gave his all-out support for the project, the biggest investment that would cap his last term as city mayor that would end in 2010, during the launch of the joint venture attended by Anflocor and Ayala Malls Group officials during the recent anniversary celebration of Anflocor in Davao City.
The multi-billion peso business park and mall complex project is to start construction this year, with its first component the IT/BPO building set to be operational next year. The centerpiece of the mega-project, the Ayala Center Davao, the 11th by the Makati-based Ayala Land throughout the country, would be completed before end of 2010.

DAVAO CITY — The housing committee of the City Council has recommended the partial conversion of a nine-hectare property into a commercial zone in support of a P3-billion joint project of Ayala Land, Inc. and Anflocor Investment and Development Co.
Councilor Arnolfo Ricardo B. Cabling, committee chairman, said the recommendation is in support of big businesses coming to Davao City. The property was earlier identified as a residential area under the city’s 1996 Zoning Code.
Mr. Cabling said the recommendation of his committee was to approve the project in support of big businesses coming to the city. Councilor Danilo C. Dayanghirang, majority floor leader, said he would lobby for the approval of the recommendation.
The two councilors said the Ayala project is a sign for other big businesses to invest in Davao City.
A week ago, the Asian Institute of Management released a survey recognizing the city as the most competitive in the big metropolis category. But the International Finance Corp. has also released a study showing the city is inefficient in processing business applications.
Aside from a shopping mall, the project will also have a two-hectare information and communications technology (ICT) park and other amenities.
Ricardo R. Floirendo, Anflocor South Operations senior vice-president, earlier said the project, forged in Makati City last year, would be a mini city — "a shopping mall with a garden." Mr. Floirendo’s family, among the landed few in the city, owns the property.
Javier D. Hernandez, Ayala Malls Group senior division manager, said the project would have a distinct character.
He added that the project is expected to be completed by 2012. The first phase, which will include the ICT park, will be operational starting next year.
Mr. Floirendo’s elder brother Antonio, vice-chairman of the holding company Anflo Management and Investment Corp., said the project is part of their diversification plan.
Anflocor has also expanded into agriculture through subsidiary Tagum Agricultural Development Co. The elder Floirendo, a former congressman, said the company would develop projects in properties acquired through the years. — Carmelito Q. Francisco
