^^ it would be better to finish the current projects of Fuente Triangle first (Ultima Residences Fuente and Ramos) before venturing into new ones so that investors would really know if the final products are worth investing or not.

Well this is no longer a secret for old forumers especially those forumers who were recruited as sales agent of Fuente Triangle. It was 2006 when Fuente Triangle first announced their intention to build several condo towers within the vicinity of Club Ultima Tower. At that time. no specific locations (except for their plan to construct two towers in Lahug and Mango) were disclosed and the project to build more condo projects was not shelved as months passed by. So dont be surprised as there would be more projects from Fuente Triangle to be built around Cebu.

Fuente Triangle has already proven its marketability.....now here's the challenge....finish the projects so people would see if the next projects are worth investing. A good condo developer can not only build good projects but can also maintain its projects as time passes by!

if those projects mentioned for that block will be realized, it will surely become an ULTIMAte destination.

I think the four buildings are too close to each other, there are no more room for firelanes on all sides of the 4 buildings. They wouldn't allow that here in the US.

just got home from a cocktail party for Club Ultima members and here are the latest updates regarding the Optimus Prime... este Ultima Prime Condominium project:

Soft Launching on January 2008
- ground breaking and target completion date: to be announced
- 27-storey residential tower (mod please update the title thread :D)
- 97 Units - all have sea view
- Unit size ranges from 64 - 126 sq-m. (1/2/3-bdr)
- tower will be built behind the Club Ultima tower, along Ramos street
- the whole complex then will have direct access on both Osmeña Blvd and Ramos street :okay:
- unfortunately, i am unable to take photos of Ultima Prime renderings, lowbat cam phone :( it looks good to me... hehe

not really a huge firewall. there's like less than 10 units per floor man gud (i'm not sure) and the building looks thin or slim. SRP can still be seen from the west side ba? i'm not sure pa, i can't explain it eh. hehehe... but yeah naa jud firewall facing Club Ultima. :D

since this has yet to be launched, there'd still be changes, i mean, nothing is final yet. take Ultima Residences Ramos Tower for instance, from the initial 31-storey proposal, they've added two more floors for penthouse which costs no less than P20 Million each (pre-selling rate). so i won't mind if Richard King, out of the blue would decide to make Ultima Prime 50 storeys instead. :lol:

but don't get me wrong, this project has already been announced by the CEO himself. floor plans / layout / location was presented to the public, so i'm sure this one won't end up being shelved off. :D

Ed Osmeña, the owner/developer of the then Osmeña Tower which is now Club Ultima, owns Kan-Irag Hotel and Abuhan Dos (the old "white" house) so I'm guessing that he still retains a share in the Fuente Towers Complex... and perhaps the condo will be built somewhere there? :dunno:

Actually Mr Vasquez, the lead architect, presented some images thru a slideshow presentation last night. He said it was not final yet and will release the images by next week. I will add it to my website as soon as i get hold of the images as well as the floorplans.

The concept, originally the "Fuente triangle", is to interconnect all four buildings via several connecting "walkway bridges" located at the 19th floors of the respective buildings, so moving from one tower to another will be easy, efficient and would lessen traffic on the elevators.

With Ultima Prime leaving the drawingboard, the concept will change, Club Ultima as your living room and dining room, crown regency as the guest room, Ultima prime as your bedroom and Fuente tower III your maid's quarter hehe. peace! :nuts:

this is really going to be tall, an equivalent of a 40-50 storey condo, im sure that the 28-storey figure was derived from the lofts and flats excluding the parking. I still have to agree that there is too much density in a city that isn't really that dense. They should practice what they call restrictive zoning wherein there is a certain allowed collective number of stories or agreggate height in every block.

This is just sad! I can understand if the building is directly beside another property that is pretty much sticking to it, hence the firewall, but there is more than enough space for windows. And add to that, its creating crappy views for an existing building belonging to the same developer! Are they purposely screwing their own existing clients?

I agree with the other poster, this is absolutely poor planning. Why oh why should all these buildings of Ultima be so close to each other? Aren't there any other sites in Cebu City to place these projects? Is the city that congested that you pretty much have to clump all these high rises into this one teeny tiny spot? Geeze! :ohno:

hehe that's good to hear. we don't know what else is keeping them busy. at the end of the day, it's the track record and actual results that buyers and prospects are looking at... not just hype and gimmicks ;)

by the way Christie, the road leading to Ultima Prime from Ramos street, is it the one beside Abuhan Dos? i noticed it has a gate and looks like a private property of someone else's. :dunno:

I just learned, that by increasing the number of floors of City Loft Towers to 25 floors, King can sell more units, thus more money. So, why not make these towers 25 floors or 30 ba kaha... :)

Does any one have the floor plans that we can look at, as i'm really interested in buying a unit. 20th - 27 th floor is what i'm interested in i understand there is 3 units to a floor is this correct? if so why does the pictures show just two units?

This should benefit the masses since after all this is what housing is really for -- to provide shelter and not just another investment commodity where owners will just leave it empty waiting for its value to appreciate while others are wallowing at the streets.

Anyone, so when does the price of these condo units go up, is it when they start building is this then classed as a presale at the moment? it seems all the top floors are all going pretty quickly best views i guess..

CEBU CITY -- Homegrown developer Fuente Triangle Realty Development Corp. will break ground on two condominium projects in this city while completing the first phase of a resort and convention facility in Boracay this month.

This J. King & Sons-owned company, which operates the Crown Regency chain of hotels and resorts in the Philippines, is also about to complete the third of four “Fuente Towers” and open next month a two-level upscale shopping mall in the same tower.

Fuente Triangle is also eyeing another hotel in Manila and a resort in Tagaytay upon the completion of the Crown Regency Resort and Convention Center in Boracay.

These projects are expected to further increase the value of membership in Club Ultima business and leisure club, said Jose Ma. H. Gianzon, vice-president of Fuente Triangle. Club Ultima, which has 7,000 members, is the King group’s flagship brand that offers leisure, wellness and business services as well as accommodations in an affiliate hotel.

“Everytime we open a new hotel, the value of [club] membership goes up by about 15%. Our edge [over our competitors] is that if you buy from us, your extension facility is the world. Wherever you go, a hotel will welcome you,” he said.

The Crown Regency chain, with 10 hotels and resorts in the Philippines at present, and Club Ultima are affiliates of Interval International, a vacation exchange network with nearly 3,000 affiliated hotels and resorts worldwide.

One of the two condominium projects that will start this month will also be offered to club members.

The Ultima Prime Residences, also known as Tower 4, is a snooty 27-storey building that will complete the integrated environment that Crown Regency and Club Ultima offer at Fuente Osmeña Circle.

The club facilities are in the 23-storey Tower 2 while the hotel is Tower 1, currently the tallest building in Cebu with 40 floors that feature the famous Sky Experience Adventure.

Mr. Gianzon said Tower 4 will be a low-density residential condominium, with only 95 units that would all provide views of the sea. There will only be seven loft-type units per floor from the seventh to 18th floors and two flat-type units per floor from the 19th to the 27th floors. The building will be linked by a bridge to the club in Tower 2. A unit will cost up to P10 million. The project is expected to be completed in 2012.

Construction of Tower 4 starts on the heels of the completion of Tower 3, Ultima Residences, a 27-storey mixed-use building. It will have the high-end Tower Mall in the first two levels (to open in April), medical offices and diagnostic laboratories in the seventh and eighth floors, a casino, and loft-type residential units from the ninth to the 27th floors that will be turned over to the buyers soon.

Simultaneous with the Tower 4 construction is that of City Loft Mango, a mid-rise residential condominium project along Gen. Maxilom (Mango) Avenue that will offer “affordable” units to students, young professionals and small families. Membership in Club Ultima will be optional for buyers of this project. A studio in this 17-storey building (plus a deck) will cost about P2 million.

This will be the first of four City Loft projects that will rise in the city. The others, in order, will be on Urgello, Ranudo and Jakosalem streets. -- Marites S. Villamor

Just awhile ago.. Ultima Prime 4 is on display at the Parkmall..together will other FTRDC projects like the Boracay Crown Regency...

According to the agent, UP 4 will be the best project of FTRDC in Cebu considering it will only have 118 units of lofty type, all with unimpeded seaview...

It has now around 50-60% sales and may start construction anytime soon... hehehe
