They already call tender for superstructure and will start very soon...
Also the delay is not due to economic crisis but if im not mistaken is due to plot ratio and authority issues...

Yeap from that level its going to easy it surely took them a while cause seem like every other floor from the basement has got a different layout!But i am waiting what hap seng will come up with the lot next to it,Seeing what they have done to mui plaza i have high hopes!!

Hap Seng also has plans to develop where the Mercedes Star showroom (next to Menara Hap Sneg) into a highrise office.

KUALA LUMPUR: Hap Seng Consolidated Bhd plans to build an office block on its newly acquired 1.1-acre freehold tract located adjacent to Menara Hap Seng on Jalan P Ramlee, Kuala Lumpur.

Hap Seng’s group managing director, Datuk Edward Lee Ming Foo said the construction of the office block will commence in 4Q2010 and will be completed within the next two-and-a-half years. Construction cost is estimated at more than RM300 million.

“We are in the process of amending the building plan,” he told reporters after the group’s annual and extraordinary general meetings on May 27.

On Dec 21, 2009, the group, through its wholly owned subsidiary Menara Hap Seng Sdn Bhd, entered into a sale and purchase agreement with the Eastern & Oriental Bhd’s wholly-owned subsidiary Radiant Kiara Sdn Bhd to acquire the land at the purchase price of RM103 million.

With the completion of the acquisition on March 29, 2010, the group is currently the proprietor of all three commercial properties from the intersection of Jalan P Ramlee and Jalan Tengah to the intersection of Jalan Sultan Ismail and Jalan P Ramlee.

The three commercial properties include the Menara Hap Seng and the Hap Seng Star Mercedes-Benz showroom.


Latest:
Hap Seng plans to develop the Mercedes showroom in front of Menara Hap Seng in a few years time.


Besides Menara Hap Seng, the company also owns a 50% stake in Menara Citibank in Kuala Lumpur’s Jalan Ampang. It paid RM310 million for the building in August 2009.

“We will consider [acquiring another 50% stake in Menara Citibank]. We are always looking at enhancing the value [of properties] but at the right price,” he said.

Menara Citibank, previously known as Menara Lion, is parked under Inverfin Sdn Bhd, which is 50% held by US lender Citigroup. Singapore’s CapitaLand Ltd has 30% and Amsteel Corp Bhd holds 20%.

Asked on the group’s plans to acquire more buildings, Lee said: “We are looking at opportunities but we are not in a hurry.”

E&O Office/Hotel Tower
E&O to sell land to Hap Seng for RM103m

EASTERN & Oriental Bhd (E&O) has entered into a sale and purchase agreement to sell a 4,651.203 sq m land together with preliminary works carried out thereon to Hap Seng Consolidated Bhd for RM103 million.

The sale is expected to be completed by first quarter of 2010. The plan is for Hap Seng to develop a 35-storey office building with a five-storey basement carpark on the land.

As at November 30 2009, E&O’s total bank borrowings stood at RM1.03 billion. Assuming the entire proceeds from the sale were to pare down borrowings, E&O can save RM5.8 million in financing cost based on an average 5.7 per cent interest rate per year.

Apalah lu!Whats the point of paying so much money to E&O then build what they have planned,surely not!I am sure they will come up with a design that will compliment menara hap seng and the land facing jalan sultan ismail!for the future!!

KUALA LUMPUR: Eastern and Oriental Bhd (E&O) has acquired the remaining 49% stake it doesn’t own in The Delicious Group from the latter’s founder Benjamin Yong, according to a source.

“The purchase of the 49% stake costs E&O more than RM8 million. Following this, E&O and Yong will part ways,” said the source who is familiar with the deal.

“E&O has strong confidence in the Delicious brand, which is why it wants to own 100% of the food and beverage outfit. The company plans to expand Delicious regionally and internationally,” added the source.

According to a previous announcement to Bursa Malaysia, E&O bought a 51% stake in Delicious in April 2007 from Yong for RM3.06 million.

Yong opened the first Delicious restaurant in 1Utama in 2004, followed by the second in Bangsar Village in 2005. The young entrepreneur will turn 33 in November.

Delicious expanded after the sale of the 51% stake to E&O in 2007. It managed to whip out three other F&B sub-brands — D’lish, Reunion Chinese Restaurant and Dish. However, D’Lish stopped operations a few months ago.

In 2009, Delicious introduced two new dining concepts: Delicious Ingredients, a boutique gourmet grocer, and a luxury steak house, DISH. Both outlets are located at Dua Annexe, part of Dua Residency, E&O’s high-end condominium along Jalan Tun Razak in downtown Kuala Lumpur.

According to E&O’s FY2009 annual report, Delicious recorded a revenue of RM23.3 million for the financial year ended March 31, 2009. The annual report did not state Delicious’ bottomline figures.

Delicious forms part of E&O’s hospitality division that includes the E&O Hotel and the Lone Pine Hotel in Penang.

According to E&O’s 1QFY11 results ended June 30, its hospitality segment recorded a revenue of RM15.8 million and profit of RM1 million, a substantial increase from RM140,000 in the previous corresponding quarter.

In the quarter under review, E&O’s total net profit doubled to RM10.2 million from RM5.1 million in the same period last year, driven mainly by its property development arm. Its revenue for the quarter was 37% lower at RM46.3 million compared with RM73.9 million a year earlier.

E&O rose five sen to RM1.15 last Friday. Its net assets per share stood at RM1.26 as at June 30, 2010.

hmmm dunno bout that, I would want one with balcony but Im sure they have rules that no article of clothings should be hung from the balcony, pretty damn sure afterall they ain't no 'flats'.

Foreign buyers make up 30% of sales at St Mary Residences so far

KUALA LUMPUR: Eastern & Oriental Bhd's (E&O) St Mary Residences condominium project in Kuala Lumpur has attracted a significant number of foreign buyers.

E&O's executive director Eric Chan said foreigners make-up about 30% of the sales. "We have buyers from 13 different nationalities, including countries such as Japan, Hong Kong, Singapore and Indonesia," he said.

The project with a gross development value (GDV) of RM800 million comprises three 28-storey towers on a 4.04-acre freehold site on Jalan Tengah. The three towers offer a total 657 units with Tower A, B and C offering 288 units, 200 units and 169 units respectively.

Chan said Tower C has been 90% sold, while Tower A is 50% sold since its launch in August 2009. Tower B is being kept for the original landowner. The price is at an average of RM1,100 psf.

"We are the only residential building in the CBD [Central Business District] area. It is eight minutes to KLCC and five minutes to Pavilion KL, as well as being only three blocks away from the Raja Chulan monorail station," he told reporters during a media tour of the sales gallery.

The sales gallery is located on the actual development site. Visitors can also visit the onsite St Mary Residences show apartment.

The development began earth works in 2009, and is scheduled for completion in 4Q2012, said Chan.

The unit sizes range from 1,131 sq ft to 2,249 sq ft for the normal units, while the 16 penthouses are 4,000 sq ft each. The selling price ranges from RM1.45 million to RM11.08 million.

"The size is luxurious but practical," Eric said, adding that Tower A has 12 units per floor, Tower B has eight units per floor while Tower C has seven units per floor.

The units are comes with timber flooring, air-conditioners, kitchen cabinets, fridge, kitchen hob as well as microwave oven and washing machine.

The project will also feature a 1.2-acre central park. There will also be a 2-storey 35,000 sq ft retail annex that will feature a collection of boutique F&B, basic and lifestyle services designed to offer residents the convenience of city lifestyle. E&O plans to lease the retail space

The construction of St Mary Residences is a joint-venture development between E&O and The Lion Group. The land formerly housed St. Mary's School and was later purchased by the Lion Group from The Synod of the Diocese of West Malaysia. The Lion Group has provided a new purpose-built school in Selayang for the relocation of the St Mary's School.

KL has some problems on creating interesting space for public. developers are not creative plus loose regulation set by local authority.

we cannot expect out-of-this-world designs every time there's a new project coming up.a city must have as many as possible regular-box-shaped buildings before she can have weird ones.otherwise,our city will look like a typical malay bride,if u know what i mean..to me,what more important is our city street level..its still so bad.no point having crazy shape buildings when the street still like poor country.

Thats the sad part on the developers part!No imagination at all just because there was a school there called St Mary!By the way this building is on Jalan Tengah,It does not have a service road linking it to Jalan sultan Ismail.I have always thought Jalan Tengah as a backlane!

Up to RM1m in furniture vouchers for St Mary Residences buyers

KUALA LUMPUR: The developer of St Mary Residences in Kuala Lumpur is collaborating with XTRA, a premium branded furniture importer and retailer, to offer furniture vouchers to new purchasers of units in the serviced apartment project.

“As we approach the handover next year we have been receiving numerous enquiries from existing and potential purchasers on possible furnishing solutions. As a response to this demand, we have tied up with a reputable supplier to provide attractive furniture packages to our St Mary buyers,” said Eastern & Oriental Bhd (E&O) deputy managing director Eric Chan Kok Leong. The development is a joint venture between E&O and the Lion Group.

The offer is for the 15% remaining units available for sale, most of which are bumiputera quota units.

With a gross development value (GDV) of RM780 million, St Mary Residences is about 70% complete.
The promotion began Nov 15 and ends Dec 31. To be eligible for the vouchers worth between RM70,000 and RM1 million, potential buyers must be registered with XTRA on its promotional website prior to their purchase.

All transactions must be made via Mergexcel Property Development Bhd, a joint-venture company between the Lion Group and E&O that is undertaking the St Mary Residences project.

The serviced apartment project comprises 457 units priced from RM1.5 million to RM11.08 million with sizes from 1,131 to 6,759 sq ft. Buyers have a choice of six designs from Studio Suites, City Suites, Metro Suites and Rooftop Penthouses.

With a gross development value (GDV) of RM780 million, St Mary Residences is about 70% complete, putting it on track for completion in mid-2012.

Developed on the former site of St Mary’s School in Kuala Lumpur’s Golden Triangle, St Mary Residences comprises three towers, one of which is slated to be a luxury service residence run by a renowned hotel manager.

E&O has a total of 1,905.5 acres (771ha) of landbank in Peninsular Malaysia with an estimated potential GDV of RM20 billlion — 330.5 acres in Kuala Lumpur, 1,365 acres in Penang and 210 acres in Iskandar Malaysia, Johor.

Looking ahead, Chan said E&O has several projects set to launch in the next 12 to 18 months. The Andaman Series condominiums in Seri Tanjung Pinang, Penang, will be open for sale in 1Q12. In the south, the group is looking to introduce a wellness township in Iskandar Malaysia in 4Q12. The mixed development will comprise terraced and semi-detached houses, bungalows, serviced apartments and condominiums, wellness centres and retail and commercial properties.

The developer’s upcoming projects in Kuala Lumpur City Centre in Jalan Yap Kwan Seng and in Kemensah Heights are in various stages of planning.
