Malaysia's Boustead Wins Contract to Build 5-Star Hotel in KL

KUALA LUMPUR, Sept 18 Asia Pulse - Boustead Holdings Bhd (KLSE: 2771) has won a contract valued at RM54.18 million (US$15.6 million) to build a five-star hotel in Kuala Lumpur.

Its subsidiary, Boustead Building Materials Sdn, was awarded the contract by Irat Hotels and Resorts Sdn Bhd, a unit of Lembaga Tabung Angkatan Tentera on Monday, it said in a statement to Bursa Malaysia on Sept 17.

Under the contract, Boustead will build a 13-storey 392-room hotel and three levels of basement car parks in Jalan Conlay.

Boustead Holdings said the contract was complementary to the group's construction activities and the work is expected to to be completed in the fourth quarter of 2008.

Piccolo hotel is located at the old piccolo galleria opposite Grand Millenium. I think they are doing renovations now. The new L'Opera restaurant looks great.

The list reveals little news. #9 is 163Residence for example.
I am only curious about the Midvalley Garden Hotel. Must be in one of those new towers and 400+ rooms is sizeable.

LCL wins RM19m interior works deal

LCL Corp Bhd, through its subsidiary LCL Furniture Sdn Bhd, has received a RM18.8 million contract from IRAT Hotels & Resorts Sdn Bhd to undertake the interior fit-out works for a hotel project.

The six-month contract will start tomorrow and is expected to be completed on November 30.

"It is expected that the project will contribute positively towards the earnings of the group for this financial year," LCL said in a statement to Bursa Malaysia Bhd.

yelah...you took the word right out of my mouth! I Like the architecture...just hope that it's not gonna too common...I like diversity and combination of local flavor with modern, high tech and different cultural infusion in design...but gotta say, KL lack high tech and cutting edge building...except fo petronas. Other buildings around, we have 'seen' it somewhere and most play on the safe side...I do like Avenue K and Telekom building tho..

For this situation, you require a heavy duty mobile crane, preferably in the range of 60-80ton capacity to lift the tower crane segment by segment. Very dangerous job during lifting especially in windy condition.

ROYALE Chulan, a five-star hotel that will be managed by the Boustead group, will open its doors by December this year.

The hotel, which has a total of 300 guest rooms and 102 serviced apartments, will stagger its room openings between December and March next year.

For a start, a total of 120 rooms will be available for occupancy, said its general manager, Leo Kuscher.

"The hotel will be managed by Boustead Hotels and Resorts Sdn Bhd. The date for the soft opening has been set for end-December, with the opening of 120 rooms, the reception, coffee house, lobby lounge, ballroom, heritage bar, meeting rooms and the courtyard," Kuscher told Business Times in an interview.

"The remaining rooms will be opened in phases ... about 100 rooms each month until March including the serviced apartments," he said.

Royale Chulan is located on Jalan Conlay, Kuala Lumpur, adjacent to The Chulan Tower. The hotel features authentic Malay influence, to blend in with the design of The Chulan Tower.

Based on a RM400,000 investment on each of the 402 rooms, the cost of the hotel is estimated at RM160 million.

An average occupancy of 60 per cent and an average room rate of RM350 are anticipated in the first year of operation.

Royale Chulan is designed to be a business hotel. It has a ballroom that can accommodate 1,000 guests and 13 meeting rooms. It expects two-thirds of its guests to be from the business crowd, particularly local businessmen.

Up to a third of its guests are expected to be the leisure group due to the hotel's emphasis on Malaysian culture.

Kuscher expects the hotel to be a landmark building because of its authentic Terengganu-styled architecture. In fact, he expects the building's heritage appearance to help it double up as a tourist attraction.

Kuscher said the lure factors of the hotel include what he calls the "charisma of Malaysia" especially in the facade and the offering from the Malay fine-dining restaurant which will also showcase cultural shows.

Another pull factor is the hotel's interior which features a glassed-in courtyard conservatory. Coupled with four large crafted rainforest trees adorning the internal supports, the space offers a tropical ambience.

The hotel is owned by Irat Hotels & Resorts Sdn Bhd, a company 70 per cent owned by Lembaga Tabung Angkatan Tentera (LTAT) and 30 per cent by the Ministry of Finance.

Construction work on the foundation of the hotel started in 1997, but was halted a year later due to Asia's economic crisis.

In more recent years, there was a change in ownership to Irat. Boustead is affiliated with Irat through LTAT.

"Boustead decided to realise this project about three years ago and work started on it about two years ago," Kuscher said.

"It was initially planned as a boutique hotel. Now it will be a five-star hotel and we have enlarged the area of the hotel to cover 1.66ha," he added.

A BRAND new hotel right in the heart of the city has opened its doors. The Royale Chulan Kuala Lumpur is located on Jalan Conlay and it’s a short walk to Pavilion KL from the hotel.

The hotel has 402 rooms and serviced apartments, six restaurants, pool, barbecue area, spa and gym as well as convention facilities catering up 2,000 people.

Some 300 taxis took part in the event, where they received goodie bags from the hotel.

Royale Chulan on track to hit occupancy target

THE Royale Chulan Kuala Lumpur is on track to achieve 60 per cent occupancy at an average room rate of RM350 a night by December 2009.

The five-star property is expecting double-digit revenue growth or more than RM10 million in sales, general manager Leo Kuscher told Business Times in Kuala Lumpur recently.

The Royale Chulan, wholly-owned by the Armed Forces Fund Board (LTAT), was built for over RM200 million in two years.

Located on Jalan Conlay, it features a 300-room hotel with nine food outlets, 15 meeting rooms and a 1,000 capacity ballroom and 102 serviced apartments.





Kuscher said he is anticipating to recover the investments in five years depending on market conditions.

Since its soft opening in April, it has achieved 30 per cent occupancy.

Kuscher said he is targeting 45 per cent occupancy by end July.

"We have forward bookings for international conferences in July. According to our plan, we are already doing what we want to achieve. We are expecting a certain percentage of business from rival hotels riding on our legacy," Kuscher said.

The Royale Chulan is expecting 60 per cent of its income from the local market and 40 per cent from the Middle East, Europe and Asia Pacific.

The property will focus on three segments - corporate, leisure, and meeting, incentive, convention and exhibition.

Kuscher said it will spend 5 per cent of its revenue on marketing and promotions to be visible globally.

He is aiming to turn The Royale Chulan into a "must visit attraction" and an icon in Kuala Lumpur.

The property has elements of Malaysia's unique architecture with Terengganu influences.

Handcrafted wooden design elements are discretely located throughout the hotel. Carved wooden features were incorporated to enable circulation of the air and to keep the interiors of buildings cool. These carved pieces of timber also enable filtered light into the buildings. A dominant feature of the property is its glassed-in courtyard conservatory.

"There are challenges to run the hotel and serviced apartments in this slow economy. But a challenge is always nice especially when you are working for an excellent hotel. We have to market it to the world and sell it accordingly," Kuscher said.

The Royale Chulan, which will employ 450 people by December, is operated by Boustead Hotels & Resorts Sdn Bhd, a wholly-owned subsidiary of Boustead Holdings Bhd, which is majority owned by LTAT.

Boustead Hotels and Resorts has a collection of four-star properties such as The Royale Bintang Kuala Lumpur, The Royale Bintang The Curve, The Royale Bintang Resort and Spa Seremban, The Royale Bintang Penang (opening this year) and The Royale Bintang Surian The Curve (opening in 2010).

5-star experience at half the normal rates

THE Royale Chulan Kuala Lumpur may be the most expensive hotel in the Klang Valley but it is offering services and facilities of superior quality in tandem with its five-star rating.

Its rooms are priced at RM700 a night and the Royale suite at RM9,000.

As the hotel opened only in April, it is offering introductory rates now, which halve the price of the rooms.

For the serviced apartments, a studio unit is being offered at RM8,000 while a two-bedroom apartment is going for RM9,000.


The apartments are luxuriously furnished with sizable living and dining rooms and a well-equipped kitchen.

"We will launch a royalty programme next month to drive sales at The Royale Chulan. The royalty programme will give people a return on their investment. At times like this, people are looking for the best deal and we want to give them that," its general manager Leo Kuscher said.

Kuscher said he has no qualms running the hotel and serviced apartments although the world is in a depressed mood.

He believes there will be growth which will be accelerated by good service command and attitude from its staff and having facilities at par with international standards.

"If you want to be successful in today's business, you must offer excellent services. You must have passion which should be infectious to show that you are really dedicated and are totally immersed in every single detail of the property," Kuscher said.

The Austrian-born has been in the hospitality industry for 40 years and has gained a reputation for branding hotels and turning them around.

An example is The Royal Adelphi Seremban in Negri Sembilan, which he rebranded into a Royale Bintang property within three months.

When he was the general manager at The Andaman Langkawi, he repositioned the four-star property into a five-star super deluxe hotel and into one of Asia's best resorts through continuous service improvements.

Kuscher first came to Malaysia in 1984 where he served as the executive assistant manager of Holiday Inn Kuching in Sarawak.

He joined The Prince Hotel (now known as Melia Hotel) in 1986 as general manager and left for Hong Kong in 1988 to join The Regal Meridien Hotel in Kowloon as its resident manager.

He then moved to the Philippines and transformed Manila Hilton into Manila Pavilion, Manila's largest casino hotel, in 1989.

Kuscher returned to Malaysia in 1990 and joined The Crown Princess Kuala Lumpur before moving on to become the operations director for Federal Hotels International.

Kuscher was running The Royale Bintang Kuala Lumpur in March 2006. He had pushed this four-star property to achieve 86 per cent occupancy and average room rates of RM169 for November 2007.

A Royale buka puasa treat

THE Royale Bintang Kuala Lumpur recently invited 35 orphans from Persatuan Ehsan Wanita & Anak-Anak Kuala Lumpur (Pewanida) to share the joy of Ramadan.

The excited children, aged between six and 15 years old, tucked into a special buka puasa treat.

The dinner was hosted by the hotel management with the hope of bringing some cheer to the fasting children.

Also present were the hotel’s general manager Kamaruddin Baharin, the heads of departments and the sales and marketing staff.

The children were ecstatic as each of them went home with duit raya and Hari Raya goodies.

Pewanida was established to look into the well-being of the single mothers and children in Bandar Baru Sentul, Wangsa Maju and Cheras, Kuala Lumpur.

The non-profit organisation schedules various training and development programmes for the single mothers and children to assist them in regaining their livelihood.

Pewanida aims to assist these unfortunate women to find permanent residences and jobs to give them a new lease of hope.

The 5-star Royale Chulan Kuala Lumpur, soft-launched in April, expects to achieve 55% occupancy rate by year-end.

Its general manager Leo Kuscher told StarBiz that there appeared to be an oversupply of hotel rooms in the Klang Valley and the current market was very competitive, affecting hotel room yields.

“However, the hotel business is cyclical, so there will be demand,” he said.

Just make a new thread for it - Raffles Hotel Pavilion Kuala Lumpur. Easy to refer and the current Pavilion thread won't be a big jambalaya. Plus there is no firm confirmation on when the project is going to take off. The current Pavilion thread might be 'under construction' for the next 5 years should the hotel takes that long to start construction.

The same should be applied to Avenue K project as well. Put Avenue K in the proposed 'Completed' subforum, and make a new thread for The Regent Residence Avenue K. The same goes for Midvalley.

I think the proposed 'Completed' subforum will make everything much more organised and therefore I second Patrick's idea.
