An Extreme Makeover For BSC
Target completion - 2009
The next two years will see some exciting changes taking place within the iconic Bangsar Shopping Centre (BSC). BSC is set to undergo a major refurbishment exercise specifically designed to mirror the distinct personality and lifestyle of the city’s most affluent suburb. Expansion plans are also underway to add a new retail wing and a signature office tower to the property. Sheik January 3rd, 2008, 12:39 PM 2 years for an extreme makeover? Looks like the interior really need to undergo extreme reno. Replace the floor tiles, build a new foodcourt. Hope they relocate the escalators too so one does not have to walk one big round just to get to another floor.

clarence January 3rd, 2008, 05:57 PM my hangout place when i was in highschool, for CD, movie (dating with cute girls), and for chili's. now the place is so different now, and i wouldn't go there for anything. they should bring back the cinema. that was a bad move removing it.
anyways, another refurbishment? unless they can build a bigger car park, then i feel it's quite pointless.

Bandar Raya Developments Bhd CEO Datuk Jagan Sabapathy shares with StarBiz his views on the company’s latest deal, the prospects of the commercial property sector in Asia and what he thinks will make the Iskandar Development Region project successful. Below are excerpts from the interview.
STRABIZ: What does the sale of Office Tower 2 in CapSquare mean for Bandar Raya?
Jagan: Typically, they (Union Investment Real Estate AG) do not buy an uncompleted building. But here they are, their first time in Malaysia and buying an uncompleted building for the first time .
So, from our point of view, Malaysia has passed a very vigorous test and I think Union Investment is keen to do more here. I expect them to continue looking for new deals in Malaysia.
It (the deal) is very good for Bandar Raya because it means that it we were able to complete a very significant deal with a significant player. Hopefully we can do more things with them in future.

What are your views on the commercial rates in Malaysia?
There has been a huge improvement. We (CapSquare) are at the fringe of the Golden Triangle. I think for a long time, valuations here were sitting on RM650-RM700 per sq ft. We have gone past that (with this sale). Clearly, there is upside in this market.
You reckon the prospects are good for commercial space in the Klang Valley?
I think so. If you really study the market, you will be able to see that the commercial sector has been lagging. But like everything else, as our gross domestic product expands, new jobs are being created in sectors such as the financial services and oil and gas.
So, within the Klang Valley, you are going to see the need for more quality commercial space.
I think that this in itself will give a shot in the arm for demand, valuations and pricing.
What more is in store for Bandar Raya this year?
What’s happening this year is that we still have two more office tower blocks in CapSquare. Those are about 160,000 sq ft each and I would like to think that we would now commence marketing those two blocks.
The Bangsar Shopping Centre is being expanded – we are adding 100,000 sq ft retail and 200,000 sq ft office space. This will continue to allow us to expand our portfolio.
The expectation is that by 2010, we would end up keeping for ourselves close to one mil sq ft of grade “A” commercial space.
Any plans for new land acquisition?
We are looking for new parcels of land within the Klang Valley - quality, commercial space comprising office and retail, for both investment and sale.
Obviously we will be looking for land where we are comfortable. I’d like to think that we will be looking at stretching our base - I think there are a lot of opportunities in Petaling Jaya, - that whole commercial belt from PJ, Subang to the airport, and Klang ... there are a lot of commercial activities there. That belt also has a huge population.
We may even look at Johor Baru - we’ve got our Permas Jaya project, which started off with almost 1,400 acres and we still have almost 400 acres left.
We are obviously keeping a very close watch on what’s going on in the Iskandar Development Region (IDR).
What’s your observation on the IDR? There are so many conflicting views on it.
Obviously, for the IDR to work well, it needs to engage the very “lucrative” population in Singapore.
I think there are great opportunities there. It’s a question of how ultimately IDR engages Singapore: it comes to that because clearly the market is Singapore.
It's not going to happen without the Singaporeans participating, so we have to be able to talk to them.
The cost of doing business in Singapore is becoming prohibitively high as with the standard of living.
Singapore needs to take the heat off from its market and Malaysia needs her people to move (the IDR project). Everybody wins.
I’m cautiously optimistic on the IDR.
Given the persistent subprime issue in the US, what is your take on property demand in Asia, and Malaysia specifically?
Forget about our “heroes” in the US. Typically, there is still a lot of money flowing into Asia.
I think in the narrow sense, obviously subprime affects confidence in the US and selectively some Japanese banks, and there is some impact ... but there is still a lot of the world that is growing very quickly.
And actually, if you take out the subprime issue out of the US real estate and finance sectors, a lot of American companies are doing very well, given their exposure to Asia.
Look at the oil producing countries - there is a huge amount of liquidity that is spilling out from there; the amount of petrol dollars flowing into Asia is huge.
Then you have China and India – traditionally recipients of investments – but now you see them putting cash back into Asia.
So, I think that in spite of the issues in the West, liquidity within Asia is still very strong.
So long as that is happening and interest rates appear to be trending down, you still have the right conditions to continue to sustain Asian economies. And when that happens, the conditions in Malaysia are right (to benefit).

Developer Bandar Raya Developments wants Bangsar Shopping Centre to be a new iconic property in the Bangsar enclave
BANDAR Raya Developments Bhd (BRDB) will spend at least RM250 million to upgrade Bangsar Shopping Centre and build an office tower next to the mall.
This is BRDB's first major refurbishment plan for BSC since it opened its doors in 1990. Work started early this year and is set to be done by the end of 2009.
Chairman Datuk Mohamed Moiz Ali Moiz told Business Times that RM70 million is for an extreme makeover for BSC.
The rest is to build a 12-storey office tower next to the mall together with a four-storey retail annex to the rear of BSC.
The developer, which has been developing properties in the Bangsar Baru and Bukit Bandaraya areas since 1964, will use its own funds and borrowings for the plan.
BRDB's net profit for the year to December 31 2007 surged 18-fold to RM70.6 million due to robust demand for its properties. Revenue rose 18 per cent to RM662.8 million.
Mohamed Moiz said the "new" BSC will support BRDB's completed developments in the neighbourhood, including the ongoing One Menerung residential project located nearby.
One Menerung comprises five blocks of low-rise luxury condominiums and each unit is priced from RM2.7 million to as much as RM5.2 million each.
"We want BSC to be a new iconic property in the Bangsar enclave. By end-2009, we will have a bigger cluster of shopping, lifestyle and community in one area," Mohamed Moiz said at a media briefing on the plan at BSC yesterday

THE Bangsar Shopping Centre is undergoing a facelift that will complement the rest of the Bandar Raya Development Berhad (BRDB) projects that are taking place in Bangsar.
With the works taking place the Bangsar housing areas, BRDB has taken precautionary measures to minimise inconvenience to the local community.
“We have discussed and engaged the community in this revamp project by sharing concepts and inputs on what they would like to see. We also took into consideration their opinions on the development of the centre and thus far it has been quite positive,” said BSC Centre manager Benjamin Leong.
The upgrading of BSC was preceded by another development project by BRDB in the area, One Menerung, which initially received negative response from residents.

The residents were concerned over the air pollution and the effect of the new development on their homes. However, BRDB has since reassured the community that all their development takes into account the effect not only on the residents but also the environment.
“There will be some minor inconveniences but we would like to emphasis that it is business as usual at BSC throughout the redevelopment programme and all existing services will continue. We will also be limiting disruptive construction work to after business hours,” said chairman of BRDB Datuk Mohamed Moiz Ali Moiz.
“BSC can be considered the central point for the community in Bangsar for shopping and lifestyle. It is very important for us to complement the developments in the area with one another to create traffic to BSC. The formula that we have built on for this centre is one where we create a cosy ambience that makes people feel like they are at home,”
“It is also the community’s call to have an office block here in this area which also creates an additional demand for the facilities available in BSC.
“The upgrading of BSC now is timely for tenants and the surrounding community to cater to the growing needs,” he added.
The redevelopment programme will be divided into four phases, encompassing the upgrading of the interior, the construction of a new retail facade, an additional four-storey retail annex and a 12-storey office tower with a four-level 500 bay underground car park.
The complete makeover is scheduled to be completed at the end of next year.
There will be a 30% increase in retail floor space to 336,000 sq ft and an introduction of retail zoning to improve customer flow.
Some new features to look out for include a new facade incorporating an external glass lift, luxurious washrooms, a dedicated children’s floor, improved drop-off areas and upgraded landscaping, lighting and finishing throughout the centre.
A prestigious 12-storey office tower will also be constructed with a total space of 185,000 square feet.

KUALA LUMPUR: Putrajaya Perdana Bhd has won a contract worth RM113.69mil from BR Property Holdings Sdn Bhd for a project to extend an existing office and shopping complex in Jalan Maarof in Taman Bukit Bandaraya here.
The project, which is due for completion by Sept 2, 2009, is expected to contribute positively to the earnings and net assets of the group for the financial year ended Dec 31, 2008 and Dec 31, 2009,'' Putrajaya Perdana said in a filing with Bursa Malaysia yesterday.

THE Bangsar Shopping Centre, one of the oldest shopping malls in Kuala Lumpur, is almost ready to flaunt a new look.
The facade and East Wing will be unveiled in less than three months with work on Phase 3 coming to an end.

Still, business goes on as usual behind the hoarding. A total of 68 retailers from the East Wing, which is closed for renovation, have all been relocated to the West Wing.
The grey hoarding will soon be replaced by a sleek frontage characterised by extensive use of glass and steel. Soft furnishings and landscape will further adorn the contemporary appearance.
The new look will complement other Bandar Raya Development Bhd (BRDB) projects that are under way.
But the 28-year-old shopping centre has not forgotten its roots as a neighbourhood shopping centre where the community comes first.
“An extensive survey was conducted in early 2007 to decide on the redevelopment’s directions,” BSC Centre manager Benjamin Leong said.
“The residents and regular shoppers were consulted in three focus group sessions held between November last year and Febraury this year. Their needs, comments and preferences were our main concerns in shaping the revamp,” he said.
Thanks to these input, the facelift brings forth three new features promising an enhanced shopping experience.
My Playroom, to be located on Level 4, is the answer to the calls from parents who want to have peace of mind while they shop.
“A skating rink, international pre-school and other facilities where children’s safety is paramount are the key points of this floor,” Leong said.
The Food Hub is to take over Level 3 to spread out an array of international offerings.
These features will greet shoppers by the end of this year.
“The third feature will be a surprise and we shall reveal that at a later date,” he added.
The RM250mil redevelopment programme will be divided into four phases, encompassing the upgrading of the interior, the construction of a new retail facade, an additional four-storey retail annex and a 12-storey office tower with a four-level 500-bay underground car park.
The refurbishment alone costs RM70mil and the entire programme is scheduled to be finished by the end of next year.
The number of retailers will be increased to 180 from 120 and there will be a 30% increase in retail floor space.
External glass lifts and luxurious washrooms are also among the new elements in store for visitors.

My Play Room is also a place for parents to bond and have fun with their children.
My Play Room is not just a room but a whole floor dedicated to children.
Children will no longer be bored tagging along while their parents shop or run errands as there is plenty of fun to be had on the fourth floor of the shopping mall.
The introduction of My Play Room is only one of the many changes taking shape as renovation work continues to give the mall a new look. Malathi Pillay, BSC's communications manager, said the management decided to set up My Play Room as the BSC has always been about families.
"We want the children to have a good time in a warm and safe environment. The various activities here will keep the children engrossed and parents can shop and relax without having to worry about their kids," she said.
Benjamin Leong, BSC's manager said My Play Room was specially designed to stimulate and nurture young minds.
"It also doubles up as a wonderful place for parents to bond and have fun with their kids."
Celebrities Tania Khan and Ida Nerina, the Malaysian finalists of Amazing Race Asia Season 3, launched My Play Room recently.
Children excitedly checked out the facilities, ate fruits dunked in a chocolate fountain, roller skated and played with balloons while mascots and clowns entertained them.
The seven tenants offer a wide variety of fun-filled and educational activities. Jungle Gym is an adventure playground where children aged three to 12 can take part in an obstacle course, glide down slides, run through tunnels, frolic in pits full of balls and indulge in imaginative play.
Roller Sports World has an indoor skating ring while Computer Tots is an outlet where children can learn to be computer savvy.
Children will also be impressed with Scalextric, which offers a set of grooved electric tracks. Steps Ahead, an international pre-school, offers a holistic learning experience which incorporates reading, music, art, yoga and even cooking.
City Golf, which was launched some time back, is the first virtual indoor golf centre. It has four golf simulators with 53 of the world's best courses. It is, naturally, also a hit with adults.
Stuff Your Face is self-explanatory. The cafe has a range of meals and drinks tailor-made for kids.
