JOHOR BARU: Work on the RM2.7bil Lido Boulevard, the latest waterfront project within the Iskandar Development Region (IDR), is set to commence after Chinese New Year.
The developer, Central Malaysian Properties Sdn Bhd (CMP), will start mobilising construction equipment and manpower at the project site along Lido Beach here in March.
In a statement, CMP managing director Datuk Chan Tien Ghee said: “The pre-qualification of contractors saw more than 130 international firms submit bids for the project. This is a clear indication that the IDR is drawing wide attention.”
Lido Boulevard is one of the biggest private finance initiatives along the Lido waterfront after the Danga Bay development.
The project is a joint venture between CMP and Johor State Secretary Inc, an investment holding company of the Johor government that is also the land owner.
Chan said CMP would spend RM150mil over the next two years to upgrade all road infrastructure on site. This included expanding Jalan Abu Bakar (Jalan Skudai) into a dual three-lane carriageway.
“Lido Boulevard will help rejuvenate Johor Baru and transform it into an exciting city with a myriad of leisure and recreational public facilities,” he said.

Yeah we had been promised something like this 10 years ago....and all we got was an abandoned building on the waterfront and wasted funds. Now there is another project to reclaim land when there are so many abandoned buildings in JB....let's hope this time it would bear fruit.

CENTRAL Malaysian Properties Sdn Bhd (CMP) announced today that it will start work on the RM2.7 billion Lido Boulevard project in Johor Baru by September this year.
In a statement, CMP said the integrated residential-cum-commercial city project will begin with land reclamation which is expected to be completed within 24 months.
The 122-acre Lido Boulevard between State Secretary Incorporated, a Johor state government investment company, and CMP is one of the biggest private finance initiatives to date within the Iskandar Malaysia development corridor.
“When fully developed, the project will completely rehabilitate a major stretch of Lido Beach, often considered an eyesore by locals,” CMP said.

JOHOR BARU: One of the biggest operations to clean up the heavily polluted Johor Straits will begin when construction of the proposed RM2.7 billion Lido Boulevard starts here in September.
The developer of the mega waterfront project, Central Malaysian Properties Sdn Bhd (CMP), has secured full environmental impact assessment (EIA) approvals to spearhead building works.
It will involve plans to improve water quality and check pollution in the straits.
A hydrology study in 2002, commissioned by Gerbang Perdana, builder of the scrapped bridge to replace the Causeway, found Johor Straits to be heavily polluted with heavy metals, sewage and leachate.
The pollutants, accumulated over the years, weretrapped on both sides of the 88-year-old Causeway, making the straits the most polluted waterway in the country.
"The Lido Boulevard project will completely rehabilitate a major stretch of Lido beach," said CMP managing director Datuk Chan Tien Ghee.
He said the environmental protection and mitigation efforts, expected to cost millions of ringgit, would include opening two blocked culverts under the Causeway to release the "dead water" in the straits.
CMP will also erect a massive silt curtain and sand bund to trap discharged sediment.
Sophisticated devices will also be installed at strategic spots along the project site during the pre-construction stage to monitor soil movement, noise, air and water quality.
Lido Boulevard, an integrated residential-cum-commercial development, will be built on reclaimed land at a 2.4km stretch of Lido beach.
The 49.3ha privatisation project is a joint venture between State Secretary Incorporated (a Johor government investment company), the Johor government and CMP.
The project is one of the biggest private finance initiatives to date within the Iskandar development region.
When developed, the project has the potential to change the Johor Baru skyline and raise the city's profile internationally.
Chan said CMP would strictly adhere to the EIA conditions to protect marine life, the coastal environment and the livelihood of fishermen.
"We will put in place an emergency response plan and an environmental management plan to deal with any environmental issues.
"We've also set up a humanitarian and environmental fund to address any social and environmental issues arising from this development."
The fund will be administered by an independent board of trustees.

IT seems that the full environmental impact assessment (EIA) of Johor's RM2.7 billion Lido Boulevard project did not take into account the energy consumption of buildings.
I am referring to the proposed design of the Lido Boulevard project, which has a huge glass dome ("Clean-up of Johor Straits to begin in September" - NST, June 16).
Any glass surface totally exposed to the sun will create a greenhouse effect similar to that of the interior of a car under the hot sun. The interior temperature becomes higher than outside and at times can cause death.
We have heard of dogs and babies who had been left inside buildings dying of heat stroke, and yet these lessons are not learnt.
The solution is to use air-conditioning. Looking at the design, it looks like there will be air-conditioning all the time. Imagine what the electricity consumption would be like with the tariff hike next month and also other hikes in the near future.
In Malaysia, at least 92 per cent of our energy comes from burning fossil fuels, which are a fast-depleting commodity.
It seems that despite several campaigns on using energy wisely, the message of global warming and climate change and the deterioration of the environment has not sunk into the minds of some of our planners.

JOHOR BAHRU: Kerajaan perlu mempertimbangkan semula pelaksanaan projek pembangunan pesisir pantai, Lido Boulevard, bernilai RM2.7 bilion kerana ia dikhuatiri akan mengecilkan keluasan Selat Johor, sekali gus memberikan pelbagai kesan negatif terhadap alam sekitar dan masyarakat.
Ahli Parlimen Pulai, Datuk Nur Jazlan Mohamed, berkata beliau menerima banyak maklum balas daripada masyarakat dalam kawasannya terutama sekali di Kampung Mohd Amin dan Sungai Chat, yang bimbang dengan pelaksanaan projek hartanah mega itu.
Selain itu, katanya, ada juga masyarakat yang tidak mahu projek berkenaan menjadi satu lagi projek gajah putih seperti dialami Waterfront City sehingga memberikan imej negatif secara langsung kepada pusat bandaraya dan Iskandar Malaysia.
"Sebagai Ahli Parlimen Pulai, saya tidak pernah dipanggil mana-mana pihak sama ada pemaju projek atau kerajaan negeri bagi mendapatkan pandangan mengenai pembangunan Lido Boulevard ini, tetapi saya difahamkan, ia membabitkan penambakan Selat Johor.

Nur Jazlan berkata, adalah lebih baik kerajaan negeri memikirkan semula kaedah terbaik bagaimana menghidupkan semula Waterfront City kerana segala prasarana termasuk kompleks beli belahnya sudah siap dan tidak memerlukan pembinaan baru.

The high-end residential and commercial venture had recently been the target of protests by villagers and city folks living near the project site, due to worries that it could have a huge impact on the environment .
The RM2.7 billion project, which is said to be one of biggest local privately financed initiatives in the Iskandar Malaysia development region, is to be built on 49.3ha of reclaimed land.
Locals fear that the land reclamation project which is to be carried out in the Johor Straits, from the harbour master's office to the Lot 1 Shopping Mall, could narrow and clog the waterway.
Despite the brickbats, Khoo Boo Teng, chief executive officer of the developer, Central Malaysian Properties (CMP) Sdn Bhd, remained confident that the project would only have a minimal impact on the environment.
Khoo said he was aware that the locals were worried that the land reclamation project would result in a heavily-sedimented Johor Straits.
It is already one of the most polluted waterways in the country.
He said CMP would employ a reclamation method which is rarely used in the country to minimise adverse effects on the waterway.
"Usually, you go to the sand bank which is nearest to your construction site to acquire sand.
"For example, if you are building a project along the west coast, you may want to get sand from sand banks along the west coast, too."
But in the case of the Lido Boulevard project, Khoo said the sand would be collected from the Ramunia shoals in Pengerang and then transported via the east Johor straits on a sand-dredger to a proposed collection point near the Causeway.
"We are not using the dredger to get sand from a site along the west coast because a dredger, unlike a barge, would damage the seabed in the shallow waters near the project site.
"But the thing with barges is each can only carry a load of 1,500 tonnes at a time. This is not cost effective.
"A dredger can take up to about 16,200 tonnes on a single trip."
He added that CMP would be deploying a trailing suction hopper dredger which has a suction pipe to suck sand and sediment from the seabed.
But many people are asking how the sand is going to be transported to the site, once the vessel reached the collection point near the Causeway.
There is speculation that the sand would be transported on the Causeway and this may cause damage to the bridge, as it is already carrying the burden of heavy traffic.
Others even theorised that the dredger could take a trip around Singapore before reaching the Lido beach!
Khoo said the sand would be transported through the Causeway, literally.
This is possible because of the massive cleanup of two of the bridge's culverts which were blocked by garbage, silt, barnacles and debris over the years.
The 1.5m diameter concrete culverts run 48m across the Causeway. They have been in place since the opening of the crossing in 1923.
Khoo said two pipes, each 1.9km long, would be installed through the culverts, to channel the sand from a collection point near the Causeway to the eastern edge of the project site.
He said the pipes must be carefully installed and maintained to avoid sand leakage, which could harm the environment and halt construction.
"The cleanup was completed on July 6. To see clean water flowing once again from the culverts is an experience to relish.
"We hope it will help to clean the polluted Johor Straits."
At the project site, Khoo said the sand would be loaded onto spreader pontoons. He said that the pontoons would be used to spread the sand evenly onto the seabed.
Two silt curtains, he added, would be installed prior to the reclamation works to prevent the sand and debris from contaminating other parts of the seabed.
Khoo said the first curtain would act as the first layer of protection, while the second would be the last defence should any debris get through through the first layer.
"The second layer will also act as secondary protection should parts of the first silt curtain be torn, tilt or collapse because of the waves."
Khoo said extra precautionary measures had to be put in place to prevent untoward incidents.
"At first we only thought of placing one silt curtain for the project site.
"But later, I decided to put in the second curtain as an added safety measure."
On top of that, he added, a sand bund which acts as a retainer wall to reduce the flow of debris would be created between the first and second silt curtains.
In short, Khoo said, CMP would be pulling out all the stops to ensure that the environment would only sustain minimal impact during the land reclamation operation.
"We care about the environment. We have been planning this for four years, prior to getting the environmental impact assessment approval."
Khoo said work on the project was expected to begin early next year.
"I pray that everything will be fine and go according to the schedule. Let us hope for the best."

CENTRAL Malaysian Properties (CMP) Sdn Bhd, developer of the RM2.7 billion Lido Boulevard in Johor Baru, will start reclamation works on the project in the third quarter of this year.
In a statement issued yesterday, the company said it has obtained approval from the authorities for the reclamation works to start.
The approval came with the support of relevant agencies such as the Marine Department, Malaysian Highway Authority, Johor Baru City Council and the State Economic Planning Unit.
The Lido Boulevard project, which is located within the Iskandar Malaysia development corridor, is an integrated waterfront development which stretches over 2.4km along the Tebrau Straits coastline.
It consists of residential-cum-commercial development which will include condominiums, a cultural centre, a hotel, a shopping centre, an indoor snow park and a recreational garden.
CMP said one of the biggest challenges in the reclamation works involves transporting sand to the project site. The sand will be sourced from Teluk Ramunia on the east coast of Johor using dredgers before being transported to the Stulang Laut waters near the Causeway.
The sand is then pumped to the site via a two kilometre-long floating and sunken pipeline.
A second cleaning exercise to clear the two culverts opened underneath the Causeway last year was carried out last month as part of the project.
One of the culverts will be used to connect pipes for the purpose of pumping sand for the reclamation while the other will remain free to ensure a continuous flow of water from both sides of the Causeway to ensure better water quality in the area.
The entire work is expected to be completed within two years. The tender of the reclamation works is ongoing and should be finalised soon.
CMP said it will also put in place a host of environmental mitigation measures during the pre-construction stage of the project. This includes installing monitoring devices to measure soil movements, noise pollution, air and water quality.
A double layered silt curtain would be installed to trap discharged sediments during the reclamation process.
CMP is also working with relevant authorities and local fishermen associations to address the social economic impact, if any, on the livelihood of the fishermen in the area.

"Antaranya Jabatan Marin, Projek Lebuhraya Utara-Selatan (PLUS), Lembaga Lebuhraya Malaysia, Majlis Bandaraya Johor Bahru (MBJB) selain Unit Perancang Ekonomi Negeri (UPEN) untuk menyiapkan pelaksanaan pembersihan pembetung kedua walaupun berdepan dengan cuaca yang tidak menentu.
"Dua pembetung berjaya dibersihkan pada pertengahan bulan lalu dalam usaha memulakan kerja fizikal secepat mungkin," menurut kenyataan itu.
Projek Lido Boulevard melibatkan pembangunan perumahan dan komersial seperti kondominium, pusat kebudayaan, hotel, pusat beli-belah, taman salji tertutup dan taman rekreasi.
CMP berkata, cabaran utama kerja- kerja penebusan tanah apabila melibatkan pemindahan pasir ke kawasan projek tersebut.
Jelasnya, pemindahan pasir dari Teluk Ramunia yang terletak di pantai timur Johor akan dilakukan dengan kapal korek yang berlabuh di Stulang Laut berhampiran Tambak Johor.
"Pasir akan disalurkan ke tapak projek menerusi talian paip yang terapung dan terbenam di laut. Bagi memudahkan kerja-kerja pemindahan, dua blok pembetung di bawah tambak itu akan dikeluarkan dengan satu blok digunakan untuk talian paip.
"Langkah ini membolehkan pengaliran air tanpa henti dari Stulang Laut ke Pantai Lido dan sebaliknya, justeru meningkatkan kualiti air," katanya.
Menurut CMP, tawaran tender kerja penebusan itu sedang dijalankan dan akan dimuktamadkan tidak lama lagi.
Kata beliau, pihaknya berasa bangga kerana terdapat empat syarikat kapal korek antarabangsa terbesar di dunia telah tampil menawarkan pakej kerja penebusan masing-masing.
Sementara itu, CMP telah memenuhi keperluan Penilaian Impak Alam Sekitar (EIA) untuk membangunkan projek itu dan mendapat kelulusan daripada Jabatan Alam Sekitar pada 21 Mei 2008.
Jelasnya, Pelan Pengurusan Alam Sekitar diluluskan pada 3 Mac lalu yang berkaitan isu alam sekitar dan syarikat turut menyediakan Pelan Maklum Balas Kecemasan.

PEMBANGUNAN Lido Boulevard bernilai RM2.7 bilion membabitkan kawasan pantai Selat Tebrau sepanjang 2.4 kilometer di Johor Bahru, dijangka bermula menjelang suku ketiga tahun ini.
Central Malaysian Properties Sdn Bhd (CMP) selaku pemaju dalam satu kenyataan di sini, semalam berkata pihaknya sudah memperolehi beberapa kelulusan daripada pihak berkuasa berkaitan bagi membolehkan kerja pembinaan dilaksanakan mengikut jadual ditetapkan.

Lido Boulevard yang termasuk dalam kawasan koridor ekonomi Iskandar Malaysia itu membabitkan pembangunan kondominium, pusat kebudayaan, hotel, pusat beli-belah, taman salji dalam bangunan dan taman rekreasi.
Menurut CMP, cabaran utama yang dihadapi untuk kerja pembangunan berkenaan ialah membawa pasir dari Teluk Ramunia yang terletak di pantai timur Johor menggunakan ponton dan memindahkannya ke perairan Stulang Laut yang berhampiran Tambak Johor sebelum dipam menggunakan saluran paip sepanjang dua kilometer ke tapak projek.
CMP berkata, pemberian tender projek itu sedang dijalankan dan dijangka selesai tidak lama lagi dan setakat ini, empat syarikat antarabangsa yang mempunyai keupayaan untuk melakukan kerja pemindahan pasir dan pembinaan membuat bidaan masing-masing.

JOHOR BARU: Central Malaysia Properties Sdn Bhd (CMP) will start developing Lido Boulevard, its multi-billion ringgit integrated waterfront development project, this year.
Managing director Datuk Chan Tien Ghee said land reclamation work along Lido Beach would start soon and would take 24 months to complete.
“The project has a gross development cost of RM2.7bil and a gross development value estimated at RM4bil,’’ he told StarBizWeek.

Located on 49.37ha, the project will be developed in phases stretching 2.4km along the Tebrau Straits from the now the defunct Lot I shopping complex to the Harbour Master’s office.
The flagship project by CMP, a company linked to business tycoon Tan Sri Vincent Tan Chee Yioun, is a joint-venture between CMP and Johor State Secretary Inc as the land owner.
“The project will be fully funded by CMP,’’ said Chan.
He said four dredging companies had bid for the reclamation work and the winning tender would be announced by end of the month.
They are Dredging International and Jan De Nul from Belgium, and the Netherlands-based Boskalis and Van Oord.
The notable projects undertaken by them include the Penny’s Bay for the Hong Kong Disney World Park, Dubai Palm Jumeirah, Singapore’s Jurong Island, Pulau Indah Marina and Watervillage in Klang and Palm Cove Canal in the United Arab Emirates.
About 6.8 million cu m of sand sourced from Teluk Rumania on the east coast of Johor is required for reclamation works.
The sand will be transported by a dredger anchored at Stulang Laut near the Causeway; then pumped to the site via a 2-km floating and sunken pipeline.
To facilitate this, two culverts under the Causeway were cleaned; one will be used to transport the sand and the other to ensure continuous flow of water.
“This was the first cleaning exercise conducted on the Johor side since the road section of the Causeway was completed in 1923,’’ said Chan.
He said the continuous flow of water from Stulang Laut to Lido Beach and vice versa would improve the water quality at Lido Beach.
“The project is expected to take shape by 2016 and it will completely rehabilitate Lido Beach and give Johor Baru a facelift,’’ said Chan.
The project comprises four main components – luxury condominiums, waterfront office suites, a hotel and a shopping mall.
Eight condominium blocks of between 18 and 26 floors each will offer 914 units on a 10.60-ha site.
Eight office blocks between six and eight floors each, a 296-room hotel-cum-serviced residences and a three-storey dual-frontage retail complex are also in the plan.
Incorporated in the mall will be an international-sized ice skating rink and 32-lane bowling alley and one of the main attractions will be the 4,645.15 sq m Indoor Snow Park with activities like ice sliders and tobogganing.
Chan said RM150mil would be spent to upgrade Jalan Abu Bakar, including widening it and building pedestrian bridges. CMP would also allocate RM46mil for landscaping to include water features like wading and splash pools as well as pocket parks along the 10m wide boardwalk.

JOHOR BAHARU, Aug 5 (Bernama) -- Construction work on the RM2.7 billion Lido Boulevard development project along the Johor Straits is expected to start in September after obtaining the approval for the Environment Impact Assessment (EIA) Report.
Johor Menteri Besar Datuk Abdul Ghani Othman said construction of the real estate development project by Central Malaysian Properties Sdn Bhd (CMP) would begin with land reclamation works.
"The project, when fully completed in 2016, will become a landmark for Johor Baharu city especially along the coast of the Johor Straits," he said at a ceremony to hand over a cheque for RM750,000 to the Southern Region Fishermen's Association, here today.
The Fishermen's Association is the trustee for 300 fishermen from Kampung Teluk Serdang, Kampung Sungai Danga, Kampung Sungai Melayu and Kampung Skudai Kini located along the Johor Straits.
Meanwhile, CMP managing director Datuk Chan Tien Ghee said, the company would ensure the construction of the Lido Boulevard would not affect the livelihoods of coastal villagers or harm the marine environment along Lido beach.
According to him, about 6.3 million cubic meter of sand sourced from Teluk Ramunia located on the east coast of Johor will be used for the reclamation works.
The sand would be transported by a dredger anchored at Stulang Laut near the Causeway and pumped to the construction site via a 2 km-long floating and sunken pipeline, said Ghee.
"To facilitate this, CMP has cleared and cleaned two culverts under the Causeway. One will be used to transport the sand, while the other to ensure a continuous flow of water, which is imperative to improve the quality of water at Lido beach," he said.
The development of Lido Boulevard will feature the construction of eight blocks of high-end condominiums, eight blocks of waterfront office suites, a 296-room-hotel-cum-serviced apartment and three-storey shopping complex.
In addition, the project will also have a Snow Park, an Arts and Cultural Centre as well as a 24-acre man-made lagoon for water-based activities, said Ghee.

JOHOR BAHRU: Penilaian Kesan Impak Alam Sekitar Terperinci (DEIA) projek pembangunan hartanah mewah pesisir pantai, Lido Boulevard, menetapkan supaya pemaju, Central Malayan Properties (CMP) Sdn Bhd melaksanakan Pelan Pengurusan Persekitaran.
Pengarah Urusan CMP, Datuk Chan Tien Ghee, berkata pelan berkenaan akan dilaksanakan sepanjang pembangunan projek berkenaan termasuk selepas ia dijangka siap menjelang 2016.
"Kerajaan menetapkan syarat berkenaan untuk dipatuhi dan kita yakin dapat mematuhi DEIA ini, memandangkan syarikat amat komited bagi memastikan Lido Boulevard tidak akan mencemarkan alam sekitar serta menyusahkan penduduk Johor terutama sekali di bandar raya ini," katanya kepada Berita Harian di sini, semalam.
Lido Boulevard yang dilancarkan pada 22 November 2007, adalah projek usaha sama antara CMP dengan Setiausaha Kerajaan negeri Diperbadankan (SSI) akan memulakan kerja penambakan bulan depan selepas memperoleh kelulusan daripada lebih 30 jabatan dan agensi kerajaan negeri serta pusat termasuk daripada Jawatankuasa Bersama Malaysia-Singapura Mengenai Alam Sekitar.
Kerja penambakan berkenaan akan menggunakan sejumlah 6.3 juta meter padu pasir yang dibawa dari Teluk Ramunia yang dibawa menggunakan kapal korek sebelum ia berlabuh di Stulang Laut, di sini dan kemudian dipam menggunakan saluran paip sepanjang dua kilometer (km).
Saluran paip berkenaan akan melalui dua pembetung di bawah Tambak Johor dan proses berkenaan dilakukan secara berterusan selama 18 bulan dengan kos yang dianggarkan bernilai RM300 juta.
Chan berkata, apabila kerja penambakan berkenaan siap kelak, ia akan membentuk kawasan seluas 49.2 hektar sepanjang 2.4 km bermula dari Lot 1 hingga ke pejabat Jabatan Laut Wilayah Selatan di pantai Lido.
Beliau berkata, kawasan paling jauh projek berkenaan adalah kira-kira 400 meter dari tebing sekali gus tidak akan mengganggu sempadan perairan Malaysia-Singapura yang terletak kira-kira 300 meter lagi dari Lido Boulevard.
"Kita memberi jaminan melalui projek ini, perairan Selat Johor akan bertambah bersih kerana kerja pemantauan sentiasa dilakukan di dua pembetung di bawah Tambak Johor bagi mengelakkan ia tersumbat serta melancarkan pengaliran air," katanya.
Mengulas mengenai Pelan Pengurusan Persekitaran yang dimasukkan dalam DEIA, Chan berkata pelan berkenaan akan mengambil kira situasi jika ada sebarang kemalangan serta kecemasan untuk pemaju bertindak dengan bantuan semua agensi serta jabatan berkaitan.
"Kita akan pastikan semua syarat dipatuhi sepanjang kerja pembinaan Lido Boulevard ini, supaya ia tidak menjejaskan alam sekitar. Malah, ada kira-kira 14 hektar kawasan yang tidak akan ditambak kerana mempunyai pintu air serta muara sungai ke Selat Johor seperti di Sungai Chat," katanya.

JOHOR BARU: The state has been urged to order the developer of the RM2.7bil Lido Boulevard to activate its environment management plan to ensure the project does not pollute the Tebrau Strait.
Pulai MP Datuk Nur Jazlan Mohamed said there were concerns about a change in water quality in the strait.
“We are worried over this development and fishermen and fish rearers are beginning to voice concerns,” he said.
He said that pollution would also affect the area’s tourism attractions.
Lido Boulevard, launched on Nov 22, 2007, involves land reclamation which will start next month. It was approved by over 30 departments and agencies as well as the Malaysia-Singapore Joint Commit-tee on the Environment. — Bernama

JOHOR BARU: The Lido Boulevard land reclamation project is under the purview of the Iskandar Regional Development Authority (IRDA) and its appointed contractors.
CMP, developer of the Lido Boulevard project, said it was not responsible for the land reclamation.
It was reported in a Bernama story in The Star on Wednesday that Pulai MP Datuk Nur Jazlan Mohamed had urged the state to order the Lido Boulevard developer to activate its environment management plan to prevent pollution.
CMP managing director Datuk Chan Tien Ghee said the company had carried out studies in line with the Government’s environmental standards.
“We have conducted all the relevant studies in line with Federal and state environmental standards.
“The Detailed Environment Impact Assessment Studies initiated in 2006 received approval in May last year while the Environmental Management Plan was approved in March this year,” he said.
He added that all approved measures would be in place before the company started work at the project site.
“We hope that complaints will be referred to the relevant parties responsible for the project,” he said.

The hinterland is just a mess, but can be cleaned up and developed. Unlike land-scarce Singapore, there is no need for land reclamation: waste of money and resources, not to mention that it is toxic to the environment.

because of that.. I interested in a study on "land reclamation" which really is the "land reclamation" contribute to air pollution and disrupt ecosystems. and of course have a way to overcome. This has been proven in projects in Dubai by the Landscape Architect.

KUALA LUMPUR: Central Malaysian Properties Sdn Bhd (CMP) is expected to launch its Lido Residences project with gross development value of RM1.5 billion by the second half of this year.
Lido Residences, which is part of the Lido Boulevard project with a total gross development value of RM4 billion, is expected to begin construction in the next nine to 15 months, said CMP managing director Datuk Chan Tien Ghee.
"Construction is expected to be completed in two years' time," he told reporters after a contract signing ceremony with Jan De Nul (Malaysia) Sdn Bhd here today (March 15).
Jan De Nul will carry out land reclamation works costing RM238.6 million which is also the first phase of development of the 49.2-hectare Lido Boulevard project.
When the works are completed at the end of next year, 94.18 acres will be reclaimed land while 28.17 acres will be on a piled concrete deck.
Lido Residences will comprise 900-odd units of fully furnished high-end condominium which are expected to be priced around RM1.5 million each.
"Currently, the price for high-end properties around the area is about RM700 to RM800 per square feet. Our apartment is about 1,900 square feet," Chan said.
The integrated waterfront development, which located along the 2.4-kilometre Johor Straits in Johor Baharu, is expected to be fully completed in 2016, he said.
"We are open for partners or joint venture for other portions of the land development. There are parties who have expressed interest to joint develop, for example the hotel portion," he added.
The Lido Boulevard project is divided into six parcels of development, comprising Lido Residences, Arts and Cultural Centre, service residences/hotel,
office suites, a shopping mall with an indoor snow park, and The Gardens. -- Bernama

CENTRAL Malaysian Properties Sdn Bhd (CMP), a private property developer controlled by Berjaya Group's Tan Sri Vincent Tan Chee Yioun, expects its Lido Boulevard waterfront project in Johor Baru to boast of more than RM4 billion in gross development value (GDV) over five years.
CMP will build, among other things, high-end condominiums, hotels, office suites, shopping malls, an indoor snow park, and an art and cultural centre on the 50ha site along the Tebrau Straits.
Managing director Datuk Chan Tien Ghee said CMP will start reclamation works next month.
The integrated project will stretch from the abandoned Lot 1 shopping mall to the office of the Harbour Master.
CMP has hired a private dredging company from the Netherlands, Jan De Nul Group (JND), for the RM238.6 million reclamation job.
It will be one of the largest reclamation projects in the country, Chan said after the signing of a contract agreement between CMP and JND in Kuala Lumpur yesterday.
The reclamation will be the first phase of the Lido Boulevard development. Upon completion at the end of next year, 38ha would have been reclaimed. Another 11ha would be on a piled concrete deck.
The Lido Boulevard will be split into six parcels, with the high-end condominiums coming under the first.
"There will be 900-odd units of high niche condominiums. They will be fully furnished," Chan said.
CMP is finalising the prices, but hinted that it could cost at least RM1.5 million for a 1,900sq ft unit.
Chan pointed out that new high-end apartments in the area were being sold at RM700-RM800 per sq ft.
Tan is the major shareholder of CMP, while Chan, the Johor royal family and the Johor state government are the other shareholders.
JND managing director J.P.J. De Nul expects the reclamation works to be a challenging task, adding, however, that his company had done more challenging jobs in Europe and the Middle East.
Among its prestigious international dredging and reclamation jobs are the Palm Island Dubai in the United Arab Emirates, Jurong Island Phase 4 in Singapore, and construction of a wastewater treatment plant in Brussels, Belgium.

FINALLY, we can see the progress of Iskandar Malaysia. We heard so much of it in the past but did not see its physical form taking shape.
For those who are sceptical and subscribe to the "seeing is believing" idiom, there are many things to see these days.
Massive earthworks in the district of late have in one way or another convinced the people that the southern growth corridor is finally taking place.
Those passing by Lido beach near the Sultanah Aminah Hospital in Johor Baru can't miss the mammoth sand heaps at the beach-front and the barge ferrying the sand.
The heap is more than one storey high. Well, the sand is used for reclamation work for the Lido Boulevard project, another beach-front development featuring condominium and upmarket apartments.
Likewise, construction machinery and heavy-duty equipment can be seen busily operating at the fenced vacant plot at Danga Bay where a luxurious condominium is going to be built.
And for those travelling along Jalan Skudai at the Danga Bay, the road has widened but it narrows down to a bottleneck in the M Suites Hotel direction.
The widening is to cater to the construction of the coastal highway leading to Nusajaya.
This highway project will undoubtedly affect traffic flow along the trunk road for the next two years.
With the coastal highway project, many trees along Jalan Skudai and Jalan Tun Razak as well as at the intersection of the two roads have to be uprooted and relocated elsewhere.
Traffic congestion will be the order of the day as one goes to the city centre using Jalan Skudai or Jalan Tun Razak.
Jalan Kolam Air, another artery in the city, is not spared either as it undergoes a widening exercise.
So for those trying to avoid the congestion at Jalan Skudai by detouring to Jalan Kolam Air, it might well be another case of miscalculation.
The impact of the development is felt in Senai too.
Passengers catching a flight at the Sultan Ismail Airport in Senai, would do well to factor in the traffic jam and leave early.
The road stretching from the Econsave store to the town is choked with traffic almost daily, partly due to the construction of the Senai-Desaru Highway.
The above are some examples of major earthworks going on at Iskandar Malaysia.
The Johor Baru skyline is evolving rapidly. There are more cranes, bulldozers, sand, pebbles and cement almost everywhere, and the only thing we need to learn now is to be patient.

JOHOR BARU: Berjaya Assets Bhd is now in the midst of taking over the development of Lido Boulevard, the multibillion ringgit integrated waterfront development project by Central Malaysia Properties Sdn Bhd (CMP).
The exercise is likely to be completed within the next six months, after which work on the project is expected to start almost immediately after being delayed for quite sometimes.
“It (the project) will be in a better hand with Berjaya Assets handling it in terms of project management and the most important thing is the strong financial backing from Berjaya Group,” a source told StarBizWeek.
The source added apart from the strong financial backing from the conglomerate, Lido Boulevard would benefit from Berjaya’s marketing experience to market the property to local and foreign buyers.
The flagship project by CMP, a company linked to business tycoon Tan Sri Vincent Tan Chee Yioun, is a joint-venture between CMP and Johor State Secretary Inc.
The latter is an investment holding company of the Johor state government, which is also the land owner.
Tan owns 60% equity in CMP while the remaining 40% is held by CMP managing director Datuk Chan Tien Ghee. Both Tan and Chan made headlines recently when they bought over the Welsh’s Cardiff City Football Club.
CMP had in March this year awarded a deal worth RM238.6mil to the Belgium-based dredging company Jan De Nul to carry out reclamation works on the site.
The works would take about 15 months to complete, once completed; about 38.11ha would be reclaimed land while 11.39ha would be on a piled concrete desk.
According to Wikipedia, major projects realised in part or whole by Jan De Nul include the expansion of Panama Canal, Australia’s Port Botany expansion, the Manifa Field Causeway and Island project in Saudi Arabia, the Palm Jebel Ali artificial island in Dubai and the adjacent Dubai Waterfront.
“Jan De Nul has set an office in the city (Johor Baru) but the reclamation works have not started as schedule due to the takeover exercise,” said the source.
About 6.8 million cu m of sand sourced from Teluk Ramunia on Johor’s southeast is needed for reclamation works. The sand will be transported by a dredger anchored at Stulang Laut near the Causeway, then pumped to the site via a 2km floating and sunken pipeline.
Located on 49.51ha, the project will be developed in phases stretching 2.4km along the Tebrau Straits from the now the defunct Lot One shopping complex to the Harbour Master’s office.
The project comprises four main components – luxury condominiums, waterfront office suites, a hotel and a shopping mall.
Lido Boulevard, with a gross development value of RM4bil, is expected to take shape by 2016 and it will completely rehabilitate Lido Beach and give Johor Baru a facelift.

JOHOR BARU, MALAYSIA: Part of the land being re-claimed for a multi-billion ringgit project along Lido Beach here caved in, causing a tractor driver and some machinery to fall into the sea.
Work on the integrated commercial and residential project, which involved the reclamation of 123ha of land started early this month with one sq km already reclaimed. Half of it caved in yesterday.
Mohd Noor Miskan, 36, is believed to have fallen into the sea along with the tractor he was operating.
The developer of the Lido Boulevard project is Central Malaysian Properties Sdn Bhd.
Also lost in the incident were three tractors, two containers and one generator unit.
At press time, Noor has not been found.
"We arrived at the scene at around 10.36pm on Friday night and 18 officers were conducting the search and rescue for the victim," said Johor Fire and Rescue department senior operations officer Aminah Saimin.
Mohd Noor's mother and sister who were at the scene said they were shocked when they heard about what had happened.
"He was supposed to visit my mother at the hospital not too far from where he was working.
"She had been warded several days ago with thyroid cancer," said Mohd Noor's sister Hani Masra Miskan, 40.
"We are still hoping that they will find him, because he is a wonderful brother and the pillar of strength of our family," she said, adding that Mohd Noor was married with four children.
Mohd Noor's mother, Siti Tasuki, 58, said she could not take the news and only wanted her son back. "He is my only son and he is very close to me," she said.
A spokesman from the Central Malaysian Properties said a team of technical consultants were investigating the cause of the accident.
"We started reclamation work on the site this month after getting the approval from the authorities and we are doing our best to find out what went wrong," he said.
Reclamation work on the integrated waterfront development had been scheduled to be completed in the next 24 months.
