Hi,

I wish to invest in a condominium in KL area and I am not sure which to go for. I want a unit which has good view of KLCC twin towers. Hope I can get some advice from you gurus.

From the threads I read from this forum and from my research so far I roughly conclude that:

1. K-residence cannot make it even though it is good location. It was an abandoned project previously. K-avenue = ghost town

2. Pavillion seems very good but i think its leasehold? Although I havent been there, I think Pavillion equivlent in Singapore is Ion Orchard.

BTW What is the different between leasehold and freehold in Malaysia? is it a big difference? Because I know in Singapore it seldom makes any difference because even if 99 years, when the building 30 yrs old already will become embloc and rebuilt with fresh lease by another developer. Does this hold true for KL as well?

3. Should I look for one in the KLCC area or Bukit Bintang Area? I think although KLCC is a landmark but not much night life?

4. Marc Residences view blocked by OneKL.

5. OneKL each have swimming pool which is very hard and expensive to maintain. I think my 3mil budget also can't afford this.

Any reccomendations? Should I buy or should I wait? Has Four season launched yet? Which developer in KL got good reputation and track record? I think its safe to say forget about Berjaya properties?

I hope to make some friends in this forum perhaps we can exchange information as I am quite knowledged in the Singapore property scene.

Take a good look at Troika (www.troika.com.my) and at the the new Millenium Tower just next to Pavillion... Avare seems a good project as well - views to KLCC will probably not be permanent. K Residence isn't that bad if you want something ready to use. The difficulties of the project only affect the shopping mall.

Bukit Bintang or KLCC seems not an issue as the areas are within walking distance.

Are you buying to stay?
Why you want to buy a house a extremely pack area with lots of traffic morning and evening. You might not able to reach home to catch your dinner or movie cause you will be caught in jammed.
