KUALA LUMPUR: TTDI Development Sdn Bhd (a member of the Naza group) will sell a 50-storey office tower to the Federal Land Development Authority (Felda) for RM640.7mil.
The proposed tower to be called Menara Felda is the tallest of seven iconic towers in TTDI Development’s RM3.5bil Platinum Park, a world-class high-end integrated residential and commercial development in the prestigious Kuala Lumpur City Centre (KLCC).
Deputy Prime Minister Datuk Seri Najib Tun Razak, who will perform the ground-breaking ceremony at the project site at the corner of Jalan Stonor and Jalan Kuda today, will also witness the signing of an agreement between TTDI Development and Felda on Menara Felda.
Menara Felda will have a nett lettable area of 689,000 sq ft and a floor plate of 15,000 sq ft. It will have, among others, a large banquet hall that can seat 1,500 people at the basement level.
Platinum Park, sited on a 3.68ha freehold land, is surrounded by new high-end condominiums like The Avare, Binjai, Stonor Park and Suria Stonor.
It will be the biggest luxury development to be undertaken by a bumiputra company in the vicinity of the Petronas Twin Towers and Suria KLCC shopping centre.
Platinum Park comprises three high-end condos with a total of 287 units, three Grade A office towers and a five-star serviced apartment tower. 7 TOWERS WOW
Set within a lush landscaped “haven with a city” concept around a RM20mil, private 1.5-acre park, the project offers residents a chance to live, work and play within an exclusive domain.
A “necklace” of niche lifestyle retail offerings will complement this one-of-its kind development in the capital. The outlets will feature products and services of international appeal never before seen in Kuala Lumpur.
The super condominiums will be priced from about RM2,000 to RM2,500 per sq ft with sizes ranging from 2,200 to 5,500 sq ft and penthouses of 8,000 to 13,000 sq ft. There will be a 30-storey condominium tower with 123 units and two 42-storey condominium towers with a total 164 units. The first condominium block would be launched later this year or early next year.
Platinum Park will be developed in five phases over the next eight years.
TTDI Development group managing director Datuk Johan Ariffin said that besides its prime location, Platinum Park’s other unique selling points were its size and concept.
Apart from KLCC, there were no other developments either within or on the fringes of the KLCC with the size of Platinum Park, he said at the project's media preview yesterday.
“This size (3.68ha) gives us the opportunity to create something iconic. We were able to put together 10 bungalow lots over the past four to five years and create a seamlessly integrated development of seven towers.
”Current condominium developments in the KLCC area all comprise either one or two blocks. Ours is the only one that has an integrated concept.
”What Hyde Park is to London park-front apartments and Central Park is to New York condominiums, so it shall be with our Platinum Park properties. The potential is tremendous,” Johan said.

KUALA LUMPUR: Felda staff should make a big shift in their mindset and carry out aggressive plans for their organisation on a global scale.
They should re-energise themselves by diversifying their efforts to ensure that the organisation would be able to meet international challenges, Deputy Prime Minister Datuk Seri Najib Tun Razak said.
"While Felda has been well-known for improving lives by providing land for settlers during the last 50 years, the core organisation itself should modernise itself so it will be able to generate more wealth at the international level," he said in his speech at the ground-breaking ceremony for a RM3.5bil Platinum Park high-end integrated and commercial development project at Jalan Stonor here Tuesday.
Felda also signed an agreement with the developer TTDI Development Sdn Bhd for the purchase of a 50-storey office tower for RM640.7mil; it would be named Menara Felda.
Najib said Felda's choice for its new offices reflected its intentions to showcase its successes and motivate its staff to improve their achievements.
"Of course, we can build the Felda tower beside its present office in Jalan Gurney.
"The location for the new building in a prestigious area in Kuala Lumpur is a result of strategic thinking that was made to help the organisation highlight its image globally.
"It's a move to rebrand Felda, which has been known as a highly-successful land development authority in the country and overseas," he added.
Najib told reporters later that the construction of the new 50-storey Menara Felda was expected to be completed by 2011.
The plan was made in 2004, in which Felda Group was tasked to seek a new building due to an increase in the number of staff.
The present Felda building in Jalan Gurney would be used for other purposes, he added.

FELDA Holdings Bhd’s wholly owned unit Twin Rivers Technology (TRT) Group will build a crushing plant and refinery in Becantour, Quebec, Canada, Deputy Prime Minister Datuk Seri Najib Tun Razak said today.
“We (Felda) are dealing with the Quebec government to build the new plant there,” he told reporters after performing the ground breaking ceremony for the Platinum Park project and witnessing the signing of a sale and purchase agreement for Menara Felda in Kuala Lumpur.
Felda is buying the 50-storey office tower at Platinum for RM640.7 million. It is being built by TTDI Development Sdn Bhd and is due to be completed in four years.
Najib said the construction of the plant is part of Felda’s plan to spread its wings internationally.
Felda bought a 100 per cent stake in TRT last August for about US$71 million .
TRT, based in Boston and Quebec and formed in 1994, comes under Felda Global Ventures (North America) Sdn Bhd.
It has a fatty acids plant in Quincy, Massachusetts in the US, which produces glycerin and another in Cincinnati which makes the basic ingredients for food products like Olestra and Omega 3, sefose (sucrose esters of fatty acids) industrial products and biodiesel.
TRT also has a seaport in Quincy, a rail loading and delivery system linked to the North American rail system and a storage tank capacity of 70,000 tons.
The takeover of TRT has enabled Felda to reach the global level in three aspects of palm oil development - oleochemicals, biodiesel and basic/food ingredients.
This provides potential for expertise and technology transfer in production, products and oleochemicals-based technology. — Bernama

TTDI Development Sdn Bhd, the property arm of the Naza Group, may do more en bloc sales of its development due to strong interest from Middle East and Singapore investors.
TTDI is building seven iconic towers in Platinum Park, its first high-end integrated residential and commercial project on a 3.64ha site.
Group managing director Datuk Johan Ariffin said the foreign investors plan to house their corporate offices at the towers. More deals may be concluded this year or by early 2009.
"The reason we go for en bloc sales is to mitigate market risk. It's safer to lock in sales, eliminate market risk and see what to do next," Johan told Business Times at a media briefing on Monday.
"Based on current market value for properties in Kuala Lumpur, TTDI expects the gross development value of the project to hit RM4 billion from earlier estimations of RM3.5 billion," Johan said.
TTDI on Monday agreed to sell a 50-storey office tower, dubbed the Felda Tower, to the Federal Land Development Authority (Felda) for RM640.7 million.
Platinum Park will be developed over five to eight years. It will comprise two 42-storey high-end condominium towers with 164 units and one 30-storey condominium block with 123 units.
The units will be priced from RM2,000 to RM2,500 per sq ft with sizes ranging from 2,200 to 5,500 sq ft and penthouses with built-up areas of between 8,000 and 13,000 sq ft.
The project will also consist of 50-storey, 38-storey and 33-storey Grade A office towers and a five-star 30-storey serviced apartment tower.
Construction of the buildings will start this year except for the 42-storey blocks, which will start in 2009, being the final phase of the development.
It is learnt that the new Naza headquarters will be housed at the 33-storey office tower.
Platinum Park will be complemented with a RM20 million 0.6ha park and a "necklace" of niche lifestyle retail offerings spread over 80,000 sq ft.
The Felda Tower will have a net lettable area of 689,000 sq ft and a banquet hall when completed in 2012.

KUALA LUMPUR: The Federal Land Development Authority (Felda) is acquiring a 50-storey tower, which will be known as “Menara Felda” once completed, in the vicinity of Kuala Lumpur City Centre (KLCC) for RM640.7 million.
The office tower, which is part of the RM3.5 billion high-end integrated residential and commercial development project called Platinum Park, will have a nett lettable area of 689,000 squar feet.
Work on Menara Felda will start this year and to be completed in four years. It will occupy 2.6 acres of Platinum Park’s 9.1 acres.
Felda, represented by director-general Datuk Ahmad Tarmizi Alias, signed the purchase agreement with Platinum Park's developer TTDI Development Sdn Bhd — which was represented by its group managing director Datuk Johan Ariffin — on Jan 22.
Deputy Prime Minister Datuk Seri Najib Razak performed the ground-breaking ceremony for Platinum Park at the project’s site in Jalan Stonor.
Najib said Felda bought Menara Felda and the land it occupies because of the high economic value. “When we bought the land, the price was rising. Felda bought this land at RM930 per square feet, but we have already received offers for RM1,250 per square feet. If we sell today, we would have made a profit of RM220 million,” he added.
Najib also revealed that the idea of building Menara Felda came up in 2004 to cater for the expansion of the organisation.
He highlighted that Felda had started to venture globally by taking over Twin Rivers Technologies (TRT), which is the third largest producer of fatty acids and biofuel in the US last year.
In his speech earlier, Najib said the decision to build Menara Felda in the city centre was intended to promote Felda as an iconic organisation in tandem with its success thus far.
He said Menara Felda had the potential to raise Felda’s image, challenging Felda to be capable of competing at the international level.
“More than 50 years ago, Felda provided a source of livelihood for the people by opening up land. Now it is getting modern and it needs to generate wealth at the international level,” he added.
On Platinum Park’s development, Johan said the entire project would have a gross development value of RM3.5 billion.
To be developed in five phases over the next eight years, it will comprise of seven buildings, of which three are high-end condominium towers with 287 units, three grade A office blocks and a five-star service apartment tower.
Among others, Platinum Park will have a 1.5-acre private park, which cost about RM20 million, to provide a green lung as well as a recreational area for its residents.

Lebih istimewa lagi, penghuni Platinum Park juga menyediakan taman landskap dengan konsep ‘syurga dalam bandar’ di atas tapak seluas 0.8 hektar bernilai RM20 juta.
Johan berkata, harga bagi unit kondominium ditawarkan daripada harga RM2,000 hingga RM2,500 sekaki persegi untuk kediaman berkeluasan antara 2,200 kaki persegi hingga 5,500 kaki persegi dan penthouse daripada 8,000 kaki persegi hingga 13,000 kaki persegi.
Blok kondominium pertama akan dilancarkan akhir tahun ini atau awal tahun depan, tambah beliau.
Sementara itu, saiz keluasan bagi apartmen perkhidmatan ialah daripada 450 kaki persegi sehingga 1,500 kaki persegi dengan sasaran pembeli di kalangan pelabur asing dan tempatan.

PEMBABITAN Kumpulan Naza dalam sektor hartanah menerusi anak syarikatnya, TTDI Development Sdn Bhd tidak akan menyebabkan syarikat automotif terkemuka itu menyimpang daripada perniagaan terasnya dan kehilangan hala tuju.
"Memang ada orang yang membangkitkan persoalan ini. Tetapi ingin saya nyatakan di sini bahawa tiada pertindihan antara perniagaan automotif dan hartanah dalam Kumpulan Naza," kata Pengarah Urusan Kumpulan TTDI Development, Datuk Johan Ariffin.
Beliau menegaskan Kumpulan Naza menerusi beberapa anak syarikatnya yang lain akan terus memberikan tumpuan kepada sektor automotif manakala TTDI Development akan memfokuskan kepada sektor hartanah.
"TTDI Development mempunyai pasukan pengurusan sendiri yang menetapkan hala tuju syarikat ini untuk lebih maju dalam sektor hartanah.
"Malah, kami juga diberikan kebebasan dalam soal operasi unit hartanah," katanya pada pelancaran projek hartanah mewah Platinum Park di Kuala Lumpur, baru-baru ini.
Turut hadir Pengerusi TTDI Development yang juga Pengerusi dan Pengasas Kumpulan Naza, Tan Sri SM Nasimuddin SM Amin.
Platinum Park adalah projek hartanah mewah terbaru TTDI Development bernilai RM3.5 bilion yang akan dibangunkan di kawasan berprestij dalam lingkungan Kuala Lumpur City Centre (KLCC).
Johan juga menegaskan, pembabitan Kumpulan Naza dalam bidang hartanah juga adalah secara bersungguh-sungguh dan serius.
"Mereka (Kumpulan Naza) menceburi bidang hartanah secara serius dan fokus.
"TTDI Development akan menetapkan platform tersendiri dalam memajukan syarikat hartanah ini," katanya.
TTDI Development dijangka disenaraikan di Papan Utama Bursa Malaysia tahun ini mempunyai simpanan tanah seluas 188 hektar di Malaysia.

World-class development will help brighten local property sector.
TTDI Development Sdn Bhd's newly launched Platinum Park, a world-class RM3.5bil high-end integrated residential and commercial development in Kuala Lumpur's Golden Triangle, has catapulted the company into the big league of property development.
The sale of the 50-storey Menara Felda, the tallest of seven iconic towers in Platinum Park, to the Federal Land Development Authority (Felda) for RM640.7mil last week is a major achievement, not only for the company but also for the whole industry that needs this kind of “fireworks” to brighten the “gloom and doom” of a US and possibly global recession.
With the launch of Platinum Park, about 700 metres from the Petronas Twin Towers and Suria KLCC shopping centre, TTDI is poised to regain its former glory not only as an industry leader but also as a major player to be reckoned with.
TTDI group managing director Datuk Johan Ariffin said Platinum Park would be a world-class product and one of the most exciting developments that Malaysia had ever seen.
“It will be a must-see destination for tourists like Roppongi Hills in Tokyo, Xin Tian Ti in Shanghai and Knightsbridge in London. If you are a tourist and you have not visited Platinum Park, then you have not been to Kuala Lumpur.”
“What Hyde Park is to London park-front apartments and Central Park is to New York condominiums, so it shall be with our Platinum Park properties. This is an investment grade property. The potential is tremendous,” he told StarBiz in an interview.
Designed by RSP Architects, this “haven within a city” development will be the latest project by the renowned architectural firm responsible for a number of other landmark works including the KL Hilton and Le Meridien hotels, Great Eastern Office and GE Mall. It will be the biggest luxury development to be undertaken by a bumiputra company in the vicinity of the KLCC.
It will comprise of three high-end condominiums (287 units) called Platinum Residences; three Grade A office towers and a five-star, 452-unit, 30-storey serviced apartment tower called Platinum Concierge Suites, designed to give the best view of the Petronas Twin Towers, the Melawati Hills and the Royal Selangor Golf Course.
The super condominiums will be priced from about RM2,000 to RM2,500 per sq ft with size of 2,200 to 3,500 sq ft, 4,500 to 5,500 sq ft and penthouses of 8,000 to 13,000 sq ft. Of the three condominium towers, one will be a 30-storey block with 123 units and two, 42-storey tower with a total of 164 units. The first condominium block would be launched later this year or early next year.
While the condominiums are targeted at owner-occupiers, the serviced apartment with size of 450, 675, 900 and 1,500 sq ft will be targeted at discerning investors.
Besides the very prime location, Platinum Park's other unique selling points are its size and concept.
Johan said apart from KLCC, there were no other developments that had the size of Platinum Park in the immediate neighbourhood.
“The 9.1 acres gives us the opportunity to create something different and iconic. We are able to create a seamlessly integrated development of seven towers with top of the line security and ICT.
“We found that every development in the neighbourhood is of one or two blocks and three towers at the most. Ours is the only one that has seven towers.”
Johan said there would be 80,000 sq ft of lifestyle retail space spread over the edge of the park and the towers. There will also be three levels of auto showrooms.
This “necklace” of niche retail offerings will complement this one-of-its kind development in the capital. These outlets will feature international products and services never seen before in Kuala Lumpur.
The retail units will not be sold but kept for rental income. They will also serve residents in about a dozen new condominiums in the immediate vicinity.
Menara Felda's 50 floors will reflect Felda's 50 years of successful history. It will have a net lettable area of 689,000 sq ft and a floor plate of 15,000 sq ft. It will have, among other things, a large banquet hall that can seat 1,500 people at the basement level, double volume ceiling, pre-function lobby and two basements and a podium for parking.
The three office towers will be of 33, 38 and 50 stories. The indicative prices of the office lots will be around RM1,200 to RM1,500 per sq ft, depending on size and the market. The remaining two office towers called Platinum 1 and 2 business suites might be launched later this year or early 2009.
Platinum Park will be developed in five phases over the next eight years and is expected to contribute significantly to TTDI's bottom line.

“THEY have really done a good job!” These words came from the CEO of a major property development group while we were having lunch at the KL Hilton, the day before the official launch and groundbreaking ceremony of the Platinum Park by Deputy Prime Minister Datuk Seri Najib Tun Razak on Jan 22.
The CEO was surprised when I answered his question that the 50-storey office tower that would be sold en bloc as mentioned in my column on Jan 21, is in Platinum Park and that the developer TTDI Development Sdn Bhd (TTDI) is selling it to Felda for RM640.7mil, or about RM930 per sq ft.
This is indeed a major coup and many industry players did not know about the sale or details of the Platinum Park development. It was the best-kept secret. The TTDI management has for the past four to five years worked hard to amalgamate the bungalow lots and came out with a winning concept. It has kept quiet until it was time to blow the trumpets with fanfare.
About 1,000 people were invited for lunch and to witness the signing of the agreement to purchase Menara Felda and launch under a big tent at the project site at the corner of Jalan Kuda and Jalan Stonor. The night before the launch, more than 50 members of the media came for a preview-cum-dinner at the site show room.
Did TTDI come in too late into KLCC?
Group managing director Datuk Johan Ariffin does not think so. “I don't think we missed the boat but instead, we have caught the market on an upswing. “The earlier condos were priced around RM650 per sq ft but now they have shot past RM2,000. The secondary market in One KL is reselling at RM2,500 per sq ft,” he said.
“We've taken a good amount of time to carefully plan and conceptualise this project. We haven't finished on the retail planning,” he said, adding that he was unperturbed with talks of a glut of high-end condos in the KLCC area. We don't have that many units and it is less than 5% of the total supply in the area. We are targeting a niche upper band, a very select group,” he said.
In fact, at RM2,000 to RM2,500 per sq ft as the indicative price for Platinum Park's luxury condominiums, it will help to pull up the price structure of similar high-end developments in the periphery of KLCC and those further away.
There is an upcoming RM3.6bil to over RM4bil mega development in Kampung Abdullah Hukum at Jalan Bangsar that may also benefit from any spill over demand from the KLCC.
If the condominiums or offices in this project that is adjacent to the Mid Valley City, were to be priced at around RM600 per sq ft, it would be an attractive proposition, as Bangsar is also a prime area but the price would be a mere quarter of the top end of KLCC prices.
What makes Platinum Park exciting is that it will have a RM20mil, 1.5-acre private park and cobblestone walkways that will give residents, office workers as well as visitors to its retail outlets a “back to nature” feel. For the residents, it will be an exclusive domain to live, work and play.
As RSP principal Hud Abu Bakar said, there would be lots of lush landscape and water features as well as state-of-the-art CCTV surveillance and sophisticated fibre optic lighting, some of them set in glass structures. It will be an exciting, uplifting and happening place.
He explained that the instead of having sharp edges, there would be curved buildings that maximises on the view, ventilation and is harmonious with the surroundings.
“It also minimises reflection from the sun and deflects the wind more evenly. Our inspiration is also taken from the form and function of a car that has character, is dynamic and progressive,” Hud said, adding that Platinum Park would be the “climax of the Jalan Stonor development”.
In designing Menara Felda, he said its oblong shape is derived from the shape of the palm seed while the top of the building resembles a leaf that symbolises Felda as an agriculture body.
“When this tower is lit up at night, it takes on a very nice shape. When you come out of the KLCC, you can see straight at this tower,” he added.
Platinum Park will have six ingresses and egresses. From the North, one can drive into the development from Jalan Ampang and Jalan Binjai; from the East its from Jalan Tun Razak and Jalan Kuda, from the West it is from Jalan Stonor and from the South one can come in from Jalan Kia Peng and Lorong Stonor.
The neighbours are also all first class projects. Just across Jalan Stonor is the newly completed Binjai twin-block condominiums and the existing Stonor Park. The proposed Suria Stonor condominium is next door while Magna Prima's Avare, another high-end condominium is under construction at the rear. Across the road at Jalan Kuda are The Oval condominiums, also being built.

TTDI Development Sdn Bhd (TTDI) is all set to launch several projects this year in its run-up to its proposed listing on Bursa Malaysia, expected to be one of the largest property initial public offerings (IPO) slated for 2008.
The upcoming developments include the newly launched Platinum Park and at least four more: TTDI Alam Impian, TTDI Kajang, The Valley in Ampang and Laman Seri Business Park in Shah Alam.
TTDI Alam Impian, a 200-acre mixed development of 1,600 residential units in Alam Impian, Shah Alam, would be launched later this year. The houses would be priced between RM300,000 andRM500,000 for corner units.
TTDI Kajang, a 113-acre freehold residential development comprising terraced and semi-detached houses would also be launched later this year.
The 35-acre The Valley is a 143-unit upmarket gated and guarded bungalow project in Bukit Indah, Ampang. The semi-detached houses called linked villas would be priced from RM2.5mil while the bungalows would be priced from RM3mil to RM4.5mil.
The company has also soft-launched the leasehold Laman Seri Business Park, comprising 46 units of four and five-storey shop offices in Section 13, Shah Alam. It has sold 26 of the 46 four and five-storey shop offices priced from RM2.6mil.
TTDI group managing director Datuk Johan Ariffin is proud of the newly completed 21-acre Laman Seri, as the gated and guarded community has enhanced the image of Shah Alam.
“We believe that we must do better than the previous project, as a developer is as good as its last project. If it does not keep on improving, then it is going to fall by the wayside.” he said.
A recent visit showed nice, three-storey bungalows and semi-detached houses with 14-ft high ceilings that make all the rooms look very spacious. There are electronically synchronised fountains with natural stones for the boundary walls at the main entrance, three playgrounds and three-tier security at the entrance, perimeter and home alarm system.
Phase 1 and 2 comprising 129 bungalows and 70 semi-detached houses have been completed and CF would be issued soon. About half of the 33 bungalows under Phase 3 have been sold during a recent soft launch.
TTDI Development is well known for the development of the prestigious Taman Tun Dr Ismail in Kuala Lumpur with sales value of over RM1.4bil. The award-winning township set new industry benchmarks when it commenced in 1973.
This affluent township comprising condominiums, houses and commercial centres is regarded as one of the best residential developments in the country. It has won the FIABCI Award of Distinction for Residential Property in 1993 and the TBR Excellence Award for Township Development in 2007.

TTDI Development Sdn Bhd, developer of the award—winning Taman Tun Dr Ismail area and which is headed for a listing on Bursa Malaysia's Main Board in 3Q2008, has lined up for launch this year and in 2009 projects with a total gross development value of RM6.5 billion.
The projects, all located in the buzzing Klang Valley, are likely to keep the developer busy over the next 8 to 10 years. TTDI Development's group managing director Datuk Johan Ariffin tells City & Country that the bulk of the projects has been targeted for launch this year and the rest next year.
Topping the list is its RM3.5 billion Platinum Park. This integrated residential and commercial development on Jalan Stonor in the prestigious Kuala Lumpur City Centre (KLCC) area sits on 9.1acres of freehold land. It comprises seven towers — three high—end condominium towers with 287 units, three Grade A office towers and a five—star serviced apartment tower.
The Federal Land Development Authority (Felda) is buying one of the office towers for RM640.7 million. To be called Menara Felda, the 50—storey building will have a net lettable area of 689,000 sq ft and will have, among others, a large banquet hall that can seat 1,500 people. The other two office towers will rise to 33 and 38 storeys.
On Jan 22, Deputy Prime Minister Datuk Seri Najib Tun Razak officiated at the launch of Platinum Park. He witnessed the signing of an agreement between TTDI Development and Felda.
"I am happy with the way things are progressing," says a smiling Johan after the ceremony.
Next month, the developer will be putting on the market the third phase of leasehold Laman Seri in Shah Alam, which comprises 89 semi—detached homes and 33 bungalow units, and the leasehold Laman Seri Business Park with a total GDV of of RM144 million. The gated and guarded bungalows, with a built—up of 4,500 sq ft, are priced from RM2.3 million and will, says Johan, be equipped with the latest safety and security features.
The Laman Seri Business Park comprises 46 units of 4 and 5—storey shopoffices, with sizes starting at 1,800 sq ft. These are tagged at RM2.6 million onwards.
Over in Bukit Indah, Ampang, the developer will be building 64 units of exclusive 3—storey link villas and 70 units of 3—storey bungalows in a project called The Valley. The villas will have built—ups ranging from 4,000 to 8,000 sq ft, and cost RM2.5 million onwards. The bungalows, with built—ups of 5,000 to 7,000 sq ft, carry an indicative price of RM2.9 million onwards. This high—end leasehold gated and guarded project, with an estimated GDV of RM342 million, sits on a 36—acre tract and is expected to be launched in June.
Johan says the developer's other new projects include Semarak Avenue, TTDI Kajang, TTDI Alam Impian in Shah Alam, TTDI Puchong and TTDI Seri Kembangan.
Semarak Avenue will comprise 1,625 housing and commercial units, with a GDV of RM939 million, and will be located on a 14—acre tract, while TTDI Kajang is a freehold mixed development offering 1,155 units with a GDV of RM327 million on a 113—acre tract. TTDI Alam Impian, meanwhile, is a township development with a GDV of RM890 million and comprises 1,609 housing and commercial units and will be built on 208 acres. TTDI Puchong and TTDI Seri Kembangan will offer a total of 182 commercial units with a combined GDV of RM340 million.
On the outlook for the property market, Johan says Malaysian property prices are about one—third of that in Singapore and he is confident about the inflow of more foreign funds.
On the take—up for Platinum Park, Johan says: "We are targetting locals and foreigners to take up the condo units, which offer spacious interior, prime location and accessibilty."
The condominiums, to be priced from RM2,000 to RM2,500 psf, will have varying sizes of 2,200 to 3,500 sq ft and 4,500 to 5,500 sq ft, while the penthouses will be 8,000 to 13,000 sq ft in size. These will be housed in three towers — a 30—storey block (123 units) and two 42—storey blocks (total of 164 units). The first condo block is expected to be launched later this year or early next year.
While the condos are targeted at owner—occupiers, the single tower of serviced apartments, which are 450, 675, 900 and 1,500 sq ft in size, will be targeted at both local and foreign investors.
A unique selling point of Platinum Park is that there will be a RM20 million, 1.5—acre park complete with water features in its heart. These features will, Johan says, attract niche lifestyle retailers.
When completed, Platinum Park will be the second largest mixed develpment projet in the KLCC belt after the KLCC project itself.
On TTDI Development's proposed listing, Johan says based on an initial study, the developer expects its market capitalisation to be in the region of RM800 million to RM1 billion.

Pembangunan bernilai RM3.5b bakal jadi ikon baru Kuala Lumpur lapan tahun lagi
TTDI Development Sdn Bhd, syarikat hartanah di bawah Kumpulan Naza membangunkan projek Platinum Park bernilai RM3.5 bilion di kawasan berprestij dalam lingkungan Kuala Lumpur City Centre (KLCC).
Projek yang dibangunkan di kawasan seluas 3.64 hektar berkonsepkan 'taman dalam kota' itu bakal menjadi ikon baru bagi Kuala Lumpur apabila siap sepenuhnya dalam tempoh lapan tahun.
Ia mengandungi tujuh menara terdiri daripada tiga kondominium, sebuah setinggi 30 tingkat dan dua setinggi 42 tingkat; sebuah apartmen servis lima bintang setinggi 30 tingkat serta tiga bangunan pejabat gred A, masing-masing setinggi 33, 38 dan 50 tingkat.
Pengarah Urusan Kumpulan TTDI Development, Datuk Johan Ariffin, berkata projek hartanah mewah itu disasarkan kepada pelabur tempatan dan antarabangsa.
"Menara pejabat disasarkan jualannya kepada pelabur tempatan, sementara unit kondominium pula kepada kedua-dua pembeli tempatan dan asing," katanya pada sidang media di Kuala Lumpur, kelmarin.
Majlis pecah tanah projek itu disempurnakan Timbalan Perdana Menteri, Datuk Seri Najib Razak, semalam.
Pada majlis itu, Najib turut menyaksikan perjanjian antara TTDI Development dengan Felda yang mana Felda membeli sebuah daripada bangunan pejabat di Platinum Park.
Bangunan yang dibeli pada harga RM640.7 juta itu akan dikenali sebagai Menara Felda.
Johan berkata, TTDI Development kini turut berunding dengan dua lagi pembeli tempatan bagi menjual dua lagi bangunan pejabat di Platinum Park.
"Jualan bagi blok pertama kondominium pula akan dilancarkan sama ada hujung tahun ini atau awal tahun depan," katanya sambil menambah kerja pembinaan projek itu akan dimulakan pada separuh kedua tahun ini.
Beliau berkata, tarikan jualan projek hartanah itu adalah pada lokasinya yang strategik, iaitu berhampiran Menara KLCC serta potensinya menjadi tarikan membeli-belah terbaru di Kuala Lumpur.
"Konsep pembangunan yang menggabungkan elemen gaya hidup mewah, ditambah pula dengan keluasan yang memadai bagi setiap unit hartanah bakal menjadi daya tarikan kepada pembeli," katanya.
Beliau berkata, Platinum Park akan menjadi ikon terbaru di Kuala Lumpur dengan konsep pembangunan yang hampir sama dengan projek hartanah premium seperti di kawasan Hyde Park, London; Central Park, New York dan Roppongi, Tokyo yang menggabungkan unit komersial dalam kawasan kejiranan mewah.

TTDI Development Sdn Bhd expects a record after tax earnings this year, helped by sales of current projects and those from new launches, its chief said.
It expects profit to jump 36 per cent to RM85 million in the year to December 31 2008. Revenue should triple to RM600 million.
The company made RM62.5 million in after tax profit on top of RM204 million revenue last year.
"We are confident of achieving our target, largely driven by several new developments taking shape this year," group managing director Datuk Johan Ariffin told Business Times in an interview.
In 2006, TTDI posted an after tax profit of RM31.4 million, on the back of a RM162 million revenue.
The developer also aims to keep gearing, a measure of debt, below 0.5 times. It has debt of RM142 million, which is 0.3 times its shareholders' funds currently.
TTDI has 197.6 hectares in Kuala Lumpur and Shah Alam. It is developing some 14 commercial and residential projects, plus mixed developments, worth more than RM6 billion.
Its latest product and also its first high-end integrated residential and commercial project is Platinum Park in Kuala Lumpur. The RM4 billion project will be developed over five to eight years on a 3.64ha site.
Johan said TTDI is expected to sign a second enbloc sale for another tower at Platinum Park this year, worth some RM550 million.
Platinum Park comprises seven towers. The first tower, a 50-storey office block, was sold to the Federal Land Development Authority (Felda) for RM640.7 million last month.
TTDI aims to also launch seven new projects this year, with a combined value of RM2 billion.
There are The Valley TTDI in Ampang; Jayamas II in TTDI Jaya, Shah Alam; phase 1 of TTDI Kajang, TTDI Puchong and TTDI Alam Impian; phase 3 of Laman Seri and Laman Seri Business Park in Section 13, Shah Alam.
"These projects will contribute positively to the company's earnings this year. Alam Impian, which will be launched in the second quarter, will contribute RM52 million," Johan said.
Johan said the phase 3 bungalows of Laman Seri are already 54 per cent sold even before the launch. It anticipates a similar success for Laman Seri Business Park, which will generate RM143 million in sales this year.
TTDI has also identified land in real estate hotspots like Penang and Johor to take advantage of rising demand.
"Several projects have and are being studied but, to date, we have not concluded any," Johan said.
TTDI also has long term plans to venture abroad.
Tan Sri S.M. Nasimuddin S.M. Amin, the company's chairman, told Business Times the company is mulling niche developments in Singapore, Indonesia and Vietnam in the near future.
"We are looking at various plans to expand and it includes developing landbank jointly with strategic local partners overseas," Nasimuddin said.

TTDI Development Sdn Bhd, well-known for its Taman Tun Dr Ismail township in Kuala Lumpur, is set to launch Malaysia's biggest property initial public offering (IPO) this year, its top official says.
The property arm of the Naza Group, TTDI has hired CIMB Investment Bank Bhd to arrange the IPO and listing.
"The IPO targets a market capitalisation of at least RM850 million," TTDI group managing director Datuk Johan Ariffin told Business Times in an interview recently.
It plans to list its shares on the main board of Bursa Malaysia in the third quarter of 2008. It will submit a listing request to the Securities Commission by March or April, Johan said.
The IPO will ride on a wave of excitement over the property market. Easier rules have spurred strong demand for high-end residential properties.
There is also strong interest from foreign and local investors for commercial property in Kuala Lumpur.
TTDI currently has projects in hand worth more than RM6 billion.
Its biggest project is the RM4 billion Platinum Park commercial and residential project at Jalan Stonor, Kuala Lumpur.
"TTDI aims to raise an estimated RM100 million via a rights issue prior to the IPO for expansion of land bank and working capital," Johan said.
However, he declined to say how much TTDI will raise from the IPO.
Johan said post-IPO, TTDI's share capital will balloon to RM450 million from RM223 million now.
"We are in the process of preparing for the IPO. We anticipate it will be among the bigger issues this year, if approved," Johan said.
TTDI will use the IPO proceeds to fund working capital and expansion plans, and to part finance development costs.
The company is also planning to launch seven new projects this year, worth RM2 billion collectively.
They are Phase 1 of TTDI Kajang, comprising 56 units of double-storey link homes; The Valley TTDI, a one-ha residential development in Ulu Klang, Ampang, with 134 units of high-end bungalows and linked villas; Phase 1 of TTDI Puchong, consisting of 137 units of three- and four-storey shop offices; and Phase 1 of TTDI Alam Impian, with 136 units of double- storey link homes.
Others would include Laman Seri Phase 3, a gated residential development with 33 bungalows; and Laman Seri Business Park, comprising 46 units of four- and five-storey shop offices, both in Section 13, Shah Alam. It will also launch Jayamas II, which has 26 units of two- and three-storey shop offices in TTDI Jaya.

ACCORDING to the Valuation and Property Services Department's third quarter 2007 (3Q07) commercial property stock report, the total existing stock of purpose-built offices in Kuala Lumpur stood at 372 properties with 65.04 million sq ft of space and an 83% occupancy rate.
The report noted that with the completion of one building with 272,434 sq ft of space in 3Q, there was a further 17 properties with 8.02 million sq ft of space that were under construction. Planned supply for the quarter stood at 14 properties with about 12.36 million sq ft of space.
In the Golden Triangle area that encompasses those streets nearest KLCC, there were a total of 44 properties with about 9.40 million sq ft of space and an occupancy rate of 82.1% while in the Jalan Ampang area comprising those streets neighbouring KLCC, there were 23 properties with 8.28 million sq ft of space. The occupancy rate for the area was 88.9%.
One property with 106,778 sq ft was under construction in the Golden Triangle while planned supply for the area stood at two properties with a total of 692,560 sq ft.
CH Williams Talhar & Wong Sdn Bhd noted in its 3Q report last year that a number of properties would be completed in the KLCC area next year and in 2010.
These purpose-built offices include The Icon along Jalan Tun Razak, Goldis Tower in a corner of Jalan Ampang and Jalan Tun Razak, Glomac Tower along Jalan P. Ramlee, Menara Yu Neh Huat along Jalan Sultan Ismail, the office component of Lot C in KLCC and the office components of Platinum Park along Jalan Stonor.
The property consultancy said the healthy demand coupled with tight supply would augur well for the prime office market in the short term. It added that “interest from foreign investors and institutions continue to be strong for investment-grade offices.”
In its property market review for the first half of 2007, Regroup Associates Sdn Bhd said: “KL is experiencing an unprecedented level of interest from local and overseas investors for good quality office investments to buy.”
It said the reasons for this were the Securities Commission's revised guidelines for the establishment of REITs, a policy shift in which government institutions such as the Employees Provident Fund could invest in commercial property, and demand from opportunistic funds and foreign REITs.
At that time, the property consultancy had said that based on its subjective view, the value of Grade A office space would probably rise to some RM900 psf over the next two years.
Certain yet-to-be-completed properties in the area have already surpassed this figure at the end of last year. Glomac Tower was sold by Glomac Bhd to Kuwait Finance House (M) Bhd for RM577mil or RM1,120 psf while part of Menara Yu Neh Huat, which is located further away from the KLCC area, was sold to the same company by YNH Property Bhd for RM920mil or RM1,230 psf.

PETALING JAYA: Tan Sri S.M. Nasimuddin S.M. Amin, founder, chairman and chief executive officer of the Naza Group, passed away of lung cancer in California at 1.15am (Malaysian time). He was 54 years old.
The low-profile businessman founded the Naza Group in 1974, starting his automobile business with an allocation of Approved Permits (APs) to import foreign cars.
He made his first million in about a year.
The Group now has 14 business divisions covering industries such as cigarette distribution, credit and leasing, engineering, hotels, insurance, machine tools and parts, manufacturing, motorcycles, property, transport services, plantations and water craft.
Last month it ventured into the food business by launching the Bubba Gump Shrimp Co. Restaurant and Market, but still remains most known for its automotive business, holding the local franchise for South Korea's Kia and France's Peugeot, as well as import permits for Mercedes Benz and Mazda.
Nasimuddin was implicated in the AP controversy of 2005, when he was dubbed the "AP King."
He had been receiving treatment for cancer at a private hospital in Long Beach since January this year, Bernama reported, adding that his wife Puan Sri Zaleha Ismail and children were by his side when he passed away at about 9am Pacific time Thursday morning.
The Malaysian Islamic Society of North America will prepare his remains and hold a prayer at the Islamic Centre. His remains will be embalmed and sealed in a casket to be flown home.
The funeral is expected to be held in Kuala Lumpur on Saturday.

PETALING JAYA: The late Naza group chairman and chief executive officer, Tan Sri S.M. Nasimuddin S.M. Amin, might have been a newcomer in the property development business but he left his mark with his iconic RM3.5bil Platinum Park in KL City Centre (KLCC) that was launched in January.
Nasimuddin had moved quite fast to strengthen the group’s property arm after his company, Ekspedisi Nikmat Sdn Bhd, bought over TTDI Development Sdn Bhd from Pengurusan Danaharta Nasional Bhd for RM262mil in 2004.
The country’s real estate industry must have watched with bated breath when the Platinum Park was launched with much fanfare. This unique, high-end integrated residential and commercial development is slated to be a tourism destination and another “icon” after the Petronas Twin Towers within the KLCC.

The sale of the 50-storey Grade A office tower (the tallest of seven towers in Platinum Park) to Felda for RM640.7mil capped another achievement for Nasimuddin and his property team led by Datuk Johan Ariffin, group managing director of Naza TTDI.
On the eve of the ground breaking and launching ceremony of Platinum Park, where a media preview of the project was held at the site show gallery, Nasimuddin and his directors had waited patiently for members of the press, who were caught in a traffic jam, to arrive.
Although he was his usual quiet self, he smiled broadly when he met the journalists and one could see the flicker of pride in his eyes. Little did anyone know that this was one of his last public appearances.
Through the recent name change of TTDI Development to Naza TTDI Sdn Bhd, he had set in motion the new brand image, reviving the former glory of TTDI and bringing it to another level.
Over the past few months, TTDI had launched several projects in its run-up to its proposed listing on Bursa Malaysia, expected to be one of the largest property initial public offerings for 2008.
Besides Platinum Park, it has four more new projects – TTDI Alam Impian, TTDI Kajang, the Valley in Ampang and Laman Seri Business Park in Shah Alam.
Nasimuddin’s demise has shocked the real estate fraternity.
Johan said: “His vision for Naza TTDI was to be the best property development company and his vision for Platinum Park was to become a world-class destination.
“He will be very much missed by our board and senior management staff. It is an honour and privilege to work with him and our only regret is that we had so little time with him,” he said.
Meanwhile, the managing director of a property development company described Nasimuddin as a “wonderful, kind hearted, hard-working and extremely humble man.”

KUALA LUMPUR: The sudden death of Naza group of companies chairman and chief executive officer Tan Sri S.M. Nasimuddin S.M. Amin will not affect the running of the company’s business, his brother and Naza president Datuk S.M. Shalahuddin S.M. Amin says.
“Nothing changes. It will be business as usual,” Shalahuddin told a press conference yesterday.

Nasimuddin passed away yesterday in Los Angeles after succumbing to cancer.
Shalahuddin said there were no immediate plans on who would take over the operations from the late Nasimuddin.
“It is still too soon to decide. We are still mourning his loss and will make a decision after the grieving period.”
He said since Naza was not listed, there were no stringent rules on deciding the company’s immediate successor.
“We are a family-run business and will decide who will take over. We will make the announcement when the time is right.”
On the allocation status of Naza’s approved permits (APs), Shalahuddin said: “So far, nothing has been issued.”
He added that Naza’s property arm, TTDI Development Sdn Bhd, was still scheduled for listing on Bursa Malaysia.
On his late brother, Shalahuddin said Nasimuddin was “very easy to work with” and that he understood the business well.
“My brother was a good strategist. He will best be remembered as a true motoring enthusiast,” Shalahuddin said.
The rise of the business empire built by Nasimuddin would not have been possible had he chosen the easy and well-worn path of enjoying the riches merely from the AP business.
His drive to build a business together with his business acumen and hard work enabled Nasimuddin to build what is a successful business empire today.
“He was a true and fine example of the bumiputra entrepreneur that Malaysia aims to create,” CIMB Group chief executive Datuk Nazir Razak said.
“He was given an opportunity and he used it to build a strong, thriving business that today stands tall in its own right, without leaning on favour or support. His demise is a great loss to the country’s business community.”
The feeling of loss of an icon in the Malaysian business circle was certainly evident by the outpouring of grief and praise for Nasimuddin.
Despite his wealth, the billionaire was also described as a simple person.
Nasimuddin, a smoker, never carried expensive lighters, preferring to use disposable types as fancy lighters would usually set off metal detectors at airport security checks in the numerous business trip he made.
Those who have had business dealings with him speak of the man’s penchant for being hands-on in running his ship.
“He was very detailed and hands-on,” said a business acquaintance.
“He created a brand, brought the transfer of technology from Kia and Peugeot and expanded his business globally.”
Nasimuddin may be remembered more for being the AP king but his ambition and drive led him to create a much bigger automotive group.
Although his roots were that of an ordinary car trader, he had over time managed to bag key franchises and marques such as Kia, Peugeot and Ferrari.
Naza also imports CBU continental and Japanese models into Malaysia.
Nasimuddin did not rely just on the successful model of importing and selling CBU cars. He spent hundreds of millions on the plant in Gurun to build Naza and Kia cars.
His diversification moves also saw him invest in hotels abroad and a burgeoning property business in TTDI Development.
Just before his passing, the Naza group expanded into the restaurant business with the Bubba Gump Shrimp Co chain of restaurants and is in talks to take over the Tata franchise in Malaysia.
With his passing, the biggest question is what will happen to the Naza business empire?
The company is still expected to continue getting APs and it will be as Shalahuddin said – business as usual.
Associates, however, said it would be a tall order for any of his kin or siblings to emulate rNasimuddin.
“The family is close and they will have to protect the group from being broken up,” said an observer.

rizalhakim July 21st, 2008, 08:00 AM NAZA TTDI Sdn Bhd managing director Datuk Johan Ariffin has urged the Government to impose a temporary ban on the export of steel and allow more steel to be imported.
Johan said when the price control of steel was lifted about two months ago, it exposed consumers to higher costs as seen from the price of steel shooting up to RM4,000 per tonne. Some contractors had quoted the price of steel at RM5,100 per tonne in their tenders, he said.
While waiting for the situation to stabilise over the next few months, the Government should allow steel to be imported. He said steel imported from Singapore was a few hundred ringgit cheaper than those sourced locally.
“We’ve also requests from contractors for certain adjustments which we are reviewing on an equitable basis and for expediency. Contractors are also mindful as to whom they are dealing with and their requests must be reasonable,” he said.
On its 50-storey Menara Felda (sold en bloc to Felda) at its Platinum Park project in the KLCC area in Kuala Lumpur, Johan said the tender for the sub-structure work had been awarded and the contractor had started work to build the basement levels. “We’re committed to finishing the project on time as we have a 35-year-old name to protect,” he said.
Johan said the Government could help to instil a degree of certainty by taking steps to curb inflation, rising costs of construction, and other problems facing the industry. “Uncertainty breeds risks. People will price in the risks and construction cost is unnecessarily inflated,” he said, adding that return on cost (ROC) used to be 20% years ago but today developers would be lucky to get 12% to 15%.

“THEY have really done a good job!” These words came from the CEO of a major property development group while we were having lunch at the KL Hilton, the day before the official launch and groundbreaking ceremony of the Platinum Park by Deputy Prime Minister Datuk Seri Najib Tun Razak on Jan 22.
The CEO was surprised when I answered his question that the 50-storey office tower that would be sold en bloc as mentioned in my column on Jan 21, is in Platinum Park and that the developer TTDI Development Sdn Bhd (TTDI) is selling it to Felda for RM640.7mil, or about RM930 per sq ft.
This is indeed a major coup and many industry players did not know about the sale or details of the Platinum Park development. It was the best-kept secret. The TTDI management has for the past four to five years worked hard to amalgamate the bungalow lots and came out with a winning concept. It has kept quiet until it was time to blow the trumpets with fanfare.
About 1,000 people were invited for lunch and to witness the signing of the agreement to purchase Menara Felda and launch under a big tent at the project site at the corner of Jalan Kuda and Jalan Stonor. The night before the launch, more than 50 members of the media came for a preview-cum-dinner at the site show room.
Group managing director Datuk Johan Ariffin does not think so. “I don't think we missed the boat but instead, we have caught the market on an upswing. “The earlier condos were priced around RM650 per sq ft but now they have shot past RM2,000. The secondary market in One KL is reselling at RM2,500 per sq ft,” he said.
“We've taken a good amount of time to carefully plan and conceptualise this project. We haven't finished on the retail planning,” he said, adding that he was unperturbed with talks of a glut of high-end condos in the KLCC area. We don't have that many units and it is less than 5% of the total supply in the area. We are targeting a niche upper band, a very select group,” he said.
In fact, at RM2,000 to RM2,500 per sq ft as the indicative price for Platinum Park's luxury condominiums, it will help to pull up the price structure of similar high-end developments in the periphery of KLCC and those further away.
There is an upcoming RM3.6bil to over RM4bil mega development in Kampung Abdullah Hukum at Jalan Bangsar that may also benefit from any spill over demand from the KLCC.
If the condominiums or offices in this project that is adjacent to the Mid Valley City, were to be priced at around RM600 per sq ft, it would be an attractive proposition, as Bangsar is also a prime area but the price would be a mere quarter of the top end of KLCC prices.
What makes Platinum Park exciting is that it will have a RM20mil, 1.5-acre private park and cobblestone walkways that will give residents, office workers as well as visitors to its retail outlets a “back to nature” feel. For the residents, it will be an exclusive domain to live, work and play.
As RSP principal Hud Abu Bakar said, there would be lots of lush landscape and water features as well as state-of-the-art CCTV surveillance and sophisticated fibre optic lighting, some of them set in glass structures. It will be an exciting, uplifting and happening place.
He explained that the instead of having sharp edges, there would be curved buildings that maximises on the view, ventilation and is harmonious with the surroundings.
“It also minimises reflection from the sun and deflects the wind more evenly. Our inspiration is also taken from the form and function of a car that has character, is dynamic and progressive,” Hud said, adding that Platinum Park would be the “climax of the Jalan Stonor development”.
In designing Menara Felda, he said its oblong shape is derived from the shape of the palm seed while the top of the building resembles a leaf that symbolises Felda as an agriculture body.
“When this tower is lit up at night, it takes on a very nice shape. When you come out of the KLCC, you can see straight at this tower,” he added.
Platinum Park will have six ingresses and egresses. From the North, one can drive into the development from Jalan Ampang and Jalan Binjai; from the East its from Jalan Tun Razak and Jalan Kuda, from the West it is from Jalan Stonor and from the South one can come in from Jalan Kia Peng and Lorong Stonor.
The neighbours are also all first class projects. Just across Jalan Stonor is the newly completed Binjai twin-block condominiums and the existing Stonor Park. The proposed Suria Stonor condominium is next door while Magna Prima's Avare, another high-end condominium is under construction at the rear. Across the road at Jalan Kuda are The Oval condominiums, also being built.

TTDI Development Sdn Bhd's newly launched Platinum Park, a world-class RM3.5bil high-end integrated residential and commercial development in Kuala Lumpur's Golden Triangle, has catapulted the company into the big league of property development.
The sale of the 50-storey Menara Felda, the tallest of seven iconic towers in Platinum Park, to the Federal Land Development Authority (Felda) for RM640.7mil last week is a major achievement, not only for the company but also for the whole industry that needs this kind of “fireworks” to brighten the “gloom and doom” of a US and possibly global recession.
With the launch of Platinum Park, about 700 metres from the Petronas Twin Towers and Suria KLCC shopping centre, TTDI is poised to regain its former glory not only as an industry leader but also as a major player to be reckoned with.
TTDI group managing director Datuk Johan Ariffin said Platinum Park would be a world-class product and one of the most exciting developments that Malaysia had ever seen.
“It will be a must-see destination for tourists like Roppongi Hills in Tokyo, Xin Tian Ti in Shanghai and Knightsbridge in London. If you are a tourist and you have not visited Platinum Park, then you have not been to Kuala Lumpur.”
“What Hyde Park is to London park-front apartments and Central Park is to New York condominiums, so it shall be with our Platinum Park properties. This is an investment grade property. The potential is tremendous,” he told StarBiz in an interview.
Designed by RSP Architects, this “haven within a city” development will be the latest project by the renowned architectural firm responsible for a number of other landmark works including the KL Hilton and Le Meridien hotels, Great Eastern Office and GE Mall. It will be the biggest luxury development to be undertaken by a bumiputra company in the vicinity of the KLCC.

It will comprise of three high-end condominiums (287 units) called Platinum Residences; three Grade A office towers and a five-star, 452-unit, 30-storey serviced apartment tower called Platinum Concierge Suites, designed to give the best view of the Petronas Twin Towers, the Melawati Hills and the Royal Selangor Golf Course.
The super condominiums will be priced from about RM2,000 to RM2,500 per sq ft with size of 2,200 to 3,500 sq ft, 4,500 to 5,500 sq ft and penthouses of 8,000 to 13,000 sq ft. Of the three condominium towers, one will be a 30-storey block with 123 units and two, 42-storey tower with a total of 164 units. The first condominium block would be launched later this year or early next year.
While the condominiums are targeted at owner-occupiers, the serviced apartment with size of 450, 675, 900 and 1,500 sq ft will be targeted at discerning investors.
Besides the very prime location, Platinum Park's other unique selling points are its size and concept.
Johan said apart from KLCC, there were no other developments that had the size of Platinum Park in the immediate neighbourhood.
“The 9.1 acres gives us the opportunity to create something different and iconic. We are able to create a seamlessly integrated development of seven towers with top of the line security and ICT.
“We found that every development in the neighbourhood is of one or two blocks and three towers at the most. Ours is the only one that has seven towers.”
Johan said there would be 80,000 sq ft of lifestyle retail space spread over the edge of the park and the towers. There will also be three levels of auto showrooms.
This “necklace” of niche retail offerings will complement this one-of-its kind development in the capital. These outlets will feature international products and services never seen before in Kuala Lumpur.
The retail units will not be sold but kept for rental income. They will also serve residents in about a dozen new condominiums in the immediate vicinity.
Menara Felda's 50 floors will reflect Felda's 50 years of successful history. It will have a net lettable area of 689,000 sq ft and a floor plate of 15,000 sq ft. It will have, among other things, a large banquet hall that can seat 1,500 people at the basement level, double volume ceiling, pre-function lobby and two basements and a podium for parking.
The three office towers will be of 33, 38 and 50 stories. The indicative prices of the office lots will be around RM1,200 to RM1,500 per sq ft, depending on size and the market. The remaining two office towers called Platinum 1 and 2 business suites might be launched later this year or early 2009.
Platinum Park will be developed in five phases over the next eight years and is expected to contribute significantly to TTDI's bottom line.

NAZA TTDI Sdn Bhd plans to sell en bloc its remaining two office towers in the RM3.5bil Platinum Park development in the KLCC area in Kuala Lumpur.
Group managing director Datuk Johan Ariffin said instead of selling piecemeal, the strategy now was to focus on en bloc sale given the current good demand for Grade A office buildings in the capital’s Golden Triangle.
“We are targeting purchasers with very strong financial positions. By selling en bloc, we eliminate sales and funding risks and this will stand us in good stead in any future downturn. It will also put Naza TTDI on a stronger footing to ensure the success of Platinum Park,” he told StarBiz.

On fears of an over-supply of condominiums in the KLCC area, Johan said the three high-end condominiums called Platinum Residences in Platinum Park would have only 265 units or a mere 4.4% of the estimated 6,000 units in the KLCC neighbourhood.
Moreover, these condominiums catered to a very niche market where the residents would enjoy a private 1.5-acre park with 80,000 sq ft of retail space in Platinum Park.
“We don’t believe there is an over-supply of condominiums in the KLCC as we are very niche. Not withstanding that, our current strategy is to side-step into a different market and that is to focus on selling our office towers en bloc. This will circumvent any downturn in the condo market,” Johan said.
The two remaining office towers are of 50 and 38 stories.
The first tower, a 50-storey Grade A building was sold to the Federal Land Development Authority (FELDA) for RM640.7mil or about RM900 psf when the company launched the Platinum Park on Jan 22 this year.
Named Menara Felda, it is about 700 metres from the Petronas Twin Towers and the Suria KLCC shopping centre.
Johan said work on Menara Felda is in full swing and would be completed in 2011.

“We have completed the diaphragm wall two weeks ahead of schedule and we’re hoping to complete piling three weeks ahead of schedule. We hope to call for the superstructure tender by the first quarter of 2009,” he said, adding that construction of the other two office towers should start early next year. :cheers:

“We feel we have a very strong advantage as Platinum Park is in a super prime location within the KLCC area where about 93% of Grade A office buildings are occupied,” he said.
At the end of the day, people who owned offices in such locations would be in a better position to weather any downturn as offices in prime addresses would be much sought after, he added.
“Our buyers can make more money than us. For example, we have got offers for Menara Felda for nothing less than RM1,200 psf but we told them that we have sold it to FELDA which has made a very smart move by buying the building from us,” he said.

DUBAI: NAZA TTDI Sdn Bhd is actively promoting its property to the Middle East market following a “high level” of interest received.
Marketing and sales director SM Faliq SM Nasimuddin said in a statement many high profile investors from the Middle East had shown keen interest in the company’s projects particularly in its “jewel in the crown” RM3.5bil Platinum Park, comprising seven iconic towers of offices, service apartments, retail units and upmarket condominiums, in the Kuala Lumpur City Centre (KLCC).
SM Faliq said Middle Eastern investors were very astute when it came to choosing a good property.
“In recent years they have shown keen interest in Malaysian properties particularly those in prime locations where they see potential for good capital appreciation.
“Also, luxury properties in KLCC area are comparatively much cheaper than those in downtown Singapore, Hong Kong and Dubai,” he added.
More than 400 exhibitors from around the world are participating in the event at the Dubai International Exhibition Centre.

The Naza Group, traditionally known for its automotive operations, will soon be gaining equal prominence in its property business as it targets to become among the top three developers within five years.
The group is sitting on RM7.6 billion worth of gross development value (GDV) from its 180.59ha landbank in the Klang Valley. The division raked in RM86 million net profit on the back of RM239 million revenue last year.
It has secured orders of RM1.8 billion from projects like the Platinum Park near Kuala Lumpur City Centre, of which RM1.5 billion had yet to be billed, Naza group chief executive officer SM Nasarudin SM Nasimuddin said.
"Our current landbank will keep us busy for the next three to four years, but we want to increase our landbank (further)," added SM Faliq SM Nasimuddin, chief executive officer of Naza TTDI Sdn Bhd, which spearheads the group's charge in the property sector.
Speaking at a media briefing on the group's operations and strategies in Kuala Lumpur yesterday, he said Naza is keen to buy and develop land in the Klang Valley into high-impact projects.
"We believe that, despite the current market conditions, there is still demand for upmarket products in good locations," he said.
The group is due to launch the Bukit Indah upmarket project in Ampang next month, building and selling 136 residential units at prices that start from RM2.5 million each. The project should boast a total GDV of RM360 million.
The group's flagship project, the Platinum Park development, is being developed over eight years until 2016. It will have seven office towers, among others.
Construction work has started on the first 50-storey tower, which has been sold to Felda. Works on the second and third towers should kick off in the next one to two months, Faliq said.
Nasarudin said Naza Group will buy the second tower, also a 50-storey unit, as its new headquarters. It should be ready in four years.:banana::banana::banana::banana::banana:
The third 38-storey tower is being sold to a government-linked company.
"The remaining four towers will not be more than 50 storeys high but we have not yet decided on their sizes," Nasarudin said.
Meanwhile, on Naza's chain of local and overseas hotels, he said the group will rebrand the chain and build two more new hotels, a five-star hotel at the Platinum Park and a five-star resort in Port Dickson. "Plans on the five-star hotel are being finalised. But we are not sure yet whether to create a new brand or use a principal's name for it," Nasarudin said.
The group has three city hotels under the Naza brand in Johor Baru, Penang and Malacca, as well as two hotels in Los Angeles.

NAZA TTDI Sdn Bhd, syarikat hartanah dalam Kumpulan Naza, sedang berunding dengan sebuah syarikat berkaitan kerajaan (GLC) bagi tujuan menjual satu blok menara pejabat setinggi 38 tingkat di Platinum Park.
Pengarah Urusannya, SM Faliq SM Nasimuddin, berkata menara ketiga di projek pembangunan berprestij dalam lingkungan pusat bandar raya Kuala Lumpur itu, akan berkongsi podium dengan menara kedua setinggi 50 tingkat yang bakal menjadi ibu pejabat Kumpulan Naza apabila siap sepenuhnya nanti.
“Rundingan masih berlangsung dengan GLC terbabit. Setakat ini, kemajuan rundingan adalah baik sekali,” katanya sambil menambah kerja pemasangan cerucuk podium berkenaan akan bermula April ini.
Beliau berkata demikian pada taklimat media mengenai hala tuju Kumpulan Naza untuk tahun ini di Kuala Lumpur, minggu lalu.
Hadir sama, Pengerusi Eksekutif yang juga Ketua Eksekutif Kumpulan Naza, SM Nasarudin SM Nasimuddin.
Pembangunan berprestij dikenali Platinum Park di kawasan seluas lebih dua hektar itu, bakal mempunyai tujuh blok menara termasuk menara pertama setinggi 50 tingkat yang dijual kepada Felda pada harga RM640 juta awal tahun lalu.
Platinum Park mempunyai tiga menara pejabat gred A, tiga kondominium dan satu hotel/apartment khidmat bertaraf lima bintang dengan nilai pembangunan kasar sekitar RM4 bilion.
Dalam membentangkan strategi perniagaan segmen perniagaan hartanahnya, SM Faliq yang dilantik menerajui segmen itu berkata, fokus syarikat tahun ini termasuk menumpu terhadap penghasilan produk mengkhusus kepada segmen mewah, mempercepatkan jualan baki blok menara di Platinum Park, selain menilai dan merancang semula strategi pembangunan hartanahnya.
Antara projek hartanah Naza TTDI ialah The Valley TTDI di Ampang merangkumi kediaman berkembar dan banglo mewah yang akan dilancarkan bulan depan, serta pembangunan bercampur TTDI Alam Impian di Shah Alam.
SM Faliq menambah, tahun lalu segmen hartanah kumpulan itu mencatat keuntungan bersih RM86 juta bersandarkan pendapatan sebanyak RM239 juta.
Katanya, nilai pembangunan kasar (GDV) keseluruhan segmen hartanah kumpulan itu setakat ini bernilai RM7.6 bilion, manakala simpanan tanahnya seluas 178.8 hektar.
“Sasaran kami ialah menjadi salah satu daripada tiga pemaju hartanah terkemuka dalam tempoh lima tahun akan datang,” katanya.
Menyentuh segmen perhotelan kumpulan itu, beliau berkata kerja penjenamaan semula akan dilakukan di semua hotelnya di Malaysia dalam tempoh terdekat.
Kumpulan itu memiliki lima hotel dengan tiga daripadanya di Johor Bahru, Melaka dan Pulau Pinang. Dua lagi hotelnya, Howard Johnson dan Crowne Plaza terletak di Los Angeles, Amerika Syarikat.

PETALING JAYA: Putrajaya Perdana Bhd unit Putra Perdana Construction Sdn Bhd has been awarded a RM287.23mil contract for the main building works of Naza TTDI Sdn Bhd’s 50-storey headquarters.
In a statement to Bursa Malaysia yesterday, it said the project would take 33 months and was expected to be completed by March 31, 2012.
The project was expected to contribute positively to the group’s earnings and net assets for the financial years ending Dec 31, 2009 to 2012, it said.

The Federal Land Development Authority (Felda), the world's largest owner and manager of plantation land, is all set to open estates in more countries abroad as part of its plan to be a global player.
Felda chairman Tan Sri Dr Mohd Yusof Noor said the government-owned agency received offers from countries like Colombia, Brunei, Myanmar and Africa.
"We are conducting feasibility studies on each of these countries such as demand and supply, return on investment as well as the cost factor.
"It costs twice as much to open plantations in a developed country compared to a developing country," Yusof told Business Times recently at Felda's headquarters in Kuala Lumpur.
Felda has operations in seven countries, selling and processing crude or processed palm oil and its related products.
It has been approached before when in 2004 the West African state of Sierra Leone, Papua New Guinea, Timor Leste and most recently Brazil, asked for help with the planting of oil palm and plantation management.
As an example on how much investment is needed, Felda announced last week an allocation of RM91 million to replant 16 land schemes alone. Felda has a total of 317 land schemes nationwide.
"We are still studying all these offers and have not made any decisions yet because we need to make sure we get returns on all of these investments," Yusof said.
An investment would be long term due to the nature of the business and it also needs to be sure of demand.
"So part of Felda's strategy is to go into our traditional buyers such as China and India where we know there is demand for our palm oil and we start small by selling cooking oil.
"We also have to make sure our plantations back home can supply enough before we really expand overseas," he said.
This is why Felda has yet to set up a refinery in Europe; traditionally, the West is unfriendly towards palm oil.
"That is why we start small by setting up marketing offices in France and Turkey. Later on, Turkey can be a very important gateway for Felda to enter Europe in a bigger way," Yusof said.
As for Brazil, Felda has been invited to take a look at the country but before it can even start, the agency has been attacked by anti-palm oil campaigns by various quarters especially non-governmental organisations.
"So far, our expansion plan into Brazil has been postponed," Yusof said.
On earnings this year, Yusof said Felda remains optimistic that it can match last year's revenue of RM15 billion but also warned of a difficult year ahead.
"This is because we have yet to see the full impact of the El Nino but we also remain optimistic, judging from our encouraging first quarter results."
The Felda Group, which has 40 wholly-or partly-owned subsidiaries as well as joint-venture firms, produces a fifth of the world's crude palm oil output.
Set up in July 1956, Felda as at 2007 has a total landbank of 853,313ha of which 90 per cent are planted with oil palm.
Out of the total land area, about half is owned by Felda's more than 110,000 smallholders and their 1.5 million family members. Felda manages 317 land schemes nationwide and owns 72 oil palm mills and seven refineries.

Naza TTDI merupakan salah sebuah anak syarikat Kumpulan Naza yang berkecimpung dalam pembangunan projek perumahan dan pembangunan hartanah komersial di negara ini.
Menurut SM Faliq, beliau tidak menolak kemungkinan perancangan penyenaraian Naza TTDI akan diteruskan pada tahun depan tetapi ia bergantung kepada keadaan dan iklim perniagaan.
Sementara itu, menara pejabat Kumpulan Naza yang baru itu menempatkan ibu pejabat baru konglomerat tersebut dan dijangka siap pada tahun 2013.
Dibangunkan di kawasan segi tiga emas dan berhampiran Menara Berkembar Petronas, ia meliputi kawasan seluas hampir setengah hektar dengan keluasan lantai bersih lebih 200,000 meter persegi itu dilengkapi lapan tingkat tempat letak kereta dan tiga tingkat tempat letak kereta bawah tanah.
Menara yang dibentuk secara memutar memenuhi ciri-ciri mesra alam melalui penggunaan tenaga, air dan teknologi itu juga bakal menjadi bangunan terawal yang layak untuk memohon pengiktirafan Green Mark yang baru dilancarkan di bawah program Green Building Index di Malaysia.

THE government will support companies such as the Naza Group to become regional and global champions, Prime Minister Datuk Seri Najib Razak said yesterday.
He also urged other Bumiputera companies to emulate the success of the Naza Group which, under its founder the late Tan Sri SM Nasimuddin SM Amin, used the New Economic Policy to build a conglomerate.
"With the recent liberalisation announcements made at Invest Malaysia, the government remains committed in helping Bumiputera companies that strive and work hard to achieve success," Najib said in his speech yesterday at the ground-breaking ceremony of the Naza Group's new headquarters in Kuala Lumpur.
He added that the growth and development of Malaysians companies like Naza should transcend the role played by the founder of the company.
"One of the biggest challenges of family conglomerates is to pass it on (successfully) to the next generation. They must have the attributes to continue with what the founder has done and the leadership to take it to greater heights," he said.
Speaking to the press later, Najib said the government is monitoring the development of the recent liberalisation measures.
"It is important to build our competitive strength. What I'm doing now is to streamline our policies and make it more attuned with what is required of Malaysia and positioning Malaysia in terms of the new global economic environment to ensure we are in a good position when the recovery takes place," he said when asked if more liberalisation announcements are in store.
Meanwhile, the Naza Tower, which is due for completion in 2013, will be the headquarters for the Naza Group with the ground floor housing automobile sales showrooms.
The 50-storey tower, which is designed to be a "green building", has a net floor area of 532,479 sq ft and a net sale value of RM670.9 million.
The tower is part of Naza TTDI Sdn Bhd's Platinum Park development located in the Kuala Lumpur city centre. The overall Platinum Park development, spanning 9.1 acres, has a gross domestic value of RM4 billion and will see seven buildings when fully completed by 2018.
Menara Felda, the first building, was sold to Felda in January 2008. Another office tower was sold to Profound Reliance, a member of the Naza group, while a 38-storey building was sold to an undisclosed institutional buyer.

KUALA LUMPUR: Naza Group of Companies will have its own new main headquarters by 2013 when construction of the 50-storey Naza Tower at the Platinum Park is completed.
Group executive chairman and chief executive officer SM Nasarudin SM Nasimuddin said the tower would be built on a 1.2-acre site with a net floor space area of about 532,470 sq ft.
“We hope the tower’s strategic presence within the KLCC vicinity will be exceptionally attractive to commercial tenants, both domestic and international,” he said yesterday at the ground-breaking ceremony for Naza Tower.
This is the second tower launched at the RM4bil high-end integrated residential and commercial development at the 9.1-acre Platinum Park, following the launch of the Menara Felda last year.

Developed by its own subsidiary, Naza TTDI Sdn Bhd, the Platimum Park is set to be the single largest luxury development undertaken by a bumiputra company in the heart of Kuala Lumpur.
Nasarudin said the tower was also designed to be a “green building” with the efficient use of energy, water and materials and would be among the first candidates to apply for a “green” mark certification under the newly-launched “Green Building Index” of Malaysia.
“We have always wanted to have a very visible, easily recognisable and accessible location right in the heart of the nation’s capital. Naza Tower will give us the opportunity to serve our customers better by showcasing our products in what we believe is the best location possible,” he said.
Going forward, Nasarudin said, Platinum Plaza when fully completed would have seven towers, comprising condominiums, grade A offices and service residences which were scheduled for completion by 2018.
Apart from Menara Felda that was sold in 2008, a 38-storey building next to the Naza Tower, which has yet to be launched, has also been sold to a yet-to-be-disclosed buyer.

(The Star) KUALA LUMPUR: Bumiputra entrepreneurs with vision, diligence and dedication will be given help to become regional business champions, if not champions on the world stage, said Datuk Seri Najib Tun Razak.
“The Government’s new economic model aims to help bumiputra companies which have the ability and ambition to succeed,” the Prime Minister said at the ground-breaking ceremony for the 50-storey Naza Group office towers at Platinum Park here yesterday.
“If we just provide assistance without focusing on the companies that can compete, such help will be meaningless.”
They should not seek shortcuts to achieve success, Najib said and urged local entrepreneurs, especially bumiputra businessmen, to study how a small-time car dealer became one of the biggest conglomerates in the country.
The Naza Group of Companies founded by the late Tan Sri Nasimuddin SM Amin was a success story that should be emulated by bumiputra entrepreneurs and the younger generation, he added.
Nasimuddin, who died in May last year, built up his business from humble beginnings in a two-storey shophouse into a regional powerhouse.
Najib said it was important that Malaysian companies transcend the original role of the company’s founder.
“The next generation must have the necessary attributes, spirit and fire to continue what the founder has done.”
“Hopefully, the success of the Naza Group is not about the success thus far, which is impressive in itself, but the process of transferring it to the next generation and taking the group to greater heights.”
Najib said it was good that the company was building its corporate headquarters beside the planned Felda headquarters in Platinum Park, which has strategic potential for growth.
The Naza Tower is expected to be completed by 2013.

KUALA LUMPUR - Kumpulan Naza akan melabur sebanyak RM4 bilion untuk mendirikan Platinum Park, sebuah projek pembangunan bersepadu yang meliputi perumahan mewah, bangunan pejabat dan pusat komersial eksklusif yang dijangka siap sepenuhnya menjelang tahun 2018.
Fasa pertama projek pembangunan yang dimajukan oleh anak syarikatnya, Naza TTDI itu turut melibatkan sebuah menara setinggi 50 tingkat yang dikenali sebagai Menara Felda yang telah dijual kepada organisasi tersebut pada bulan Januari tahun lalu.
Platinum Park yang dibangunkan di tapak keluasan tanah seluas 3.64 hektar berhampiran Menara Berkembar Petronas itu bakal menempatkan tujuh menara termasuk tiga menara kondominium, tiga pejabat gred A, sebuah hotel lima bintang serta pusat komersial di tingkat bawah bangunan tersebut.
Pengerusi Kumpulan Naza TTDI Sdn. Bhd., SM Nasarudin SM Nasimuddin berkata, selain Menara Felda mercu tanda lain bagi projek berkenaan ialah Menara Naza yang setinggi 50 tingkat.

KUMPULAN Syarikat Naza akan menjadikan Naza Tower, menara pejabat 50 tingkat bernilai RM4 bilion di Platinum Park, Kuala Lumpur sebagai ibu pejabat barunya apabila siap pada 2013.
Pengerusi Naza TTDI Sdn Bhd, SM Nasarudin SM Nasimuddin, berkata Naza Tower mempamerkan reka bentuk unik memenuhi ciri mesra alam menerusi penggunaan tenaga, air dan teknologi.
Katanya, hartanah itu bakal menjadi antara bangunan terawal layak memohon pengiktirafan “Green Mark” yang dilancarkan baru-baru di bawah program “Indeks Bangunan Hijau” di Malaysia.
“Naza Tower adalah wacana kepada pencapaian dan kejayaan Kumpulan Syarikat Naza. Adalah menjadi harapan, dengan adanya jenama Naza di tengah-tengah bandar raya Kuala Lumpur, ia akan meletakkan kami setara dengan syarikat terkemuka tempatan serta antarabangsa lain,” katanya.
Beliau berkata demikian pada majlis pecah tanah Naza Tower yang disempurnakan Perdana Menteri, Datuk Seri Najib Razak di Kuala Lumpur, semalam.
Hadir sama Timbalan Menteri Wilayah Persekutuan, Datuk M Saravanan; Datuk Bandar Kuala Lumpur, Datuk Ahmad Fuad Ismail; Pengerusi bersama Kumpulan Syarikat Naza, SM Faisal SM Nasimuddin; dan Pengarah Urusan Kumpulan Naza TTDI Sdn Bhd, SM Faliq SM Nasimuddin.
SM Nasarudin menambah, selain berfungsi sebagai pusat operasi baru, bahagian bawah menara itu akan menempatkan bilik pameran dan jualan kenderaan canggih di bawah kumpulan itu.
Katanya, lapan tingkat lagi diperuntukkan bagi tempat letak kenderaan aras podium dan tiga tingkat tempat letak kenderaan bawah tanah.
Beliau berkata, Naza Tower yang mempamerkan reka bentuk memutar unik, akan turut dilengkapi sistem keselamatan canggih dan terkini serta pusat rekreasi perniagaan.
“Naza Tower diilhamkan untuk melambangkan dinamisme dan kebolehubahan, selari wawasan dan matlamat Kumpulan Syarikat Naza,” katanya.
Sementara itu, SM Faliq berkata cadangan penyenaraian Naza TTDI tidak akan dilaksanakan tahun ini.
“Ia ditangguhkan buat masa ini. Keputusan sama ada akan menyenaraikannya atau pun tidak, hanya akan diketahui enam bulan akan datang,” katanya.

Although there seems to be a lot of initiatives to become more environmental friendly in Malaysia, I wonder what the requirements for "green" is.
First of all "green" must hurt - at least a bit. I bet with you that Menara Felda will have an all year round temperature inside of 18 Celcius and at least a sweater is probaly required to stand the cold. Enivronmental friendly would mean that cooling would be limited to no less than say 25 Celcius. In fact Malaysia could safe millions of tons of oil and pollution if aircon is just 2 or 3 degrees less cold.
Would Menara Felda have solar panels? Waste recycling facilities?
A good idea would that only a limited number of parking slots are offered that people are encouraged to use public transport.
That's what I call green.

Plans to float Naza TTDI Sdn Bhd remains in its keep-in-view file, but may well resurface as the developer makes strides towards a top spot in Malaysia's as well as region's property market.
Naza TTDI and I&P Group Sdn Bhd (formerly Island & Peninsular Bhd) are two of the big Malaysian property companies under private ownership.
It made a grand entry into the big league last week when Prime Minister Datuk Seri Najib Razak performed the groundbreaking ceremony for the Naza group's 50-storey corporate headquarters located in the high-value Kuala Lumpur City Centre area.
The Naza Tower makes up one of the buildings in the group's RM4.1 billion integrated upmarket commercial and residential property project known as Platinum Park.
Naza TTDI is the property arm of the Naza group. Founded by the late Tan Sri Nasimuddin SM Amin, the group was better known as a motoring company before it bought over TTDI from Danaharta in 2004.
Traditionally a developer within the Klang Valley, Naza TTDI group managing director SM Faliq SM Nasimuddin said it was looking for more land to widen its offerings.
In an interview with Business Times last week, he said the company was studying options outside of Kuala Lumpur and had been quite impressed with prospects in Iskandar Malaysia in Johor.
"Taking the company to the next level is my goal and I think, with the brand, we can do that," Faliq said.
The 24-year old, who was thrusted into the boss' seat after the demise of Nasimuddin last year, has settled in comfortably and now speaks like a seasoned property man.
He did not discount the possibility of plans to float Naza TTDI, once mooted by Nasimuddin, being revisited.
"Eventually we want to become a big player in the property sector," he said.
Like clients of the Naza motor vehicle division, Naza TTDI has built a big following over its three decades of existence, Faliq said.
He attributed the strong support to the quality of products and services Naza TTDI delivers. Helmed by experienced managers, it has delivered ahead of schedule several times.
The company has the tradition of hiring reputable planners and architects for its projects, adding much value to the properties either in terms of comfort or capital appreciation.
Its Platinum Park looks to be a sure winner. With one tower sold to Felda, another 50 storeys designated as the group headquarters and a 30-storey building sold to a government-linked company (GLC) that Faliq did not name, the project is already funding itself.
The buyers of Platinum Park units are expected to enjoy good capital appreciation. The entire project is scheduled for completion in 2018.
Naza TTDI is also a lowly-geared company, with total debt of just about RM100 million. It borrows on a project-to-project basis.
Faliq wants to keep it that way and, with properties being snapped up before the projects are even officially launched, he foresees little problem.
Current total gross development value of Naza TTDI's projects in the Klang Valley is about RM8 billion.
The company has not been afffected much by the weak economic environment and sees no reason to halt new ventures.
It has been fortunate in that the Platinum Park tower sale to Felda was effected just before the crisis. Then it managed to sell a tower to its parent company and a building to a GLC.
"We have unbooked sales of about RM1.4 billion so we are sitting quite comfortably to take us through the next three to four years," Faliq said.
Naza TTDI's Laman Seri Business Park in Shah Alam was sold out about a week ago. Another high-value residential project, The Valley, in Ampang will be launched soon.
Faliq said the company was interested in exploring opportunities in other states in the country in addition to identifying projects in Vietnam and China.
"It's new to us, but, eventually, if we want to be a regional developer, we will have to venture outside of Malaysia," he added.
