The Victoria Parade could feature even more high-rise apartments in the future, with Rocky City Council looking to sign off on the 16 storey Brigwood development and construction to start in the following months.
The decision could pave the way for other high-rise projects to move in next door to the Victoria Apartments and The Rocks.
The proposed River Reach project is also tipped to be 16 storeys in height. Council recommended granting conditional approval to the project at the meeting this week.
At the council's Planning and Development Committee meeting, planning officer Erin McCabe raised the issue of Brigwood's height.
"The development proposes a height of 50.2 metres and 16 stories. However, the limit set by the council's planning scheme map 3 is 35 metres and 10 storeys for this site," she said.
"Aside from the proposed height, the development is generally in keeping with the desired environmental outcomes. The consequences, however, of approving a development of this height is significant as allowing heights greater than those envisaged by the City Plan may result in the requirement for a review of the scheme and a strategic analysis of building height demand across the city".
Further in her report, Ms McCabe said the 16 storeys "provides a gradual increase in height, given the upper stories are stepped back to create visual interest and mitigate impacts on available daylight or overshadowing".
When concidering airport height limitations, the report said: "Airport Management concluded they support the application provided the building is lit to the requirements of the Civil Aviation Safety Authority's standards".

Mate, that would be a relatively cheap apartment complex compared to somewhere like Brisbane Sydney, or even Townsville. Rockhampton is one of the cheapest places in Queensland to buy houses, apartments, and land for developments.

The reason Rocky has so many highrises going at the moment, is because developers are trying to get in now whilst there are mining booms on in the Bowen Basin, and out at Blackwater etc, and prices in Rocky are cheap, which means they sell more apartments, thus making more money. Rocky's favourable city planning scheme is a big part of this also.

Rockvegas June 3rd, 2009, 05:33 AM I can confirm at this stage in time, Brigwood will be going ahead. The company one of my uncle's works for (Trevor McMaster Refrigeration & Airconditioning) has been awarded the contract for fitting the airconditioning units for the complex.

The Edge has apartments for sale anywhere from $380,000 to $825,000, and The Rocks only has rental apartments at the moment, which are $370 per/wk.
