Jarenz January 23rd, 2008, 06:21 AM Maayong buntag mga SSC folks. A friend of mine passed by CBP this morning and noticed a tarp/sign of a bldg to be groundbroken. It's right across Park Tower 1. Naa man daw mga pala na gold - typical for groundbreaking. Naay bag-ong bldg na sad didto?
yan siguro ang Chinabank....
^^^ How tall was that proposal?
passed by the lot infront of park tower 1... there's a rendering of a high rise (my taxi passed so fast i was able to guess only.. maybe around 13 to 16 floors...

That building will add to the density there, its between Lexmark and Park Tower. That means Park Towers won't look too isolated from the main skyline.

Nope I didnt :okay: It was around 12 am I guess. Arnold drove slowly but since it was dark on that side of the CBP, then we just saw the rendering/pic but never had the chance to closely inspect the details. :okay:

I know this proposed project before. China Bank HQ is on the list of CBP's incoming projects. When I see the tarp with the logo China Bank... i conclude that this it, im waiting for!... My purpose of contacting Mam Dheby and also sending e-mail to the Chinabank Head Office in Manila for the details and the rendering... since i don't have a personal cam!...

Groundbreaking ceremony marks the start of construction of China Bank Tower
A simple yet meaningful groundbreaking ceremony was held on January 18 to mark the official start of construction of the first phase of the new China Bank Tower in Cebu. China Bank Vice Chairman, Hans T. Sy; SVP and Branch Banking Group Deputy Group Head, Samuel L. Chiong; VP and Visayas/Mindanao Region Head, Patrick U. Go; and other officers of China Bank, participated in the groundbreaking ceremony at the site.
The China Bank Tower will rise on a 1,574-square meter lot at the heart of the Cebu Business Park (CBP), a sprawling 50-hectare business and residential development in Mabolo, Cebu City where the Ayala Center-Cebu shopping mall stands.
The first phase of the project, estimated to reach P80 million once completed, is a modern three-storey building with roofdeck which will house a new branch, China Bank - Cebu Business Park Branch, as well as other marketing and operational units, including regional and area offices. The 1,822.89-square meter facility is expected to be completed by July, 2008, in time for the 60th anniversary celebration of China Bank’s first provincial branch, China Bank Cebu-Magallanes.
SVP Samuel L. Chiong noted that Cebu is where China Bank opened its first branch outside Metro Manila and that the construction of China Bank’s first business center in Cebu underscores the bank’s continued commitment to the development of this Southern province. Cebu, the Philippines’ most densely populated island and second largest city, is now the fastest growing economy in the country. Next to Metro Manila, Cebu is home to the highest number of national and international corporations. It is also the base of the country’s domestic shipping. “In the ‘40s, China Bank was among the first banks in Cebu. Even then, we saw its immense growth potential. Working hand in hand with the local government, entrepreneurs, and businessmen, we are proud to have contributed to the vitality of the local economy,” said Chiong. To date, China Bank has thirteen branches all over Cebu.
Vice Chairman Hans T. Sy said that the China Bank Tower “will be a beautiful addition to the CBP skyline.” Aside from a low rise complex for China Bank’s operations in Cebu, an adjacent fourteen-storey class A office tower will also be constructed at a later date.
The tower, with a gross floor area of 7,621.11 sq.m., will feature a wide range of superior tenant amenities including high-speed Internet and telecom-munications systems, 24-hour security, extensive parking, on-site supplemental generator to ensure uninterrupted power service, as well as retail shops, restaurants, and cafeterias. Outside will be courtyards landscaped with gardens and seating areas. The architectural design for the entire 9,444-square meter project was undertaken by one of the top architectural firms in the Philippines, Jose Siao Ling & Associates. Dennis Abecede & Associates is the project manager while Monolith Construction is the contractor. Sonia Santiago Olivares & Associates will do the interior design.

have you heard of the value of open space? prime property isn't just about bricks and steel. a sports complex promotes good health, and good health means a healthier workforce, which will indirectly attract locators. that's the idea. a well-planned urban development always considers recreational facilities. modern, cosmopolitan cities have sprawling open space and their citizens do not consider this a waste of space.

bai, ang plano sa SRP kay ang 2 ka football field apil sa sports hub. ang area giplano para sa sports hub kay five hectares, so ang bola di jud na mulapas. grabe naman pud nang patira.

So obviously this is the tower. The question remains whether they will suffice first with 3 floors of the tower or finish it entirely in 1 phase.

^^this one's the bank. the left side is where the supposed high-rise structure is. :)
the reason i could think the rebars for the tower hasn't reached the ground level is because of the multi-level basement. there's high probabilty that foundation/excavation works for the hi-rise building is still on-going thus ain't visible just as yet.

You are correct. I see the leftmost column is so big for a three story structure so I suspect that the big columns are also part of the taller structure. :)

The leftmost part of the structure is the core of the highrise building if I'm not mistaken.
I think they will build the highrise at the leftmost part of the structure in the picture because there are large rebars protruding there.

I think they will build it the soonest possible because the last time I was there, I saw rebars protruding at the left side of that 2-storey building. Some heavy equipments are also busy digging at that site.

China Bank Vice Chairman, Hans T. Sy; SVP and Branch Banking Group Deputy Group Head, Samuel L. Chiong; VP and Visayas/Mindanao Region Head, Patrick U. Go; and other officers of China Bank, participated in the groundbreaking ceremony at the site.
The China Bank Tower will rise on a 1,574-square meter lot at the heart of the Cebu Business Park (CBP), a sprawling 50-hectare business and residential development in Mabolo, Cebu City where the Ayala Center-Cebu shopping mall stands.
The first phase of the project, estimated to reach P80 million once completed, is a modern three-storey building with roofdeck which will house a new branch, China Bank - Cebu Business Park Branch, as well as other marketing and operational units, including regional and area offices. The 1,822.89-square meter facility is expected to be completed by July, 2008, in time for the 60th anniversary celebration of China Bank’s first provincial branch, China Bank Cebu-Magallanes.
SVP Samuel L. Chiong noted that Cebu is where China Bank opened its first branch outside Metro Manila and that the construction of China Bank’s first business center in Cebu underscores the bank’s continued commitment to the development of this Southern province. correct me if i'm wrong. but this is what i heard. the Sy family has two groups in banking: Banco de Oro and Chinabank. BDO is handled by the male siblings and Chinabank is handled by their sister.
BDO is not keen on investing in real estate but Chinabank is. (i suppose BDO prefers more sophisticated offshore investments, hence its "manageable" exposure to the financial meltdown in the US).
as to your question, banks build hi-rises for the same reasons other businesses build hi-rises. RCBC, Unionbank, Metrobank, etc. have hi-rises.
Even insurance giants have hi-rises (Philam, Insular).

Remember the Abacus Securities Cebu? It usually occupied a floor at Metrobank tower in the 1990s. It then transferred to its own building in front of Keppel, the one that was bought by Globe Innove.

the elevator maintenance signs inside the building is still not updated. it still says First Abacus Plaza (or something like that) hehehe :) anyways, they're still occupying the 5th floor east wing of the building...

China Bank has been strengthening its presence not only in Metro Manila, but in key provinces and the rest of the archipelago as well. To date, there are 123 Metro Manila and 95 provincial China Bank branches, complemented by 330 China Bank ATMs located inside China Bank branches and in strategic, high traffic off-branch locations.
According to Samuel L. Chiong, senior vice president and deputy group head for branch banking, China Bank is going full speed ahead with its expansion plans despite the challenging times. “We are reaching out to people in a lot of other places. Opening branches in key cities and developing towns outside Metro Manila is a strategic move not only to bring the China Bank experience to people in the provinces but in a way, to help in countryside development,” he said. At least 30 more branches are planned to be opened this year.
China Bank CBP Branch is housed in a modern two-storey building at China Bank’s 1,574-square meter lot at the heart of CBP, a sprawling 50-hectare business and residential development in Mabolo, Cebu City where the Ayala Center-Cebu shopping mall stands. Aside from the low rise complex where China Bank CBP Branch and the Bank’s regional marketing and operational units are located, an adjacent fourteen-storey class-A office tower will also be constructed at a later date. The tower, with a gross floor area of 7,621.11 sq.m. will feature a wide range of superior tenant amenities including high-speed Internet and telecommunications systems, 24-hour security, extensive parking, on-site supplemental generator to ensure uninterrupted power service, as well as retail shops, restaurants, and cafeterias. Outside will be courtyards landscaped with gardens and seating areas.

Expansion

WITH the aim of expanding its market reach amid challenging economic times, China Bank Corp. (China Bank) targets to open 30 new branches all over the country this
year.
In Cebu, the company is currently exploring three possible sites in Metro Cebu for new branches.
“We have to evaluate the market first,” said China Bank senior vice president and deputy group head for branch banking Samuel Chiong, stressing that the three sites are still “tentative.”
He said that among China Bank’s primary requirements for expansion in a new location would be the area’s population and potential to grow.
“Every branch we put up expands our market reach. Our long-term goal is to reach out to more markets,” said China Bank executive vice president and chief operating officer Ricardo Chua.
There are 15 full-service China Bank outlets in Cebu that offer personal, business and commercial banking services.
Presently, there are 225 China Bank branches nationwide—three of which are China Bank Savings. In Metro Manila, there are 129 branches, 44 in other parts of Luzon, 30 in the Visayas and 22 in Mindanao.
China Bank first vice president Alexander Eschua said the company aims to have a total of 267 branches this year, 291 by 2010, and 301 by 2011.
“The (period) from 2006 to 2011 will be the fastest growth in the branching history of China Bank. We made a three-year plan in 2006, targeting 200 branches. In 2007, we acquired Manila Bank, giving us 75 more licenses,” he said.
China Bank, the first privately-owned commercial bank in the Philippines, started with one branch in 1920.
“We are not only expanding but we are also looking at offering more services to our customers and improving our customer service. We will also focus on Cebu because, also speaking as president of SM Prime Holdings, Inc., I know that Cebu holds a very huge potential (for business),” said Hans Sy, China Bank vice chairman.
Last week, China Bank inaugurated the two-story China Bank Cebu Business Center at the Cebu Business Park (CBP), Cebu City.
The event coincided with the bank’s 61st anniversary in Cebu.
The business center is the first phase of China Bank’s planned development in CBP. The bank will construct a 14-storey class-A tower with a gross floor area of 7,621 square meters on a lot adjacent to the business center.
