Cambodian officials have attended the official sales launch of the first-ever skyscraper in the capital, Phnom Penh.
The twin towers are to be 42 storeys high - almost three times higher than the current tallest building.
It is the first of three skyscrapers planned in the capital, where the skyline has been kept low - in part to avoid overshadowing royal palaces.
But the government has encouraged the new buildings as symbols of Cambodia's development after decades of conflict.
Although Gold Tower 42 is some way from completion, the launch of its show apartment and sales office attracted government ministers and overseas ambassadors.
The BBC's Guy De Launey, in Phnom Penh, said the launch gave a taste of the shape of things to come.
He said the solid, imposing, gold-faced structure would stand out from its neighbours on Norodom Boulevard - an area of yellow-washed, wooden-shuttered French colonial-era buildings.
But Phnom Penh is in the middle of a real-estate boom - and some residents hope that building up will bring the price of homes down.
"It's more affordable for people wanting to stay in town, and I think it's good. It's secure and they have all the facilities," one resident said.
But other locals worry about the effect tall buildings will have on the city's character
"The original Phnom Penh city [was developed to] be horizontal, not vertical," one resident said.
South Korean companies are building Gold Tower 42 and another even taller skyscraper near the Mekong River.

Cambodia on Wednesday broke ground for what will be the country's highest skycraper, a 52-storey tower slated to become the "landmark" of the low-rise capital Phnom Penh.
The one-billion-dollar International Finance Complex (IFC) is being backed by South Korea's GS E&C company and is expected to be completed in 2012.
The project is being hailed by Cambodia's leaders as a symbol of the country's galloping economy, which has averaged 11 percent growth over the past three years.
"IFC is the highest building in the history of Cambodia's capital and is a symbol of the economic growth in Cambodia," said Deputy Prime Minister Sok An.
Kevin K.R. Kim, the Korean firm's CEO, said the project will contribute to the development of Cambodia and become "the landmark of Phnom Penh city."
The site, located near the Tonle Bassac River, includes plans for offices, 275 serviced apartments, a convention centre, an international school and six-high-rise apartment buildings accommodating 1,064 units.
The Southeast Asian nation in March broke ground on the country's first skyscraper, a 42-storey tower.
Cambodia has climbed back from decades of civil unrest to emerge as one of the region's most vibrant economies, marked by an unprecedented building boom that is radically changing the face of this once-sleepy capital.

The Golden tower 42 are now at least 50% sold (it was 50% sold in Jan), I believe. The price (according to the newspapers) range from US $500,000 to US 1,700,000 for the penthhouse.
River Palace 31 was 40% sold few months ago.

Thanks SeeMacau, looking forward to seeing the PP skyline change soon. Do you know if the IFC was also presold (i.e. the apartment blocks)??
The IFC location is great for PP. If built according to specs it could be a city within a city by itself. Might even consider buying myself an apartment there (if foreigners are allowed to buy). :cheers:

Actually, A beautiful city does not need skyscraper but sanitation and order or the city. Additionally, if we have skyscraper, of course it will light up the city even more beautiful, colorful and modern.

Wow that's quite expensive for a location like Phnom Penh....I can get a decent apartment in downtown BKK for half the price!!:ohno:

Not only will this protect the soil around the river but it will also make the area look more pleasing to the eyes. I hope eveything works out. :banana:

I guess a lot of buyers are investors, and the locals who became rich in the past two to three years because of the property boom.
Anyway, if I got 1.7 million i will probably buy a property in Singapore instead :)

Five months after going on the market, 75 percent of the units in Gold Tower 42 have been sold, the developers of Cambodia’s first skyscraper say, denying suggestions that the project’s backers have pulled out of one of the country’s most ambitious construction efforts.
Reports widely circulated in the Khmer-language press say the project has stalled after its South Korean developers abandoned construction, leaving hundreds of depositors in limbo.
“A rumor is only a rumor,” said Lee Sun Hum, director of the Yon Woo company, which is building the $240-million high-rise.
He compared the project to a slandered celebrity, saying, “Our company, being famous, must suffer from rumors created by others – it is not correct information.”
When completed in 2011, Gold Tower 42, which will include a library and medical facilities along with luxury apartments, will dwarf every other building in this low-slung capital.
Cambodia’s leaders are touting it as a symbol of the country’s revival after decades of civil strife.
But the 192-meter tower is only one of a number of large construction projects underway amid an unprecedented building boom that has increased competition among developers courting both foreign buyers and the capital’s emerging middle class.
Some 30 percent of Gold Tower’s buyers are from overseas, said Yon Woo sales manager San Sokseiha, adding that the building’s units were also popular with Cambodian businessmen and high-ranking government officials.
“Many floors have sold out even before construction started,” he told the Post, describing reports of the project’s turmoil as coming from competing developers.
“These rumors are not correct – there is no problem for the company. It has not abandoned the project.”

Municipal officials also dismissed the rumors about Gold Tower 42, with Phnom Penh Deputy Governor Pa Socheat Vong saying, “This project is still going on, but it takes a long time to construct.”

Many buyers appear undeterred by the whiff of scandal surrounding Gold Tower 42, saying they regarded the units as a good investment.
“With high buildings like this, Cambodia will attract investors,” said one woman who gave her name as Chakrya, adding that she recently bought one condominium for more than $500,000.

The Korean guy I spoke to assured me that the construction is progressing according to plan and that the foundation work was completed on 22nd Dec. The 2nd stage of development will begin in 2009.

In fact, the GT42 progress is on track, according to the orignal plan I have obtained. I.e. it would take 11 months to do the concrete walls and the piling work. Starting date being Mar'08.
We should expect to see basement 1 and 1st floor completed in the next 3 months.... then GT42 should grow like a mushroom. :) Fingers crossed!

They seem to maintain that they are 80% sold. Mostly residential units remained.

pung10 March 6th, 2009, 08:04 AM Can anyone confirm that GT42 is currently negotiating with banks to set up loan facility for buyers/owners? GT42 even accepts that buyers can delay paying the 2nd and 3rd instalment without interest penalty.

As for uploading photos from Picasa, for future reference of course, what you do is right click on the photo itself. From there, click on properties (should be the lowest option) and from there it gives you the general properties of that image and what you do is copy the address (URL) of that image, which is the direct link to that image, and then you paste the address (URL) on to whatever site you want to show the image on. Hopefully I've explained the process well enough for you to follow. If not, just PM me.

If you count all the floors, the one you highlighted is actually the 13th floor. Maybe they changed the floor plan for the Sport Facilities, Library, and Restaurants to 13th floor?
Anyways, I counted 20/21 storeys so far.....

For me, this building is build on a very good location and when construction completed for sure a lot peoples like it!

The shopping mall will definitely open to public, but not the clubhouse facilities. Once the building is completed, developer will lease or sell the ''3 levels'' retail spaces to the public.
Judging the ''quality'' of this building and height per floor, I would say high-end brands like Louis Vuitton, Burberry, Omega, Gucci, Prada, Salvatore Ferragamo etc will sign a lease with the developer to open their boutiques or flagship stores in this shopping center - a ''mini'' version of Champs-Élysées from Paris :D

Judging the ''quality'' of this building and height per floor, I would say high-end brands like Louis Vuitton, Burberry, Omega, Gucci, Prada, Salvatore Ferragamo etc will sign a lease with the developer to open their boutiques or flagship stores in this shopping center - a ''mini'' version of Champs-Élysées from Paris :D

I dont know the exact name of that building.
It seems like many mid-rise buildings are popping up around Sorya Shopping Center and Boeung Keng Kang.

All the electronic wires destroyed the good view of this tower. Plus, the progress is so slow, I don't see any change if compares to previous pics:cheers:

My house is near by the Ex-Kirirom Cinema and also not far from GT42, every mornonig I always take a look to the GT42 untill the construction no activity but I don't know, What is the reason:ohno:

I mean the rich one they will be more n more rich due to thier status or thier successful business. They pay money like leaf. But the poor, they cant even afford to buy thier meal. So in the society we can see both poorest n richest. So the richest one probably can afford to buy this kind of unit in this tower. Or they can even build thier own tower for sell.

There are some oversea Cambodians interested in this project. But I think their main target buyers are Chinese (China + Taiwan), Korean, Malaysian and Singaporean property investors.
These people seem to be very interested in Cambodia's property market, especially the Koreans :)

You can either believe the plan or your own eyes. If you go back to page 6 of this posting and start counting. The high-ceiling floor is the 13th floor. If they call this floor the 10th floor, then this building will have more than 42 floors.
