MANILA, Philippines—A sky park with infinity pools, waterfalls, restaurant, and fitness center more than 36 stories above the ground is the piece de resistance of a new project of the developer of Essensa East Forbes, adjudged the best residential condo in the Philippines.
Gramercy Residences, a 65-floor building, is one of the structures that will rise at the 3.4-hectare Century City, a P40-billion project of Century City Development Corp. on Kalayaan Avenue in Makati.
CCDC, an affiliate of Century Properties Group, envisions the Gramercy Residences to be an architectural icon in the Philippines that will reshape the skyline of the country’s financial center. Its apex will be adorned with a glass beacon that will be visible from all angles of the metropolis.
CCDC has tapped an international architectural and urban planning firm to help it achieve this vision.
Jerde Partnership International is behind global landmarks such as the Bellagio Hotel in Las Vegas, Roponggi Hills in Tokyo, Universal Citywalk in Los Angeles, and Zlote Tarasy in Poland, 2006 winner of the best master-planned community.
Jerde is to Gramercy as I.M. Pei is to Essensa in Bonifacio Global City, the first-ever building to be voted by Asiaweek magazine as the best residential condo in the Philippines.
I.M. Pei is a Pritzker Prize-winning Chinese-American architect who designed the 70-story Bank of China, one of Hong Kong’s most identifiable landmarks, and the Louvre Pyramid, a large metal and glass pyramid that serves as the main entrance to the Musee de Louvre in Paris.
Place making
Based in Venice, California, the Jerde Partnership is headed by its founder Jon Adams Jerde, who pioneered “experience architecture’” and the philosophy of “place making.’”
“We hired one of the world’s best planners’’ because “we want to create a new destination, a world-class real estate project that the Philippines could be proud of,” John Victor “Jigger” R. Antonio, COO of CCDC, told print editors from Manila during a tour of Jerde projects late last year in Hong Kong.
Gramercy Residences takes its name from an exclusive park in New York City where Mark Twain played pool and JFK Jr. chased squirrels one lazy afternoon, said GP Reyes, creative director of Century Properties Inc.
Exclusivity
Gramercy is a small, fenced-in area in Manhattan accessible only to residents who are assigned keys to enter one of the last remaining private parks in the United Sates.
“It is the exclusivity, the history and the central characteristics of Gramercy Park in New York that has inspired in no small measure the first icon set to rise in Century City,” Antonio said.
Gramercy Residences will have 1,250 units that will come in flat and loft configurations. Buyers will be given six interior-design options—from a studio (26 square meters at P3 million) to a unit with three rooms (180 sq m, P20 million).
Yoga and spa center
The units will be fully furnished. “No painting and moving pains and overpriced interior design,” Reyes said.
CCDC seeks to make Gramercy a luxury high-rise boasting of features never before attempted in the industry.
The amenities include three swimming pools, cascading waterfalls, three distinct gyms, café and restaurant, yoga and Pilates room, spa and massage center.
The high-rise will also have a daycare center, THX theater, DVD library, residents’ lounge, conference room, library and book club, Internet and cable TV ready units, children’s playground, meditation garden, and wine and bar storage.
Pet walking
Other five-star services to be offered in the Gramercy include 24-hour doormen, delivery service from Century City restaurants, personal shopping and delivery services (including groceries, cleaners and pharmacies), newspaper delivery, pet walking and sitting services, technical support for computers, entertainment centers and telecommunication equipment, and extra storage space for boxes, old clothes and sports equipment.
In short, “residents will enjoy the conveniences of a city that features work, living and play facilities in one integrated environment, where everything one desires is just an elevator ride or a short walk away,’” Antonio said.
What is the target market of Gramercy? People who want to be residents in the capital city and Filipino expatriates (professionals like doctors, nurses), according to Reyes.
Asked if the credit crunch in the United States could affect sales, he said: “Filipinos in general don’t borrow what they cannot afford. So most Pinoys are not affected by the subprime crisis.’’
Reserved units
As of this month, more than 500 units had been reserved, according to Antonio.
By June 2011, the first 35 floors, including the three-story-high Skypark, shall have been finished. The 40th floor and the rest of the building are expected to be completed in 2012.
Financing will come from internally generated funds and preselling, according to Jigger.
Besides Gramercy Residences, two office buildings will rise at Century City. The office buildings will be financed through internal funds and equity from private partners, and loans, 60 percent of the land value.
Jigger said the Gramercy project would cost P5 billion and the entire Century City P30 billion to P40 billion. Excavation began last month.
BPO and KPO
Construction of the office buildings will start this year. The offices will cater to business process outsourcing (BPO) and knowledge process outsourcing (KPO, for financial consulting such as banks outsourcing analysts), according to Antonio.
A 2,000-sq-m property has been donated to the Makati City government for a school that would be a source of BPO and KPO talent.
Century Properties Group aims to make Century City the largest BPO facility in Makati.

Excavation in progress at Gramercy Residences site
Excavation work is already 12 percent underway at the Gramercy Residences site, reports developer Century City Development Corp., an affiliate of Century Properties.
CCDC expects to complete the excavation work in June 2008, after which construction of the residential tower’s basement floors will follow.

Excavation at Gramercy site reaches 64 percent
Excavation at the site of The Gramercy Residences is now 64 percent, or 19 meters this June, announced Century City Development Corp., an affiliate of Century Properties, which is developing the 3.4 hectare Century City including Gramercy.
The total depth is set at 29.7 meters.
Upon completion of excavation, rebar laying and cement pouring for the Gramercy tower's structural foundation will immediately follow.
The Gramercy Residences is the first Fully-furnished, Fully-serviced Hyper-amenitized luxury condo in the Philippines with 6 interior design options. It will be the first residential tower to rise at the 3.4-hectare fully-masterplanned mixed-use development called Century City on Kalayaan Avenue, Makati.

Excavation work at the construction site of The Gramercy Residences is almost complete, with depth reaching 26.7 meters covering the 6 levels of basement floors and more than 30 meters for the elevator shafts.
Cleaning of the excavation area is also underway, after which foundation works will commence. According the Century City Development Corp. (CCDC), an affiliate of Century Properties and developer of Gramercy, the first phase will comprise the installation of the metal rebars this October.
The Gramercy Residences is the country’s first Fully-serviced, Hyper-amenitized luxury condominium, and the first residential tower to rise at Century City in Kalayaan Avenue, Makati City.

Gil Puyat Avenue (Buendia) and the gramercy would be moving out anytime soon. the only way i can think of is by putting more developments along Makati Avenue. but that would mean adding more to the already high traffic volume in that area.
but i don't really mind this building not being IN the makati cluster. just look at it from the mandaluyong area and it would appear as though it were part of the cluster. it's just a matter of perspective. har har. :nuts:

^^i was thinking of the same thing actually. lately we have a plethora of glass buildings all over the metro, it looks nice at first, but it would be better had they made it more iconic in terms of design. :ohno:

But individually, each building looks great.
The main tower has a strong chance of becoming iconic. Manila should got for deconstructivist designs like this, as opposed to the more classic deisgns.

Gramercy Construction update - January 6, 2009
Gramercy construction in full swing at the lower basement floors
Following its excavation completion in September 2008 and its first concrete pouring in October 2008, The Gramercy Residences at Century City now pushes through with construction at the lower basement levels 5 and 6.
With a 384-strong team of workers on site, the 30-meter deep excavation has been filled with a mat foundation of 4 meters (or 12,402 cubic meters) and is now 74-percent complete. The remaining volume of concrete to be poured is 3 meters (or 4,212 cubic meters).
The laying of perforated pipes has been completed and the construction team is currently focused on concreting works and forms installation, which has reached 66 percent.
The Gramercy Residences is the country’s first Fully-furnished, Fully-serviced, Hyper-amenitized luxury condominium developed by Century City Development Corporation. Project completion is 2013.

so many super block has n still build in Jakarta...cause around 10 millions jakarta citizen its a big market for property product...

Yes, Makati is just 30 minutes from NAIA...access to Makati will soon be easier once the new Airport interchange opens (almost done).

If Gramercy is an office tower, it will be higher than 302m beacuse of the floor to ceiling ratio. :)

Gramercy Construction update - February 24, 2009
Gramercy construction reaches basement 3
Construction work at The Gramercy Residences has advanced to Basement 3 following the 50 percent completion of form work, rebar work and concreting at Basement 4.
Form works of Basement 3 is at 35 percent, while re-bars installation is at 45 percent. Concreting will commence shortly.
Electrical, plumbing, sanitary, fire protection and mechanical works are ongoing simultaneously with the construction of the basement levels.

burjdubai91 May 3rd, 2009, 12:26 PM i wish the gramercy residences tower design was a bit more slender to make it look taller than it is... its wide design makes it look kinda shorter. But if its gonna bring the phil. skyscrapers to supertall territory then, i guess it'd do... :)

3tmk June 10th, 2009, 07:57 PM great looking building, there's something odd about it though, it doesn't look that tall on the renders as the height announced. 300m is pretty tall, no matter how banal it's become in today's world
