Malton going into more high-end projects

MALTON Bhd is making efforts to further strengthen its branding in the residential and commercial property segments with a line-up of more exciting projects over the next two to three years.

The company is looking at adding more value to its land bank of more than 600 acres in various parts of the country.

“At present, some 70% of the company's projects are high-end while 30% are projects in the various existing townships, including in Puchong and Bukit Rimau, Shah Alam,” chief operating officer Yeoh Teng Tatt told StarBiz.

He said that having multiple projects at the right addresses would drive the company's earnings over the next three to five years.

“We are moving into more prestigious developments and will offer more superior and higher end products as part of our brand-building initiatives,” he added.

Malton director of sales and marketing Tracey Lai said the company had RM2.1bil worth of new projects lined up for launch in the next two to three years, including the unveiling of new phases in existing developments.

“For the current financial year ending June 30, Malton is targeting sales of RM400mil compared with RM120mil recorded last year,” Lai said.

Niche developments to be launched this year include Ukay Springs, an upmarket residential enclave on 56 acres in Hulu Klang, comprising 150 units of 2½-storey semi-detached house and bungalow.

In Sungai Long, Malton will build high-end residences on a 67-acre site worth a gross development value (GDV) of RM330mil, while in Taman SEA, plans are afoot to build 35 bungalows, semi-detached houses and zero lot residences.

A mixed commercial development on 2.7 acres in Taman Maluri, Cheras, will comprise service apartments, office suites and a retail mall worth a GDV of RM195mil.

In Penang, a 36-storey condominium block on 0.7 acre along Cantonment Road will mark Malton's maiden entry into the state's property market. The RM47mil project will be launched later this year.

Malton's recently launched projects include Pearl Villas, comprising 42 units of 3-storey semi-detached villa and two bungalows on 4.8 acres in Petaling Jaya's Section 16, with a GDV of RM110mil.

Another flagship project is Amaya Saujana @ Saujana Subang in the vicinity of the Saujana Golf & Country Resort comprises three blocks of 13-storey residential suites. The project has a GDV of RM250mil.

Planned as a resort lifestyle development, Amaya offers generous spaces in its unit layout and its surrounding landscape. The initial soft launch of phase one has attracted 80% take up rate so far.

Meanwhile, an integrated commercial project is underway on a 2.6-acre plot in Jalan Utara, Petaling Jaya, which used to be the site of a Lutheran Church.

V Square (VSQ) features two blocks of corporate tower, a block of corporate business suites, and two blocks of corporate offices, with retail space on the ground floors. The project will have a GDV of RM207mil.

“Vibrant, vital and visionary, VSQ is designed to offer a stylish working environment in a prime location,” she added.

Lai said Malton was also the project development manager for The Pearl @ KLCC, which comprises a high-end condominium project along Jalan Stonor in Kuala Lumpur.

The 41-storey block of 177 luxurious condominiums is located on a 1.8-acre site, opposite the Embassy of Vietnam, within the KL City Centre enclave.

The spacious residences, including seven duplexes and three penthouses, will have built-up areas from 3,000 to 20,000 sq ft.

“Its international architecture design and futuristic concept have won admiration from many interested buyers, including foreigners and expatriates.

“Besides state-of-the-art security system, the residences will be fitted with smart home features. There will also be a well-equipped clubhouse,” she said.

In Seremban, a 17-acre plot will be developed into bungalows and shop offices worth a GDV of RM160mil.

Malton on aggressive drive

With construction costs escalating, it is only natural that the buck would eventually be passed on to property buyers. While some developers are increasing the prices of their properties to maintain margins, Main Board-listed Malton Bhd says it will not take that route.

The developer is keen to maintain prices of its residential and commercial properties, with contingency plans and cost compression methods up its sleeves. Tracey Lai, Malton's director of sales and marketing, tells City & Country that the company is on an aggressive drive to push its products, in current market conditions, without compromising on price and quality.

“Buyers of our products can rest assured that we are not going to push up prices despite the rising costs of cement and steel," says Lai. According to her, the company acquired numerous tracts of land many years ago and is in a comfortable position today to carry out its projects without having to increase prices to match costs.

Another cost-saving strategy is the use of in-house contractors for all its projects, she adds.

“Although sales were rather slow the past few weeks as a result of the recent general election and fears of a slowdown stemming from the US subprime crisis, things are looking up now because people realise that our country's economic fundamentals are strong.

“There's still a lot of money in the market and people are asking where to invest" says Lai.

According to her, more than 200 prospective buyers have registered for its 35 luxury bungalows in Taman SEA, Petaling Jaya, even before the project's soft launch, which is targeted for the middle of the year.

“The bungalows, of 5,300 sq ft and above, in a gated and guarded community, will be pegged at RM3 million onwards each. The response has been overwhelming. We are awaiting final approval before launching the project," says Lai.

Meanwhile, its Amaya Saujana condominium in Saujana Subang has also registered a good take-up rate, prompting the developer to launch Phase 2 on April 19. The first phase, comprising 126 units, is more than 80% sold.

Amaya Saujana comprises a total of 378 units in three blocks, on a 6.02-acre tract along the main road leading to Subang Airport, near the Saujana Hotel, Saujana Golf & Country Resort and the Glenmarie Golf & Country Club. Prices range from RM605,000 to RM918,000 with built-ups starting from 1,569 to 1,827 sq ft, which works out to an average of RM400 psf.

Lai says Amaya Saujana comes in a resort setting, with full clubhouse facilities, and has a gross development value of RM276.1 million.

On Malton's VSQ@PJ City Centre in Jalan Utara, along the Federal Highway, Lai says it is going to be a new concept for commercial development. The 2.58-acre tract, which used to house a Lutheran church, is next to the Tun Hussein Onn Eye Specialist Centre.

The development will comprise two blocks of corporate towers and three office blocks. The RM207 million project seeks to address the growing needs of the business community and has included a swimming pool, a gymnasium and various retail outlets in its development.

“Our concept is called 'Trends of Tomorrow'," says Lai, adding that VSQ is designed to offer a stylish working environment in a prime location.

On increasing its landbank, Lai says Malton is looking outside the Klang Valley. In Penang, it is planning to launch a 36-storey condominium block on Cantonment Road, and in Seremban, a mixed development project with bungalows on Jalan Tun Dr Ismail.

The company reportedly held talks with a party in Vietnam to embark on a development project, but Lai says nothing has materialised on the international front.

“We certainly have to spread our wings to keep up in this era of globalisation," says Lai. Among the countries the company is eyeing are China and Thailand.

At present, almost 70% of Malton's projects are high-end, while the rest are mixed developments. This year alone, the company has lined up projects, with a combined GDV of RM2.1 billion, for launch. These will keep it busy for the next three to four years.

Among the projects are Pearl Villas in Section 16, Petaling Jaya. The RM110 million freehold project comprises 42 three-storey semidees in the enclaves of Section 16. Prices range from RM3.9 million to RM6.37 million. Other niche developments to be launched later this year include Ukay Springs, an upmarket residential enclave in Hulu Klang, comprising 150 two-and-a-half-storey semi-detached houses and bungalows on a 56-acre tract, and high-end residences on a 67-acre site in Sungai Long, with a GDV of RM330 million.

On the commercial front, there will be a mixed commercial development on 2.7 acres in Taman Maluri, Cheras, comprising service apartments, office suites and a retail mall, with a GDV of RM195 million.

Malton is behind the development of the townships of Bukit Rimau in Shah Alam, Mutiara Indah in Puchong and Mutiara Puchong.

It is also involved in project management. The company was the project development manager for The Pearl @ KLCC, a high-end condominium project on Jalan Stonor, Kuala Lumpur, comprising 177 luxurious condominiums in a 41-storey block, with sizes of 3,000 to 20,000 sq ft. Located on a 1.8-acre plot, opposite the Vietnamese embassy, The Pearl is within walking distance of the Petronas Twin Towers. Malton is also the project manager for the Pavilion Kuala Lumpur, the latest commercial hub located in the heart of the Golden Triangle.

MALTON Bhd's latest commercial development, VSQ @ PJ City Centre has done pretty well with about 40% of its business suites in one of its five blocks sold within two months of launch despite stiff competition.

The freehold project with a gross development value (GDV) of RM207mil has a unique feature: condominium facilities like a swimming pool!

Office workers can unwind at the gym, spa or restaurants after a hard day's work at the recreational deck and retail podium that will have F & B outlets. It is also Wi-Fi ready at selected areas.

In fact visitors to VSQ (pronounced as V Square) sales gallery at Phileo Damansara 1, may be forgiven for thinking that it is a condominium because a model of the project shows the usual condominium facilities.

Some owners might turn some of the business suites into a SOHO (small office, home office) where they can live in it. There are individual suites with pantry and bathroom as well as three-phased wiring for all types of office units. Security is also top-notch with access card system and CCTV cameras.

A SOHO may be a good idea especially for single executives who prefer to live and work in the same place and avoid all the traffic jams.

With so many eating-places at nearby Section 13 and 14 (Jaya 1, Jaya 33, Three Two Square and Digital Mall) or at the nearby PJ city centre, buyers or their tenants can have their meals outside without any hassle.

VSQ on 2.58-acres of leasehold land is in a prominent part of Petaling Jaya (along Jalan Utara), where there are plenty of amenities. It is within walking distance to PJ Hilton, Armada Hotel, Crystal Crown Hotel, Menara Axis and the Asia Jaya LRT station. The Tun Hussein Onn Eye Hospital is next door.

However, a minor downside is that Jalan Utara can be quite congested especially during peak after office hours. Fortunately, since it is about 100 metres from the turning into the Federal Highway, it would not be a long wait even if one were caught in a traffic jam.

Malton sales & marketing director Tracey Lai said there had been enquiries for the en-bloc purchase of the other four blocks. They are two, 18-storey corporate towers (average RM530 psf/8,388 sq ft per floor) and two, 7-storey corporate offices (average RM483 to RM486 psf or RM12.3mil and RM11.5mil/3,390 to 3,645 sq ft per floor).

She said the two corporate towers fronting Jalan Utara would be ideal as corporate head offices while the business suites with 921 sq ft to 1,911 sq ft (average price of RM500psf or RM435,900 to RM872,800) was designed for smaller companies which needed smaller space.

Lai's excitement over VSQ is understandable, as the project is perceived to be the new business landmark in Petaling Jaya.

This part of Petaling Jaya has experienced “very hot” take up rates for commercial projects over the past three years and the momentum seems to be in full swing.

This phenomenon is partly attributed to the pent-up demand for office and retail space after a long absence of such projects in the area. Businesses are also relocating to Petaling Jaya. There is now a boom of commercial projects in the area.

Meanwhile, Malton has lined up several high-end projects worth a total GDV of RM2.1bil for this year. They include The Grove, Pearl Villas, and Ukay Spring. It has also soft launched the Amaya Saujana (378 units in three blocks) last November. About 70% of the Phase 1 residential suites had been sold while sales had also been “surprisingly strong” for Phase 2.

It will pre-launch the freehold The Grove in SS23, Petaling Jaya next month. It will comprise of 31 bungalows (price from RM3.4mil to RM3.8mil) and four link bungalows (RM3mil). Its target market is a high-income individual above 35 years old and who is looking to upgrade to an exclusive gated community with 24-hour security.

It has also done very well for its Pearl Villas at Section 16, Petaling Jaya where all 42 units of three-storey semi-detached houses have been sold.

“Many of our purchasers are professionals who bought for their children. As there is a scarcity of freehold land in Section 16, people jumped at the opportunity to buy the Pearl Villas houses priced at an average of RM2.6mil,” she said, adding that it would be very costly for people to buy an old bungalow in Section 16, demolish it and rebuild.

The Malton Group (renowned for its three flagship projects, Bukit Rimau, Mutiara Indah and Mutiara Puchong) comprises the Khuan Choo Group, Bukit Rimau Development Sdn Bhd and Domain Group.

In 2002, the three were injected into Gadek Capital Bhd, resulting in its re-listing on the main board of Bursa Malaysia and it assumed its present name Malton Bhd.

Malton’s strategy to weather slowdown

Developer to have bigger presence in commercial and high-end residential property sector

MALTON Bhd sees the potential to build up its exposure in the commercial and high-end residential property sector to weather the slowdown in the medium-end residential property market.

“The challenging market conditions, fuelled by rising construction costs and petrol prices, have resulted in a slower take up of property. Developers with ongoing projects have to be ingenious to ride out the tough times,” director of sales and marketing Tracey Lai told StarBiz.

She said while a slowdown has crept into the residential market, there was still room for more commercial projects, especially Grade A offices in Petaling Jaya.

Being an integrated developer helps as Malton’s construction division undertakes most of the company’s construction needs. This act as a buffer against any need for cost renegotiations with contractors or stalling of projects.

“Our target market is very niche and provide some form of cushion against any excessive margin erosion caused by the rising construction costs,” Lai said.

She said in keeping to the company’s market-driven and buyer-centric product policies, its line up of projects would be targeting at the high-end market.

Malton’s strategy is to focus on product differentiation and the right branding for a broad spectrum of upmarket lifestyle products, Lai added.

“We believe high-end property products will continue to enjoy good take up as high net worth investors are quite insulated from the prevailing high food and fuel prices. Many are looking to invest in properties to hedge against rising inflation.

“While there are still uncertainties in the market, we believe an equilibrium will be reached in due course and the market will become buoyant again,” Lai said.

She said despite the prevailing caution among potential buyers, the property market would still be a good investment for investors, given the good rental yields and capital appreciation to be made.

“Developments at popular and prime locations will continue to attract buyers as decent yields could be reaped.

“Compared with many other countries in the region, Malaysia’s real estate products are still very much under priced and even with the full impact of cost increases, prices are relatively lower.

High-end properties in the country are considerably more affordable compared with in other countries,” she added.

Besides the quality workmanship and finishes, initiatives such as Malaysia My Second Home programme have also helped to attract foreigners to the country’s shores.

Liberalising guidelines such as the exemption of real property gains tax and relaxation of foreign ownership restrictions have also fuelled foreign buyers’ confidence in the market.

“There is still room to further raise the attractiveness of local real estate to foreign investors. This will largely depend on the Government’s efforts to ensure a healthy and stable economy and further liberalise foreign ownership guidelines.

“In the current challenging times, there is a need to be market savvy and more buyer specific. We have to work a lot harder to connect with and reach out to the buyers that include South Koreans, Chinese, Middle Easterners and Russians,” Lai said.

Malton has a number of interesting high-end residential and commercial projects that have a total gross development value (GDV) of RM2.1bil.

One of its latest lifestyle offerings is the high-end gated development, The Grove in SS23, Petaling Jaya. The project on a 4.8 acre freehold land comprises only 35 exclusive three-storey bungalows and link bungalows priced from RM3mil to RM3.8mil each.

Wrong building lah bro... The twin V Square Towers are already almost complete and each building has its own crane, not one-for-two... The pix is of some condo block coming up near Seri Setia actually!
