LhexiMont April 3rd, 2008, 06:10 PM There are some workers on the site now fabricating concrete flatforms that will hold the steel poles that will support the fencing of the entire site of the soon to rise hotel . By third quarter of 2008 , construction will commence.
Go Global April 3rd, 2008, 11:17 PM Mods, I think this thread belongs under "Philippine Projects on the Rise". What do you think ??
LhexiMont April 4th, 2008, 08:35 AM This project is located in Muntinlupa City ,which is still part of Metro Manila or NCR ..so this thread definitely belongs here .
Go Global April 4th, 2008, 11:38 PM I stand corrected.
LhexiMont April 24th, 2008, 01:31 AM The site is now fully enclosed with fenced and well lit banners is in placed within that fenced area . The billboard /rendering of the hotel is not yet erected though . The hotel site is on a very prime location of two major avenues ( Commerce /Filinvest ) and a major street ( East Asia Drive ) . It's across the WestGate Complex and adjacent to the u/c BC Group commercial /office building and South Supermarket .
nadg316 April 24th, 2008, 01:08 PM I heard their website is already in place,www.acaciagrovesales.com. They have very cool pictures and an investment plan for interested investors in their site as well.

Weina April 29th, 2008, 06:07 PM P1.8-B hotel to corner Alabang’s 90 percent occupancy rate
By Tessa Salazar
Inquirer
First Posted 02:54am (Mla time) 10/13/2007
MANILA, Philippines—Citing tourism and retirement industries as expanding exponentially in the Muntinlupa area, and the upscale Alabang’s demand of up to 100 percent occupancy rate as per Department of Tourism data, developer Corporate Holdings Management Hotels and Residences Inc. has decided to venture on the hotel industry.
CHMI Chair Noel Gonzales said tourism and retirement industries have been on the upswing, and the global market indicates that it would continue to improve. “Thus, this is the best time for a hotel project,” he stressed.
Hotel occupancy
“The main problem today is capacity,” said Gonzales, who is also a Philippine Retirement Industry director and a former Subdivision and Housing Developers Association president.
Gonzales cited that the current average hotel occupancy rate in Metro Manila is 76.4 percent. Bellevue Manila located in Alabang has an occupancy rate of 89.2 percent.
Gonzales also cited the five million projected foreign visitors by 2010 and balikbayans who prefer a less congested area versus the hassles of staying in Manila, Makati and Ortigas.
Target market
He said the target market also includes expats of the 1,000 multinational companies in Calabarzon, in Madrigal Business Park and in Filinvest Corporate City.
He also cited relatives and balikbayans of the 250,000 households living in nearby exclusive subdivisions, and “the golfing aficionados due to the proximity to world class golf courses.”
Citing Alabang as experiencing up to 100 percent occupancy rates, he said that within Filinvest Corporate City, the 500-room hotel with a target opening in the first quarter of 2011, would be located on Commerce Avenue, which he described as “the Ayala Avenue of Alabang.”
“Filinvest Alabang is the best place for a hotel right now.” Gonzales said that currently, only one hotel in Alabang has 220 rooms (Bellevue) and two other high-rise buildings that were originally conceived and configured as condominiums (Vivere and Parque España) were partially converted to hotels.
5-star hotel
CHMI will be built as a 5-star hotel. Gonzales said he would be bringing “Shangrila and Peninsula in Alabang at a room rate of $100 without sacrificing the quality of service, the rooms and the ambience.”
A ballroom will be built to accommodate up to 1,000 guests and a function room for up to 300 attendees. Aside from a spa (Gonzales owns the former South Spa in Makati), fine-dining restaurants and bars will offer 360-degree views of Laguna de Bay, Manila Bay, Makati Skyline, Filinvest Corporate City and Ayala Village.
Gonzales’ long-term vision is to put up a Filipino hotel chain in Cebu, Davao, Bohol, Manila/Makati area and Vietnam.

Weina April 29th, 2008, 06:29 PM Proposed Alabang Suites
In response to the Philippine Government’s call through the Department of Tourism (DOT) for additional Hotel rooms, Corporate Holdings Management, Inc. will embark on the development of Alabang Suites, a Two 20-storey Tower to be located in the heart of Filinvest Corporate City (FCC), Ayala Alabang.
Once completed, one Tower will be a 4-Star Hotel while the other shall be a Condominium. Hotel Amenities and Facilities will be located in the Podium of the Towers while the 3 basement floors shall be allocated for parking purposes.
The project will be strategically located adjacent to Festival Shopping Mall and Ayala Town Commercial Center. Likewise it shall offer excellent views of Laguna de Bay and Manila Bay which is renowned for its fabulous sunsets. Once developed, the project shall cater to companies at the expanding Madrigal Business Park , firms at FCC and vast numbers of multi-nationals at Technoparks and Economic Free Zones within nearby Laguna. Tourists and Balikbayans who prefer not to stay in the congested Ortigas Center and Makati CBD shall also find the project ideal during their stay in the country.
CHMI with its maverick ideas has developed different investment schemes for Alabang Suites which guarantees a high return ideal to both local and foreign investors. All Hotel rooms shall be sold as Condotel rooms with a TWIST which will make investors earn much more than any other package being offered in the market today. Interested investors are encouraged to call us in our office for the details of the different investment plans.

nadg316 May 2nd, 2008, 07:26 PM CHMI has been in the real estate industry since 1987. They started their mass housing projects in Tacloban Leyte with Kassel Homes, Kassel City and Kassel Kristina. They were like the Ayala Land of Tacloban. Likewise, the chairman,Mr. Gonzales was a former consultant of Avida, (subsidiary of Ayala Land Inc.)
You can see everything about the developer at www.chmigroup.com

TheRick July 28th, 2008, 10:52 PM Got this e-mail...
======================================
Please be informed that the management is looking into adjusting the
prices and will be reducing the discounts as well. This is in primary
consideration of the escalating prices of construction materials.
As you may know, steel prices has soared during the past year as iron and
steel manufacturers were forced to accept huge price increases from iron ore
producers. The brunt of the increase came in February and March, but prices
continue to rise on a daily basis. This has brought about concerns as caused
by the high demand on infrastructure spending toward Asia, along with the
Middle East and other regions.
With the steel industry index being doubled, construction costs in the
Philippines are seen to increase by more than 35% this year due to a record
oil, steel, cement and global shipping price escalation. To site an
instance, during the final planning stage of Acacia Grove Hotel (which was
during the 4th Quarter of 2007), steel costs is at Php 35.00 per kilogram
and currently, it is already at Php 75.00 per kilogram.
CHMI Hotels and Residences, Inc. (CHRI), the developer of Acacia Grove
Hotel, is anticipating the economic tsunami as the global financial crisis
deepens. Due to a substantial increase in the construction costs, developers
in the country are being forced to make adjustments in their development
strategies. As other developers are geared toward slowing down marketing
campaigns, CHRI has pushed more aggressively into finishing the project at
an accelerated pace. This has entailed certain adjustments to achieve that
objective.
As a part of my job being an Investment Consultant, I am urging my clients
who have already shown interest in investing in Acacia Grove Hotel to move
now and lock in at current price levels and payment terms. The upper
management is looking at an estimated 13% increase effective August 1, 2008.
Buyers who will reserve now can take advantage of the current prices for
their units and immediately realize the appreciation value for their
investment as Acacia Grove Hotel is set to start operations on a much
earlier date, June 2010. Please note that this is 9 months earlier than the
previously targeted date which is 1st Quarter of 2011.
Along with the price adjustments, units will also be increased in size.
Actual size increase will be announced later within the week. The increase
in unit size will benefit the unit owner in terms of projected income. As
for the expected price adjustment, it will be deducted later on from your
corresponding share in the hotel revenue.
LhexiMont July 29th, 2008, 12:31 AM Wow ,sana nga mapabilis ang paggawa at eventually pagka complete by June 2010 ng hotel. It will be the biggest hotel in Alabang in terms of number of rooms at two towers pala ito ,a hotel and a condominium.
Great location of corner of Filinvest and Commerce avenue in Filinvest Alabang , strategically between Festival Supermall and Alabang Town Center and just beside the WestGate complex. A few steps away lang din ang flagship store /branch ng South Supermarket.
LhexiMont August 2nd, 2008, 01:41 AM They have already a booth sa 1st level ng South Supermarket since kalapit ng actual site nila ng South Sup. and they're handling out brochures , I was supposed to get sana pagkapamili ko sa South but nakalimutan ko na balikan yung booth yesterday.

I think the digging is done. The building looks like it's being worked on when I pass by it (almost everyday) :). No floor has been started yet, but I think they'd probably be on schedule.
I really like the location of this hotel, it's very strategic. Think about it, besides being in between Alabang Town Center and Festival Mall, it's right beside Westgate. In addition to that, it looks like another small commercial building is being constructed beside Mondrian Residences, which is also just a few steps away.

plmetzen February 20th, 2011, 03:28 PM Hmm I thought something was missing, here ya go :) And yesh it is kinda simple and it did stick to its design, but according to my former colleague 'on the inside' they shortened the height of the building BUT they made bigger floor space per floor so it justifies why they didn't build taller.
Enjoy!

You could see waiters, people who appeared to be staff members and people sitting by dining tables.
