GUYS, JUST MY OBSERVATION HA.. MARAMING SUPERMARKETS SA TUGUEGARAO.. THEY ARE ALL SCATTERED IN DIFFERENT DISTRICT WITHIN THE CITY.. DON DOMINGO, LEONARDA, BUNTUN AND CENTRO.. INITIALLY SM SAVEMORE DAW ANG MAGING TENANT NG MALL OF THE VALLEY BUT IVE HEARD THAT OUR MAYOR WILL NO LONGER ALLOW THIS TO PUSH THROUGH DAHIL MARAMING SUPERMARKETS ANG MAWAWALA.. KUNG MAG BUBUKAS MAN ANG SM CITY DIYAN, WALA NA TAYONG MAGAGAWA DAHIL KASAMA TALAGA SA MALL ANG SUPERMARKET REGARDLESS KUNG SAVEMORE OR HYPERMARKET ANG ILALAGAY NG SM INVESTMENT.. FOR ME, DAPAT LANG NA ITULOY ANG SAVEMORE SA MALL OF THE VALLEY COZ THAT WILL TRULY SHOWCASE THAT THE MALL IS REALLY FOR BIG INVESTMENTS..TRY TO OBSERVE THE UPPER LEVEL OF THE MALL,, MALUWAG SIYA DI B.. IVE HEARD, THAT PORTION IS INTENDED OF SAVEMORE SUPERMARKET.. KUNG ANG NOTION NG KABABAYAN NATIN AY BABAGSAK ANG IBANG NEGOSYO DAHIL PAPASOK ANG MGA BIG SUPERMARKETS WELL THAT IS THE CYCLE OF LIFE.. HINDI PWDENG PURO NASA LUMANG VERSION NA LANG TAYO.. BE NEW!! KUMBAGA SA DVD WALA NA NGAYON 3 FOR 100!! ANG BAGO NGAYON AY 5 FOR 100 WITHOUT BOX AT 4 FOR 100 WITH BOX!! HEHEHE..

note..hindi matutupad ang huc kung hindi papasok ang malalaking businesses kaya nga sabi nila,,.on 2011 we will expect to enter a big investments in the city and a big businesses from other countries.,,so kung iisipin niyo big investments daw means kasali na ang sm dyan...imposible kung hindi sila papayag...

Chris0720

SM Prime to build P5-billion retail complex in Cebu property
By Zinnia B. Dela Peña (The Philippine Star) Updated July 19, 2010 12:00 AM

MANILA, Philippines - SM Prime Holdings Inc., the country’s largest shopping mall operator, has earmarked P5 billion over the next three years to develop a retail complex within the reclaimed 240-hectare South Road Properties
(SRP) in Cebu City.

SM Prime president Hans Sy said the company intends to focus on the development of the recently-acquired 28-hectare lot within the SRP. Plans are also underway to acquire an additional five hectares which will require an investment of P1 billion.

The P5-billion investment represents a quarter of the P20-billion spending program that SM Prime has allotted for a mixed-use development project at SRP over a 15-year period.

The shopping center is estimated to have a gross floor area of 250,000 square meters, which would become the biggest retail complex in Visayas and Mindanao. It is targeted for completion in 2012.

Apart from the mall, also being planned are a 60,000-sq.m. convention center as well as hotels and condominium buildings possibly to be constructed under SM Development Corp. (SMDC), the listed middle-income condominium developer of the SM Group.

SM Prime acquired the property for P11,000 per square meter or nearly P3 billion.

SM Prime is spending P12.1 billion this year for the opening of five new malls nationwide and one in China. Slated for opening this year are Calamba, Laguna; Masinag, Antipolo; Tarlac, Novaliches and San Pablo, Laguna which will provide 279,228 square meters in total gross floor area.
The company is scheduled to open its fourth mall in China, SM Suzhou in the fourth quarter of the year. Located in the province of Jiangsu. SM Suzhou will have a GFA of approximately 70,000 sqm.

Two new malls programmed for opening in China in 2011 and 2012 are Chonggqing and Zibo which will add to SM Prime’s three existing malls - SM Xiamen, Jinjiang, and Chengdu.

SM Prime is targeting to put up two malls each year in China to bring the total number of malls in the mainland to 10 by 2014 as it seeks to take its malls overseas public.

By end this year, SM Prime expects to have a total of 41 malls with total gross floor area of 4.5 to 4.8 million square meters. Its malls currently have a foot traffic of over 2.5 million per day.

For next year, SM Prime will start building malls in General Santos City, Commonwealth Avenue in Quezon City, Lanang (second mall in Davao City) and its second mall in Cebu to be located in La Consolacion, South Reclamation project.

for example:

for example:

yap, sta fe has their own jollibee, san mateo has their own chowking.. may cindys din dun sa san mateo di b.. siguro bumaba na ang frachise ng chowking and jollibee kaya marami na rin ang nagkakaroon ng chance to get their rights, and besides iisang group of companies lang yan chowking and jollibee.. regarding sa SM mall.. SM prime is very good in utilizing the properties they have acquired... just take a look at SM baliwag and SM rosales, napakaluwag ng properties na yun pero hanggang 2nd floor lang siya.. SM manila, maliit lang yung lot pero high rise siya up to 5th floor and the parking lot is extended up to the back of phil normal univ. laging may supermarket sa sa isang SM.. just to share you this guys, iba po ang in charge sa mall operation at supermarket operation ng SM.. pwdeng SM savemore inc or SM - hypermarket inc yan.. either of the two ang makakapasok diyan.. these supermarkets works independently, nagkakaroon din sila ng sarling branches.. SM savemore are mainly built in mostly densely populated residential areas as community supermarket and hypermarket are situated in a big properties.. kung mapapansin niyo karamihan ng sm hypermarket ay nasa expressways or highways that has huge parking lots.. intended ito sa mga motorist shoppers with express lane amenities.. binuksan po ang SM hypermarket to compete with big supermarkets like shopwise, puregold and lianas supermarkets.. whether its a supercenter o SM mall man ang ipapatayo sa tuguegarao, still mall pa rin ang structure niyan...

Just sharing my opinion.

Eastern grand terminal mulled in Cagayan

TUGUEGARAO, Cagayan, July 21 (PNA) - The city government has planned to construct soon the eastern transport terminal in Balzain East here to decongest the city metropolitan main roads from traffic woes.

City Mayor Delfin Ting said the new planned terminal would complement the western transport terminal in Buntun village, which has been found effective to decongest traffic jam in the area.

Ting said that motorists and passengers who have been getting inconvenient on traffic jam along Balzain East welcomed the move.

He also announced the opening soonest of the Mall of the Valley at the Grand Central Market in August. (PNA)

guys, want to share again about SM city and SM centers.. i just know the logic of calling an SM a mall and a center.. still they are considered mall by experts.. maybe because of land area kaya nagkakaroon ng distinction na ang SM ay isang SM city and SM supercenter - mall pa rin yan mga kapatid!! may i share some mall in manila that can be,maybe similar to the proposed SM mall in tuguegarao.. the site in luna st is approximately 5hec di b.. so that is equivalent to about 50,000sqm land area.. SM SAN LAZARO in tayuman, manila is 40,000 sqm in land area.. SM taytay in rizal province is 38,000 sqm.. SM tarlac is 33,000 sqm which is i assume if SM tuguegarao will push through, this will be like in tarlac as a high rise SM mall.. SM marikina is 30,000 .. SM manila is 25,000 but a proposed Annex will be built just infront of it(an abandoned GSIS building).. SM davao is 61,000. SM bicutan is 18,000sqm.. SM PRIME is intelligent enough to use that 5hec to build a mall.. kung matutuloy nga ang sm sa luna st.. igagaya yan sa SM manila at SM tarlac na kahit maliit ang land area, high rise naman siya up to 5th floor.. regarding sa parking space.. hindi lahat ng taga tuguegarao may sasakyan.. do you think kayang akyatin ng tricycle ang matarik na mga parking spaces sa mga malls?? i afraid not!! ang tuguegarao city ay hindi metro manila na super puno ang parking spaces..mababa lang ang vertical clearances ng mga malls especially SM malls..ni hindi mga pwede ang jeep sa parking space building dahil sa baba ng clearances,, intended lang sa mga kotse at SUV vehicles.. hindi rin tayo tulad ng tarlac, pampanga, rosales, pangasinan na talgang maraming sasakyan dumadaan diyan.. for instance, mall of asia.. ang laki ng land area pero hangang 2nd floor lang siya.. SM baliwag and Sm rosales.. these malls were built just like the view of MOA..

WHETHER CENTER OR SM CITY ANG ILALAGAY SA TUGUEGARAO.. MALL PA RIN YAN.. KAYA LANG TINATAWAG NA SUPERCENTER PERHAPS OF THE FLOOR AREA OR THE OCCUPIED BUSINESSES PRESENTLY OCCUPYING THE BUILDING.. MAS MALIIT KASI ANG FLOOR AREA KUNG SUPERCENTER.. CAN YOU SHARE TO ME KUNG MAY SM SUPERCENTER NA GINAWA na SA PROVINCEs?? WALA PA DI BA?? NOW DO YOU THINK SM WILL BUILD SM TUGUEGARAO SUPERCENTER??SUPERCENTERS ARE ALSO CONSIDERED COMMUNITY MALLS NA RIN.. JUST LIKE BACOOR,CAVITE.. THEY HAVE SM CITY BACOOR THEY HAVE ALSO SM CENTER IN MOLINO ALSO IN BACOOR AREA.. MOLINO AREA IS PURELY RESIDENTIAL AREA YAN.. KARAMIHAN DIYAN AY MGA VILLAGES..

THANKS I HOPE YOU LEARN SOMETHING GUYS...

July 20--Even city-based small entrepreneurs are finding it hard to gain accessto financing, a survey by the Asian Institute of Management (AIM) showed. Ma. Lourdes Sereno, AIM Policy Center executive director, told a conference on Monday that 70 percent of small and medium enterprises (SMEs) in "emergent cities" nationwide wants to borrow funds but only a third has access to financing.

The Philippine Cities Competitiveness Ranking Project (PCCRP) 2009 also showed that 60 percent of SMEs in so-called "growth centers" sees financing as important to their businesses but only more than a fifth availed of external funding.

In the metropolitan growth cities of Cebu and Davao, half of enterprises wants to access financing but only a fifth were able to borrow from banks.

"Entrepreneurs find it burdensome to borrow. They were unable to access financing as lending institutions require collateral and various documents," Sereno said.

"BSP , DOF [Department of Finance] and DTI [Department of Trade and Industry] should sit down together and [look for ways to] disperse financing," she said.

"If we want a business-driven economy, money should be reachable," the AIM executive said.

The AIM Policy Center surveyed SMEs in 29 key cities nationwide from September last year to January this year.

Using 2008 data, PCCRP 2009 noted that there was an average of 17 commercial/universal banks in emergent cities, 38 in growth centers, and 126 in metropolitan growth centers.

Sereno told reporters on the sidelines of the conference that up to 80 percent of the SMEs surveyed said they use their savings for capital, while 13 percent turn to informal lenders such as relatives and loan sharks.

Only 6 percent of those surveyed were able to avail of financing from formal sources, such as banks and other lending institutions, Sereno said.

According to PCCRP 2009, the emergent cities are: Angeles, Dagupan, Legaspi, Lucena, Naga, Puerto Princesa, San Fernando in La Union, Santiago, [B]Tuguegarao, Ormoc, Tacloban, Butuan, Cotabato, Iligan, Pagadian, Surigao, and Tagum.

The cities of Baguio, Batangas, Olongapo, Bacolod, Iloilo, Lapu-Lapu, Mandaue, Cagayan de Oro, General Santos and Zamboanga were designated growth centers.

Cebu City and Davao City were tagged as metropolitan growth centers, as development in these areas outpace those in the other cities included in the study.

The categories were determined by taking into account the ability of a city to generate local income (given a weight of 60 percent) versus its population (given a weight of 40 percent), Sereno said.

Metro Manila cities were not included in the study, since these are not discrete units.

The cities covered by PCCRP 2009 were evaluated, based on the following drivers of competitiveness: cost of doing business; dynamism of local economy; human resources and training; infrastructure; quality of life; and responsiveness of local government to business needs.

The cities of Cebu, Davao, Cagayan de Oro, Dagupan, Tacloban, San Fernando, Ormoc, Bacolod, Zamboanga and Puerto Princesa were the 10 cities that scored the highest based on the six competitiveness drivers, the AIM executive said.

The PCCRP, which started in 1999, is conducted every two years, with funding from the United States Agency for International Development (USAID) and Deutsche Gesellschaft für Technische Zusammenarbeit (GTZ) GmbH.

The next edition of this study would be released after three years, or in 2012, which is the middle of the term of current local governments, Sereno said.

Yep... Pero more on dictated by the Market...

That way pasalubong ang pagunlad. From north Lallo-Gattaran-Alcala tapos from south Tugue-Iguig-Amulung. Magiging business corridor yan. Lalong magkakainterest yung mga foreign investors pag nakita nila yung progress from north to south .

Ayaw ng San Nicolas mag-ride sa coat-tail ng Laoag kaya nakakapagsolicit sila ng investment hindi katulad ng mga neighbors ng Tugue na they look to Tugue for business and they don't strive hard to develop their own business district. Their mentality is somewhat "what's the use if at the end of the day people would still go to Tuguegarao to buy what they need." :)

Just sharing my opinion.

Politics po ang talagang nagdedecide diyan. Bago mag-open ang isang malaking business sa isang bayan o lungsod mero pong council hearing then after that a public hearing kung may mga opposed sa project or whatever. They will hear all the pros and cons from both sides and decide on the merits. After the hearing that's the time when those "lobbyist" will work to further their clients' intentions and that's the time when money is included in the talks. So at the end, anything that involves big businesses is decided by politics and nothing else

Precisely... Cordon in Isabela is taking advantage of its proximity to Santiago City Proper... Yung town proper nila andaming negosyo... Villa Diana, Punta Amelita and Total with Gaddi's are some of their notable establishments. :) ... Yung Diffun Quirino - south of Santiago, marami na ding negosyo sa kanila despite thier location and poor infra:)...

Sa Tuguegarao naman, Kelan lang ako nagpunta ng Enrili, and I found out that thier Market Place is just like two covered courts.. sobrang liit talaga compared to other towns... ewan ko lang sa Solana at iba pa.. Parang absorbed lahat by Tuguegarao:)... No doubt parang Metro ang dating ng Tugue:lol:

MANILA, Philippines--The cities of Cebu, Cagayan de Oro, and Dagupan have been named as the most competitive cities outside Metro Manila in the Philippine Cities Competitiveness Ranking Project 2009 (PCCRP) of the Asian Institute of Management Policy Center. The study, which was launched Monday in Pasay City, used six criteria in ranking the 29 cities: dynamism of local economy, responsiveness of the LGUs to business, infrastructure, quality of life, and cost of doing business and human resource and training.

It is based on official government data, perception survey among businessmen, and interviews with local chief executives and local business group’s representative The PCCRP also classified the cities into three groups: metropolitan growth centers, growth centers and emergent cities.

Cebu City bested Davao in the metro growth center category, which refers to cities with an average of P3.05 billion total income and average population of 1.08 million. Cagayan de Oro, meanwhile, topped in the growth centers category, which included the cities of General Santos, Baguio, Lapu-Lapu, Zamboanga, Olongapo, Batangas, Iloilo, Bacolod, and Mandaue. These cities have an average income of P1.2 billion and population 421,165.

Dagupan City is the most competitive among the emergent cities. It bested the cities of Angeles, Butuan, Cotabato, Lucena, Naga, Legaspi, Pagadian, Puerto Princesa, Ormoc, Iligan, Tagum, and San Fernando in La Union, Surigao, Tuguegarao, Tacloban and Santiago.

Ma. Lourdes Sereno Diokno, executive director of the AIM Policy Center, said that they decided to group the cities into three brackets because it would be unfair to compare the metropolitan and highly-urbanized cities like Cebu and Davao to new and emerging young cities.

“Cebu City and Davao City outpaced the rest in many indicators,” added Ana Maria Tabunda, chief research fellow at Pulse Asia and consultant for the PCCRP 2009. Roger Carlson, acting mission director of the USAID, one of the sponsors of the PCCRP, said that the findings of the study can guide the local officials in introducing policy changes in their localities.

“Newly-elected mayors can base their reform efforts on information that comes from business operators themselves,” Carlson said. The PCCRP 2009 also recognized the cities that topped in each of the criteria used in the study. Below is a complete list of the winners:

AWARDS

Mayors of the winning cities said that the recognition they received should inspire their cities to do better and to sustain the reforms and policies they have started. “This will serve as an impetus to us,” said Zamboanga City Mayor Celso Lobregat, whose city received three awards. He added that he is hoping that the awards can help them attracting investors who are afraid to invest in Zamboanga City because if the perception that it is not safe.

San Fernando City Mayor Pablo Ortega, meanwhile, said that his city’s efforts to address pollution and to simplify the process in applying and reviewing business permits helped them win four awards. “We put up a one-stop shop for those who want to do business with us,” Ortega said. “The system is very transparent and because it is fast we are able to curb bribery. That way pasalubong ang pagunlad. From north Lallo-Gattaran-Alcala tapos from south Tugue-Iguig-Amulung. Magiging business corridor yan. Lalong magkakainterest yung mga foreign investors pag nakita nila yung progress from north to south . Sorry na lang yung Sloana-Enrile-Tuao hehe. Puro sila pulitika at dikit kay Mamba kasi eh.:bash:

ung alcala eh south pa din yan :) tapos ung gattaran lallo hanggang aparri na ung northern :D

PIA Press Release

Palawig villagers save stranded dolphins

Tuguegarao City (July 22) -- Three wounded dolphins that were stranded at Brgy. Palawig, in Sta. Ana town, this province were saved when a concerned villager took the initiative to report to Dr. Elma Bermudez, the municipal veterinarian of Sta. Ana, Cagayan who administered medicines and vitamins to the distressed animals.

Bermudez, who was trained at Ocean Adventure on Marine Mammal Stranding, said upon receiving the report from one Nelson Morales, a resident of the place and an employee of the Bureau of Fisheries and Aquatic Resources (BFAR) early morning last Friday. she immediately proceeded to Palawig island.

The lady veterinarian further said that upon reaching the area, they observed a pod of around 18 dolphins encircling their injured companions. They immediately approached the dolphins and drove them to shallow waters for inspection and treatment.

One of the dolphins bore a deep round-shaped wound near its dorsal fin while the other two bore gashes.

"We immediately administered antibiotics and multivitamins. The animals rested for about 30 minutes then moved back to the deeper waters," Bermudez said.

BFAR director, Dr. Jovita Ayson has e expressed appreciation for the concern shown by the residents and the responding local government officials.

"Dolphins are among the most intelligent animals and they deserve our utmost care as they are protected by virtue of the Convention of the International Trade of Endangered Species for which the country is a signatory," Ayson was quoted as saying.

The bureau has led the formation of a Marine Mammal Stranding and Rescue Task Force some years back, specifically to look after marine mammal stranding incidents. (PIA 2/BFAR) [top]
