Thus multi-storey, high-rise office tower is located in the financial district of Istanbul, housing several of the world’s top financial institutions and other service sector leaders.

The complex consists of a 196-metre, major office tower with 47 office floors and garden; offices at floors 2 to 4 being the back wing at street level and below grade, relevant to the contours and backward sloping of the property.

The positioning of the masses naturally introduces 3 interior courts by uplifting the low-rise section and due to the elevation difference of the land. The terraced slope is encircled by garden-offices which have visual access both to the street and the patios.

The form of the tower with two telescoped blocks maximises the amount of perimeter; the structure gives a more fragile impression then one thick standard block and gains more rooms with a view that is supported by glass use on the façade where convenient, not having a massive surface.

Indentations in geometric forms differentiate the four communal areas separating 5 different office zones; there are meeting rooms, maintenance facilities and interior gardens at each notch born out of the intersection of the two blocks. Fritted glass applied at the office levels for sun control also designates the office zones, whereas sheer glass is used at the common areas. Each buffer zone is composed of 2 storeys and a mezzanine. Beside its transparency, the movement on the façade refers to interior functions that make the building genuine and legible from afar. Due to angled façades and forms, the building gives distinct impressions at different perspectives.

Compartments of the low-rise, like the tail of the office block, comprise a zig-zag shaped long main block and 3 smaller blocks connected to each other via bridges. Their irregular forms punctuate the vivid movement of the ground in horizontal term. The roof of these units is designed as green landscape areas. The structural diversity reflects on the positioning of the social areas, like cafes and inner gardens, in the patios sheltered by the pendent console above them. Green zones at courtyards provide a warm, natural and authentic atmosphere at the lower levels and create a view for the high-rise above. Being the main entrance, the transparent entrance box is formed on Büyükdere Street, as the prolongation of the low-rise behind the tower.

A contribution to the developing architectural vocabulary of the Boulevard, ultimately the iconic skyscraper is a powerful yet modest statement of corporate power.

yes that "sort of spire" makes this building 216 meters and it is habitable.

i like it, but in the first render in that panorama the building seems too small, comparising with the other buildings, am i right?

^^yeah its too short. it's just a few meters heigher than tekfen tower nearby (habitable spire is not included) :down: i dont understand why they dont built taller buildings in Istanbul. the area where this buildings is going to be built is very precious but they are wasting it :ohno:

According to me, this project is disappointment, I expected better. The area is in the middle of Levent skyline.

In the diagram, main tower is higher than in the renders, when you consider the proportions. So tower will look better, although it didn't made a WOW effect on me.

I found that circulation tower a bit strange, but I think we can not consider it as a spire, because it is not.. Just a very thin tower.. So official roof height will be 221m. That's cheating, absolutely.. :colgate:

Btw, height is not 216m but 221m when you consider the back street level, and I think it should be refered as official height.

A winner has finally been chosen to build a brand new office tower in Istanbul, Turkey in the emerging Levent Cluster close to the recently completed Sapphire Tower.

Currently named the Zorlu Levent office tower the winning design chosen from seven entries comes from the drawing boards of local architectural firm Tabanlioglu Architects, and when built will stand at a respectable 196 metres in height.

To be located in the heart of Istanbul�s financial district the tower is planned to become home to some of the world�s top financial institutions and its design is meant to convey a modest but powerful corporate image to the world.

The project comprises of the main tower whilst at its base several shorter buildings are located. The main section of the low-rise zigzags outwards from the towers base almost like a tail and a further three sections are arranged around this main block create public courtyards which not only provide meeting space but these along with green roofs also provide views for the tower.

Despite its rather uninspiring shape the towers appearance is far from dull, geometric indentations in the facades along with the use of both fritted and sheer glazing not only serve to differentiate between the common areas and office sections of the tower but also due to orientation give the tower animation and when viewed from different perspectives allows the towers appearance to change.

As well as being home to office space the project will also have room for internal gardens, meeting space and in the low-rise buildings cafes and other social areas will feature.

Yes you are right and when those flats buit they sold them $1 + million each. I am sure people who bought them lost loads of money. I dont know how they gave planning permision to this building :ohno:
