Piling has started at 212 on Margaret site.

The crane towers should be going up soon so look forward to that. It's iteresting to note that next door to this, River city is also under construction. This area is going to be so dence in the near future.

On the Devine website I dont know about the start date for Casino Tower but the completion is supposed to be August 2004.
Festival Towers is supposed to start marketing "late 2002" and 120 Charlotte is starting marketing in "late 2003".

As for Casino Towers, should start next month.

And I know a lot of people don't like the design for 212 on Margaret, but IMO, I really like the simplicity of it. Just wish we had some accurate height info for it, I estimated it for about 110m.

Brisbane seems to be going ballistic. I spoke to a construction guy there recently who thought that there's real long-term development potential because of the huge population growth from the gold coast corridor upwards. He said that Brissy will be the CBD for all that growth (rather than necessarily Sydney). An obvious point I suppose.

There is a lot of low rise buildings that can be demolished, but eventually, height limits on suburban hubs will have to be lifted.

It is running out of "empty" development sites yes, but there are plenty of older buildings ripe for redevelopment at BrizzyChris said. Just a couple of weeks ago, a developer finished amalgamating a parcel of about 3-4 buildings opposite Aurora. In 5-10 years, that could very well be a new tallest for the city, but at the moment it has 10-15 storey 70's and 80's office buildings. Also, I don't think all the towers proposed in the CBD will go ahead. Particularly some sites like the one beside 212, which has a tentative proposal for 150-200 units on a site that can support 3 times as many apartments or a huge mixed use building.

The 220 Margaret proposal is quite bizarre, as you said, only using about a 1/3 of the potential for the site.

As for Kangaroo Point, I think height limits are 10 stories like everywhere else, but a lot of exceptions seem to be given to this suburb. For instance, the U/C Dundrenan is 12 stories, Riyala is 12 stories, 11 Thorn St is 11 stories, and the U/C Stage 2 of the Docks is 12 stories, so you never know with KP.

I designed the 1 Holman Street project U/C at the KP peninsula. Near the storey bridge, there is a varying height limit to protect views to and from the storey bridge........it is worked out by drawing a line from the highway level to the other side of the river, so the closer you get to the bridge the higher you can build, but close to the river you can only build 5-6 storeys. This only applies to the peninsula.

The rest of KP has height limits measured in metres, not storeys. With Riyala, they got around the height limit by measuring the height from the street, which is 1-2 storeys above the riverfront.....hence 12 storeys

As for 220 Margaret, nothing has been officially released yet, so plans are still subject to change........same with 120 Charlotte

looks like a beautiful sleek little tower

from all the construction pics i have seen the finantial district looks dead. from what brisbaners say it sounds like every street of the city is pumping 24/7, but i guess the pics tell the story

The picture above which is River City is actually backs on to the 212 site. It is also neighbors with River Park Central, Metropole and Felix. This area will be a sea of cranes in a few months.

once the area gets dense though you might get residents complaining about pubs/club noise
when i stayed at the hotel the pub across the road i could here from me hotel, so hopefully the council don't block future club/pub dev or limited there operation hours

funny you should say that because that is exactly what has been going on in Fortitude Valley for the last couple of years, and there has been massive uproar that apartments could damage Brizzy's music scene

I got the official height of this sucker today from FKP architects- i thought it would be about 100m, i wasnt far off!
here are the stats-
height to roof-96m
height to plant-101m
height to spire-115m
add 4m for height above sea level.

Seeing that the spire is architectural i suppose 115m is the height.
and 101m to structural!
i told him about our forum and that we have a thread on 212Marg progressive construction, he seemed very interested!

I was under the impression it was 110 metres :(
Doesn't matter, it will add to the height and density of the area.
There is a model of it almost adjacent to PJ Obriens now.
It is a very classy tower IMHO. A bit Melbournish?..

Went past today, there is a massive hole being dug. It goes very deep and about half of Margaret street was closed due to earth movers using it as a base to dig from.

There has been a crane at this site for months now and yet they continue to dig the foundations.

lol, yeah, one of the best things about 212 Margaret is it won't detract from Baroque at all. This is a nice 101 metre tall "gap filler".

Yes I noticed that too, its above the street now and in no time at all we will be craning our necks looking up at it the same way as RiverCity.

There will be a very dense cluster of towers there in a few months.

I was bemused to see a Port-A-Loo on top the lift core today.
A shit house with a view (it's not like they have far to go for a crap as it with the core so low).

I bet they don't keep it there once the core starts to rise much higher...if your in the vicinity of Margaret St and it's blowing a gale look out....

They would have to pump it out sometime, and the only way to do that would be to crane it down to the truck at ground level.

I posted re. this tower back in June I think and made the comment that it didn't seem to be rising. It hasn't added a single floor since that post! What is happening here? Do the developers stall projects in order to maximise their market potential? Or is there serious trouble with this project. Anyone??

What do we all think will happen to the Kings Parkade on the corner in the future?

I park there when I go into QUT as access to Margaret St is so easy coming in from the south (you bypass alot of the "gridlock" on the expressway).
It really is a prime site with uninterupted views to the South.
If it was up for redevelopment, what would we want there?
Something low squeezed between 130m of River City and the 101m or so (115 with spire) of 212?
Anything around 100m would have virtually no impact on the skyline (especially with a possible 200m+ tower to be built at 220 Margaret).

The site would really want a 500 footer to make a statement, but that really would make for a tight cluster of towers (with balconies so close you can almost shake hands).

Any ideas/preferences?

I'm not sure of the economics of carparks but I recall that the new city plan was trying to prevent any more standalone carparks in the city. This could have the effect of making the existing ones more valuable, hence making them safe from redevelopment.

There are still CBD sites that are currently underdeveloped that would be prime for residential or commercial redevelopment with retail/hospitality at street level.

the one u/c is River park central on Mary st, built by United Developers and at that stage, equipped with a 250 and 350. now only the 350 remains i think.
The already there building is a mystery to me?????

I assume you mean haven't?, and the blue towel thing in that pic.

If you look closely it's not hung over the balcony, but on a rope clothesline on the balcony. Ususally you're not allowed to hang things over the balcony, but on a clothes line on the balcony is fine.

OMG some people are so wierd! An odd number of pot plants is really up there with some of the stuff my mum gets (she works for a particular organisation that provides housing) - "I have a fly in my apartment, what are you going to do about it?"

Felix is a schmoozle of curtains, thee was someone hanging their washing on the balcony but they must have been given a stern warning about central city ettiquette. That is the problem with see through balconies, and big windows, from here they are all usually permanently 80% clamped shut with curtains. Opaque balconies means you still get a view but all the stuff that accumulates on balconies is not such an eyesore.

Are there any problems with shortages of tradespeople down there becuase of this 'mega' boom? It's quite a problem in Townsville - a story in the Bulletin said most projects have been delayed or behind schedule because of it.

Even tho is not supertall, nor a great design i like it.

I like sharp edged buildings better than curvy balconies. (Meaning that ugly thing between 212 and rivercity in the photo)

They appear to think both sides of their building will be built out lol. Since theres blank walls either side (Vision on 1 side, and a car park on the other)

What is the height limit for margaret st?.. i think i remember reading 150m excluding Visions site)

The 150m height limit for that street hasn't actually been passed, so I would assume that it would be the same limit for everywhere else (250m?)

Last time I passed on Saturday the building looked pretty much complete: painted white with a bit of gray for interest, though I only looked at 2 sides of the building. It looked pretty good. I really can't remember if the crane was there, but I'd say it is gone.

I didn't think this one was very impressive or would make much imact on my normal view, but it is actually pretty nice and it has a surprisingly decent impact from Highgate Hill. Can't complain really...

As of yesterday the Crane was still there, as Maroon Grown said, sitting beside the building. If you are working on Riparian Favelle, you wont be able to see it from that angle. I haven't been at work today so I can't vouche for today - but I would think if they are going to remove it they would probably do it on the weekend??

The tower crane was dismantled early this morning. It was loaded onto some prime movers. It's gone. They can now paint that side of the building which has already started around the balconies

Well Yes and then no. She went down for Cher with my Grandmother and so on, I asked her if she could take some pictures from where she was staying.
I would've taken them myself if I went down but I could'nt, good that I didn't though cause had my first Rugby Union Game of the Season.

its funny when a new skyscraper is completed no wants to take photos anymore of it.lol but when its Uc thousands of photos are taken of it. we really need good ones as soon as bldg is done. nice and shiny brand spanking new.

I actually thought about doing some shots of this one when I took all those other photos the other day - but ran out of time... :-(

It is looking quite good completely painted.

Plus I also thought people would be more interested in UC ones anyway, so that's why I did them first.

I've started drawing 212 on Margaret for SSP, seeing as it's the tallest completed building in Brisbane without a diagram. I think the heights may have changed from what was originally planned, which would be reflected in the render. Compare this with my first photo above - the top section is a lot different. The figures Cul has on Emporis are 96m to roof and 115m to tip - a difference of 19m. Clearly this can't apply to the completed building. Can anyone help me?
