Liziz confident of good sales for Kota Baru project

KOTA BARU: Liziz Standaco Sdn Bhd, the firm that is developing the state’s biggest property project - the RM2bil Kota Baru Waterfront, is confident of securing impressive sales for its second phase.

Its second phase involves the construction of 2,000 shoplots and to date, there has been encouraging response from local buyers.

Kelantan has a unique regulation that only local-born residents have a right to purchase properties in the state.

Liziz managing director Datuk Guok Nguong Peng said the second phase would take off upon completion of the first phase by early next year.

The project is sited on 202ha reclaimed land next to the Sungai Kelantan artery and the Sultan Yahya Petra Bridge.

Plans were in place for an international mall, the biggest reputably in the east coast, an international-class hotel and a 4km esplanade, to be ready this year, Guok said after the unveiling of the Tesco hypermarket here recently.

The long-term project, which concerns four parcels of reclaimed land, is billed as a major project to change the landscape in the state capital.

Guok has ambitious plans for the project to succeed despite the limited economic expansion prospects in the east coast state which has often struggled to find its “competitive footing.”

He says the fact that he is creating the state’s first township which is above flood-level, is testament to his firm’s confidence that the project has good long-term viable prospects.

This parcel D measuring 450 acres of prime land which stretches 3 kilometers almost parallel to Sungai Kelantan starting from Jambatan Sultan Yahya Petra in the north leading to Kampung Pintu Geng in the south.

Kota Bharu town center is situated 1.5 kilometers north-east of the northern boundary of Zone D while Wakaf Che Yeh trading center is situated 3 kilometers south-easy of southern boundary of Zone D.

The surrounding area comprises sparsely developed residential buildings. All these areas with no self contained housing scheme, no comprehensive infrastructure and integrated amenities.

This 1,000 acres of land shall be elevated above the flood level. This vast area of land, if properly planned and tastefully developed shall be “5 star” investment properties in Kelantan.

Incidentally, river or waterfront projects the world over, be it in New York, London, Sydney, Shanghai, Hongkong or Singapore, command a special premium.

To develop a new tourism city in Kota Bharu and at the same time, remains the identify of Kota Bharu as a cultural city.

Level of site area quite low.
Situated at terrain lower than the road.
he site is suggested to be filled to the level of roadway ( +9 feet ) in order to avoid the overflow of river and serious flooding.

the architecture may not look impressive. But, what I am impressed with is the scale of the development in a state that BN always said has no development since PAS took over. But, do they dare to compare with Perlis or even Terengganu?

Thats true....even KB has shopping malls compared to KT....and i think more highrise in KB than in KT. This shows there are development under PAS..maybe just a little slower...

To me... let it be PAS or BN... after all that's just planning and rendering... let's wait until the whole development becomes reality then we will decide who does the job better..

Guys, Is this a good buy... for commercial next to the jetty for leasing, rentals.
what is the potential for tourism from that jetty, where or which islands does they lead too.. any ideas?

Thats true....even KB has shopping malls compared to KT....and i think more highrise in KB than in KT. This shows there are development under PAS..maybe just a little slower...

Kerajaan tak mau buka maLL @ pasar raya besar. bimbang peniaga kecil terjejas.
Buka mydin mall + Giant pun peniaga kecil dah bersungut
