SP Setia to go big in commercial properties

It has lined up two projects in Shah Alam and Johor

PETALING JAYA: SP Setia Bhd wants to go big in commercial retail properties to take advantage of the strong demand for quality commercial developments in the Klang Valley and other parts of the country.

The property group, which already has a well-established name in the residential sector, is eager to make a name for itself as a serious commercial retail player with the line-up of interesting projects.

Group managing director and chief executive officer Tan Sri Liew Kee Sin is excited about the prospects for the commercial sector and is seeking potential partners, including those from overseas, to undertake projects.

The biggest project on the drawing board is Setia City in the company's 2,524-acre Setia Alam township in Shah Alam.

The mega commercial project on 150 acres will have office towers, recreational destinations, retail malls and residential components.

Liew said SP Setia was working with a panel of architects and consultants to develop an iconic development in Setia City.

“As an eco-themed development, it will be energy saving with avenues to generate its own electricity for self sustainability,” he added.

The project, with an estimated gross development value of at least RM10bil, will take five to 10 years. Construction is scheduled to start in the first half of next year.

To kick-start the development, SP Setia has identified Sydney-based Land Lease Australia as its partner to undertake the development of a retail mall.

The mall, on 40 acres, would initially have a gross lettable area of 500,000 sq ft, which could later be expanded to 1.5 million sq ft. It will take two years to complete.

Next on the list is Setia EcoCity in the Iskandar Development Region in Johor. The project, to be developed on 80 acres, is scheduled to kick off in 2009 for completion in five years.

“These two projects will establish SP Setia as a serious commercial property developer and widen the company's earning base in the coming years,” Liew said.

The company is also eyeing a number of commercial retail projects in the Klang Valley, including Kuala Lumpur. These projects are expected to start within two years.

SP Setia also has other ongoing commercial projects in the Klang Valley, including the RM167mil Setia Avenue shop-offices in Setia Alam and the RM800mil Setia Walk in Puchong.

SETIA Walk, which is SP Setia Bhd's first showcase project to mark the company’s entry into the commercial retail sector, will transform Puchong through its revolutionary lifestyle experience and refreshing retail concept.

Positioned as a one-stop boutique lifestyle centre that appeals to the trend-conscious younger clientele, the integrated residential and commercial development comprises retail blocks, offices, an entertainment complex, service apartments and residential apartments.

SP Setia group managing director and chief executive officer Tan Sri Liew Kee Sin said the commercial precinct is a hybrid between conventional shop offices and a shopping mall.

Although the concept is regarded a novelty in the local market, it is highly popular in western countries, including the United States.

“Rather than settle for the typical row shop offices, we have transformed the project through a combination of imaginative architecture and creative landscaping into a destination place where people can live, learn, work and play,” Liew said, adding that the retail mix would be geared towards creating a hip and happening joint aimed at youngsters.

Phase one will comprise 85 blocks of four, six and seven storey of shop offices offering 170 retail units and 336 office units. The shop offices are priced between RM2.5mil and RM8.9mil a block.

Units on the ground and first floors will be operated as retail lots while the offices will occupy the upper floors.

The shop office blocks are all carefully designed and laid out to either face the Damansara Puchong Expressway (LDP) or the internal waterways, thus providing prime double frontage and high visibility for businesses.

Located on 20.8 acres in the matured township of Pusat Bandar Puchong, the project enjoys good frontage and visibility to the LDP and Jalan Wawasan, the township's main thoroughfare.

At the recent soft launch of the shop offices, 57 units were sold.

Phase two will comprise the hotel, entertainment complex and an office tower. The apartments will be built under phase three.

Liew said with projected rental of RM15 to RM16 per sq ft for the shop offices and RM8 per sq ft for space in the entertainment complex, property owners could expect annual rental yields of 10%.

“While preference would be given to owner occupiers, we are going the extra mile to provide pre-leasing services to match the owners with the right tenants.

“Our dedicated pre-leasing team has identified a list of potential suitors to be matched with the buyers to ensure a vibrant tenancy mix and add value to the entire development,” he added.

For the office space, the company is targeting investors and owner-occupiers such as consultancy firms and clinics.

Explaining the concept of the commercial component, Liew said it would have three main zones - active zone (child development centre, play-zones and children-centric products); sanctuary zone (fine dining, spa and beauty care centres) and the escape zone (ideal for relaxing and unwinding with alfresco dining, cafes and bistro).

The business hotel and entertainment complex will be the anchors on both ends of the commercial precinct. The entertainment complex with over 300,000 sq ft of gross lettable area will have cineplexes, bowling alleys and karaoke lounges.

Liew said the many attractions and experiences would make Setia Walk ideal for families and businesses.

Among the value added features provided for the business operators and customers are round-the-clock security, two-level basement parking, elevator and escalator access and pedestrian-only walkways.

Lush landscaped pedestrian areas will link the activity nodes while soothing waterways complete with children-friendly facilities will form the central spine of Setia Walk.

The water features consist of water jets, fountain, water column, cascading waterfall, sand dunes, wading pool and modern sculptures.

Meanwhile, home seekers in search of a refreshing and unconventional lifestyle should consider the residences at Setia Walk that come complete with facilities.

There are three, 27-storey blocks comprising 759 apartment units that are priced from RM210,000. There are also 46 units of small office home office (Soho).

As the site is just opposite the proposed new light rail transit station for Puchong, the market response for the residential units looks promising.

A closer look: Hundreds of potential buyers thronged the official launch.

INTEREST in the Setia Walk development located at Pusat Bandar Puchong was high as hundreds thronged the official launch of the project on Saturday hoping to snap up the remaining commercial units.

The first phase of the project, comprising 85 blocks of commercial units, was already sold by 80% (66 units) prior to the official launch, indicating a strong demand for the RM800 mil project.

SP Setia group managing director and chief executive officer Tan Sri Liew Kee Sin said work on the project would start in two months and the development of the entire project would be over the course of three years.

“This is not just a lifestyle development but about security, because anyone who goes to a shopping centre must first of all feel safe,” said Liew.

“As a developer, we are spending money to design the place with security in mind rather than try to incorporate security features at a later stage.”

The property promised to include security features like high-resolution security cameras, roads designed to prevent motorcycles from speeding, well lit car-parks, 24-hour security for the parking bays and designated lifts where security could provide escort services for people to their cars.

SP Setia commercial development divisional general manager Richard Ong said the massive project would not have problems with traffic dispersal, as traffic will be directly connected to the LDP Highway.

The development will be done on freehold land and includes 10 rows of retail-cum-office units, an entertainment centre, a 120-room travellers class hotel, a 24-storey corporate office tower, 760 units of serviced apartments, 50 SOHO units and 4,300 covered parking bays.

High demand seen for commercial space

THERE is robust demand for commercial space in Southern Klang Valley but inadequate supply of quality commercial space.

With the increasing land value in the central business district of the Golden Triangle, buyers are slowly moving from the KL city centre to some areas outside the city.

Reapfield Properties Sdn Bhd corporate services head David Wong said the upcoming commercial projects in Puchong included the SetiaWalk project by SP Setia Bhd, expansion of the IOI Mall by IOI Properties Bhd as well as a mixed development project that would include office towers and shophouses in Bandar Puteri near the Giant hypermarket.

SetiaWalk, located on 20.8 acres in the mature township of Pusat Bandar Puchong, is one of the main commercial projects in Puchong. At its soft launch, 57 shop office units were sold.

PPC International Sdn Bhd Thiruselvam Arumugam said Puchong was an area with limited commercial development projects.

Most of its commercial developments centre along Jalan Puchong in Bandar Puchong Jaya and focus on sundry businesses.

He said the Giant hypermarket in Bandar Kinrara, Tesco hypermarket in Pusat Bandar Puchong and IOI Mall Puchong were among the significant commercial buildings in Puchong that drew in the crowd to the area.

Shopping malls such as the Alamanda Putrajaya, Jusco Equine Park and Subang Parade have continued to receive good occupation and rental prices. In Seri Kembangan, Equine Park was the only dominant commercial project, said Wong, adding that there was no upcoming commercial development in the area.

Demand for corporate offices was lower in Seri Kembangan than for retail shops.

Developers are competing to launch high-end condominium projects in Subang on commercial-titled lands.

According to Wong, there is a trend to build commercial buildings within five km from the KL city centre.

However, there would be a limit to the supply of commercial buildings in Southern Klang Valley as there was limited demand for corporate offices beyond this five km fringe, he said.

Residential property prices and rental rising

THE many developments that have sprouted in the southern corridor have given a boost to property values. These developments range from townships and niche residential enclaves in Puchong, Bandar Kinrara and Seri Kembangan to the intelligent cities of Putrajaya and Cyberjaya.

Zerin Properties chief executive officer Previndran Singhe said that in the past five years, prices of residential properties had appreciated by at least 30% to 40% while rental rates in Cyberjaya were more than RM4.00 per sq ft.

With Puchong fast transforming into a robust residential and commercial address, the iconic Putrajaya and Cyberjaya cities are in line to see a boom next.

The federal administrative capital of Putrajaya with the advantage of a well thought-out master plan incorporating the best of what technology and nature have to offer has shaped up as the country's first intelligent garden city.

The city also benefits from first-class amenities such as the Garden International School, Alamanda Shopping Centre and a medical centre.

Cyberjaya is also shaping up well as a world-class intelligent city for international information and communications technology (ICT) enterprises, complete with residential and commercial enclaves.

IOI Properties Bhd director Datuk David Tan said the garden concept of Putrajaya and Cyberjaya was setting the tone for development in the other parts of the southern corridor with more inclination towards modern aesthetic buildings with lush landscaping.

IOI Properties, which is one of the pioneer property companies that have made it big in the southern corridor, notably Puchong in the early 1990s, still believes in the corridor’s potential.

According to Tan, the company's developments in the Klang Valley have been moving southwards, stretching from Taman Mayang in Petaling Jaya to Bandar Puchong Jaya and Bandar Puteri Puchong.

Having built the 926-acre Bandar Puchong Jaya and 930-acre Bandar Puteri Puchong, the company has gone on to develop the IOI Resort City on 788 acres on the fringe of Putrajaya.

More projects under way

Tan said the next project lined up would be Sierra Puteri on 550 acres at the entrance to Cyberjaya, which has direct access from the LDP-Serdang Interchange.

“Sierra Puteri has been carefully planned after taking into consideration the needs of house buyers. We have gained valuable feedback from our buyers and have new concepts and ideas on housing and environmental designs that will fulfil their more discerning expectations,” he added.

Earthworks for the new township have been completed and infrastructure work is in progress now.

Sierra Puteri will comprise terrace and semi-detached houses, bungalows and apartments as well as a town centre fronting the Damansara-Puchong Expressway (LDP) and South Klang Valley Expressway (SKVE).

In Puchong, IOI Properties will be launching IOI Boulevard comprising retail/office blocks with lifts and basement carparks next month.

IOI to build Puchong Financial Corporate Centre

Coming up next will be the Puchong Financial Corporate Centre (PFCC) in Bandar Puteri Puchong comprising Class A office buildings.

At the IOI Resort, which still has 540 acres available for development, plans are underway to build lake-front offices fronting the main entrance into Putrajaya; exclusive bungalows in Diamond Hill that overlook the scenic Putrajaya views; a mega shopping mall and office buildings along the SKVE; and condominiums.

At IOI Resort's Beverly Row, 80 exclusive bungalows will be built for long-term lease to corporate clientele. So far, 37 bungalows have been completed.

SP Setia group managing director and chief executive officer Tan Sri Liew Kee Sin said that with the sophisticated population flocking to Puchong from all parts of the Klang Valley, “the time is ripe for more commercial action in the area.”

SP Setia Bhd's 700-acre Pusat Bandar Puchong has grown into a mature township with 8,000 units of properties and a population of some 32,000.

“Our next challenge is to change the face of Puchong with a niche commercial project, SetiaWalk, that will revolutionise the people's lifestyle experience. The integrated residential and commercial development comprising retail blocks, offices, an entertainment complex, service apartments and residential apartments will appeal to the trend-conscious younger clientele.

“SetiaWalk is set to combine all the elements of live, learn, work and play through a seamless blend of astute planning, imaginative architecture and creative landscaping,” Liew said.

In Putrajaya, SP Setia's associate Setia Putrajaya Sdn Bhd is developing Precincts 9 and 15.

Park Village - a high-end residential private condominium villa complex within a secure, gated compound – will be launched in Precinct 15 in the third quarter of this year.

The project comprising 120 luxury villas in the sky will incorporate contemporary tropical designs.

PUCHONG: The Setia Walk mega-project in Pusat Bandar Puchong is causing residents sleepless nights after cracks began appearing in their houses due to construction work.

Residents are complaining that the project is being built too close to their houses, some of which have been badly affected.

One resident pointed out that even the backlanes of houses closest to the project had begun to crack and split.

Furthermore, residents claim that the housing area's master plan had earmarked the project site for greenery, not high-rise condominiums.

The controversy led Puchong Member of Parliament Gobind Singh Deo, to hold a press conference near the site of the project on May 15. He said the issue was causing alarm among residents.

"Residents feel that the project jeopardises their safety. They don't understand why such a project has been approved so close to existing houses," he said.

Pointing to the huge construction machines at the site, Gobind said it would be a tragedy if any of them toppled on to neighbouring houses.

"I will look into this matter and take it up with the Subang Jaya Municipal Council (MPSJ) and the developer, SP Setia Berhad Group.

"For now, I will find out whether this development project is within the the law" Gobind said, adding he also wanted assurances that SP Setia would compensate residents in the event of any damage resulting from the projet.

"The developer should set up a fund for that purpose to show that they are genuine in wanting to help affected residents.

"Instead of patch-up jobs, the fund could be utilised for proper remedial works," he said.

On the issue of the original master plan for the area, Gobind said according to residents the area had originally been earmarked for shophouses and greenery.

"People buy properties based on the master plan of a project. If a master plan shows that the area has been reserved for greenery, it must be maintained," he said.

Resident Seluarize Rajoo concurs, saying that when he booked his house in 1994, the project site was not supposed to be filled with high-rise condominiums.

"Setia Walk project started last year. We want to see the master plan and MPSJ should show it. The project is being built too close to our houses and we are worried about damage to our houses and safety," Rajoo said.

SP Setia Bhd Group senior project manager Chan Tah Seong said that developer would tidy up the area. However, he declined to comment on other issues raised by residents.

Setia Walk is an integrated commercial and residential development next to the Damansara-Puchong Expressway (LDP), and Pusat Bandar Puchong's main thoroughfare, Jalan Wawasan.

just visited Setia Walk show unit, frankly speaking, very disappointed with the layout, other than type A, all the other types are LOW COST DESIGN!! because Bedroom 2 is facing airwell!!! which means that Bedroom 2 is a "dark room". If developer not asking for RM325psf such rocket high price, i think i can still accept this typical China Man concept, totally not innovative at all sorry to say that. TGV at stone throw, ok this is good, but GSC is not that far right? commercial centre at door step...ummm... puchong is a place that have accessive commercial shops...people staying here never short of shops... restaurant.... so i don't buy this point... come to facilities... only swimming pool and multipurpose hall... no gym room. no sauna.. no steam bath.... no tennis court.... why? again the price is 325psf!!! I would prefer to stay in Bandar Puteri those condo build by IOI with cheaper price and quiet environment with a short drive out to enjoy what Setia Walk enjoy....Last....LRT station.... Hahaha.... Ok... Ripley's Believe It Or Not...!! If you can take government words...

Hi, i went to the office. Yes, the price is expensive and i found out the car park arrangement is even more strange. I guess most condo will allocate the highest floor to the lowest car park. But in Setia Walk, the opporsite way. If you purchase the highest floor, u will need to drive all the up to the highest car park level. It this common practice? I meant if you damn tired on the way back, first thing to do is park the car asap, get in the lift and home sweet home. Any comments!!

I don't know if Malaysians are ready for suite life. Suite life goes along well with a good public transport network. For me it works as I use a lot of public transport + taxis for work and use the car mainly on weekends.

I have measured the straight line from the centre of Setia Walk to the proposed LRT station (Thanks Tazochai) between PBP and Mutiara Puchong and it is less than 0.5km. Therefore the total walking distance would be around 600 to 700 steps which is not too far. I also believe SP Setia would be able to build a walkway "if they have enough will to do so".

Having said that I am not yet sure if my target tenants would find it desirable enough to plonk down their cash for the level of rent that would justify the selling price.

Hi, I went to the Setia Walk sales office last Saturday. I am exicited but…it’s a bit out of my budget. I just want to share and tap your advice if I should stretch my budget to get a unit here. It’s for own stay – I am looking for a medium size apartment with good security.

My Pros :

1. Location – VERY GOOD! Work in puchong mar.

2. Integrated concept. I like integrated concept because I can just walk out & down to get my grocery, entertainment, food, saloon, etc.. I am staying in a terrace now (with my relatives in Shah Alam) but I can get very lazy to even drive out for a short distance to 7-11 nearby – why? My problem is GETTING TO THE CAR!!!. Do you think Setia Walk can delivers their promise & invites good tenants….?

3. The layout (I am looking at 2+1) Type B 1100sf – medium size, is just nice for me with 2 car parks. 1 for myself and another one for my parents/relatives to drop by. I read upstairs comments that the layout is "low-cost" design, I want to differ here. I have been browsing a lot of magazine & surfing the net for ideas for apartment ID. I found that it’s not the layout that will affect the apartment “feel”. It’s our creativity and the way we utilize the space. I watched a programme in Astro (forgot which channel edi) that showed how the people dressed up their small apartment, really small (below 500sf), there’s one oni 45sf…really interesting! I have lots of idea in my mind now, so the "low-cost" layout is not a problem for me but I am still undecided – my budget is tight (below 300K). Should I stretch it???

Ya, another plus point. My friend drove me around to the apartments in Pusat Bandar Puchong by SPSetia, I couldn’t believe my eyes when he told me that those are low-cost apartment. They are very well maintained!! I have never seen such nice low-cost apartment before. I hope they will do the same for Setia walk too --- If I ever put my hard earn money down! Hehehe..

My Cons:

1. Very expensive compared to other apart/condo around Puchong…. A bit out of my budget. But on the other hand, may I get better “class” of neighbours? I am very worried seeing that many apartments nowadays overtake by foreigners? Do you think by staying in more expensive apartment can reduce this problem?? If can, I am willing to stretch my budget (will go for MBF). Should I? Should I??

Why is apartments & condominiums in good location now getting more & more expensive??? The one we can easily afford pulak, location & security not good. My friend’s unit in Desa Impiana is very impressive and affordable too, but I just dun like the entrance/way to the apartment – having to pass thru the scary traffic, so many motorbikes weaving in & out, somemore din wear helmet one… *sigh*.

So, do you think I can bet my money here? Please, I need your advise.

Construction work on the Setia Walk project, said to be causing damage to nearby houses, will be halted for now.

SUBANG JAYA: A stop-work order has been issued to SP Setia, the developer of the Setia Walk project in Puchong, following allegations that its construction work had caused cracks and other damage to houses near the site.

Subang Jaya Municipal Council (MPSJ) deputy president Mohamad Yusoff Ghazali visited the site along with representatives of the developer on Oct 29, said Azfarizal Abdul Rashid, the council's public relations assistant director.

"The developer has complied with our directive and all piling works have been halted," he said.

He said a letter had been issued to the developer asking for a full report on the project from its consultant engineers, and its impact on the nearby residential areas.


The developer was also asked to submit proposals on how to resolve the residents' complaints.

"SP Setia has not yet provided the full report as they are in the process of preparing it. A meeting between the developer and affected residents will be held after we receive the developer's response," he said.

He said the developer was taking appropriate measures to repair the damage on the affected homes as a temporary measure.

"Comprehensive repairs will be made after residents agree to the proposals put forward by the developer."

As cracks developed and grew larger in their homes after the Setia Walk project commenced, residents had approached Member of Parliament Gobind Singh Deo for help.

The residents said the damage to their houses had been caused by the construction of the mixed development project at Lebuhraya Damansara-Puchong.

SP Setia's engineers has assured the affected residents that the damage would be rectified and measures would be taken to solve their problems.

SHAH ALAM: The 5% real property gains tax or RPGT from the disposal of all real estate announced in Budget 2010 on Oct 23 did not go down well with many property players and investors. Nevertheless, S P Setia Bhd decided to proceed with two scheduled launches on Oct 31– Brio Tower serviced apartments in Setia Walk, Puchong and landed homes in Phase 8B of Setia Eco Park, Shah Alam.

As it panned out, there were queues for both products. Those keen on the Brio Tower serviced apartment units had lined up the night before at about midnight in front of the Setia Walk Galleria. The queue in Setia Eco Park, meanwhile, started at about 6am that morning, eyeing the 28 units of 2-storey semi-detached homes and four units of 2-storey bungalows.

S P Setia president and chief executive Tan Sri Liew Kee Sin attributes the response to Malaysia’s stable macro factors and the developer’s recently launched “The Best for The Best” campaign which incorporates the developer’s successful 5/95 financing scheme where the buyer needs only to pay 5% of the purchase price upon signing the sales and purchase agreement. A loan is secured for the remaining 95% but this will only be required to be serviced when the unit is handed over.

Introduced in January this year in the face of the global credit crunch, the financial package ended in July, after raking in about RM1.39 billion in sales.

The Best for The Best campaign which is on till April next year. The programme basically emphasises and promotes the developer’s unique development concepts which are geared at differentiating the S P Setia brand from its competitors.

The developer is looking to launch two more phases before end-2009, and it expects these to be a sellout as well.

PUCHONG: SP Setia Bhd, the developer of boutique lifestyle development SetiaWalk, is confident of leasing out at least 80% for the project's mall component in time for its launch in the first quarter of 2012, said its divisional general manager Wong Tuck Wai.

"This was based on the good response by retailers", he said after the signing ceremony between SP Setia and three new anchor tenants on Wednesday, Nov 3.

The three anchor tenants are TGV Cinemas, Celebrity Fitness and Superstar Karaoke, taking up about half of the mall, dubbed block K.

Wong said another anchor tenant, a Chinese restaurant, is expected to come on board this month.

The group is currently in talks with two major Chinese restaurant chains, he added.

TGV will have nine cineplexes with seven large halls that can accomodate over 200 audiences at once, spanning 13,000 sq ft, said its chief of operations Kenny Wong.

Meanwhile, Celebrity Fitness will take up 22,000 sq ft over two levels of the retail centre, said its Malaysian managing director Kwangho Choi.

Superstar Karaoke's family-friendly outlet will span 12,000 sq ft and will feature a touch-screen song-selection system.

However, the karaoke business may opt to increase its space to 18,000 sq ft, said its consultant and operations manager Richard Law.

The rents of the ground floor units are RM6.50 psf for intermediate units while the corner units will command RM7.50 psf.

For the first floor, rents for intermediate and corner units are RM4 and RM4.50, while rental for office floors are RM2 psf with a rental yield estimated at 10% for en bloc buyers.

SetiaWalk, aimed at the trend-conscious, rests on a 20.8-acre site along the Lebuhraya Damansara-Puchong (LDP) Highway, representing the last of SP Setia's parcel of development in Puchong.

The mixed-development comprises retail blocks and serviced apartments.

With a gross development value (GDV) of RM1 billion, the entire development has a gross floor area of 2.3 million sq ft and a net lettable area of 2.4 million sq ft, plus shop offices.

It will sport a 290-metre waterfront feature will cost RM15 million, excluding running costs.

my guess...
- a ramp along LDP directly infront of the existing shoplot there; will not be touching the existing u-turn (too many works if they touch the u-turn)
- a pedestrian bridge across LDP to lrt station

Thanks lelynx.. just curious, how would a ramp along LDP in front of the shops help the access or traffic? Pedestrian bridge already up across Persiaran Wawasan but seems to stop there and not connected to exisiting bridge that goes across LDP. Would be tiring to walk up and down twice the bridges..
