Hmm...this is also I heard the term, "Film District" coined. I'm pretty sure it is reference its proximity to the Film Port development.

Lamb brings live/work spaces to Riverdale

One of Toronto's biggest condo brokers, Brad J. Lamb, is set to launch his next project on the site of a former tannery in a south Riverdale neighbourhood that has already seen many of its brick warehouses transformed into urban residences.
Sales open next Saturday at Worklofts, a mixed-use condominium located just south of Dundas Street on Carlaw Avenue, in an emerging neighbourhood that straddles the so-called Film District and gentrifying Queen Street East.
The 10-storey building will have a brick podium that echoes the area's industrial roots and a modern glass and aluminum shell on top. The northeast face of the building will feature glass-enclosed balconies stretching the entire length of the building, six feet deep.
The first two floors will be reserved for 32 retail and commercial studios — sold as condominiums starting at $161,900 — with common bathrooms and a freight elevator to move large objects.
"There are a lot of people who own their own business, but have to rent," Mr. Lamb says. "It's very difficult to buy your own office space in your own building."
The setup at Worklofts aims to solve both those problems, and at a lesser price.
"[Business owners] may have to pay rent of $1,500 a month or $2,000 a month," Mr. Lamb says. "Well, they can buy their own place at half the cost."
The rest of the building will include 129 live/work suites offered in 40 designs. There will be one bedroom, one-bedroom plus den and two-bedroom suites priced from $189,900 to the $600,000s.
The 2,283-square foot penthouse will cost about $1.25-million. Highlights in the three-bedroom plan include 11-foot ceilings, a fireplace in the principal room and private elevator access. It also comes with a wraparound terrace with a gas fire pit.
The units have been designed much like open-concept lofts, complete with nine-foot ceilings, combined living and dining areas and linear kitchens with islands or peninsulas in various plans.
Wall-to-wall, full-height windows and sliding bedroom doors will flood the interiors with sunlight.
The suites will be outfitted with engineered hardwood floors, porcelain and glass tiles and thick stone countertops in the kitchens.
"The finishes are phenomenal," Mr. Lamb says. "Everything here is very contemporary."
Units will also be equipped with gas cooking — even on the balconies or terraces — and ensuite laundry facilities.
A monthly fee of about 46 cents a square foot will help maintain common areas, including a boardroom, meeting and party rooms, which are available to residential and commercial unit owners.
For environmentally conscious buyers, green initiatives will include Energy Star appliances, dual flush toilets and high efficiency cooling and heating systems, plus a green roof and a car-sharing program.

TB, Never mind Filmport, Lakeshore Ave and Eastern Ave from Carlaw to Broadview are both dotted with film studios big and small. It's always been known as the film district long before Filmport was thought up. If anything Filmport just extends the footprint of the district.

I'm new to the area (Dundas and Logan) but I have discovered that if you sit down in any coffee shop, bar, or restaurant and talk to or listen to the locals at least one or two people in the establishment will be talking about production in some form or another. On top of the two large studios there are many smaller production houses, fx studios and animation houses in the area. Decode Entertainment and Halifax Films are located 2 doors down from the Worklofts.

Mollywood July 18th, 2011, 01:23 AM I saw this in person yesterday and I think this whole complex is going to be wonderful. It looks so well done and the outer finishes are so much better than some other builders. (like Streetcar developments in Corktown)
Lamb is building some really nice buildings.

However, I merged the two threads - Flat Iron Lofts and Work Lofts - as they're being built together by the same developer. They also have the same architect. They're essentially two phases of the same project.

AndrewJM3D August 17th, 2011, 05:28 AM The city is burrying all the hydor lines at Dundas and Carlaw. I can't think of any streets off main strips that has had this happen. I'll get some pictures to show the progress. Also the Flat Iron side is starting to rise out of the ground.
If there are no street car lines on a street I see no reason for our these ugly old poles.
