Eton spins off new unit for low to middle-income residential projects

Eton Properties Philippines Inc., the property development unit of the Lucio Tan Group, has spun off a new company to oversee the development of low-to-middle income residential projects.

The new firm, Belton Communities Inc., will build affordable, strategically-located and well-designed masterplanned residential communities.

For its maiden venture, Belton Communities will develop North Belton communities, a mixed-use residential and commercial building on a 13.8-hectare property along Quirino Highway in Novaliches, Quezon City.

The first residential phase called The Manors will comprise 14 five-storey mid-rise buildings with a total of 1,400 units. Each building will have 100 units or 20 units per floor, an elevator and two staircases.

The Manors will occupy 3.3 hectares of the total land devoted for the township component. About 60 percent of the land will be open space filled with gardens and playgrounds.

For as low as P1.2 million total cost and a monthly amortization of P8,600, one can own two-bedroom units sized at 30 square meters. Each unit will have dining and living areas, toilet and bath with two shower areas and a shared laundry area at the roofdeck.

Eton Properties president Danilo Ignacio said the first tower, Bianca Manor, will be ready for turnover in June 2009.

Ignacio said the company is targeting overseas Filipino workers for this project.

“If we’re successful with this, we plan to replicate this in other areas where the group has a huge landbank, like in Pasig, Quezon City and Paranaque, “ Ignacio said.

Eton has already began the construction of its information technology hubs in Quezon City and Ortigas to take advantage of the growing business process outsourcing industry. The two projects – Eton Cyberpod Corinthian and Eton Cyberpod Centris – are aimed at addressing the expected shortage in office buildings.

Located in the prime and only remaining large and undeveloped land along Edsa and Quezon Avenue, Centris will comprise the development of seven low-rise office buildings with a total floor area of 168,000 square meters. The first of the seven buildings to rise is a 12 storey-structure, offering 18,000 square meters of office space.

Centris forms part of a 12-hectare, mixed-use and fully integrated community which will include a shopping district, a luxury residential cluster and a businessman’s hotel.

Cyberpod Corinthian, on the other hand, will have three four-storey office buildings within a 1.1-hectare property at the corner of Ortigas Avenue and Edsa fronting Robinsons Galleria. Each building can accommodate 12,000 square meters of lease space. The first building is slated for completion by the second half of 2008.

Other projects recently launched by the company include Belton Square, a mixed-use development masterplanned for three residential condominiums, an office tower and businessman’s hotel; One Archers Place; and integrated township Eton Mega City in Sta. Rosa, Laguna.

Eton properties has indeed become agressive this year. Now mid-income market developers have tough competition. I'd still prefer their Quezon Avenue development for the location over this one. Except that the former will house luxury residential towers.

For as low as P1.2 million total cost and a monthly amortization of P8,600, one can own two-bedroom units sized at 30 square meters. The photo and article have little discrepancies. Or monthly amortization for larger cuts is indeed at P8,500?

Thirty sqm 1 BR is quite fine. But the room will be very small. Studio units at Stamford will be as big as 1BR units of Manor.

There's no mention about parking levels though. Will there be any? Or is it assumed that none will be bringing car anyway?

Target turnover is not too far away. Advantage for lowrise developments like this.

i'm not familiar with the area but i am looking at investing more in real estate in manila. right now i am just invested in bgc and ortigas, but want to diversify to the outskirts of manila including qc. it will be interesting to hear others opinions.

i'm not familiar with the area but i am looking at investing more in real estate in manila. right now i am just invested in bgc and ortigas, but want to diversify to the outskirts of manila including qc. it will be interesting to hear others opinions.

for manila.. celadon is still the best. for qc area, i suggest you wait for things to unfold around qc-cbd.. this year, many projects will sprout all over the qc-cbd.. so wait until the 3-4th quarter of this year for the pre-selling announcements.. decide, then buy!

In fairness you may love to overlook the scenenic beauty of 30 SQ. KM ! of un-spoiled green of LA MESA DAM. I wished there could be some highrise Condo also that will see this potential. Imagine having New York Central Park hundred times it's size. Fairview has really too much of this FARviews, that's where they got its name.:cheers:

i didn't know that La Mesa is 30 sq km. that's huge. at di pa ako nakakapunta diyan.

Anlayobang....:lol: ginagawa na ang phase 2 ng Skyway to Alabang. magiging malapit na yan. actually kahit malayo, mabilis lang takbuhin ng bus or kotse. yun ay mga tipong midnight kung wala nang traffic sa may bandang Sucat. :)

Kung may Alabang Gilid meron ding Fairview Gilid doon kami nakatira. I like the place kasi maraming punong kahoy and we use to stroll always inside La Mesa Eco-Park, I posted some picture in QC thread or see their website it is being manage by ABS-CBN's Bantay Kalikasan, parang napunta ka sa rain forest. I am also concerned with the Zoning Laws for that place, there should be proper massing restriction not to spoil the place. If you will notice in North Fairview the lots are big as 1000 sq.m. so this could be for mixed used lots.

I korek ko lang yong 30 sqm. it should be 30 Sq. Km. But in the La Mesa website it is only 27 Sq. Km. I just consider the extent more than that since it is up to the higher up part in Montalban.

Of course Fairview is not that far compared to Alabang, that how you could imagine why Q.C. is almost 25% of Metro Manila.

oo nga anlayo ng end to end ng QC. parang nasa province ka na pag nasa Farview ka. so sana magkaroon na nga diyan ng MRT to Bulacan para maging accessible sa mga commuters na walang auto.

i mistyped the sqm there but i was thinking of sq km nonetheless. :D palusot....

BELTON Communities Inc., a wholly owned subsidiary of Dr. Lucio Tan’s real estate arm Eton Properties, recently announced the strong market response for its project in Quezon City.

Located on Quirino Highway in Novaliches (right across Makro), North Belton Communities was able to completely sold out its first building as well as a number of units in its second building.

“Bianca Manor was launched just this March and was sold out within two months. Local buyer—comprising 95 percent—are mainly responsible for the fast sale, but the share of the OFW market is expected to pick up as we now start offering the project in various roadshows abroad,” reported J. Antonio Gatuslao, Eton’s senior AVP and project general manager.

Mid-rise condo

Bianca Manor, which is scheduled to be turned over in November, is the first of the 14 mid-rise condominium buildings (called the Manors) that will rise at North Belton Communities’ Phase I.

The Manors will occupy an expansive 3.3 hectares within the 13.8-hectare mix-use development of North Belton Communities.

Each of the 14 five-story Manors will offer 30-sq.m., two-bedroom units amounting to P1.2 million.

“Each unit comes complete with wall dividers and doors for the bedrooms, with dining and living areas, a kitchen, as well as toilet and bath. As for the bathrooms, we have designed it to have two shower areas, which will be much appreciated by the household in the morning when everyone will be rushing for work or school,” Gatuslao described.

Aside from start-up families, North Belton Communities hopes to attract on-the-go young professionals, ready-to-settle-down couples, newlyweds, out-of-town students and overseas contract workers.

According to Gatuslao, North Belton Communities will also feature a commercial complex on Quirino Highway.

“It’s location should also attract a lot of buyers considering that it is just 10 minutes away from SM North Edsa and TriNoMa. Schools such as UP Diliman, Miriam College, Ateneo de Manila and St. James College are also nearby,” he said.

Gatuslao added that because the place is very near the main thoroughfares such as Edsa, Tandang Sora and Congressional Road and NLEX (via Quirino Highway), any place is readily accessible from North Belton Communities.

Eton Properties Philippines Inc., the property arm of airline tobacco tycoon Lucio Tan, recently launched two new projects in Metro Manila, amid an improving industry outlook.

Eton Properties president Danilo Ignacio said in a statement that 2009 showed “encouraging sales” in the first quarter of the year after a challenging second half in 2008.

“The improvement comes from both local and international markets. We’ve concentrated our efforts away from the US towards countries less affected by the economic crisis. Local market demand has started to show strength, particularly with product offerings targeting a specific niche,” Ignacio said.

Eton Properties launched the West Wing Residences, a 2.2-hectare residential enclave situated in the 13.8-hectare North Belton Communities project of subsidiary Belton Communities Inc.

The project, which is located in Novaliches, Quezon City and designed for the middle-income market, offers two- and three-bedroom townhouses starting from P2.8 million.

A single attached unit with four-bedrooms is also available costing as much as P4.1 million each.

“The introduction of the West Wing Residences in the North Belton Communities development will further enhance the value of the community since it is one of the few townhouse developments in the area of this size. The project size allows us to develop amenities and lifestyle offerings for our West Wing buyers that smaller pocket developments will be hard-pressed to match”, Ignacio said.

The second project is West Tower of the 31-storey One Archers Place condominium beside De La Salle University, along Taft Avenue in Manila.

Ignacio said East Tower of One Archer’s Place was one of Eton Properties’ fastest selling projects.

MANILA, Philippines - Eton Properties Philippines Inc., the real estate arm of the Lucio Tan Group of Companies, is planning to launch two more residential projects in the third quarter as it painted a rosy picture for the second half of the year on renewed investor confidence.

Danilo Ignacio, Eton president and chief operating officer said sales have stepped up since last January and are expected to maintain steady growth for the rest of the year.

“We’re seeing good sales. Our January to July 2008 performance was good but sales dropped in July because of the subprime crisis. Worst month was December but sales have started to pick up in January this year, prompting us to launch West Wing and the West Tower of the 31-storey One Archers Place,” Ignacio said.

Ignacio said the company has a strong local market, with customers willing to give a higher downpayment amid a tough business environment.

With the continued recovery of the property market, Eton is considering building a residential subdivision on an 8.6-hectare property located in Fairview, and the third residential component of The Eton City in Sta. Rosa, Laguna.

“We’ll be offering lots and house and lots. For the Fairview project, the units will cost between P2 million and P3 million.

Over the long-term, the company is also studying the possibility of venturing into the tourism-related business.

Ignacio said the group has properties in Mactan, Cebu which can be converted into a hotel and beach resort.

“This could materialize after two or three years. We’re still monitoring developments. Nothing has been finalized yet,” Ignacio said.

Ignacio said sales take-up of West Wing Residences have been good since its launch. West Wing Residences is a 2.2-hectare American-inspired residential enclave located in Quezon City.

West Wing Residences offers two and three-bedroom townhouses starting from P2.8 million. For larger families, a single attached unit with four bedrooms offers more space to grow. Units start at P4.1 million.

MANILA, Philippines - In just two months after its launch, North Belton Communities was already able to completely sell its first building and a number of units in its second building.

The first project of Belton Communities, Inc. (BCI), North Belton Communities is Eton’s initial foray in the affordable, mid-rise condominium development. BCI is a subsidiary of the Lucio Tan Group’s real estate arm Eton Properties Philippines, Inc.

Bianca Manor, the first of the 14 buildings of 100 units each to be constructed at Phase I of North Belton was quickly accepted by start up families working in the Quezon City area. Local residents comprise 95 percent of the buyers, while five percent is accounted for by the international market.

J. Antonio Gatuslao, Eton’s senior AVP and project general manager reports, “Bianca Manor was launched last March and was sold out in two months. Local buyers are mainly responsible for the fast sale, but the share of the OFW market will hopefully pick up after we offer the project in roadshows abroad.”

Bianca Manor is scheduled for turnover in November of 2009. Land development for the project will commence in November of this year.

Gatuslao stressed, “For its Bianca Manor, North Belton is delivering two-bedroom units measuring 30sqm. Our units come complete with wall dividers and doors for the bedrooms; with dining and living areas, a kitchen, and toilet & bath. Also, we have designed bathrooms with two shower areas for the utmost convenience of residents during the early morning rush.”

North Belton will be constructed in an expansive 13.8-hectare prime lot along Quirino Highway in Novaliches, Quezon City. Right across Makro and 10 minutes away from major shopping complexes such as SM North and TriNoMa, its location is readily accessible through main thoroughfares such as EDSA, NLEX, Quirino Highway, Tandang Sora, Congressional Road and via the MRT.

I just came from the site of some nice QC Townhouses at Eton West Wing Residences along Quirino Highway, Novaliches. At first, I had some hesitation for its location, since Novaliches is considered to be part of the farther parts of Quezon City. But when I saw it for myself, Frankly I was quite impressed :-)

What does that mean? It means that you don’t have to pass through the narrow-laned Tandang Sora Avenue in order to get there. You can pass the much-wider Mindanao Avenue and go through less traffic light intersections to get to West Wing Residences, making it faster and more convenient to go to. Eton West Wing not as far as you think :-)

Aside from its great location, West Wing Residences are composed of Townhouses and Single Detached Houses. The advantage? So many people who prefer a house and lot or a townhouse over a condominium because of the simple reason that they want LAND. For them, there is a better sense of security when you own a landed property. I’ll be discussing about Land vs Condominiums in one of my future blog posts soon…

Sizes of Eton West Wing range from 80 to 120 square meters of Floor Areas, with 2 to 3 bedroom cuts. Land cuts are at 50 to 80 square meters, and price ranges are from p2.9 to 5.1 million only for the first phase, which will be finished in a year and half from now at January 2011 (very fast). Of course, since this is again a pre-selling projects, investment terms are very flexible

I have a question for those who are directly involved with North Belton in Novaliches, QC.

I am not an agent nor connected in anyway with any developer.

I am doing research on housing in general in preparation for the launching of my website - PinoyDreamHouseToday.

I am quite impressed with the plans for North Belton and its location. Mr. Lucio Tan being behind it is a very big plus.

But in my research, someone, an agent for another condominium project nearby, told me that North Belton Communities is faced with a serious problem. She told me that the 13.8 hectare land on which the project will seat happens to fall on a hub. Parts of the entire lot either fall on the boundaries of Caloocan, Valenzuela or Quezon City. She might have just been slurring North Belton to sell her property, but that's one issue that's worth clarifying.

If that's true, that's one heck of a problem. Which city should Belton deal with to continue the project?

according to official reports, North Belton was not flooded.

In fact, all of the projects of Eton Properties were either not flooded or have only very low levels of flood (knee-high only). This is because all of them are significantly above the average Sea Levels...

A UNIT of Lucio Tan-led Eton Properties Philippines Inc. said it is banking on its mid-income developments to boost sales in the coming months.

In a statement, Juan Antonio Gatuslao, Belton Communities Inc. project director, said the demand for mid-market housing units reflects the increase in buyers’ desire for more stable and tangible ways to spend their money.

“Belton Communities is poised to take advantage of this demand as it offers the market reasonably priced properties, stamped with the same world-class standards of parent company Eton Properties,” Gatuslao said.

With the extensive land bank of the Lucio Tan Group of Companies, Gatuslao said the company can offer quality real estate properties that are part of integrated communities and have convenient access to schools, hospitals, transportation, leisure and entertainment facilities.

The company’s first project launched a year ago is the North Belton Communities along Quirino Highway in Novaliches, Quezon City.

“Buyers are now particular in choosing where to buy because of all the flooding brought about by Ondoy and other recent super typhoons, we are glad to say that North Belton Communities is flood-free, owing to both good location,” the executive said.

He added the project is at least 131 feet above sea level and have well more than adequate drainage systems.

North Belton Communities currently has two residential enclaves—The Manors, comprised of five-story, mid-rise buildings and the West Wing Residences, which is comprised of townhouses and house and lot packages.

The company is also building a new middle-income subdivision called the West Wing Residences at Eton City within the company’s project in Santa Rosa, Laguna.

Gatuslao said the newly launched project, which is just a 40-minute drive from Makati, has houses inspired by contemporary American architecture and generously provided with wide open spaces and lifestyle amenities.

THE Lucio Tan Group of Companies concluded its latest deal with a major property developer since the start of the year, this time with the parent company of the SM Group’s shopping malls, the SM Prime Holdings Inc.

In a statement on Thursday, listed real estate firm Eton Properties Philippines Inc. and Philippine National Bank (PNB) announced the sale of a three-hectare property in Novaliches, Quezon City to SM Prime.

“SM will construct a commercial shopping complex within two years from execution of the memorandum of agreement,” Eton said in the statement. SM Prime officials were not available for comment yesterday.

The property forms part of Eton’s 13.8 -hectare mixed-use township development project, North Belton Communities, in Quezon City through a joint-venture agreement with PNB as the land owner.

“Our partnership with SM in North Belton Communities is all part of the masterplan to give the best value to our homebuyers. The presence of a mall, within the project, brings in convenience and adds value to the community and its neighborhood” says Danilo Ignacio, Eton president and chief operating officer.

The deal marks the second tie-up between Eton and the SM Group which in 2009 added an SM Hypermarket in Eton’s two-level commercial center, the Centris Station, on Quezon Avenue in Quezon City.

Earlier this month, Eton signed a joint venture agreement with Ayala Land Inc.’s low-cost housing subsidiary Amaia Land Corp. to develop a four-hectare property in Calamba, Laguna. The property is owned by affiliate companies of the Tan Group with Eton as the development manager representing the landowners.

A separate deal saw PNB inking a separate partnership with Ayala Land’s affordable housing brand Avida Land to develop a P6-billion venture in a 2.3-hectare property in Mandaluyong City.

Eton Properties has launched a total of 29 projects since it entered the real estate scene three years ago.

In a separate statement, SM Prime said it is opening today the first of four shopping centers scheduled this year.

The company told the stock exchange that SM City Tarlac will be opened to public making it the 37th mall of SM Prime and the first in central Luzon province.

“We warmly welcome all our valued customers to our newest shopping mall, SM City Tarlac. Our new mall eagerly anticipates the arrival of its customers coming in from the progressive city of Tarlac and other nearby areas and provinces in Central and Northern Luzon. We are ready to provide them a first-rate, integrated shopping, dining and entertainment experience, for which SM Prime is known,” SM Prime president Hans Sy said in a statement.

SM City Tarlac is a four-level mall with a gross floor area of 103,340 square meters (sqm) and 39,219 sqm of leasable areas. The company said 70 percent has already been rented out to clients, including anchor tenants SM Supermarket, SM Department Store, Ace Hardware, SM Appliance and personal-care products distributor Watsons.

SM City Tarlac also features a 1,194-sqm food court, four cinemas, a Cyberzone and parking for over 900 vehicles.

The company is also set to open SM City in Novaliches, Quezon City, SM City Calamba and SM City San Pablo this year. SM Prime will also open its fourth mall in China in Suzhou province in the fourth quarter.

By the end of the year, SM Prime will have 40 malls in the country, of which 16 are in Metro Manila and others spread nationwide with an estimated gross floor area 4.7 million square meters.

I heard about the news on the collapse of the wall which forms part of the North Belton enclosure, resulting in damages to several houses. The news further said that the construction permit has been suspended while the Caloocan City engineer's office is investigating the incident. I have written the customer service reps an email asking how this will affect the progress of construction, as I have availed of a unit in one of the buildings of the Manors. I have not gotten a reply up to now and honestly, as a buyer, this does not sit well with me. Does anyone know how to course customer inquiries to North Belton?

@cbalingit - I have also read about this incident, the agent told us that it was actually not in the manors (condominium) but rather near the other community (i.e West wing villas or residences) so i didn't bother more. By the way if you are wondering I also availed one unit form thier condo. From which building did you acquire the unit? Im actually looking for anyone from bianca bldg here on thread so i can ask if there were issues they are experiencing at the moment.

@terman1718 - I recently ask the HLURB regarding the License to Sell of the Manors, and their reply is that only buildings 1,3, and 13 (Bianca, Diana, Emilia respectively) have the LTS which is 22780; CR No.: 21483 (as displayed on their website:http://www.beltoncommunities.com/themanorsatnorthbeltoncommunities.htm ). They also told me that bldgs 2,4,5 and 12 are still on process. I would like to ask if is it really safe to avail units even if other bldgs still has no LTS? Also, I noticed that the construction phase seems slow, Is there a possibility that the date of turnover might be moved again. I hope agents will be more transparent regarding the real status of the project. This is just my first time to avail a condo unit, and its my hard earned money so I am little bit worried. I ask you coz i believe you might be a subject matter expert here since you cater ETON properties. Thanks.

Location and price wise mas okay ang NBC, lahat naman ng developer ay may mga issues/struggles talaga, ang usapan nalang dyan ay which has lessen and minor issues. So far I think NBC is good.
