A Complex Structural Design
- The Planetarium will be Panama’s newest addition to its developing skyline. Standing 92 and 82 stories, this spectacular two-tower project adds not only height to the existing skyline, but character.
- From the small aspect ratio (17:1 for a single tower) of the building to the unique five tower-to-tower connections along the height of the building, the Planetarium demonstrates its ease of standing tall.
- A great deal of planning has gone into the course of design and coordination with the architect. Structurally, SAI has worked extensively with the Alan G. Davenport Wind Engineering Group at The University of Western Ontario to develop the most effective design for both perception of motion due to wind and the building’s resistance to wind loading. These efforts will continue throughout the design phase.
- Poor soil quality requires both innovative foundation solutions and seismic structural considerations. SAI has examined multiple framing layouts to take advantage of framing repetition which is critical for the fabrication, shop drawing, and erection processes to be efficient and cost effective.
- Unique design elements, such as the cruciform columns, double flatwise wide-flange bracing and braced frame connections exemplify SAI’s contribution. This project has also aided the development of the modeling software used. With SAI’s need, RAM Structural System has generated both an “out of core solution engine” to deal with the large number of elements modeled and the ability of to model multiple diaphragms at the same level.
- Lateral Load Resisting System: Five two-story trusses connecting the two towers combined with belt trusses and outriggers tying back to interior shear walls that ascend the full height of the structure provide resistance to lateral loads. The primary cladding will be a glass curtain wall system with the remaining consisting of Alucobond type fascia. The residential floor plate for a single tower will be generally rectangular 20m in the short direction and 34m in the long direction.
- SAI’s worldwide experience and Hopsa’s Panamanian experience has proven to be a benefit for both parties. The resulting project will have approximately 123 condominiums with a number of amenities including a panoramic view of the bay of Panama, a 300 occupancy great hall, social areas complete with pools and putting green and an adjacent 9 story parking garage for residents and guests. Two basement levels within the towers footprint will service the adjacent parking garage.

Nope, they ment one houndred and twenty three, the apartments will be huge, the smallest apartment will have arond 320 square meters and the pent houses will have around 1121 square meters (3 complete flors).

Wow, those are huge!
Most condos sold in Canada are 80 or 90 square meters and a little larger in the US.
Even the smallest of these will be multimillion dollar units then.

Unlike their north american counterparts, apartments in latin american highrises are very large.....typically one or two appartments per floor. No beehives in latin america...well, maybe brasil is the exception, but i'm not sure.

The apartments will be way more expensive since the smallest one will have 300 square meters, the cost per square meter will probably be around $2,500 or $3,000, also this is an iconic building located at the coastal avenue of Costa del Este. I'm guessing the cheapest one will be around $750,000.00 but... as I said, it is just a supposition based on prices of nearby buildings.

Im still thinking 123 apartments would be so little , if you have 92 floors , then its almost a aparment per floor, even though, the penhouse is 3 floors big.
But anyway, its beautiful ....

Im still thinking 123 apartments would be so little , if you have 92 floors , then its almost a aparment per floor, even though, the penhouse is 3 floors big.
But anyway, its beautiful ....
Besides the 3 floors penthouse, there will be several 2 floor appartments and even more 1.5 floors apartments.
Another appartment type has two half floors adding a total floor on space.
Not all of theses apparments will cost over a million dollars, but the smallest ones on the lower floors should start from at least $750.000.

Already under construction there are more than 25 projects on 200 meters, and advanced enough
Panama has the highest building of Latin America and in construction " Los Faros de Panama" with 346 meters.

The name comes from the fact that every type of apartment has a different size (sq meters) that correlates to the size of a planet from the solar system, it`s an innovative idea and I think the name says it all.
The biggest apartments are called Jupiter and the smaller ones are called Mercury, besides did you see the elevators inside? is like being out in space.

The demand is far exceeding the supply and the market will not crash. Panama is experiencing currently a huge boom but for the last 20 years there has never been a "slow period" of construction. The market may stabilize in a few years but there will be no "bubble burst" as in other places.
Furthermore, the Panamanian banking center has been more conservative (may say more responsible) in it's lending practices for home loans.
With this boom there have been only a few cases of projects that never got off the ground

well there an estimated 40,000 units being sold and so far there are only 8000 under construction... it is estimated that most buildings are selling 80% based on speculation... unless real demand picks up in the next couple of years there will be a crash... but you never know

There will only be a crash if developers blindly push ahead with their projects without selling them.

You surely have better projects in your country, because I don't think "Los Faros de Panama" or Trump Ocean Club" (just to give you an example) are any way near to be bad projects, instead they are one of the biggest, taller, modern and more ambicious projects in Latin America, so please show me what you have in your city and maybe I'll change my opinion.

I don't think HK is fake, in fact is one of the best skylines in the world (some say is the best), and has great modern and diverse arquitecture styles and great height, I do agree that Dubai lacks that organic feel of a real city, because it has been built all at once, but HK wasn't built in one year and neither Panama City who has skyscrapers since the 70's and has been growing since that time, so I don't understand why do you find that to be fake, for me fake will be Dubai but that's the only city were I agree with you.

Well I know some day there will be more, maybe you have height regulations in your country?, but if they get to build at least one supertall in Switzerland I hope you like it, because if you don't, that will be awful having to stare at the biggest building in the city and hate it. Lucky for me I love this towers, and also love Trump and Los Faros.

As the real estate market started to cool off in 2007, and Ice Tower and Bahia de la Pacifica got cancelled almost back to back, it didn't look good. But Panama City's market is still going strong, no doubt about it. Amazing resilience.

Wasn't trying to derail the thread with other projects, but rather making reference to the real estate market. However, there don't seem to be any projects on hold or delayed in Panama City, presently. The market seems healthy there.

Jim856796 October 3rd, 2010, 04:42 AM The planetarium Towers are already going to be the narrowest supertall skyscrapers anywhere in the world. If the tower's construction stopped or is on hold for any reason, the project should be cancelled and a single-towered project can be put in its site.
