Pace Royal Lahore
The Resort and Spa hotel is proposed to be developed in the newly developed suburbs of Lahore surrounded by fast growing societies like Johar Town, Wapda Town, and Valancia etc. The project would be a multi-use project similar to Pace Circle underdevelopment near Lahore Airport. Karachi Multiuse project shall be undertaken through a separate entity namely Pace Karachi Multiuse
(Pvt.) Limited. The total project cost of this multiuse project is estimated to be of Rs. 9.211 billion. This
project cost of Rs. 9.211 billion shall be financed through Rs. 3.150 billion of equity, Rs. 1.200 billion of long
term loans and Rs. 4.861 billion of internal cash generation. This internal cash generation includes advance
against sale of property i.e. shops at shopping mall, apartments and office blocks. Out of the total equity of
Rs. 3.150 billion the Company intends to invest Rs. 2.300 billion which is around 73% equity stake of this
separate entity. The investment of Rs. 2.300 billion in this separate entity is envisaged to be arranged
through funds of Rs. 1.5 billion from FCCBs, internal cash generation of Rs. 707.330 million and balance

The Company has acquired two adjacent lands comprising of approximately 4 Kanals next to the
Company's existing project located at Model Town Link Road for expansion purposes. The properties
have been commercialized and relevant NOCs related to Model Town Link Road have been obtained. The
Company is in process of obtaining necessary approvals for commencing the construction activity.
The Company intends to build two basements and four floors at Model Town Link Road Project. The
project shall be equipped with facilities like escalators, cargo lift, capsule lift, central air conditioning,
firefighting equipment, security equipment, supermarket equipment, generator back ups, etc. along with
parking space. Total constructed area is envisaged to consist of approximately 88,984 sq ft (including
basement of around 34,200 sq ft) whereas the total saleable area would be approximately 22,336 square feet
excluding super market and Cineplex area which is around 4,716 sq ft and 3,000 sq ft. The project is
expected to be completed in the year 2008.

The Company has purchased a land area of 8 Kanals on Raiwand Road in proximity of Johar Town,
Valencia Housing Society and LDA Avenue I Scheme. The Company will develop a Pace signature
shopping mall over the said area. Total constructed area of the shopping mall would consist of
approximately 223,087 sq ft (including basement of around 70,434 sq ft) whereas the total saleable area
would be approximately 72,171 sq ft excluding super market area and play land area which would be
around 13,076 sq ft and 16,615 sq ft respectively. The shopping mall shall be equipped with facilities like
escalators, cargo lift, elevators, central air conditioning, fire fighting equipment, security equipment,
supermarket equipment, generator back ups, etc. along with ample parking space. The Company is also
considering the option to undertake this project through its associated company, Pace Barka Properties
Limited.

Limited)
The Company is developing a housing project on Bedian Road, Lahore Cantonment near Defence through
its subsidiary company namely Pace Woodlands (Pvt.) Limited (“PWL”). The housing project is being
constructed on a land area of approximately 160 Kanals comprising of around 160 double storey houses
and 208 apartments constructed on modern themes. Total constructed area consists of approximately
910,012 square feet. PWL had applied to Quarter Master General (“QMG”) to issue NOC for establishing
the housing scheme which has been issued by QMG with considerable delay. Upon receipt of long awaited
approval from QMG, Pace has now obtained approval from LDA to start the development and
construction activity.
Land development and related activities have been started whereas construction of first lot of houses is
also in progress.
The total completion time of this project is 18 months, however management is planning to execute project
in 2 phases to expedite the construction work and it is envisaged that the Company will complete phase I in
the year 2008.

(Pvt.) Limited)
PACE is planning to undertake a mega project like Pace Circle Lahore in metropolitan city of Karachi in
collaboration with an international chain. The investment in Pace Karachi Multiuse (Pvt.) Limited
(“PKML”) shall be made in accordance with the provisions of the Ordinance. Total project cost of the
Karachi multi-use project is estimated at Rs 9.2 billion, out of which Rs 3.1 billion would be financed by
equity, Rs 1.2 billion by working capital finance from individual or syndicate of financial institutions and
balance would be financed through internal cash generation. It is envisaged that Pace would hold around
73% equity along with management control of the project. The project will be constructed over a land area
of approximately 50 Kanals and shall comprise of:
· A 5 star luxury hotel consisting of 300 rooms; modern facilities including a business centre, banquet
halls, restaurants, bank outlets, shops, and health club facilities, etc. Total constructed area is
envisaged to consist of approximately 290,963 sq ft in addition to 3 basements of 565,728 sq ft. Hotel will house modern facilities including a business centre, banquet halls, restaurants, bank outlets,
shops, and health club facilities, etc.
· A world-class shopping mall with modern facilities including selection of the best brands in
shopping, travelators & escalators modern capsule elevators, restaurants, spacious car parking,
indoor leisure complex, etc. Total constructed area is envisaged to consist of approximately 381,269
sq ft whereas the total saleable area would be approximately 219,939 sq ft.
· An executive office block with modern facilities like escalators, modern capsule elevators, security
surveillance, CATV, broadband, spacious car parking etc. Total constructed area will be
approximately 245,514 sq ft whereas the total saleable area would be approximately 208,207 sq ft.
· A state of the art apartment building comprising adequate luxurious facilities such as security
surveillance, swimming pools & health club facilities, medical facilities, backup power, telephone,
CATV & broadband access, service facilities etc. Total constructed area is estimated at
approximately 202,523 sq ft whereas the total saleable area would be approximately 154,190 sq ft.
PACE has identified viable project site located on Mai Kolachi Road near Queens Quarters, Kemari Town,
Karachi. The management is currently performing land record verification and purchase deal is in final
stages of negotiation. However, considering the timeline of Karachi Multi-use project, three comparable
backup options have also been identified in case the above mentioned negotiations are not finalized: (i)
Near B.B.Q Tonite on Khayaban-e-Saadi near Sailing Club (ii) On Khayaban-e-Iqbal in Clifton, Karachi
and (iii) Near Karachi Air Port. In addition, the management is continuously on a look for any other
favorable project location. However, formal agreement for the purchase of project land can only be
executed once TFC financing is arranged. Management intends to initiate the project in year 2008 which
will be completed in 3 years time from the start of the project. The management is also considering the
option to enhance the size of PKML project and undertake the same directly in the Company rather than
undertaking through an associated company. This would help in obtaining financing for the project at
better rates and would also increase the revenues and net worth of the Company.

KARACHI: The real estate sector should contribute handsomely in the country’s Gross National Product (GNP) with rapid growth in an organised and transparent manner, former caretaker Minister of Industries, Production and Special Incentives Salmaan Taseer said.
He was speaking at closing of Rs 2 billion Sukuk for Pace Pakistan Limited (PPL) here on Wednesday. Pak Brunei Investment Company Limited and BankIslami Pakistan Limited were the Lead Advisors and Arrangers for the transaction.
Taseer stressed the real estate sector should adopt advance construction technology and proper management system to deal and to ensure investors and other stakeholders in this lucrative market.
“We have introduced state-of-art developments, transparent governance and professionalism in real estate throughout the country, aiming to attract big investors in the most secure and growing market, the Chairman and CEO of the First Capital/Worldcall group said. He further said that PPL paid-up capital has raised to $200 million in six-year and it has planned to expand it up to $900 million through its 10 billion square feet land.
Taseer, who is also Chief Executive Officer Pace Pakistan Limited said that he has planned to launch real estate projects in the coming future like seven star hotels, commerce centres, shopping plazas, apartments, high rise and middle cost housing societies in the country.
“Pace Pakistan Limited has set a new trend in the real estate market particularly standards and formula of construction and financial advisory and transparency in the functions,” he further said. PPL CEO noted the real estate cost is lowest in comparison of other countries of the region and expressed his confident over the growth and values of real estate sector of the country.
“We have been working with a little group of venture capitalists who invest in our projects to get handsome returns in shortest time period,” Taseer added.
He said the Pace Pakistan Limited is analyzing the features of Real Estate Investment Trusts (RIETs), likewise all the financial institutions and it will finalize its involvement in the next six months
CEO BankIslami Hasan Bilgrami said that Bank will issue five Sukuk bonds of worth Rs 13 to Rs 14 billion in the future and it also considers joining RIETs.
MD Pak-Brunei Investment Company Aysha Aziz also expressed interest to be a part of RIETs in the future.

PakFan May 12th, 2008, 06:31 PM What I would truly like to see is for some of these ever mushrooming number of malls to be populated by a mix of local retailers and "name" outlets in the same way as you might find in the Middle East or Far East. I'm not sure if the lack of such name outlets in Pakistani malls is a result of the reluctance of major retailers to franchise their brand into Pakistan (eg. Gap, Zara and other dept stores) or whether these name outlets just don't feel it is economically worthwhile to do business in Pakistan.
Too many of the units in the malls (and I have visited a number of Pakistani malls) are occupied by your run-of the-mill CD/DVD and "shalwar kameez" outlets. Of course, nothing wrong with that per se but a better mix of outlets would attract a better mix of shopper to my mind.
I'm hoping that the new City Centre mall in DHA will go a little way towards redressing the balance. Let's see.

As for brand names, there's a lot of them in Pakistan. Many more than you might think. Those brands which have not officially entered the market are still available with generic clothing stores.

Supporting a stubble is the "in" thing to do. Its a fashion statement. If models won't promote it, then who will??? I usually go for the rugged look myself and support a stubble, much heavier than his. Just because I can't be bothered to shave. Shaving is a pain in the ass, being the hairy bastard that I am. I only shave for the important events/occasions. His stubble is very light, IMO.

Hayat Regency Plaza construction allowed
RECORDER REPORT
LAHORE (March 03 2009): The Lahore High Court (LHC) has allowed construction of Hayat Regency Plaza near Allama Iqbal Airport against bank surety of Rs 45 million and issued notices to the respondents. The court allowed conditional construction on a petition of Chief Operating Officer, Hayat Regency Plaza, Moeed-ur-Rehman. Petitioner took the plea that the plaza was being constructed by Pace Circle Project after fulfilling all the legal criteria.
At least 10,000 labourers were busy in the construction strictly according to the approved map, petitioner said. Despite having approved construction of four basements of the plaza, petitioner said, the administration stopped the construction and imposed a fine of Rs 40 million.
