we give out fact sheets to clients with LOI only though..
but do not worry, march 3, we will be briefed/trained for Senta and by then we're maybe allowed to post the photos...
also, I will actually need at least 1-2 people with me that day (briefing at B7 in high street).. who would like to come with? i need to register your name...

1. i will get back to you on this. but i guess, since ALP already has TRAG and other projects in the pipeline, they are giving CII this baby. This was supposed to be called Two Legazpi Park, as the rightful brother to the former, however ALP did not allow CII to use that name. Also, since ALP price per sqm is way higher, they have provided this to CII so that the upper middle-class market will have a chance to own a condo by ayala at such a prime location.. that's what i think. :)
2. yes. legazpi park and WSycip park will be permanent features of legazpi village. imho, they will not demolish the parks lest they face the wrath of the residents in the area.
3. as far as i know, in front are the park. on its other side its OLP. buildings at the back will not be taller than Senta.

answers to you queries part 2.
1. mid-week april. but we are already accepting Letters of intent for the Senta unit lottery. so interested parties should submit now. why? we will be putting LOI's on queue by first come, first served basis. (this is after the VIP's of ALI pick out the units of their choice, then ALISI, then our clients) so the earlier you submit the better your chances of getting a unit here. they said in two months this project will be sold out.
2. expected turnover is 2012 to 2013. kaya may five years to pay na available term without interest.
3. i will get back to you on that. since we are only provided the details i have sent you in pdf. but what is important now, this is what i tell my clients, is the queue for the unit lottery. since LOI's are only given as guarantee and the reservation checks will be given back if the client changed his/her intention to buy when the actual prices come out, then what's crucial today is securing a slot.
the price per sqm range from 103,000 to 110,000 (for prime units). so there is no official prices out yet. i will email you the estimated sample computation.

Just by looking at the numerous high-rise projects in both locations, nakakahilong pumili. If ever, our primary reason for purchase will be for our own personal residence, about 5-10 years down the line pa naman. Any advise?

as we know, makati is already an established city. makati still commands favorable rental income for investors compared to other current and future cbd's in the country. BGC however is going to be the premier cbd of the country (or just MM), since major locators will be found there by 2010 and onwards (PSE, embassies, etc.). it is actually cheaper to buy in BGC now, say Trion towers/fort victoria or the BTO's that pegs their price at a lower rate compared to MW projects or ALI.
if you're thinking of end-use or occupancy 5-10 years down the road, i suggest you get one in BGC.
But take note, what is good about this specific project under discussion is that its the only ALI project that is near the existing top corporate offices and major malls such as greenbelt. the top 2 reasons why people rent a condo is if its near their workplace and if its near the mall. you will be getting rental income 5-10 years from now, at least before you decide to reside in your condo.
but, it would be a gamble actually. (Senta) this project is going to be built by 2012-2013, by that time however, we may be seeing the maturity of investments in BGC as well. And there are existing projects in BGC that will be turnedover soon.
so the bottomline is both are good projects/places to invest in. it depends on you if you would prefer to be part of the new and exciting BGC or to live in the established, and currently reinventing itself, Makati.

here is the SENTA Letter of Intent Guidlelines to help you guys out:
Priority 1: ALI Executives and VIP's
Priority 2: Letter of Intent with Reservation Check
Priority 3: Letter of Intent with photocopy of the reservation check
Priority 4: Letter of Intent
Rules:
1. Letters of intent with the photocopy of reservation check are to be submitted to the Sales Support Group. Date and time will be stamped and used as the queuing system for the lot selection. Reservation Checks (no date stated) will not be deposited until the sales rally.
2. Units will only be considered as reserved or held on the day of the reservation (in this case, the sales by mid-week april) and also by the completion of the Following:
- Reservation Check worth PHP 50,000
- Reservation Agreement Form
- Buyer's Information Sheet

oo.. pwede na sya benta now, tapos monday ko malaman yung date ng unit lottery.. but prob this week ang unit lottery. sobra na dami ng LOI, as in. so even if mag-reserve na yung ibang cliente now, mauunahan pa rin sila nung mga nagbigay na ng LOI nung feb. but i will clarify this.. :)

Honestly, I really don't like this whole lottery idea that Ayala has instituted here in Senta just like Abrio before it and possibly other Ayala projects as well in the future. Well, Ayala may have deemed it the most FAIR in a case like this but what happens is that this lottery also becomes a reason why I, for example, didn't want to buy in Senta. Imagine I'd have to give my top 3 choices to my agent then throw everything to the LUCK of the draw? I would have really preferred that if I call my Ayala agent today, I would be given the available units, make my choice, place my reservation fee and that's it. Done deal. All in a day. Simple.
Oh well... I can only envy you guys now who will be participating in the lottery because Senta really looks like a great project! Good luck (pun intended)! Hehe.:)

you will still be able to choose the unit that you want among the available units, every person is entitled to that..
but i agree, in this case, the term "unit lottery" is quite ambiguous..
don't you think senta is a good project though? :)

To be exact, it is by Community Innovations Inc. (CII) of Ayala.
Senta is in Legaspi Village while OC is in Salcedo Village. You can drive from OC to Senta in 5-10 mins passing through Salcedo then Gamboa and Rada Streets (these are one-way streets) on a Sunday morning.

-TC- April 30th, 2008, 02:24 AM I agree that the "gloomy" color of the ads need to be changed to a lighter color. Lighten it up a bit. Just like the slides that @leech posted earlier, the multi-page newspaper ads that appeared in the papers recently were too dark (of black and dark brown combination) making the small print hard to read. Being hip and modern could somehow be a negative thing too especially in advertising.

True but in targeting my generation (naks! hehe), Ayala/CII is limiting its potential investors too much in a market that has already slowed down a bit. IMO lang naman.

I like the concept of using black. It's a very understated and sophisticated direction, kind of like Giorgio Armani's Black Code fragrance or Sony's PSP Piano Black Core System.

Community Innovations, a unit of real estate developer Ayala Land Inc. (ALI), earned P15 billion in sales revenues over six years since its inception in 2002, about P4.8 billion or a third was earned last year, officials said yesterday.
Company president Dante Abando revealed yesterday that Community Innovations likewise registered a compounded annual growth rate of 36 percent over the same period, compared to a 17-percent CAGR for the entire Philippine real estate sector.
Community Innovations has been relaunched as Alveo Land. “In Latin, Alveo means ‘to be well.’ As a company, we don’t just find the means to provide you with the most innovative homes, we look for ways to give you the life you deserve,” Abando said.
From 2002, the company’s sales value soared by a whopping 360 percent while sales volume increased 250 percent, he emphasized.
Last year, Community Innovations posted its highest earnings in its six-year history at P4.8 billion, translating to a 53- percent growth from its 2006 earnings of P3.1 billion.
“We are very pleased that our business grew significantly. Our developments are always centered on people’s needs and the market responded well to our offerings,” Abando pointed out.
He attributed this growth to the substantial contribution of new projects such as The Aston, the family and kids-oriented high-rise section at Two Serendra in Bonifacio Global City; Marquee Place, the first ALI development in Northern Philippines that is integrated with an Ayala mall located in Angeles City; and Treveia found at Nuvali, ALI’s new metropolis in the Canlubang, Laguna area.
He emphasized that more recent projects are also boosting the company’s portfolio. Senta, Community Innovations’ recent condominium development in Legazpi Village, registered P1 billion in sales in the first five weeks of selling. Meanwhile, The Red Oak, the second high-rise section in the third phase of Two Serendra, drew in P455 million on the first day of selling.
From the start, company officials stressed that Community Innovations has made a gleaming track record when it comes to sales. Its maiden project, Verdana Homes in Bacoor, Cavite, sold out in seven months.
“Every time we conceptualize a new community, we think about what is lacking in our market’s lifestyle. From here, we roll up our sleeves and think of something new to offer them. This propensity to innovate has propelled the company to where it is right now,” Abando explained.
At present, the company’s completed and ongoing developments have been and will be home to almost 4,000 families.
Summed up by its new name, Alveo concerns itself with so-called life ecosystems, or the deliberate and all-encompassing approach with takes into account the familial, social, physical, mental and emotional well-being of the market, Abando said.

this is really a good project plus it's Ayala. One thing I can really attest to is that, Ayala does not only build quality condos, they create a lifestyle and a community of people. Can't wait for this project to get finished!

I viewed the Senta show apts, they seem quite expensive compared to Columns although very similar in layout, 11.2m for a 2 bed with parking on 26 floor? Is the development much more high end? Is that what a company name change does??

^^ Senta is more high-end than columns at legaspi, since its only a one tower development that sits on a 1800+ sqm lot. TCLV is a two-tower development that sits on a 3023 sqm lot.
Senta is also closer to greenbelt and it sits at a very prime location fronting washington sycip and legaspi parks respectively. TCLV, however, has its own advantages and its close to greenbelt as well.
Senta also has only 438 units in total, while TCLV has 390 units in tower one and 483 units in tower 2.
More importantly, its priced this way now because of the demand. i may agree that its a bit over-priced now, more so we sold these 2-br for 8M last may 08. now, they have climbed to the 11M level. congrats to early investors.
but take note, there are only 2 units of 2-bedroom remaining. one on the 26th and on the 30th (re-opened units) both are corner units facing greenbelt/washington sycip.
also, when we launched senta, the company was still under the CII name, alveo - is just for rebranding, for better market recall.
though, newer projects of alveo such as senta or aston/red oak serendra has upgraded finishing. such as the 600x600 homogenous tiles for the flooring and solid surfaces for kitchen countertops; 300x300 ceramic tiles for the toilet and bath, ready to receive provisions for split-type ac.
unlike before such as in TCLV, that we used 200x200 ceramic tiles for t&B and 400x400 ceramic tiles for the flooring, etc..
so that is a big difference.
as for the amenities:
TCLV: key-point amenity is the large 450 sqm gym with spa facilities.
Senta: key-point amenities are the private roof garden with putting green and bbq areas, and the private outdoor pool theater (you lounge in the pools while you watch a movie).

^^ i guess you are talking about one lagaspi place/OLP.
the units facing OLP are the studio units, that as of now, remains to be the last 10% to be sold. though the setback of these units to OLP is 26 meters and the building angle of senta to olp is not parallel.
they did fairly well in the design since they have managed to put the amenities section of Senta back to back with the amenities section of OLP. so units in Senta with last 2 digits of -10, -11, -12, -15, -16, and -17, will have views of the amenities section when they look down and obscured views of the makati cbd due to olp.
