Local firms to build IDR waterfront projects

JOHOR BARU: Three local companies will undertake new waterfront property projects worth about RM540mil in the Iskandar Development Region (IDR) this year.

Kota Selat Tebrau Sdn Bhd, Best Reality Point Sdn Bhd and Tune Hotels Sdn Bhd have projects slated in Danga Bay, which is within the 25km stretch of the IDR waterfront.

“The investments are a clear indication of confidence not only by foreign investors but also among local investors in the IDR,” Johor Mentri Besar Datuk Abdul Ghani Othman in a statement.

To date, IDR has attracted some RM22bil in investments, especially from Middle Eastern investors. It is on track to achieve the targeted RM47bil by 2010.

He said no less than 25 developers had invested billions of ringgit in the IDR over the past one year.

Ghani, the co-chairman of the Iskandar Development Region Authority (IRDA), said more announcements on IDR investments would be made soon.

Kota Selat Tebrau will develop the IDR’s first high-end serviced condominium, Oakwood Residence Johor (ORJ), which is a joint venture with Singapore-based Oakwood Asia Pacific Pte Ltd.

Oakwood manages serviced apartments in China, India, Indonesia, Japan, South Korea and Thailand, with 19 more properties due to open over the next two years across the Asia-Pacific.

The RM400mil project comprises a 22-storey tower block with 235 fully serviced units, two 40-storey towers which will be converted into serviced residences, and a podium.

Best Reality Point will be investing RM120mil in a 25-storey hotel with 371 rooms which would be managed by the International Hotel Group on its completion in mid-2010.

Tune Hotels is investing RM20mil in its 220-room hotel, with construction to start in June for completion in early 2009.

The no-frills hotel operator plans to open six more hotels this year in Ipoh, Penang, Miri, Kuching, Kota Kinabalu and at the Low Cost Carrier Terminal in Sepang

Tiga syarikat labur RM540 juta di WPI
JOHOR BAHRU 5 Mac - Kota Selat Tebrau Sdn. Bhd. (KST), Best Reality Point Sdn. Bhd. dan Tune Hotel Sdn. Bhd. akan melabur RM540 juta untuk pembangunan kawasan pesisir dermaga terutama di Teluk Danga, Wilayah Pembangunan Iskandar (WPI).

Menteri Besar Johor, Datuk Abdul Ghani Othman berkata, ia menunjukkan pelabur tempatan turut berminat dan yakin dalam pembangunan projek WPI.

''Setakat ini WPI telah menarik RM22 bilion jumlah pelaburan, terutama daripada Asia Barat, manakala firma tempatan seperti UEM Land Bhd. turut menyumbang dalam pembangunan koridor selatan itu.

''Kerancakan aktiviti pembangunan di kawasan tersebut turut meningkatkan harga hartanah dengan tidak kurang 25 pemaju tempatan telah melabur berbilion ringgit bagi skim perumahan dan pembangunan bandar,'' katanya dalam satu kenyataan.

Tambah Ghani, projek WPI berada di atas landasan yang betul untuk mencapai sasaran pelaburan sebanyak RM47 bilion menjelang 2010.

''WPI merupakan idea Perdana Menteri, oleh itu kami perlu mempercepatkan proses pembangunan tersebut bagi merealisasikan visinya di selatan Johor,'' tambahnya.

KST, syarikat khas South Johor Investment Corporation (SJIC), dan Oakwood Asia Pacific Pte. Ltd.(Singapura) akan membangunkan kondominium mewah pertama di kawasan WPI yang dikenali Oakwood Residence Johor (ORJ) bernilai RM400 juta.

''ORJ adalah projek menara 22 tingkat menawarkan 235 unit kondominium perkhidmatan sepenuhnya, KST juga akan membina menara 40 tingkat yang akan menjadi kediaman,'' katanya.

Selain itu, Best Reality Point akan membina hotel empat bintang menerusi pelaburan RM120 juta, termasuk RM11.5 juta untuk tanah, dan ia dijangka siap pada 2010.

Sementara itu, Tune Hotel akan melabur RM20 juta bagi membina hotel bajet 220 bilik dan pembinaannya dijangka dimulakan pada Jun depan.

Singapore, 20 February 2008 - Kota Selat Tebrau (KST) and Oakwood Asia Pacific Pte Ltd have signed a letter of intent to develop Oakwood Residence Johor. This partnership reflects Oakwood's global strategy to increase the number of its locations internationally and to serve clients and customers throughout the world.

The KST/Oakwood project provides extended-stay accommodations for business travelers or consumers in need of convenient and deluxe temporary living. The development comprises a podium and three (3) tower blocks of 22 to 40 storeys. Oakwood Residence Johor will occupy one of the three towers (22 storeys) which consist of approximately 235 dedicated serviced apartment units located at Danga Bay, Johor. The other two blocks of residential tower of 40 storeys known as Tower A and B, will feature fully equipped kitchens, broadband internet connectivity and 32-inch LCD screens. The construction of three residential towers is set to commence in April 2008.

Based on the letter of intent, the two parties will be entering into a Management Agreement, Offshore Technical Service and Marketing Agreement and Trademark License Agreement.

It is also intended for Oakwood to provide complete project oversight and management services, including pre-opening supervision. Oakwood will also look into the daily management, leasing and maintenance effort of the project.

KST Director Arlida Ariff and Oakwood Asia Pacific's Managing Director P.G. Mathew signed on behalf of their respective organizations.

Kerancakan aktiviti pertingkat pertumbuhan sektor hartanah

TIGA lagi syarikat tempatan akan melabur sejumlah RM540 juta bagi membangunkan hartanah pinggir laut baru di Wilayah Pembangunan Iskandar (WPI) di Johor.

Syarikat itu ialah Kota Selat Tebrau Sdn Bhd (KST), Best Reality Point Sdn Bhd serta Tune Hotels Sdn Bhd.



Menteri Besar Johor, Datuk Abdul Ghani Othman, berkata pelaburan itu adalah petunjuk jelas mengenai bukan saja minat pelabur asing, tetapi juga keyakinan pelabur tempatan terhadap WPI.

Setakat ini, WPI menarik pelaburan berjumlah kira-kira RM22 bilion, terutama dari pelabur Asia Barat.

Syarikat tempatan utama seperti UEM Land Bhd turut tidak ketinggalan melaksanakan projek pembangunan utamanya di koridor itu.

Kerancakan aktiviti di koridor berkenaan juga menyebabkan peningkatan kukuh pertumbuhan sektor hartanah di situ dengan tidak kurang daripada 25 pemaju tempatan melabur berbilion ringgit bagi memajukan bandar bandar baru serta projek hartanah sejak beberapa tahun ini.

Abdul Ghani berkata, semua itu menunjukkan bahawa WPI berada pada landasan kukuh untuk mencapai sasaran menarik pelaburan berjumlah RM47 bilion menjelang 2010.

"WPI adalah idea Perdana Menteri Datuk Seri Abdullah Ahmad Badawi. Kami tidak sabar untuk melancarkan semua projek yang dirancang dengan segera bagi merealisasikan wawasan beliau bagi selatan Johor," katanya dalam kenyataan yang dikeluarkan sekretariat Pihak Berkuasa Wilayah Iskandar (PBWI).

Abdul Ghani yang juga adalah pengerusi bersama PBWI bersama dengan Abdullah, berkata lebih banyak pengumuman mengenai pelaburan baru di WPI akan dibuat dalam tempoh terdekat ini.

PBWI adalah badan kawal selia sehenti bagi WPI, manakala Perbadanan Pelaburan Johor Selatan (SJIC), syarikat yang dikuasai Khazanah Nasional Bhd, adalah pemaju dan pelabur utama projek strategik di koridor itu.

KST, syarikat tujuan khas di bawah SJIC, adalah pemaju utama kawasan pinggir laut di Nusajaya dan Danga Bay, iaitu antara lokasi utama dalam WPI.

Projek yang akan dimajukan KST, Best Reality Point dan Tune Hotels adalah antara yang terbaru di kawasan pinggir laut berkenaan.

KST akan membangunkan kondominium servis mewah pertama di WPI, iaitu di Danga Bay dikenali sebagai Oakwood Residence Johor (ORJ).

Projek itu yang akan dimajukan secara usaha sama dengan Oakwood Asia Pacific Pte Ltd yang berpangkalan di Singapura, membabitkan pembinaan blok menara 22 tingkat dengan 235 unit kediaman.

Turut akan dibina ialah podium dan menara 40 tingkat yang akan dijadikan unit apartmen servis.

Bangunan bersepadu bernilai RM400 juta yang akan dibina di kawasan seluas 2.43 hektar menghadap laut itu akan dimajukan bersama oleh KST dan Danga Bay Sdn Bhd.

Pembinaannya dijadualkan bermula bulan depan.

Oakwood ketika ini menguruskan pangsapuri khidmat di China, India, Indonesia, Jepun, Korea dan Thailand.

"Kami yakin bahawa WPI akan menjadi sebuah destinasi serantau, justeru kami mahu mempunyai kehadiran di Danga Bay," kata Pengarah Urusan Oakwood Asia Pacific, PG Mathew dalam kenyataan itu.

Pembinaan juga akan dimulakan bulan ini bagi hotel empat bintang 371 bilik oleh Best Reality Point.

Syarikat itu akan melabur RM120 juta dalam pembangunannya, termasuk RM11.5 juta kos tanah.

Hotel 25 tingkat itu, akan diuruskan International Hotel Group, dijadualkan siap pertengahan 2010.

THREE Malaysian companies are investing a total of RM540 million in new waterfront properties within the Iskandar Development Region (Iskandar), Johor Menteri Besar Datuk Abdul Ghani Othman said yesterday.

The projects — by Kota Selat Tebrau Sdn Bhd (KST), Best Reality Point Sdn Bhd and Tune Hotels Sdn Bhd — are all coming up in Danga Bay, which is within a 25km stretch of the Iskandar waterfront.

KST, a special purpose company under the South Johor Investment Corporation (SJIC), is the master developer of waterfront land in Nusajaya and Danga Bay, which are among the two prime locations within the Iskandar.

KST will develop Iskandar’s first high-end serviced condominium called Oakwood Residence Johor (ORJ).


ORJ, a joint venture with Singapore-based Oakwood Asia Pacific Pte Ltd, will occupy a 22-storey tower block offering 235 fully-serviced units. Also to be built are a podium and two 40-storey towers, which will be converted into serviced residences.

This RM400 million integrated-building coming up on a 2.43ha waterfront site will be jointly developed by KST and Danga Bay Sdn Bhd. Construction is due to start in April.

Construction will also start this month on a new 371-room four-star hotel by Best Reality Point. The company is investing RM120 million in the development, including RM11.5 million for land.

The 25-storey hotel, which will be managed by the International Hotel Group, will be ready by mid-2010.

Tune Hotels, meanwhile, is investing RM20 million to open a 220-room hotel in Danga Bay, with construction scheduled to start by June.

The hotel, when ready early next year, will have café and fast-food outlets, a 24-hour convenience store, Internet room, safe room, male/female surau, self-service laundry and luggage room.

Abdul Ghani said to date, Iskandar has attracted some RM22 billion in total investments, and the hive of activity has spurred a property boom in Johor Baru with no less than 25 local developers investing billions of ringgit over the past year into new townships and residential schemes.

Abdul Ghani said all indications are that Iskandar is on track to achieve the total investment target of RM47 billion by 2010.

“The IDR is the brainchild of the Prime Minister. We are anxious to roll out all planned projects fast to fully realise his vision for south Johor,” he said in a statement, adding that more announcements about new Iskandar investments are likely soon.

Danga Bay has nothing right now. When completed, the 3 buildings will be in the middle of nowhere: No neighbourhood shops, no nearby amenities, zip. Better off if they are constructed near the city centre. But then again, it could be yet another abandoned project.

KOTA Selat Tebrau (KST) dan Oakwood Asia Pacific (Oakwood) menandatangani kerjasama strategik bagi membangunkan kawasan kediaman mewah Oakwood Residence Johor, Danga Bay, Johor yang akan dimulakan bulan depan.

Kediaman yang mengandungi tiga buah kondominium 22 dan 40 tingkat serta sebuah podium dengan 235 unit kediaman akan dilengkapi dengan kelengkapan dapur dan perkhidmatan jalur lebar dan televisyen paparan cecair kristal bersaiz 32 inci.

Ia ditawarkan pada pada harga bermula RM900,000 seunit.

Networking solutions company Cisco Systems said that its local growth for this year would be driven by the Government, real estate and small-and-medium business segments.

Cisco Malaysia managing director Kumaran Singaram said that the Government would continue to provide growth opportunities for Cisco.

According to Kumaran, Cisco has been working with both Federal and state government agencies to discover ways in which ICT can be used to achieve the objectives outlined in the Ninth Malaysia Plan. Key areas include supporting connected Government initiatives.

He said Cisco has technology solutions that are designed specifically to increase productivity and efficiency of the public sector, enhance public safety and drive change in the country’s infrastructure. Cisco’s Connected Healthcare solutions, for example, can be used to enhance the nation’s medical grid network.

“The medical grid network is something we’ve been lobbying the Government to do for the past year. It has many practical uses. For instance, X-rays from one hospital to another don’t need to be carried, if the information sits on a network,” he explained.

Presently, Cisco claims that patient information is scattered across disparate systems in public and private healthcare entities, which makes it difficult and costly for healthcare professionals to share vital medical, clinical, and patient information.

“However, to link up all the hospitals would take a few years as each state has a general hospital and there are about 130 district hospitals nationwide,” he said.

The real estate sector is another key focus area for Cisco.

Cisco feels that with Internet Protocol (IP) being implemented as the fourth utility – after electricity, gas and water – real estate developers in Malaysia are ready to move from a business model based solely on physical space to one that is based on the provision of services.

IDR connection
“In the past year, we have seen a lot of investment in smart city developments such as the Iskandar Development Region (IDR), Northern Corridor Economic Region and the East Coast Economic Region. Successful cities of the future consider the network as another basic infrastructure that has to be designed into the plans from the beginning,” Kumaran said.

“The various elements of utilities, commercial buildings, residential, public spaces, hotels and retail need to be connected to enable improved collaboration, security, management, mobility and productivity,” he added.

Kumaran claims that Cisco has been in talks with all the major developers involved in the IDR. “Most of them have shown interest in creating smart cities,” he said, adding that he could not reveal any names.

The third focus area for Cisco is the SMB sector and this is based on their contribution to national gross domestic product (GDP). In countries like South Korea, Taiwan and Japan, SMBs account for up to 75% of the GDP.

In Malaysia, SMBs contributed 35% to the nation’s GDP in 2006 and are expected to make an increased contribution of 37% to the national GDP by 2010.

JOHOR BARU: Iskandar Investment Berhad (IIB) has unveiled a 2.4ha integrated multi-million ringgit waterfront development in Danga Bay to attract international property investors, expatriates and local professionals.

The development, due for completion in 2012, comprises two 38-storey residential towers known as Iskandar Residences and a 28-storey serviced apartment known as Oakwood Residence Johor operated by Oakwood Asia Pacific Ltd.

The project was unveiled by IIB through its subsidiary Kota Selat Tebrau Sdn Bhd, in a joint venture with Danga Bay Sdn Bhd.

Oakwood Residence Johor is positioned to cater to short and extended stays for executives from multinational corporations and expatriates relocating to Johor Baru due to its strategic location and luxury branding.

“As the catalytic developer for Iskandar Malaysia, we hope the unveiling of this development will attract international property investors, expatriates and young and trendy professionals in the locality.

“It is a great achievement and we hope to provide our prospective investors with more investment opportunities in the coming months,” IIB managing director Arlida Ariff said during the second Iskandar Malaysia Information Day here recently,

When completed, the project will be an icon in Iskandar Malaysia offering residents and tourists with convenient modern city living, an urban waterfront resort lifestyle and expand the variety of accommodation available for holidaymakers to Johor.

“We are happy to showcase this project and are confident it will help bring an international community to Iskandar Malaysia and build the region as Asia’s first world city,” Kota Selat Tebrau chief executive officer Datuk Lim Kang Hoo said.

To date, IIB has attracted RM4.2bil in investments from Middle Eastern partners for the development of Medini, its integrated hub in Iskandar Malaysia.

To date, Iskandar Malaysia has garnered RM40.25bil in investments.

THE Oakwood serviced apartments in Danga Bay, a RM650 million project under Iskandar Malaysia in Johor, is expected to kick off next month and be completed in 2012.

The project will be developed by Global Corporate Development Sdn Bhd, a joint venture between Iskandar Waterfront Development Sdn Bhd (IWD) and Danga Bay Sdn Bhd (DBSB).

The serviced apartments will be managed by Oakwood Asia Pacific (OAP) Pte Ltd.

The project, with 230 fully-furnished luxury units, is the crown jewel flanked by two 38-storey towers of residential units, called Iskandar Residences. The latter comprises 523 units on 2.5ha.

While the Oakwood apartments are for lease to locals and expatriates seeking mid- to long-term accommodation, the Iskandar Residences units are up for sale from RM450 per sq ft for early birds.

Johor Menteri Besar Datuk Abdul Ghani Othman, who is the Iskandar Regional Development Authority co-chairman with Prime Minister Datuk Seri Abdullah Ahmad Badawi, witnessed the signing of the joint-venture agreement between IWD and DBSB in Danga Bay yesterday.

IWD was represented by its chairwoman Arlida Ariff, and DBSB by its director Johar Salim Yahaya.

The management agreement appointing OAP as the operator of the Oakwood serviced apartments was signed between Arlida and OAP managing director P.G. Matthew.

Ghani, who is spearheading the rollout of the Iskandar Malaysia development blueprint, said the launch marked the first among a host of signature waterfront developments in Danga Bay, ranging from affordable to high-end homes such as the Danga Villa Island project.

Other highlights include hotels, no-frills to six-star, and a water theme park.

RM650 Million Apartment & Residence Projects In Danga Bay, Johor




JOHOR BAHARU, March 5 (Bernama) -- Global Corporate Development Sdn Bhd, a joint venture between Iskandar Waterfront Development Sdn Bhd (IWD) and Danga Bay Sdn Bhd (DBSB), will begin construction of a RM650 million serviced apartments and residences project in Danga Bay next month.

The serviced apartments and residences are known as the Oakwood Residence Johor and Iskandar Residences.

Johor Menteri Besar Datuk Abdul Ghani Othman who witnessed the signing of the joint venture agreement said the project showed that Iskandar Malaysia continued to be the driving force for the property market in the state.

"I am glad that, taking the cue from the government, some major developers in Johor are proceeding with new launches and not scaling down on commitments in the present global economic slowdown," he added.

Abdul Ghani who is also the co-chairman of Iskandar Malaysia said this would have a tremendous spillover effect on the local economy.

Scheduled for completion in 2012, the project would be a key component of an integrated mixed development comprising three imposing towers coming up on a 2.43 hectare site in Danga Bay here.

Oakwood Residence Johor will be managed by a leading player in the marketing and management of serviced apartments, Oakwood Asia Pacific Pte Ltd. and take up one 28-storey tower with 230 fully furnished luxury units.

The units will be leased to locals and expatriates seeking mid to long term accommodation.

Two other 38-storey towers of residential units comprising the Iskandar Residences would also be built simultaneously, offering a total of 523 residential units for sale.

All three tower blocks would be incorporated into a six-storey podium which would offer a wide range of shopping space as well as food and beverage facilities.

Also available is about 13,935sq metres of corporate suites for local and multinational corporations keen to set up office within Iskandar Malaysia.

IWD was represented by its chairman Arlida Ariff while signing on behalf of DBSB was its director Johar Salim Yahaya.

IWD is majority owned by Iskandar Investment Bhd, in which Khazanah Nasional is the largest shareholder together with the Employees Provident Fund and Kumpulan Prasarana Rakyat Johor Bhd (KPRJ), a Johor state government linked company.

Also held at the function was the signing of a management agreement for the appointment of Oakwood Asia Pacific as the operator of Oakwood Residence Johor.

OAP was represented by its managing director P.G. Mathew and IWD by Arlida.

Danga Bay to draw global attention

JOHOR BARU: Danga Bay is set to transform itself into one of the most sought after waterfront development addresses in the world in the near future, with several up-scale waterfront property development projects to be launched soon, said Johor Mentri Besar Datuk Abdul Ghani Othman.

The upcoming projects are three hotels, including a six-star hotel, a marina, an international convention and exhibition centre, office towers and another wet-and-dry theme park.

“These projects reflect a strong confidence on the growth prospect in Iskandar Malaysia despite the global economic slowdown,” he told reporters yesterday, referring to Danga Bay’s location in the special economic zone of Iskandar Malaysia.

“The Danga Bay waterfront project site has an excellent road and highway connectivity to major destinations,” he said, adding that the bay area would also benefit from water taxi and ferry services to Nusajaya, the Johor State New Administrative Centre, Singapore and nearby Indonesian islands.

Ghani said investor confidence in the economic growth corridor remained strong and that the stakeholders were fully committed to deliver all planned projects under Iskandar Malaysia.

Iskandar Malaysia, launched on Nov 4, 2006 was the first in a series of economic growth corridors; as at today, it had received RM43bil worth of investments, from the RM47bil targeted by 2010. Ghani was speaking at the launch of a RM650mil integrated mixed development project at Danga Bay, near here, by Global Corporate Development Sdn Bhd.

The project is a joint-venture project between Iskandar Waterfront Developments Sdn Bhd (IWD), a company majority-owned by Iskandar Investment Bhd (IIB) and Danga Bay Sdn Bhd.

Khazanah Nasional Bhd is the largest shareholder in IIB with a 60% stake while the Employees Provident Fund and the Johor government-linked entity Kumpulan Prasarana Rakyat Johor Bhd, hold 20% stake each.

Meanwhile, IWD chairman Arlida Ariff said work on the Oakwood serviced apartments and other residential units at Danga Bay would start next month and was expected to be completed in 2012.

Located on a 2.5ha site, the Oakwood project is made up of three towers - the 28-storey Oakwood Residence tower and two 38-storey towers known as Iskandar Residences.

The Oakwood Residence has 230 fully furnished serviced apartments which will be leased out and managed by Oakwood Asia Pacific Pte Ltd while the other two towers will have 523 apartments for sale.

JOHOR BAHRU 5 Mac - Iskandar Malaysia bakal memiliki satu lagi mercu tanda baru apabila sebuah apartmen mewah, Oakwood Residence Johor bernilai RM650 juta mula dibina di Teluk Danga pada April ini.

Menteri Besar, Datuk Abdul Ghani Othman berkata, pembinaan perumahan mewah di kawasan seluas 2.5 hektar tersebut dijangka siap pada 2012.

"Apartmen itu adalah permulaan kepada lebih banyak lagi pembangunan di Danga Bay Waterfront pada masa depan," katanya semasa merasmikan dan menyaksikan majlis Menandatangani Perjanjian usahasama Iskandar Waterfront Development (IWD) Sdn. Bhd. dan Danga Bay di sini hari ini.

Oakwood Residence Johor dibangunkan oleh Global Corporate Development Sdn. Bhd. yang berada di bawah IWD dan Danga Bay Sdn. Bhd.

Selain itu, syarikat perkhidmatan pengurusan gergasi antarabangsa, Oakwood Asia Pasific Pte. Ltd. (Oakwood) pula diberi tanggungjawab menguruskan apartmen itu apabila siap kelak.

Pada majlis itu juga turut diadakan perjanjian usahasama antara tiga syarikat berkenaan dengan IWD diwakili oleh Pengerusinya, Arlida Arif; Danga Bay diwakili Pengarahnya, Johar Salim Yahaya manakala Oakwood diwakili, Pengarahnya, P.G Mathew.

Arlida berkata, komponen utama dalam projek itu adalah tiga menara yang mana melibatkan pangsapuri Oakwood Residence Johor di menara pertama setinggi 28 tingkat.

''Menara itu mengandungi 230 unit pangsapuri servis mewah yang turut dilengkapi dengan perabut mewah dan akan disewakan sama ada untuk jangka masa sederhana atau panjang.

''Sebuah syarikat pemasaran dan pengurusan pangsapuri servis terkemuka iaitu Oakwood Asia Pacific Pte. Ltd. akan menguruskan unit-unit pangsapuri servis mewah tersebut,'' katanya.

Sementara itu, Mathew ketika ditanya mengenai mengapa memilih Johor sebagai salah satu lokasi perniagaannya berkata, ia adalah berdasarkan pembangunan pesat di Iskandar Malaysia.

''Biarpun, kami tidak mempunyai perniagaan di Kuala Lumpur, namun percaya dan yakin Iskandar Malaysia adalah lokasi terbaik di negara ini untuk melabur,'' katanya.

GLOBAL Corporate Development Sdn Bhd, usaha sama antara Iskandar Waterfront Development Sdn Bhd (IWD) dan Danga Bay Sdn Bhd (DBSB), akan membangunkan projek apartmen servis dan kediaman mewah bernilai RM650 juta di Danga Bay, Johor Bahru.

Kerja pembangunan apartmen dan kediaman yang dikenali sebagai Oakwood Residence Johor dan Iskandar Residences itu akan dimulakan bulan depan dan dijadualkan siap pada 2012.

Oakwood Residence Johor setinggi 28 tingkat mempunyai 230 unit apartmen mewah, manakala Iskandar Residences dengan dua menara berasingan, setinggi 38 tingkat serta mempunyai 523 unit kediaman.



Pengerusi IWD, Arlida Ariff, berkata semua unit Oakwood Residence Johor yang dilengkapi perabot mewah dan akan disewakan sama ada untuk jangka panjang atau sederhana manakala Iskandar Residences dibuka untuk jualan kepada orang ramai.

Katanya, semua unit berkenaan yang terletak di tiga menara, direka khusus dengan pemandangan menghala ke laut akan dirangkumkan dalam podium setinggi enam tingkat, yang turut menawarkan ruang luas untuk pejabat, perniagaan, makanan serta minuman.

Beliau berkata, turut disediakan ialah ruang korporat 13,935 meter persegi untuk syarikat tempatan dan multinasional yang berminat bagi menubuhkan pejabat dalam Iskandar Malaysia.

“Semua unit apartmen servis di Iskandar Residences dijual pada harga RM450 sekaki persegi dan ia dijangka meningkat seiring pembangunan,” katanya.

Piling starts on Johor's biggest condo project

CONSTRUCTION has started on the RM650 million Iskandar and Oakwood Residences in Danga Bay, touted as Johor's biggest condominium development.

The contract for piling works was awarded to Econpile (M) Sdn Bhd, a specialist piling contractor, which is expected to finish the job by October.

Actual building of the three-tower project, comprising about 750 luxurious units, will begin soon. Completion is scheduled for 2012.

The condominium project, taking up 2.5ha, is being developed by Global Corporate Development Sdn Bhd, a joint venture between Iskandar Waterfront Development Sdn Bhd (IWD) and Danga Bay Sdn Bhd (DBSB).

IWD is majority owned by Iskandar Investment Bhd, in which Khazanah Nasional Bhd holds a 60 per cent stake; the Employees Provident Fund, 20 per cent; and Kumpulan Prasarana Rakyat Johor, a state government-linked company, 20 per cent.

Johor Menteri Besar Datuk Abdul Ghani Othman, who is also Iskandar Regional Development Authority (Irda) co-chairman with the Prime Minister, visited the site last Saturday.

Present were IWD chairman Arlida Ariff and chief executive officer Datuk Lim Kang Hoo.

The 28-storey Oakwood Residence, with 230 units, is the southern region's first high-end serviced apartments to be managed by Oakwood Asia Pacific Pte Ltd.

The other two 38-storey towers, called Iskandar Residences, will have 523 residential units.

The podium block will offer a wide range of shopping, food and beverage facilities. Also available will be some 150,000 sq ft of corporate suites for local and multinational corporations keen to set up office in Iskandar Malaysia.

Several other signature waterfront developments in Danga Bay will be announced soon, including at least three hotel properties, an international convention and exhibition centre, office towers, and a wet and dry theme park.:banana::banana:

JOHOR BAHRU 14 Jun - Menteri Besar, Datuk Abdul Ghani Othman yakin projek pelaburan swasta atau kerajaan di kawasan pembangunan Iskandar Malaysia dapat disiapkan mengikut jadual.

Beliau berkata, setakat ini, 30 peratus daripada projek yang diumumkan telah menerima anugerah untuk dilaksanakan.

"Baik projek infrastruktur, pihak Kerajaan Persekutuan atau swasta yang diberi melalui belanjawan Rancangan Malaysia Kesembilan (RMK-9) atau peruntukan koridor Iskandar Malaysia, rata-rata telah mendapat anugerah pelaksanaannya," katanya.

Beliau berkata demikian selepas melawat tapak projek pembinaan penginapan mewah yang menghadap Selat Tebrau di Teluk Danga di sini semalam.

Turut hadir Pengerusi Iskandar Waterfront Development Sdn. Bhd. (IWD), Arlida Ariff dan Ketua Pegawai Eksekutifnya, Datuk Lim Kang Hoo.

Abdul Ghani berkata, antara projek yang sedang dibangunkan adalah penginapan Iskandar dan Oakwood yang menelan belanja sebanyak RM650 juta di Teluk Danga.

Projek berkenaan dibangunkan menerusi kerjasama antara IWD dan Danga Bay Sdn. Bhd. (DBSB).

"Sebanyak 280 unit penginapan Oakwood dan 500 unit penginapan Iskandar dijangka akan siap pada 2012 dan boleh dibuka untuk pasaran dalam beberapa bulan akan datang," katanya.

Pada majlis sama, Abdul Ghani turut memberitahu, kerja-kerja pelebaran Jalan Skudai daripada dua atau empat lorong menjadi enam lorong sedang dilaksanakan bagi mengatasi kesesakan lalu lintas di situ.

"Apabila kerja-kerja pelebaran dilakukan ia mampu untuk menampung arus kenderaan sekarang. Selain itu, pembinaan persimpangan jalan bertingkat di hujung Jalan Skudai juga sudah bermula," katanya.

JOHOR BAHRU 24 Sept. – Syarikat pemaju hartanah, Iskandar Waterfront Development Sdn. Bhd. (IWD) giat membangunkan tiga projek melibatkan kediaman, pejabat, ruang niaga dan hotel bernilai kira-kira RM5 bilion di sekitar bandar raya ini terutama di Teluk Danga.

Ketua Pegawai Eksekutifnya, Adlan Ahmad berkata, semua projek itu iaitu Iskandar & Oakwood Residences, A2 Island dan Sungai Lunchoo sudah pun dimulakan dan kini berjalan mengikut jadual dalam pelbagai peringkat pembinaan.

Beliau berkata, ketiga-ketiga projek tersebut dijangka siap dalam tempoh lima hingga 10 tahun menerusi beberapa fasa yang telah ditetapkan.

Tambahnya, satu lagi projek iaitu F2 akan dimulakan dalam tempoh dua tahun akan datang dan dijangka siap pada 2022.

“Tiga projek yang sedang dijalankan itu mempunyai cabaran tersendiri untuk kami hadapi antaranya menebus guna tanah, pembersihan sungai dan masalah menyepadukan setinggan.

“Kami juga berdepan dengan cabaran mendapat bekalan pasir kerana masalah jumlah kapal penghantar yang tidak mencukupi. Namun semua projek ini berjalan lancar malah ada yang sudah mencapai kerja-kerja tanah hingga 89 peratus,” katanya ketika ditemui Utusan Malaysia di pejabatnya di Teluk Danga di sini baru-baru ini.

Adlan dilantik sebagai Ketua Pegawai Eksekutif di IWD berkuatkuasa 1 Ogos lalu dan beliau sebelum ini merupakan Ketua Pegawai Operasi di Iskandar Investment Bhd. (IIB).

"Kota Selat Tebrau will develop the IDR’s first high-end serviced condominium, Oakwood Residence Johor (ORJ), which is a joint venture with Singapore-based Oakwood Asia Pacific Pte Ltd.

Oakwood manages serviced apartments in China, India, Indonesia, Japan, South Korea and Thailand, with 19 more properties due to open over the next two years across the Asia-Pacific.

The RM400mil project comprises a 22-storey tower block with 235 fully serviced units, two 40-storey towers which will be converted into serviced residences, and a podium.

Best Reality Point will be investing RM120mil in a 25-storey hotel with 371 rooms which would be managed by the International Hotel Group on its completion in mid-2010.

Tune Hotels is investing RM20mil in its 220-room hotel, with construction to start in June for completion in early 2009. "


Oakwood seems to have stalled. There are absolutely no construction whatsoever since Jan 2010.

Tune hotel set to open in 2009 is not completed yet, at least its more to completion now, later than the expected opening date.

I see no development whatsoever for the 25 stories 4 stars hotel set to open in mid-2010! Its now april, 2 more months to opening???

Another mega-projects gone to waste??

Iskandar Residences reports strong sales


Malaysia´s premier waterfront property Iskandar Residences has sold about 60 per cent of its units. The waterfront property is situated in luxury residential area in Danga Bay, Iskandar Malaysia, Johor. The development comprises a 38-storey twin residential towers with 262 units and 261 units in each tower respectively.

“We are focusing on South East Asia, especially Singapore and the Middle East markets as the waterfront city living is a trend,” stated Mohd Yusri Hj Kasiron, General Managerfor Iskandar Waterfront Sdn Bhd, regarding the market that the company is targeting at.

He also confirmed that most of the buyers are Singaporeans as they find the prices attractive. Iskandar Residences prices start at RM450 per sq ft for the unit.

Alongside Iskandar Residences, Iskandar Waterfront Sdn Bhd is also promoting Oakwood Residences, serviced apartments of 230 units, that will be managed by Oakwood Worldwide.

The two developments are situated within the 2,000 acres of Iskandar Waterfront Developments area. Both Iskandar Residences and Oakwood Residences will be completed in 2013.
