CIMB Mapletree’s chief investment officer Muhyiddin A. Razack said the fund would be focusing on Malaysian properties. To date, a total committed capital of property assets worth RM400 million has been established by the company, he said at a media briefing after the launch of a property project in Taman Desa, off Jalan Klang Lama, by Peter’s Holdings Sdn Bhd. “With borrowings, the total fund size will reach RM1.4 billion to RM1.5 billion from RM400 milllion currently, of which 80 per cent of the fund is already allocated mainly for properties in Malaysia,” Razack said. In Malaysia, CIMB Mapletree has been involved in property projects in Penang, Petaling Jaya and Kuala Lumpur, he said. CIMB Mapletree’s latest venture is a condominium project in Kuala Lumpur in collaboration with Peter’s Holdings. “We are also doing sale and lease for properties in Technology Park Malaysia,” Razack said. The company also has interest in property projects overseas, including a shopping mall near Bangkok, he said. “Good investment properties are hard to come by these days,” Razack said, adding that CIMB Mapletree will remain focused on properties in the office, retail and residential sectors. CIMB Mapletree is involved in a profit-sharing arrangement with Peter’s Holdings for the project known as Papillon Desahill Condominium. Peter’s Holdings’ senior general manager Andrea Loke said gross development value of the project was estimated at RM180 million. It featured 225 condominium units, priced from RM480,000 to RM800,000 each, which are scheduled to be completed by 2011, she said Loke said about 35 per cent of the units had so far been taken up with most of the buyers from Malaysia. “The target buyers are young affluent purchasers and investors. He said this at a media preview of the Papillon Desahill Condominium at the project’s site sales office-cum-show unit in Taman Desa yesterday. The condominium, on 4.5-acre freehold land, marks the company’s foray into the medium high property sector. “At Peter’s Holdings, we pride ourselves on having the ability to create value for our customers. We believe the viability of a property developer depends on how much value he can create. “The more value is created, the more projects will be demanded and the more repeat buyers there will be. Managing director Peter Loke Kwok Seong said it will launch a RM700 million project comprising medium-cost houses and a hypermarket on 12.15ha it owns on Old Klang Road by the end of this year. "We are also negotiating with landowners to buy two plots of land in Ampang to build high-rise condominiums next year for RM300 million," he said at a media preview of Papillon Desahill Condominium in Kuala Lumpur on Thursday. In addition to that, Loke said it is planning to launch its maiden development overseas, targeting China, where it has a crane-making business. "We are talking to our partners and hope to launch the development next year," he added. PHSB's current projects are in Perak and Johor, worth RM120 million. CHEAH TAMAN Desa, off Jalan Klang Lama, is experiencing a mini property boom as developers zoom into this much-sought-after neighbourhood in Kuala Lumpur. The completion of the New Pantai Expressway (NPE) a few years ago has greatly eased the traffic flow at Jalan Klang Lama as motorists can bypass most parts of the widened Jalan Klang Lama. The NPE links Bangsar and the KL-Seremban Highway to Bandar Sunway, Subang Jaya and beyond. Taman Desa residents can also access the KLIA-Putrajaya Highway via the Seremban Highway or at Kuchai Lama. With the new highway linkages, residents of Taman Desa and its adjacent areas, including Seputeh and Taman Abadi, can gain access to any part of the Klang Valley and many amenities are now within their reach. Over the past few years, several new developments have come up or are being launched in Taman Desa, an established neighbourhood that was developed by Faber Union about 30 years ago. Faber Union started off with 110 semi-detached houses and 120 bungalow lots in 1976 at Taman Desa. It later built 578 units of two-storey terrace house in 1978. It then went into building apartments such as the Faber Ria (402 units) in 1985, Faber Heights (370 units) in 1989, Faber Indah (130 units) in 1989, Danau Idaman (659 units) in 1996, Danau Impian (500 units), Danau Permai (512 units), Tiara Faber (320 units) in 2000, and Taratak Muhibbah (1,064 units) in 2000. Taman Desa started off as an upmarket housing area with semi-detached houses and bungalow lots many years ago. It has retained its middle-to-upper-class image, thanks to new developments that reflect this upmarket image. One of the newcomers is the Papillon Desahill condominium by Zeus-TNB Properties Sdn Bhd, an affiliate of Peter's Holdings Sdn Bhd. There are about 5,500 housing units in Taman Desa, Taman Bukit Desa, Taman Danau Desa, Taman Desa Utama, Seputeh and Taman Abadi, with about 30,000 people staying in Taman Desa. Facilities in Taman Desa include the Desa Water Park, Taman Desa Medical Centre, wet market, office towers at Faber Towers, shops in the Taman desa and Danau Desa commercial centres, two secondary schools and a primary school. A new school is being built near Desa Ria. Henry Butcher Marketing Sdn Bhd chief operating officer Tang Chee Meng said Taman Desa was a generally safe place to live as residents have their own security patrols. He said a number of tycoons also lived there. “Taman Desa is one of those under-rated locations in the Klang Valley which is a very convenient place to stay. “In the past, people were concerned about the notorious traffic congestion along Jalan Klang Lama, but today with the vast improvements in road infrastructure, Taman Desa, with its central and convenient location between KL and PJ, enjoys excellent connectivity and accessibility. It is a good place to call home,” he said. Tang said Taman Desa had a good record of capital appreciation. He cited the case of a man who bought his first house, a double-storey terrace house, for only RM145,000 in 1989 and sold it in 1991 for RM181,000. Today it is worth RM560,000 toRM630,000. A similar house was priced at only RM70,000 to RM76,000 in 1978. “The man bought his second house, a double-storey semi-detached house, in 1991 at RM265,000. Today, it is worth more than RM1mil. “The house was going for only RM98,000 to RM113,000 in 1978 while the bungalows were going for RM140,000 to RM160,000. Guess the local council didn;t know it was a french word. I like the butterfly version. Its a beautiful name. Recently I took a looked at this project. I was first skeptical thinking that it was just another project that was poorly concepted for the Taman Desa crowd. Seville Resident at Jalan Klang Lama was a disappointment As I drove along Taman Desa following the bunting banner arrows and miss the turning cos someone forgot to print a left arrow banner. Only right arrows were available. Luckily I quickly did a U-turn and manage to drive past a condo which made me smile as it meant the property didn;t have to face the main road. I drove past the guard house and there it stood the showroom. Upon entering the showroom I didn't think much about the project yet and was quickly shown some literature by Henry Butchers sales rep. I didn;t even bother to take a peep at it and I hastily ask what was the going rate for this property. I was told of a figure and I had to get my mobile phone up to do some quick arithmetic. It worked up averaging at RM 420 psf which was a wee little bit high for Taman Desa folks but I like the location. I was ready to leave without taking a peak at the show unit but was persuaded otherwise. I reluctantly agreed and drag myself up 2 flight of steel structure staircase. As I entered the show unit I my eyes suddenly went wide and I told myself that this wasn;t some cheesy showroom at Taman Desa. This actually was quite tasteful for Taman Desa. I loved how they manage to maximise the space in the Living room and shrink the Kitchen to a practical size. There was some space saving design at the corridor area too. A french name with a hint of British taste was a nice touch to the Interior Design. The wet and dry kitchen was segregated for practical reasons and the maids room and wet area was strategically place. The master room was spacious so was the 2nd and 3rd room. After studying the layout I then pause to then place my kind of furniture in my mind and it look absolutely fabulous. Then I ask was there another unit on the 2nd floor but was ask to just follow him up there and see for myself. Upon reaching the rooftop I was told that we were actually on the land where the building was to be erected. It had a good landbank and the view was not too shabby, I was told that many of the greenery was to be left intact as part of the bufferzone bylaws which they had to comply to which bode well with the landscape. To me Le Papillion was a good buy but a tad on the high side. If you factor in the location and its land bank with the cost of rise in construction material, its worth while to buy and stay as it would look beautiful and peaceful but investment purposes your money may not be working as efficiently though I do give a thumb up for this project. In recent weeks, Papillon had their soft launch, and we had the opportunity to view it. First the location - it’s situated on a 4.5 acre piece of land in Taman Desa, between the existing double storey link homes and Old Klang Road. Previously, there were 8 old bungalows, and apparently, some of our friends who lived around this area while they were growing up have fond memories of playing in the green area. Well, now, like most green areas we hold in our memories, they’re going to turn it into a luxury condo. Driving around Taman Desa, it’s a pretty developed area with a good mix of office buildings, commercial area, and landed homes which currently fetch good returns for the owners in terms of both rentals and resale value (a friend of ours just bought a unit there). Most of the new condos are situated along Old Klang Road (Jalan Kelang Lama) like Saville Residence, so Papillon has the distinction of being one of the few luxury condos in this vicinity. http://farm4.static.flickr.com/3153/2483259348_5918b7e5e8.jpg The land is sizable to build a large condominium, but they’ve opted for a better configuration of medium rise low density. The land is located on a slope facing KL, so perhaps that, too, played a part in deciding the density of the project. At the show gallery, which is situated right in the middle of the project site, they’ve a viewing deck on the roof for you to appreciate the view. Each level has 8 units, arrange in 4 pairs of semi-D like layout. We definitely can see the merits of this design - they’ve taken full advantage of the space available so that each unit has only one neighbour, so thereby maximizing the window space and giving each unit more privacy. http://farm4.static.flickr.com/3202/2494097107_502bcf4f86_o.jpg There are only 3 main types of unit designs available, the standard unit 1,712sq.ft. and 1,784sq.ft. (the latter is about one foot wider in total width) and then there is the smaller (but apparently popular) unit at 1,322sq.ft. and the largest at 2,059sq.ft. It should be noted that all the units have pretty much the same design, the difference is derived mainly from the unit total width. Units come with 2+1, 3+1 or 4+1 rooms, and all rooms have ensuite bathrooms for an added convenience. As for facilities, they have the usual swimming pool, gymnasium, playground, three tier security, etc. Price is stiff to say the least. Cheapest unit cost almost RM490,ooo, and the dearest comes close to RM1.8mil. The price per square foot is about RM370psf for the units facing PJ, and for the KL view, you are stumping about RM420psf. It is about the price of Mont’Kiara condos. But the difference here is that there are no smaller or studio units, the smallest unit, as mentioned earlier is at a rather large 1,322sq.ft., hence pumping up the minimum entry price. For the standard 1712 unit at a low level, you’ll be paying an average of about RM800k for the unit. There are a few reasons that we can identify why the developers feel the pricing is justified. Firstly, its the location and the view. There aren’t any condos of this stature around here, and its situated away from the perpetually busy Old Klang Road. Secondly, the price of real estate, especially the landed homes around here are sky high, almost double to triple of what you’d pay for a condo here. For more than that, this piece of land is also freehold, giving that slight edge over those projects below that are on leasehold land. We admit that we were quite impressed with the project, but a reality check settled in when we had to do a double take when we saw the price. But we’re thinking the location alone will carry the sales of the project, and also the low density factor of the development (only 225 units) helps a lot. The project is jointly developed by TNB and Zeus, a subsidiary of Peter’s Group. This is the latter first major project, while TNB has a few high profile projects underway in the city.
