got this info from a lecture last week the building is underconstruction and its being done by paragon architects i talked to 1 one of the partners i'll try get more info :banana:

joburg March 25th, 2008, 05:38 PM Not a repost but a clarification! I think Pule had posted the renders before (who I think he got from Marco) but we weren't sure who it was for and where it was going to be. Looks uber hot!!
I'm guessing 15F for each tower?
Looks like it is being built behind Bowman Gilfillan Attorneys (also currently undergoing expansion it seems) and the Boeing headquarters...

The building u talking abt KomSakkie would put that rendering way more to the left. But however i agree with you there are definite similarities in the two designs. I did drive past the building abt 2 days ago and it doesnt seem to be tapering at all. Ill try and get pics. Would be ironic cos thats next door to bowman gilfillan - also designed by paragon

I see what you mean now that it's at the end of 5th. I thought it was going to be on the corner of Fredman and Sandown Valley, sort of behind where Bowman Gilfillan is now.

Jakes1 March 26th, 2008, 11:01 AM The block building is already up a couple of floors in 5th, and it is just a random office building - not for deneys. So they are both going up.
Pule March 28th, 2008, 10:57 PM Yip, I did post that before and the guys from Paragon promised to send me more information about it and Armadillo. But they told me that its next to Standard Bank of which I think Inertia is right about that position.
On the other side Komsakkie is right about those being 2 towers, I saw the pic yesterday and construction is on the 4th or 5th floor on this one.

Intro
The prestigious Sandton CBD skyline is poised for the construction of a new and iconic building: one that will redefine not only the standards of design in Johannesburg’s high-profile financial heartland, but also one adhering to environmental considerations.
The uniqueness of the 20,000m² Alice Lane Office Tower, has already attracted respected law firm Deneys Reitz Inc which, through Broll Property Group, has signed up to take two thirds of the space in the building on completion in 2010.
A joint development between Zenprop and Tiber, the 18-storey Alice Lane Office Tower is being developed at a cost of R600million and designed by up-and-coming young architect Anthony Orelowitz of Paragon Architects.
The office tower will stand amongst Sandton’s tall buildings as a high-profile destination providing ultra-desirable office space in Sandton, explains Broll’s Fran Teagle who introduced the site and the project to the tenant; co-ordinated an extensive space-planning exercise and worked with the relevant parties for approximately a year until the lease was signed.
Deneys Reitz Chairman Michael Hart explains that the leading law firm’s existing building is no longer big enough for its expanding business. The practice has already reconfigured the interior of its premises to maximise space usage. Despite this indications are that by 2010 it would either need to take supplementary premises to facilitate growth, or make a move.
A number of companies proposed their developments to the attorneys and ultimately Zenprop was selected for their ability to deliver to the practice’s specific requirements and do so at an appropriate market rental.
“We are comfortable that we have selected excellent partners. We have worked well together through some complicated negotiations and look forward to a building which delivers on its promises,” says Hart.
The requirements sought by Deneys Reitz were precise: the efficiency and environmental friendliness of the building, quality of space and facilities for staff and clients, and to be located within the Sandton Central area. Most importantly, they needed to come in at the right price.
“With seven of South Africa’s major law firms all located within a kilometre of each other within the Sandton Central node, we definitely wanted to stay within an area which has become the central financial district and also the central legal district and certainly believe we have secured the best site available,” notes Hart.
The building will offer the requisite infrastructure in terms of functional offices complemented by adequate and appropriate consulting rooms and an auditorium to host the variety of seminars which Deneys Reitz Attorneys regularly presents for its clients, many of which it is currently forced to host outside of its existing premises.
Alice Lane Office Tower also meets the practice’s need for future expansion options within the building. “With some 500 staff members the building offers us the space we require and with 85 years in business in South Africa we are certainly committed and confident about our future as an integral player in the financial services market,” says Hart.
Teagle points out that careful thought has been given to every element of the building, from its position in the heart of Africa’s most vibrant and prestigious business hub, to the building’s energy footprint.
“Material selection, the placement of the building itself, and attention to detail have been used to achieve the best possible energy performance for a high-rise commercial property,” notes Teagle.
The building will be iconic in design as well as in its environmental principles.
Both the eastern and western facades are thermally insulated with punched windows to reduce glazed areas; the northern and southern facades are double-glazed to cut energy costs.
“The design ensures that the end wings of the northern and southern facades are shaded with blinds to reduce the heat load,” explains Orelowitz. The building’s green nature is highlighted by its location in an extensive greenscape surrounded by reflective ponds and water elements.
“Picture two sculpted towers linked by a vertical atrium. Bridges spiral upwards in a fan-like fashion creating a dramatic internal environment,” describes Orelowitz.
Internally, the lobby offers high ceilings and generous volumes to create a sense of opulence on entry, and extends into the 18 floors of premier office space.
“In addition, Alice Lane Office Tower offers a six-storey parking basement,” he adds.
Zenprop CEO Rodney Weinstein reports that the development of 15 Alice Lane is a continuation of the company’s strategy to be invested in Sandton, South Africa’s premier office node. Zenprop’s projects in Sandton Central include Werksmans, Routledge Modise, Sun International and The Chambers in Fredman Drive, 3 & 4 Sandown Valley Crescent, and Peregrine House.

Also, the other "square" building is planned for Fredman drive, next to Fredman Place and RMB's new buildings. So Alice Lane will still be the curvy buildings that we see in the renders.

The curvy ones are going up in Alice lane, next to ABSA Capital and behind Sandhurst Towers. Cranes are on site. The square building in this thread is a 7-10F that is completed next to BowmanGilfillan.

The two square towers in durbies pics are not related to the building in alice lane. They are supposed to be under construction in fredman drive next to fredman towers. But they havent even demolished the current structure, so I think it has stalled.

But the curvy alice lane buildings are under construction.

And one of the other buildings, the bright white glass one (also with two "towers") is proposed for Fredman drive next to fredman towers, however it is veeeeeeery quiet at this stage.

Le Belvedere has not even started yet - they still need to demolish the old buildings... Construction was supposed to start Feb08. So it might be dead. Ignore the Deneys Reitz signage - I think they hoped that this might have been the major tenant. Le Belvedere is in Fredman Drive next to Fredman Towers.

It has always been a 24 floor with 6 floors as underground parking, I mentioned that after I spoke to the Architect earlier this year.

I can fully believe it is 18F. Just part of Sandton densifying, thank you Gautrain and new urban development framework.

I was thinking the same thing actually, but then I decided not to get all excited about it, since maybe they might add some other "non structural" elements later on which will make it all come together in the end.

I had a look at the render again, and at first I thought that the building could at least get another 7F added on to it, but in retrospect maybe only about another 3/4F, which would make it 16F. I assume that both towers would be the same height, so in total a ±30F office building. Not too bad.

Haha! If only.. :) No, I'm in my final year of law school now, so another month to go, THEN I'll start dealing with the serious criminals. ;)
I'm just glad the big firms are actually starting to go bigger with their offices. It's taken them years! I won't be working for Deneys Reitz (well, maybe later on ;)) but I'm really happy for the profession as a whole.
I have to say though... I can't see Deneys Reitz justifying the floorspace in this project. Not for just themselves. I mean, they aren't even in the big 5. Cliffe Dekker Hofmeyer on the other hand - biggest firm in Africa, and they're only building 12 floors, whereas Deneys Reitz only has about half as many employees as CDH. Anyway, just something I'm wondering about aloud. ;)

not height wise, just basic size, guess the start of the cladding is misleading me, the pattern seems abit big in real compared to the render.

I'm at the University of Pretoria. Five years of studies, and two degrees, but it was certainly worth it. ;)
Would definitely make sense for ENS to only occupy a portion of that building in Cape Town, considering that they have offices in Sandton, Durban and Stellenbosch. I would love to see them get a nice tower in Sandton though. They're going to look so bland next to the others...

That white section sticking out of the one side looks quite heavy, especially considering that it carries the weight of three bridges. It just doesn't seem realistic. But like I said, I'm no engineer. :) Could someone please explain to me how that actually works?

It's right now my top firm, and its becuase of their building in CT.. although it help :) I took a gap, so I'm only finishing my first year now, but its passing so fast so I should start planning already. :) I just never even considered going the articles route actually... I've always wanted to do litigation, so I want to get there as quickly as possible.
I would definitely recommend ENS, not just because of their building. ;) But make sure you apply for vac work first! At ENS, and at the other big firms, preferably in your second year already. And keep on doing the mock trials.. Webber Wentzel especially loves the people who did moot court. Bro, you're on your way to to being a lawyer, so don't think you can't live up to your mom. ;) Being a lawyer kinda is winning in itself, so. :D Might have to get in touch with your mom sometime though, since I'm very interested in medicine litigation myself! ;)
Jakes, cool shots man! These buildings are going to make a serious impact on the skyline, even though they're not that tall. Can't wait to see them with the glazing done, in the sunshine.. ;) It's going to be gorgeous!

Nobody said it was going to be like moot court or law school. But certain firms prefer a certain kind of student (i.e. Webber Wentzel who prefers to offer contracts to the top mooters, since it fits in with their culture). Anybody who thinks being a lawyer is anything like moot court or law school is, quite frankly, an idiot.
As for the statement that an article clerk basically does all the crap nobody else wants to? I'm not sure if you're in the legal field, but if you are, where on earth did you work?? Because that is definitely not the case at a firm such as ENS. Maybe at a small, two partner firm, but definitely not at a big 5 firm. Either way, I'm joining the bar, so I'm going an altogether different route.
Anyway, I think we've gone on about the legal stuff for quite long enough now, and should get the focus of this thread back to the buildings. :)

The construction of the 20 000-m2 Sandton Towers office development, which would be completed by October, has reached roof height, with commercial property services group Broll Property reporting that the building is iconic in design, as well as in its environmental principles.
The building, which is a joint development between property developers Zenprop and Tiber, would provide six levels of parking and 16 storeys of office space, of which the top six floors would be made available to a corporate tenant.
It consists of two sculpted towers linked by a vertical atrium, with double-glazed black, white and grey glass panels that clip together and protect against external heat, cold and noise.
This made the building, which is situated near Sandton City, more energy efficient, as the panels created substantial savings for the air-conditioning and heating requirements of the building, Broll Property reported.
Broll Gauteng Commercial director Fran Teagle said that careful thought had been given to every element of the building, from its location to the building’s energy footprint.
“Material selections, the placement of the building itself, and attention to detail have been used to achieve the best possible energy performance for a high-rise commercial property,” she commented.
Broll noted that law firm Deneys Reitz had already signed up to take up two-thirds of the space in the building once it was completed.

This was a proposal foe Call Centre but it never went through because of recession. The development was called Armadillo.
