Information from direct contact with the developer (Nov 2007):
The first tower is 62 floors (which would be height around 210m + spire/ornaments = around 230m. Scheduled completion is Dec 2009.
The second tower will be 89 levels (height around 310 m + spire = total around 340 m. Completion scheduled for end of 2010.
So possibly this is the highest project under construction now? (together with los faros de Panama)

Basincreek May 13th, 2008, 09:14 PM It's nice to see such projects in Latin America which seems to be the emerging economic hotspot of the coming decade. Some might feel the massing is somewhat overwhelming but I think it strikes a nice balance between large and graceful.

El dueño de Cirsa y presidente del conglomerado Nortia Corporation, Manuel Lao, se ha aliado con el Grupo Multicentro, del promotor panameño Jacobo Torres, para levantar la Megapolis Nortia Tower en Ciudad de Panamá, un proyecto que requerirá una inversión de 194 millones de euros (unos 246 millones de dólares)y supondrá la creación de más de 1.200 empleos directos e indirectos.
Lao ha constituido una 'joint-venture' con el Grupo Multicentro, a partes iguales, para empezar a finales de 2009 la construcción de la Megapolis Nortia Tower, que prevé tener acabada en el plazo de tres años.
El proyecto consta de un hotel de cinco estrellas con 74 plantas y 2.200 habitaciones tres categorías diferentes que podría ser gestionado por Radisson. Además, el complejo, situado en la céntrica Avenida de Balboa, albergará un palacio de congresos, un centro de ocio, salas de reuniones, un gimnasio y spa y un gran casino de 5.000 metros cuadrados.
A través de la división Nortia Real State y en colaboración con su socio en este sector, Fernando Cirera, Manuel Lao aseguró en el Barcelona Meeting Point (BMP) que el proyecto de Panamá es "un buen negocio" y animó a inversores a participar en él.
La Megapolis Nortia Tower se desarrollará en régimen de Condhotel y los inversores privados obtendrán la rentabilidad por la adquisición de una o varias habitaciones en función de la ocupación del establecimiento y las tarifas aplicadas.
Asimismo, Lao destacó que el sector hotelero panameño tiene un gran potencial por explotar. A principios de 2008, Ciudad de Panamá contaba con una planta hotelera de tan sólo 3.650 habitaciones, que sumadas a los proyectos en curso y los previstos en tres años, supondrán 7.500 habitaciones.
Manuel Lao reorganizó sus negocios y los aglutinó bajo el paraguas de Nortia Corporation a mediados 2007. El conglomerado empresarial está presente en más de 70 países y cuenta con una plantilla de 15.000 empleados y una facturación global de 2.400 millones de euros.
"Esto es lo que hace Donald Trump -en alusión a la venta del Plaza como apartamentos en Nueva York- y cuando lo vi, pensé, esto también lo puedo hacer yo", dijo Lao.
Lao justificó este ofrecimiento a los pequeños inversores porque "en este momento son los particulares los que tienen el dinero, no los bancos. Los bancos si tuvieran dinero nos lo prestarían".
El empresario definió la operación como "un buen negocio" y opinó que Panamá representa una de esas oportunidades que ofrecen los momentos de crisis.
La rentabilidad que se ofrece a los inversores es un 20% anual antes de impuestos a 15 años, con financiación de hasta el 60% ofrecida por bancos ubicados en Panamá; no obstante, dicha rentabilidad está condicionada a los ingresos anuales que pueda obtener Megapolis Nortia Tower.
Los promotores del proyecto insisten en que la capital panameña cuenta con una capacidad hotelera de 3.650 habitaciones, que en tres años superará las 7.000 habitaciones, pero que la demanda será mucho mayor en un futuro próximo, fruto del impacto económico que tendrá en la ciudad las obras de ampliación del canal de Panamá.
Arosemena explicó que la inversión para desdoblar el canal supondrán más 5.000 millones de euros y que, con la crisis financiera, "quizá no podremos crecer al 11% del PIB como este año, pero seguiremos con aumentos de nuestra economía sobre el 6%".
"No existen motivos de preocupación inmediata sobre la economía del país", aseguró Arosemena, quien añadió que "hay un potente sector inmobiliario, acompañado de un sólido sector financiero y un potente sector turístico".
El grupo Nortia, que incluye Cirsa, factura 2.400 millones anuales, tiene presencia en 70 países y prevé que este nuevo hotel panameño esté en funcionamiento dentro de tres años.
Al acto del miércoles acudieron, entre otros, el ex ministro español de Asuntos Exteriores y presidente de Vueling, Josep Piqué; el consejero delegado del Grupo Zeta, Joan Llopart, y el presidente de Fibanc, Carles Tusquets.

And about Panama being compared to Dubai, everybody knows is in terms of the real estate field,only that in a minor scale, and as I said before to those who just post to say nonsense about other aspects of Dubai we don't share or care, please just try to be more objetive and intelligent the next time, is not that difficult to figure out what the slogan means. And yes is great to be compared in that field to Dubai, I'm sorry if that bothers some people. I mean this is a skyscrapers fans page, and for me what's happening in Panama is great in terms of skyscrapers construction, but that's just me because I love tall buildings.

It's too bad that the updates you see are of the 230 meter tower.. They haven't started construction of the 340 meter tower yet (which is smart when you look at the financial crisis). Let's hope that all apartments in the 230 meter tower are sold soon so they can start construction on the other tower :)

Tomando un break de la Fula (bravo!) :lol: y volviendo al edificio...siempre paso por la loma entrando por MOMI del Dorado y que baja a la Coca Cola y cuando se llega a la cuspide (se ve desde todos lados pero aqui se ve perfecto) se puede ver el skyline de Panama desde otro angulo muy espectacular.
Recientemente he notado que desde tal distancia se empiezan a asomar los monstruos especialmente el MEGAPOLIS el cual creo que cuando este hasta arriba con spire (o las antenitas optimus prime) va a verse como un gigante en el medio de la ciudad por lo macisa que es solo la torre I.
Aqui les dejo una foto (lastimosamente poca resolucion porque es con el cel) de la vista desde alla.

Sometimes its wide, sometimes its not. Its not as easy as you think designing a building.
When you are pretending to draw buildings on the Etch-a-Sketch that you parents gave you for Christmas, its alot easier, isn't it?

yes you re right, they are building many many high buildings for latin american standards, but the designs are poor, I guess iits because most of this buildings are gonna be residential towers, because the office towers are not so high but their design is really good.

There already is a thread in the skyscrapers section. It's not a highrise. Besides that, it's part of the Megapolis project and the supertall part will go up soon. It happens once in a while that the lower part of a project is constructed first.

Both buildings (Nobody knows if the original design changes) are going to share the base, they are working on the reinforce of that base, i dont know why.

voice of reason February 26th, 2010, 02:02 AM Why? Because it is a hotel. Function trumps form. How could you efficiently run a hotel with a bunch of little towers? Not very well. They wanted to maximize capacity. When you only have so much land and it is expensive you use it wisely.

I have seen the project and the lot is very narrow. Most people were surprised when they announced th project , not thinking that a large building could fit there.

Mortgages are still possible, but more difficult to obtain.
Megapolis is a good buy for the price and the split on rental income that it will provide. The developers own the Decapolis next door and the cheapest room is $249 per night and it is rated #1 on TripAdvisor and over 80% occupancy.

Couldn't agree more. At least this one is finally getting a side cladded. White is nothing special in a sea of other buildings just like it. But I was so tired of looking at the exposed concrete.
Panama needs some glitzy glass towers.

Don't worry, they are coming, slowly but coming, in a few years the city will be full of them believe me, specially in Calle 50.

A great many of these buildings are condominiums, not office towers which is why you see all of these structures with balconies. I visited Panama City and looked at real estate because I considered retiring there at one point. It's quite impressive to see in person.

That's right, for a couple different reasons, first I had the feeling that I would never fit into the culture and my spanish isn't very good. Also, I was concerned about having to purchase health care because the coverage I have with my retirement plan wouldn't cover me in Panama. It was a tough decision though because I saw some beautiful new condominiums with views of the Pacific Ocean and the city in the price range of $85,000 to $100,000 and I thought the people there were very friendly. I think that the high rise projects that are being planned or are under construction will make this city even more impressive in the future.

Yes it is. It's not known for certain if the supertall will proceed immediately after this tower is finished. But it's assumed so.
