Mycom teams up with Merrill Lynch

They will jointly develop land in Kenny Heights

KUALA LUMPUR: Mycom Bhd is teaming up with Merrill Lynch Asia to jointly develop 16.2 acres, valued at RM450mil, in Mont’ Kiara, just two months after striking a deal with Westcity plc of London to develop another parcel of land in the same location.

This could be the first time that a US fund is involved in a joint development project in Kuala Lumpur and signals the confidence of foreigners in Malaysia's property market where prices have yet to peak.

Compared with an average S$4,000 per sq ft in Singapore, property in Kuala Lumpur is still fetching around RM1,500 to RM2,000 per sq ft in good locations around the KL City Centre (KLCC).

This positive response from foreigners is the result of steps by the Government following the exemption from real property gains tax.

Mycom’s development of the entire 88 acres under Kenny Heights is also seen as possibly “the last integrated development on the last choice site” in the suburban area of KL.

The joint venture with Merrill Lynch, on a 49:51 basis, is for the development of Parcels 1, 4 and 5 of Kenny Heights. The previous deal with Westcity was for a similar joint development of 10 acres in Parcel 3, valued at RM300mil.

“Kenny Heights is a very exciting project to us. It is unparallelled to any single development in Kuala Lumpur except for KLCC,” Mycom chief Datuk Yap Yong Seong, also known as Duta Yap, told StarBiz. “It will evolve into a new suburban city with about 23 million sq ft of gross floor area.”

The land belonging to Kenny Heights Development Sdn Bhd was injected into Mycom (58%) and Olympia Industries Bhd (42%) under their restructuring schemes that have just been completed.

It is planned as the main commercial centre and high-class residential area next to Kenny Hills. The project is segmented into nine parcels and is to be developed over 15 years.

It will comprise 3,000 residences, hotels with a total 1,600 rooms, 3.8 million sq ft of offices, 3.9 million sq ft of retail space, 500,000 sq ft of conference facilities, a 350,000-sq-ft medical centre and 150,000 sq ft for a cultural centre.

Indeed, it is envisioned to be twice the size of Covent Garden in London, three times that of Roponggi Hills in Tokyo and four times that of the Rockefeller Centre in New York.

Some of the world’s leading architects and designers, such as Adjaye and Associates, Benoy, Conran and Partners, Foster & Partners, ga.a architects, Heatherwick Studio, Jerde Partnership, Kengo Kuma and Associates and WDA, will be involved in the creation.

The market is already abuzz with news of the entry of these two foreign partners into Mycom. Analysts expect more surprises from Duta Yap, who looks like he will have more good news regarding his prime pieces of land and properties in the city.

Upon completion of these transactions, Mycom will be almost completely de-geared.

These transactions are likely to lead to more US and European interests in the Malaysian property investment scene.

A team of architectural big hitters, including Adjaye Associates, Benoy, and Foster + Partners, is creating a 'suburban city' twice the size of London's Covent Garden in Kuala Lumpur, Malaysia.

The Kenny Heights scheme will boast 3,000 homes, hotels, office blocks and almost 400,000m2 of retail space. Conference facilities, a medical centre and cultural quarter will also be incorporated.

Other firms on board include Conran and Partners, South Korea's ga.a architects, Heatherwick Studio, US firm the Jerde Partnership, Japan's Kengo Kuma and Associates, and WDA.

Billed as the key commercial and 'high-class' residential hub for the Kenny Hills suburb of Kuala Lumpur, the 36ha scheme has been broken down into nine 'parcels' to be developed over the next 15 years.

The scheme is being developed as a joint venture between Mycom Bhd and Merrill Lynch Asia. According to Mycom, the site is regarded as 'the last integrated development on the last choice site' in suburban Kuala Lumpur.

Mycom chief executive Datuk Yap Yong Seong said: 'It is unparalleled to any single development in Kuala Lumpur except for [massive commercial development] KLCC. It will evolve into a new suburban city with about 230,000m2 of gross floor area.'

Parcel 1 is first of upto 10 different plots of developments coming up in the upmarket vicinity of Sri Hartamas and Kenny Heights, Kuala Lumpur, altogether some 70 over acres of prime development land. KUALA LUMPUR: DutaLand Bhd formerly known as Mycom Bhd became a victim of the global financial crisis when an agreement to jointly develop several parcels of land in the Mont’Kiara-Sri Hartamas area, which was supposed to form the backbone of its revival, with several foreign parties fell through.

Yesterday, DutaLand announced the termination of the conditional joint venture and shareholders’ agreement with several parties for the 8.78-acre (3.55ha) mixed development located in the vicinity of Mont’Kiara/Sri Hartamas which carried an estimated gross development value of RM1.8 billion.

The agreement, which was signed on Nov 1 last year, involved Dutaland’s wholly-owned subsidiary, KH Estates Sdn Bhd, Olympia Properties Sdn Bhd, Kenny Heights Central Sdn Bhd (formerly known as Allied Parade Sdn Bhd), Kenny Heights Westcity Sdn Bhd (formerly known as Asas Galian Sdn Bhd) with Stonehage Westcity Property Fund Limited and its wholly-owned subsidiary, SWX Malaysia Ltd.

DutaLand said that the agreement was terminated with consent from all parties due to the current market conditions and certain conditions precedents was not fulfilled within the agreed time frame.

“Accordingly, all the other ancillary agreements entered into in connection with the agreement comprising the share sale agreement, the land sale agreement, the infrastructures agreement and the development management-cum-sale and marketing agreement all dated Nov 1, 2007, which are inter-conditional with the agreement have also been terminated,” the company said.

Following the termination of the agreement, the company said the letter of intent between KH Land Sdn Bhd and Merrill Lynch (Asia Pacific) Ltd on Sept 4 last year for a proposed joint venture to develop land totalling 16.2 acres located in the vicinity of Kenny Heights/Mont’Kiara area has also lapsed.

After more than seven years, Dutaland and its sister company Olympia Industries Bhd were restructured last year. The restructuring scheme was based on the development of some 73.44 acres of prime land in the Mont’Kiara/Sri Hartamas area.

On another matter, Axis Real Estate Investment Trust (Axis REIT) Managers Bhd, the management company of Axis REIT, said the deposit paid to the solicitors of OSK Trustees Berhad, the trustee of Axis Real Estate Investment Trust (Axis-REIT) and Well-Built Holdings Sdn Bhd as stakeholders amounting to RM2.7 million has been duly refunded and received by Axis-REIT yesterday.

The refund was made following the termination of the sale and purchase agreements to purchase two parcels of land in Johor on Oct 20.

DutaLand's resilience put to the test

With lean times already making an impact, the resilience of DutaLand Bhd's corporate image makeover is being put to the test. First, the oil palm plantation firm has to contend with the current weakness in the commodity price. Then, a planned strategic collaboration between the company and its foreign partner to develop properties in Malaysia has been called off.
DutaLand has come a long way. The company, formerly known as Mycom Bhd, was classified under the Practice Note 4 category in February 2001 due to its loss-making financial position. The company had, since May 2000, undergone a restructuring exercise which included capital reduction and consolidation, a rights issue, debt destructuring, and acquisition of property companies, and land from associate company Olympia Industries Bhd.
The restructuring was completed in April 2007, and the financial year (FY) ended June 30, 2008 is the first full fiscal year since that exercise. Mycom was renamed DutaLand in December 2007 to underscore the importance of property development in the group's future business. However, earnings from its oil palm plantation business still made up 90% of DutaLand's revenue of RM174.69 million in FY2008, while property development constituted 8%. The firm posted a RM37.67 million net profit for the period.
It has not helped that palm oil prices have fallen significantly. Although Malaysian palm oil for January 2009 delivery rose RM10 to RM1,609 a tonne last Friday (Nov 7), the commodity's rates have dipped 62 % from its one-year high of RM4,206 a tonne recorded on March 3 this year. During that period, the price of palm oil declined to a low of RM1,390 a tonne on Oct 24, 2008.
In August this year, DutaLand announced its intention to sell its entire equity interest in wholly owned Tingkayu Plantation Sdn Bhd to YuWang Plantation Sdn Bhd for RM160 million cash. The sale, which is subject to DutaLand shareholders' consent, is expected to result in a disposal gain of approximately RM75.4 million, and will result in future interest savings of RM39 million for DutaLand. Last week, its property unit encountered a setback. On Thursday (Nov 6), the company announced the termination of a planned mixed development within its "Kenny Heights" enclave in Kuala Lumpur due to unfavorable market conditions amid the global financial crisis.
The termination of the project on a 3.5ha (8.78 acre) freehold tract within the upmarket Mont'Kiara and Sri Hartamas areas was also due to certain conditions under the joint venture and shareholders agreement (JVSA) not being fulfilled within the agreed time frame.
The JVSA, signed in November last year, outlines the collaboration between DutaLand's wholly-owned subsidiary KH Estates Sdn Bhd, Olympia Properties Sdn Bhd, Kenny Heights Central Sdn Bhd, and Kenny Heights Westcity Sdn Bhd with UK-based Stonehage Westcity Property Fund Ltd and its wholly-owned subsidiary, SWX Malaysia Ltd.
DutaLand also said a letter of intent dated Sept 4, 2007 between its wholly-owned subsidiary, KH Land Sdn Bhd, and Merrill Lynch (Asia Pacific) Ltd for a collaboration to develop 6.5ha (16.2 acres) of land within the Kenny Heights and Mont Kiara enclave had also lapsed.
What actually happened, and will these setbacks jeopardise DutaLand's real estate operations in the long run?
Unlikely, according to a company official. This is because both terminated projects constitute only two of the nine parcels under the 35.2ha (88 acres) Kenny Heights initiative which is due for completion in the next 15 years. The mixed development is expected to have an estimated built-up area of 23 million sq ft of which the commercial portion will account for 70% and residential space 30%.
"The JV is only one part of the Kenny Heights project. Kenny Heights will go on. This (termination) will not have any significant effect on the earnings or net assets per share of the company for the financial year ending June 30, 2009," the official tells The Edge on the telephone.
Kenny Heights' Phase 1 real estate projects are on track. The 9.2ha (23 acres) portion forms the commercial and residential nucleus of Kenny Heights. Phase 1 includes the residential precincts of Kenny Heights Estate, and Kenny Heights Sanctuary, and the commercial enclave of Kenny Heights Central.
In a statement to the exchange last Friday (Nov 7), DutaLand said sales of its maiden parcel - the RM230 million "Kenny Heights Estate" comprising 49 villas have begun via private events, and road shows in Kuala Lumpur, Singapore and Hong Kong since April this year.
"Sales have been encouraging, and it is expected to generate a gross development value of RM230 million. Construction is currently ongoing for the villas and is targeted for completion in the fourth quarter of 2010," says DutaLand. Kenny Heights Sanctuary and Kenny Heights Central are due for launch next year.
DutaLand's wholly-owned subsidiary KH Land Sdn Bhd (KHL) had in June 2007 signed a letter of intent (LoI) with UK-based real estate firm Westcity PLC to undertake an estimated RM1.8 billion mixed development on some 4ha (10 acres) of land within the Mont'Kiara enclave, according to filings to the exchange.
Under the LoI, KHL and Westcity will form a JV company on a 60:40 basis based on a consideration value of RM300 million. Information on Westcity's website shows that the London Stock Exchange Alternative Investment Market -listed Westcity jointly owns the €85 million (RM385 million) Stonehage Westcity Property Fund (SWPF) with Stonehage Group.
Westcity's real estate investments comprise its €29 million equity investment in SWPF, to which Westcity is the exclusive property adviser. The firm receives a fee for properties that it sources and the fund acquires.
Note that Westcity sank into the red in the six months ended June 30. It posted a loss after tax of £4.84 million (RM27.14 million ) triggered by an estimated 22% decrease in the value of SWPF's real estate portfolio, according to Westcity's filings to the UK bourse.
Westcity said SWPF's real estate values have shrunk amid a crippling financial liquidity crisis in the US and Europe, resulting in massive write-downs of property values worldwide.
In a separate statement to the exchange, Westcity said current market conditions have prompted the termination of its collaboration with DutaLand. As such, both parties will not pursue the intended tie-up under JV firm Kenny Heights Westcity Sdn Bhd to develop Kenny Heights.
"Following this, neither the SWPF nor the company (Westcity) will have any further involvement with the Kenny Heights development project," Westcity says.
At a glance, it is safe to assume that DutaLand is operating on a stronger platform now following the completion of its restructuring. It is also worth noting that the company's palm oil, and real estate operations are cyclical businesses which are vulnerable to market conditions.
Going forward, it will be interesting to see how DutaLand's current team under the stewardship of group managing director Datuk Yap Yong Seong steers the company to greater heights and continues generating wealth for its shareholders.

DUTALAND Bhd anticipates drawing the interest of local and foreign investors for its Kenny Heights integrated midtown development.

Over the years, almost every single piece of land in Kuala Lumpur has been occupied, given the massive property developments, and now there is not much freehold land left.

The popularity of properties in Kuala Lumpur, one of Asia’s throbbing business and financial hubs, has boosted property prices skyhigh.

Dutaland group managing director Datuk Yap Yong Seong said Kenny Heights was perhaps the last mixed-use development in the Mont’ Kiara, Damansara Heights and Kenny Hills areas.

“Location is the key to success for any major property development,” he said, adding that Kenny Heights was sited just 5km north of central Kuala Lumpur.

Dutaland, formerly Mycom Bhd, bought the 88-acre freehold land 32 years ago. The land is jointly owned by Dutaland’s wholly-owned subsidiary KH Estates Sdn Bhd (58%) and Olympia Properties Sdn Bhd (42%), a unit of Olympia Industries Bhd.


“We are not in a hurry for new launches. The most important thing is to offer good schemes to the investors and have a proper project planning.”

Yap believes that investors would knock on the company’s door if it offered a good scheme with quality properties.

There are six architects involved in this development. We have spent tens of millions of ringgit on the layout alone. We want to build a second Suria KLCC,” he said. :banana::banana:

Kenny Heights is being developed by Dutaland’s wholly-owned subsidiary KH Land Sdn Bhd.

Yap said Kenny Heights was ideally sited for living or business as it had ready access to highways – Sprint, NKVE and Jalan Duta – linking it to the city centre, Petaling Jaya, KL Sentral and the KL International Airport.

Divided into nine parcels, Kenny Heights will be developed over the next 15 years. The entire development comprises residences, offices, hotels, retail space, medical centre, art gallery, school and design centre.

The proposed development has been approved for a gross floor area of about 23 million sq ft, of which 70% would be commercial properties and 30% residential.

Yap said Kenny Heights would be shaped by some of the world’s premier architects and designers.

The first phase of Kenny Heights, covering 23 acres, includes Kenny Heights Estate (Estate), Kenny Heights Sanctuary (Sanctuary) and Kenny Heights Central (Central).

Yap said half of the 49 four-storey luxurious town villas in the Estate had been sold since April through private events and roadshows in Kuala Lumpur, Singapore and Hong Kong. Of the buyers, 40% were foreigners.

He said the villa’s signature feature was a 36ft-long private swimming pool in a garden in the master room. The villas consist of four to five bedrooms each and have built-up areas from 5,300 sq ft to 6,700 sq ft. They are priced from RM900 to RM1,700 per sq ft.

“The Estate is expected to draw a gross development value of RM200mil and is projected to be ready by the fourth quarter of 2010,” Yap said.

After launching the Sanctuary condominium next March, the developer will also launch Central in the same year. :banana::banana:

The 10-acre Central will comprise hotel and hotel residences, terrace villas and serviced apartments as well as a neighbourhood retail component.

Asian Finance Bank Bhd, the financier for Kenny Heights development, aims to bring in foreign investors, especially from the Middle East.

On other Dutaland projects, Yap said 60% of its serviced apartments in The Regent Residences KL had been sold since the soft launch in April.

The size of the 115 serviced apartments ranges from 548 to 3,719 sq ft and the units are priced from US$400,000.

International buyers are playing a key role in the early growth of Kenny Heights, an 88-acre site which hopes to develop as a Beverly Hills-like suburb of Kuala Lumpur.

Since the first phase of the development went on sale in April—49 villas designed by Kengo Kuma, priced between $1.3 million and $1.6 million (RM 4.6 million-RM 5.8 million)—more than 40 percent of the buyers have been from outside Malaysia, according to Dato Jeff Yap, executive director of KH Land Sdn Bhd, the project developer. Although he declined to say how many units have sold, the international buyers have been from Australia, the U.K., Korea, Japan and the Middle East, he said.

The developer, a subsidiary of Dutaland Bhd, is “unveiling” the master plan this week at MIPIM Asia, the industry event in Hong Kong. Dutaland also developed the K Residence, the tallest luxury condo development in Kuala Lumpur.

Kenny Heights will be developed over 15-years, including an array of commercial and residential space designed by such architects as Foster + Partners, Adjaye Associates, Conran and Partners and Zaha Hadid Architects.

In addition to the 3.7 acres of Kenny Heights Estate, the first phase will include a nine acre site with condominium towers, including two towers under Sir Terence Conran’s brand, plus a 10-acre site for a hotel, retail space and apartments. The master plan calls for the various elements to be connected by an extensive green belt, gardens and “intimate walkways.” The development is adjacent to the site of the new national palace.


“Kenny Heights will be Kuala Lumpur’s new midtown that offers a gateway development embodying the capital’s growing design awareness, as well as its aspirations for a better quality of life,” Yap said.

Government tax breaks and incentives have helped spark the international market, Yap said. Malaysia’s program allowing foreign buyers to easily gain permanent resident status, Malaysia My Second Home, is also a strong selling point, he said. Coupled with the abolition of a real estate gains tax last April, the measure helped Kuala Lumpur real estate values jump 30 percent over the last 12 months, he said.

Internationally acclaimed architect Kengo Kuma’s approach towards 21st Century architecture is to “break the solid box of 20th Century building design”.

In a recent interview in Kuala Lumpur about his latest residential project in Malaysia, the 54-year-old architect is fond of referring to terms like “organic”, “lightness and darkness” and “silhouette” in reference to his designs.

“How to combine architecture and Nature is one of the most important issues of our time,” says the maestro, who is designing 21 “town villas” in a residential enclave in the suburbs of Sri Hartamas. Marketed as Kenny Heights, Kuma is involved in a component development touted as Kenny Heights Estate.

Ethereal

Among his many “ethereal and evanescent” designs, the award-winning Japanese architect is noted for his Great (Bamboo) Wall House outside Beijing. Completed in 2002, the house is part of an avant garde development by Chinese tycoon Pan Shi Yi, who brought together 12 top architects from across Asia, to realise his dream of a modern day “commune”.

Kuma is known for his unusual handling of glass, wood, and stone in works as diverse as private residences, Buddhist temples and art museums. His acclaimed structures include the Tokyo headquarters of Louis Vuitton, adobe housing for an ancient wooden Buddha, and an observatory that is sunk into a seaside hill.

The Kenny Heights Estate town villas cost an average of RM1,000 per square foot.

His involvement in the Kenny Heights Estate project is due to the invitation of property developer Datuk Jeff Yap, who heads KH Land Sdn Bhd, a subsidiary of Dutaland Bhd.

Although the architect has many offers around the world to create exclusive developments, he admits to having a particular fondness for Malaysia. He has visited the country half a dozen times, including a lecture stint at the Malaysian Institute of Architecture in KL.

“I love the KL atmosphere and for me to work in this type of climate is very exciting,” said Kuma. “My family comes from Nagasaki, in the south of Japan, which has a similar weather and I like this sort of warm weather.”

Apparently, the architect was impressed with Yap’s passion for modern architecture in their email correspondence and decided to take up this project.

“This development is a collection of many small projects. Each has a different concept and the common theme is to live in harmony with Nature,” explained Kuma. “In combining architecture and Nature, I want to create a semi-outdoor space with an interplay of light and shadow, as part of the natural effects of sunlight.

“I always try to venture out of the modernist design concept, of just creating a box, (flat) without shadows. My design seeks to break away from that minimalist box, with features that place emphasis on the roof, screens and natural light.” When asked whether the whole design concept was created by him or his associates in his Tokyo firm, Kengo Kuma and Associates, established in 1990, the architect declared: “ I did everything.”

Key Design

Apparently, Kuma’s key design concepts include a facade screen and an 11m-long (36ft) swimming pool in the garden of the master room.

“The pool forms the connection between the architecture and the landscape. The screen is the filter between the exterior and the interior. At the same time, it can combine the elements of the outdoor and the interior.

“The vertical louvres will wrap around the facade to create the screen.”

One of the key components of the design will be eco-wood (mix of powdered wood and plastic) which is commonly used in Japan for pool decks. And as temperatures in summer in Japan can reach 40 degrees Celsius, Kuma thinks the wood is suitable for local conditions but local eco-wood doesn’t seem to meet his standards. He is considering using Japanese eco-wood at the time of this interview.

What of working conditions in Malaysia? “Certainly the mentality of the client can change the (design) concept. And the collective decision of board directors is always conservative. Therefore, the decision of a single decision-maker can be very dynamic. Working with Jeff is very comfortable,” said Kuma.

Kenny Heights, named after Kenny Hills and Damansara Heights, is located 5km north of central Kuala Lumpur. It is in proximity to the neighbourhoods of Mont’ Kiara, Bangsar and Damansara Heights.

Kenny Heights Estate, spanning 1.5ha (3.7 acres), consists of a total of 49 units of 4-storey town villas (row houses) with built-up ranging from 477sq m to 603sq m (5,300sq ft to 6,700sq ft.) Prices start from RM4mil.

Certain villas will have an indoor vertical garden created by Patrick Blanc, a well-known botanist and creator of the Vertical Garden.

The entire Kenny Heights Development (KHD) site comprises a total of 35.2ha (88 acres) of freehold land that will be developed over the next 15 years.

Phase One covers 9.2ha (23 acres) and forms the commercial and residential nucleus of Kenny Heights. It includes the residential precincts of Kenny Heights Estate and Kenny Heights Sanctuary, and the commercial precinct of Kenny Heights Central.

Kenny Heights Sanctuary, Dutamas

This is the second phase of Kenny Heights being launched now, which consists of 4 condominium towers. The first phase was the launch of its 49 units of villas called Duta Villa. The entire Kenny Heights project by Olympia Land sits on a vast 88 acre tract, which calls for some 15 years in total before everything gets developed. Buyers will have to be patient to reap its rewards as residents will definitely be hounded by the issue of ongoing construction sites just outside their residence. Given time, if all moves well, Kenny Heights should be buzzing with commercial activities, and that would indeed boost demand for the residential units there. The Sri Hartamas and Mont' Kiara areas were never really known for hotel services prior to this, and after having observed how Mutiara Damansara shot through the roof with its demand for Royale Bintang Hotel, I won't be surprised if the hotel suites offered in Kenny Heights will be much in demand once completed. Of course, this will pose as competition for the individual owners where rental is concerned, but we have to bear in mind that with apartment units, rental is usually long term, and rental rates are therefore lower on average. Not exactly in the same kind of competition league, so I think owners can rest assured that they are in fact targetting a different group of tenants. The hotel suites will be more for business travellers and tourists alike, not so much expatriates. From RM710 persf onwards for the residential units launched here, it does seem a little steep, but that is how pricing has become for the Mont' Kiara / Hartamas / Dutamas area anyway. High end ones are fetching some RM900-1000 persf now, with more affordable ones at RM500-700 persf, while the lower end older units are within RM400-500 persf now. Not surprising that Olympia Land has decided to price theirs above RM700 persf given their vast plans for this project. I am sure that they foresee the potential here, hence the bold decision. I have no qualms that this area is in fact in the Dutamas district because in essence, it sits right across the bridge from Mont' Kiara. Some might even mistake it for Mont' Kiara, yes, it is that close by. It has all the convenience of nearby amenities like Solaris Mont' Kiara and Solaris Dutamas. Apart from the planned schools at Kenny Heights itself, Mont' Kiara has a few internaitonal schools to boost too. So far so good, Kenny Heights seems to be a rather promising area to invest into. Do remember that although the economy might seem a little down now, things always move in cycles, and by the time Kenny Heights is more or less established, you could be looking at the next economic boom already. So, don't judge the project on current market sentiments alone. What comes down always goes back up eventually.

Kenny Heights: Dutaland Bhd, through its 100% owned subsidiary KH Land Sdn Bhd, has also been quite bold and innovative with its plans for its 88-acre freehold Kenny Heights project in Kuala Lumpur.

I recently viewed its Kenny Heights Estate (one of the phases) show villa (next to the Hartamas Shopping Centre). It comprises 49 units of luxurious four-storey town villas with built-up from 5,300 to 6,700 sq ft. Prices start from RM4.5mil.

Its signature feature is a 36ft-long private swimming pool in a garden of the master bedroom. It has a private lift. The villas are designed by Kengo Kuma.

A posh development rivalling Beverly Hills (Los Angeles), Notting Hill (London)
or Roponggi Hills (Tokyo) right here in Kuala Lumpur?

The masterplan for Kenny Heights, an 88-acre freehold integrated midtown
development in Sri Hartamas, KL — which may well be the Beverly Hills of KL —
has just been unveiled by KH Land, the developer of Kenny Heights, after several
years in the making.

KH Land, a subsidiary of DutaLand Bhd, had revealed the masterplan of the
project, with an expected gross development value (GDV) of RM2 billion, at MIPIM
Asia, a real estate industry event in Hong Kong recently.

The entire Kenny Heights development will take at least 15 years and will
involve some of the most well-known names in the architectural world today, says
Datuk Yap Yong Seong, DutaLand group managing director when met at the Kenny
Heights booth at MIPIM Asia. The architects include Kengo Kuma, Conran &
Partners, Adjaye Architects, Foster & Partners and Zaha Hadid who are involved
in various niche projects in different parcels of the development.

Yap believes there is nothing like it right now in the Klang Valley in terms of
size, location, concept and the number of "premier" architects involved.

"Kenny Heights is perhaps the last mixed-use development of this size in the
Mont'Kiara, Damansara Heights and Kenny Hills area," he says.

Divided into nine parcels zoned for mixed use with retail, cultural and
commercial offerings next to residential towers and townhouses, all the parcels
and buildings will be interlinked on the ground via walkways, designer gardens
and green areas.

The proposed development has been approved for a gross floor area of about 23
million sq ft, of which 70% would be commercial and 30% residential. The
development comprises 12.2 million sq ft of residential space, 1.8 million sq ft
of hotels, 4.6 million sq ft of office space, 3.2 million sq ft of retail space
and 1 million sq ft for schools and cultural amenities.

"When we first acquired the land in 1976, it was a rubber estate. Our plans have
been incubating for more than five years. For a project of this size on such
prime land, we want to take our time," says Yap.

Despite the current gloomy outlook on the economy and the property market, the
developer hopes to bank on the project's prime location, and size, which will
keep it busy for at least another decade.

However, the economic crisis has not left the developer unscathed. Just before
MIPIM Asia in Hong Kong, the developer announced the termination of proposed
joint ventures (JVs) to develop two parcels involving 3.55ha in Kenny Heights —
the proposed JVs were with Stonehage Westcity Property Fund Ltd and Merrill
Lynch (Asia Pacific) Ltd.

Hence, MIPIM Asia provided the developer an opportunity to introduce Kenny
Heights to potential global investors.

"We are open to investors interested in partnering us in developing the various
parcels in Kenny Heights or for en bloc sales at our development," says Yap.

One of the financiers for Kenny Heights is Islamic bank Asian Finance Bank Bhd
(AFB). Its main shareholders are Qatar Islamic Bank and associates (70%), RUSD
Investment Bank Inc of Saudi Arabia (20%) and Global Investment House of Kuwait
(10%).

AFB opened its first branch in KL in 2007. AFB head of asset management Mohd
Zamri Sharif, who was at MIPIM to talk on investing in Malaysian real estate,
says AFB aims to bring in foreign investors for the Kenny Heights project,
especially from the Middle East.

"AFB was recently appointed as the arranger for sales of units in parcels 1 and
3, including en bloc sales, particularly to investors in the Middle East
markets. AFB is also providing financing of up to RM85 million to KH Land for
Parcel 3," he says.

The first phase of Kenny Heights is focused on Parcels 1 to 3 covering 23 acres
and comprising the residential enclave of Kenny Heights Sanctuary (Parcel 1),
Kenny Heights Estates (Parcel 2) and the commercial precinct of Kenny Heights
Central (Parcel 3). They form the commercial and residential nucleus of Kenny
Heights.

Kenny Heights Estate
The maiden parcel of Kenny Heights Estate is on a 3.7-acre site off Jalan Sri
Hartamas. Comprising 49 four-storey villas with a GDV of RM200 million, they
were open for sale in April 2008 through private events and roadshows, including
in Singapore and Hong Kong.

Designed by Kengo Kuma, more than 70% of the units have been sold so far of
which 40% are foreign purchasers. Prices of the 4-storey villas start from RM900
to RM1,700 psf with units ranging from 5,229 to 6,664 sq ft. Each villa has a
private lift and an 8ft by 36ft swimming pool on the top floor. The corner
villas feature a unique indoor green vertical garden designed by French botanist
and inventor Patrick Blanc. Piling has begun at Kenny Heights Estate and is
expected to be completed in early 2011.

]Kenny Heights Sanctuary
Although uncertain when the next launch at Kenny Heights will be — considering
the global economic downturn — the developer recently opened the first two
blocks of condominiums at Kenny Heights Sanctuary for registrations. These are
two of the four condominium towers at Kenny Heights Sanctuary, a nine-acre
condominium precinct where one of the towers will become the first
Conran-branded residences in the world. :banana::banana:

The first two blocks contain 168 condominium units and four duplex penthouses
per block. Indicative prices start from RM710 psf for a GDV of about RM800
million. Unit sizes range from 1,859 to 3,748 sq ft. John Van Hage, the winner
of the 1991 gold medal in London's prestigious annual Chelsea Flower Show, will
be the landscape designer for this parcel. :banana::banana:

The Conran Residences
The London-based architecture and design firm of Conran & Partners is creating
its first branded residence at one of the condo blocks in Kenny Heights
Sanctuary. The company will be responsible for the architecture, the interior
design and the management of the property, including maintenance of the sky
lounge, clubhouse, restaurants and the concierge services.

The Conran Residences will comprise 170 luxury apartments in a 38-storey tower
with a sky lounge on the top floor. :banana::banana:

"It will epitomise everything that the Conran Group believes in, such as
fantastic interiors plus a high level of service," says Richard Doone, managing
director of Conran & Partners who was at MIPIM Asia.

"This is the first time we are given the opportunity to bring all our skills
from the design side, the restaurant group and our Conran shop into one overall
scheme," he adds.

Founded by Sir Terence Conran, one of the world's best known designers,
restaurateurs and retailers, Conran & Partners has established a reputation for
beautiful and practical designs in projects that span the globe, including
developments such as the 42-storey Roppongi Hills in Tokyo and the 19th
century-styled townhouse at 81, Victor Hugo Avenue in Paris.

The Conran Group is also known for its Conran Restaurants and The Conran Shop
selling exclusively selected contemporary designed furniture and home
furnishings.
If everything works out, Conran & Partners will create a second Conran-branded
tower at Kenny Heights Sanctuary. "We will see how things develop in Parcel 1
first. We are still young and new in Malaysia so we are starting with a single
scheme first. When our reputation grows in a country, we grow along with it,"
says Doone.

Despite the current bearish market scenario, he is optimistic about the firm's
involvement in Kenny Heights.

"When it comes to projects of this size, where the first parcel will only be
completed in two to three years, we have to take a long-term view," adds Doone.

Working on one project with other award-winning architects is nothing new to the
firm and although there may be differences, everyone is used to the dynamics of
working in teams.

"For Roppongi Hills, the project was created by tapping the skills of a range of
international designers and architects working on different parcels of the site.
In Parcel 3 (Kenny Heights Central where Conran & Partners is also involved in),
for example, we have Conran, Foster and Adjave working together. Besides, all
are London-based firms," says Doone.

Kenny Heights Central
The 10-acre Kenny Heights Central comprises hotel and hotel residences, terraced
villas and serviced apartments, retail podium as well as a neighbourhood retail
component. It is currently awaiting planning approval from Kuala Lumpur City
Hall, says the developer.

In this Parcel 3, says Doone, Conran is designing the interior and exterior of
some serviced residences above a retail podium as well as the exterior of the
retail podium which will have half-million sq ft of space. The interior will be
designed by Benoy. :banana::banana:

On the drawing board is a hotel designed by Foster & Partners. Meanwhile, Foster
and Adjaye Architects are involved in designing the highrise residences there.

Went to KH Land sales office in Damas today to check out their latest. They're taking bookings now for their 1st of 4 Towers at Kenny Heights Sanctuary. Had their soft launch in HKG much earlier. Their official launch here will be sometime in June.

Sizes starts from 1,859, 2,385, 2,719 and 3,748 sq ft respectively. Priced about 750 psf. For first 50 purchasers there's a 5% disc. Comes with 2 carparks. Current block 168 units but in total for 4 blocks it's expected to be approx 600 units, spread over 10 acres of land.

Judging by the names involved in creating them, the properties that will be built in Kuala Lumpur’s new midtown are going to become the Federal Territory’s most desirable addresses.

EXPECTATIONS are always sky high whenever Kenny Heights is mentioned. After all, the project boasts an assembly of some of the most prestigious international designers and architects who aim to score a few “firsts” in Malaysian design circles.

Sir Terence Conran will be wielding his renowned expertise in interiors for the first time in Malaysia.

Planned as Kuala Lumpur’s new midtown, Kenny Heights’ name is a combination of two of the city’s prime areas, Kenny Hills and Damansara Heights.

The master plan for the 35ha of land that comprises Kenny Heights centres on a piazza, or public square, and a 9ha green lung. Around the piazza and lung, land will be developed in nine parcels over the next 10 to 15 years; 70% of the properties on these parcels will be commercial and 30%, residential.

First of the developments to debut is Kenny Heights Estate, which will offer 49 four-storey luxury town villas designed by Japanese architect Kengo Kuma, acclaimed for the elegance that is luxury fashion label Louis Vuitton’s Tokyo headquarters.

Kenny Heights Sanctuary, the second parcel to be launched following the Estate, will have almost 2.5ha of its 3.6ha dedicated to six spectacular gardens. They will be designed by John Van Hage, a gold medallist at Britain’s Chelsea Flower Show, the world’s top horticultural event.

Properties will be clustered in small groups – the high density, mass market look is not for the Kenny Heights Estate.

Step from the bedroom into your private pool ... the four-storey villas on the Kenny Heights Estate are designed around the theme of water and nature.

Designed around the theme of water, the project capitalises on Kuma’s forte: combining nature and the outdoors with built architecture. Judging by the artists’ impressions provided, he will be using the interplay of light and shadow with semi-outdoor spaces to create the effect of a seamless transition from interior to exterior spaces.

A unique feature will be a 10m swimming pool on the top level of each unit leading from the master bedroom.

“I was strongly drawn to the unique rise and fall of the land, which makes it more interesting than a flat landscape,” Kuma says in an e-mail. “Each villa is unique, as we’ve designed each one to respond to its site to demonstrate the co-existence of diversity and harmony.”

Some villas will boast vertical landscaping to increase the feeling of living in an oasis. These will be created by French botanist Patrick Blanc, who has been making such gardens in Europe since the 1980s. He uses self-sustaining plants that can grow without soil and places them in custom made frames. These walls are integral in iconic architectural development, such as Jean Nouvel’s Musee du Quai Branly in Paris.

“Vertical gardens allow us to recreate a living system similar to the natural environment,” Blanc explains in an e-mail. “Without soil, the plants are very light. In Malaysia, some 2,500 plant species out of 8,000 grow in the wild without soil.

Kengo Kuma is known for designs that marry interiors with exteriors and allow nature to inform all living spaces.

“It’s even possible to grow vertical walls indoors, including in underground parking lots, as plant species can be selected according to prevailing climactic and light conditions.”

The sanctuary

The Kenny Heights Sanctuary will be wrapped in lots of greenery in wide, open terraces, forested walkways, and intimate, secret gardens. Chelsea Flower show winner Van Hage explains that there will be lots of private spaces although the huge expanse of land will seamlessly blend the six gardens into a single unit.

“I’ll be creating private pods fashioned from rugged, natural stones enclosed by high walls that make quiet nooks, and there will be small, quiet scented gardens as well,” he says in his e-mail. “The entire landscape will be over-planted so that it is very dense with indigenous plants and trees. There will be a canopy and a seemingly real tropical jungle as well as different levels of planting.”

The residences

Conran, among the world’s best known designers, restaurateurs and retailers, is excited about his first South-East Asian project and expects it to be as iconic to Kuala Lumpur as his famous Roppongi Hills development has been to Tokyo.

“What I think is truly fascinating about the (KL) site is that it knits together not just architecture and comfortable apartments but a whole infrastructure that will work together perfectly,” he tells StarMag in an e-mail interview.

The Conran Residences will draw on the quintessential Conran style that is based on the belief that intelligent design can improve the quality of people’s lives and will exhibit the designer’s signature strong sense of place; and, as with all interior spaces he’s involved in, they will have a finish of high quality materials and thoughtful detailing.

“At the heart of the concept for the Residences is the aim to give the occupier a canvas for his or her life, somewhere to store or display the elements of living, both practical and beautiful – we call this ‘a place for everything’.

“This concept is applied throughout each apartment in different ways, but always considered to suit its function and detailed crisply and functionally.”

All of which will surely add up to a feeling of understated luxury and space. Those high quality finishes will have an understated colour palette. Texture and softness will be added through warm timber, simple curtains in natural fabrics, screens in woven mesh or silks, and furniture upholstered in textured fabrics or leather, says the designer.

“I have always been optimistic about the role design can play in improving the quality of people’s lives, and that is as relevant to luxury developments as it is to any other project.

Company’s latest financial results show it can do with the extra funding

WHAT next for Olympia Industries Bhd, whose proposed sale of Menara Olympia and a neighbouring car park to Jelita Timur Sdn Bhd has been aborted?

Would the company still sell to another buyer at the higher price? After all, it was due to the lower valuation compared with downtown Kuala Lumpur’s other office buildings that prompted Bursa Securities to ask for a second valuation.

But following the second valuation by Rahim & Co, which valued the property at RM228.1mil, Jelita Timur had, in a letter last Thursday, informed the board of Olympia of its decision to withdraw from the transaction.

A previous valuation in January by Collier, Jordan Lee & Jaffar Sdn Bhd valued the property at RM202.65mil. This figure was the same as an earlier valuation done in 2008.

Part of the objection to the deal stemmed from the fact that under the sale and purchase agreement drawn up with Jelita Timur, Olympia would end up with just over RM11mil in cash as part of the sale price involved Jelita Timur taking up RM172.5mil in debt that has been charged under Menara Olympia.


No decision yet

On Monday, Olympia’s senior corporate communication manager Jennifer Chow said in an email reply to a StarBiz query that the company has yet to make any decision following the announcement on the aborted sale.

Price was one of the main reasons given by Jelita Timur for aborting the transaction. In the letter, Jelita Timur said “it was not prepared under any circumstances to proceed with the transaction at a higher consideration if there was a revision of the valuation of the properties.”

Some claim that the proposed sale was due to Olympia badly needing an infusion of capital to kickstart the 88-acre freehold Kenny Heights project, located in Sri Hartamas and which was being jointly developed with sister company DutaLand Bhd.

The project, divided into nine parcels for mixed development over 15 years, has seen the launch of Kenny Heights Estate comprising 49 four-storey town villas on 3.7 acres with a gross development value of RM200mil due for completion early next year.

Late last year the first 38-storey block of Kenny Heights Sanctuary, a four-block condominium phase on nine acres, was launched.

Observers point to Merrill Lynch (Asia Pacific) Ltd’s decision to let a joint venture agreement signed with DutaLand and Olympia for the development of 16.2 acres to lapse and the mutual agreement to terminate another joint venture as being push-factors for the proposed sale.

Another reason to push for the sale could be that Olympia would face lower contribution from the gaming division due to the Government’s imposition of a higher pool betting duty at 8% from 6% previously.

This was seen as a negative by analysts as Olympia’s Lotteries Corp Sdn Bhd, which operates in Sabah, contributed nearly half of the total revenue to the company for the financial year ended June 30, 2009.

Olympia said in a filing with Bursa Malaysia in July that the increase would have an adverse financial impact on the operating performance of the company for the financial year ending June 30, 2011.

However, Chow refuted those claims. She said the proposed disposal was part of the company’s obligations to meet scheduled payments under the debt restructuring scheme completed in 2007. Under the scheme, Menara Olympia was pledged to the now defunct Pengurusan Danaharta Nasional Bhd, to which the debt is owed.

Chow said the debt restructuring scheme included the disposal of non-core assets, to improve cash flow and raise funds to reduce borrowings in order for the company to concentrate on core business activities of gaming, financial services and business investment.

“This is purely an Olympia corporate exercise and has nothing to do with DutaLand. Kenny Heights is a DutaLand-led project with Olympia as a passive investor,” she said. Olympia has a 42% stake in the development with the remainder held by DutaLand.


Persistent views

But the views have persisted as both companies are helmed by Tan Sri Yap Yong Seong, popularly known as Duta Yap. Both companies are controlled by him via private vehicle Kenny Heights Development Sdn Bhd, which injected the 88 acres into Olympia and DutaLand following their restructuring.

Yap has seen his fair share of scrapes before, with the recessions of the mid-80s and the 1997 Asian financial crisis among them.

The recent global economic slowdown has also affected Olympia where the property division saw lower contribution in part due to the completion of the K-Residence condominium project in downtown Kuala Lumpur. The travel/leisure division has also seen lower contributions and so has the financial services division, which is led by brokerage Jupiter Securities Sdn Bhd.

However, it is yet to be known how Yap would play his cards as Olympia’s latest financial results showed that the company could do with the extra funding.

Paradoxically and despite Olympia refuting claims that the proposed sale of Menara Olympia was not to fund its “passive investment” in Kenny Heights, as observers have pointed out, the key to the survival of the company and of DutaLand, would be that the multi-billion ringgit project takes off and does well.

Ridiculous! I can't believe that they are going to build another four 38 story high-rises in that little patch of land, and right next to the Sprint highway (Sanctuary). This is insane, especially considering how many half emply condo are there in MK already, with MK-11, MK-10 and Seni having hard time marketing themselves to buyers.

I've checked out Kenny Heights Estates, it is nicely designed, but that whole complex sits right above the sprint highway. It is just fxxxing loud! and at the playground you can't hear anything! I can't imaging paying what its worth for the chance to live next to a busy/loud highway, overlooking... another set of high rises.

Duta Land would better build high end homes/semiDs - landed properties on this patch of land (where they are planning to build Sanctuary). There is high demand in MK for landed properties, not condos.

But alas, greed is stronger that common sense. Let's see what happens.

most of MK-10 and MK-11 units are selling as investment properties. the local wealthy are bidding that expats will continue to flock into MK at the same rates new condos are popping up. MK-10 is half empty and I know several owners who are looking to get out (sell their units) because of the planned Dutaland development - I can understand why - now they look into balconies of MK-11 out of their windows, this year they will have to live thru noise/dust of construction 15 meters away, and next year, they will be looking into balconies of Dutaland's 4 towers. It;s about quality of life. is it worth it to pay 2-3 million for a unit with no views, packed into boxed development with one road servicing it. The development in MK is unsustainable. There is already oversupply of condos in MK, and they are building more. I've always thought of KL as a green city, but MK is just becoming a typical concrete jungle.

:ohno:What about this does the developers simply dont understand?Why the hell do i want to buy something so damm expansive unit only to have a view of the building next?MK from a distance looks like a glorified clusters of overhyped DBKL flats and traffic is getting out of control at peak hours .kasi free pun saya tak maulah:lol:

I;d be interest to see what the average occupancy rates in Mont Kiara are for condos, I know bungalos/semiDs are mostly full, but condos appear to be only 50% occupied. I wouldn't want to be that buyer who buys, invests in renovation and can't rent it to get the inputs back. I know two owners in MK-10 currently trying to sell their units and get out. LOOOTs of Condos in Mont Kiara, oversupply will mean more bargaining power for renters (expats) and lower rental rates, slimmer margins for owners, and more escapes from the condo market into landed properties for investors.

I also wonder what SunRise is thinking about Dutaland's plans. Pretty much their premium properties of MK-10 and MK-11 will be blocked out by the Sanctuary, so no more nice views of the Palace or the KLCC area. I bet sunrise is biting its nails )))

Heard that the Conran Residence is going to be launched very very soon. (Right Opposite Istana - Land cleared)

dont you get what i mean?KL IS GETTING BETTER...NOT KL IS THE BEST..getting(KEARAH) better mean they have some improvement in infrastructure..at least a little bit,it still better,i dont say build 100floor tower mean kl is the best...so naive of you..

people gets home(kenny height) and live comfortably also make kl better..
