Not likely. Although the project is managed by AIG, 75% of the funding comes from Korean banks and SMG. The feasibility of the project in regards to marketability with YBD vacancy rate at close to 0% for the next few years, the building itself is a profitable portfolio.

Yes, it is under construction and will be completed in 4Q 2010.

It will be tallest for the time being but once other projects in Incheon and Pusan completes, it won't be.

Is it just me or why is this building taking so long to build??
I mean I was inactive in SSC for about 2-3 months and BAM~ the Songdo
Hotel is already in the last stages of completion but this hotel takes
forever along with the tower...Hopefully everything gets done by 2010

The 63 Building in Yeouido, overlooking the Han River in southern Seoul, for decades has stood as the country's tallest structure. One of the city's main sites of attractions, the gold-tinted skyscraper holds symbolic status, but it won't be long till the landmark tower is pushed to give up its throne.

In just a few short years, more than half a dozen super tall buildings will shoot up beyond Seoul's current skyline, slowly chipping away the iconic status of the 24-year-old attraction.

Most of the new constructions ― designed to be well above 100 stories ― are springing up along the Han River with completions targeted within the next two to seven years.

Some of the fiercest projects include the 133-story tower in Sangam Digital Media City (DMC), the 152-story Dream Tower in Yongsan and Lotte's 112-story skyscraper in Jamsil.

Although the ongoing credit crunch has slowed down many of the lucrative undertakings, no major changes are expected to be made to the original blueprints and scheduled completion dates, according to developers and industry insiders.

``The tough economy subsequently tightens finance conditions, but most developers are likely to deliver high-quality buildings one by one in the coming years,'' said Angela Kim, a value and strategy manager of Savills Korea, a local affiliate of the global real estate service provider.



The up and coming skyscrapers aren't simply grand in size and design, but also over the top in function and efficiency.

Their design blueprints show that the high-rise towers will provide column-free space, high ceilings, state-of-the art telecommunications services and a full range of the most up-to-date tech tools.

They will eventually dull the shine from today's top-notch office spaces, such as Seoul Finance Center, Hungkuk Life Insurance Building, Gangnam Finance Center and the 63 Building, plus fan rent prices in line with the monumental construction costs.

Each giant project typically costs anywhere from 1 to 3 trillion won, developers say, which means that rental rates must be set accordingly to buffer the bottom line.

Although the building boom will radically transform Seoul's skyline, local real estate experts also talk of concerns that the sudden influx of outstanding buildings is going to lead to an expensive supply glut.

``A bunch of buildings may end up empty with not enough tenants to go around,'' said Kim Tae-ho, an analyst at R2Korea, a local realty firm specializing in commercial buildings.

Seoul International Finance Center (IFC seoul) and the Hilton Worldwide Hilton Hotel Exclusive Luxury newly renovated hotel in the group, Conrad, Seoul, the hotel will operate five days a contract was signed. ^^That's awesome how there will be a Conrad in Seoul Maybe Paris Hilton recommended it to her parents when she visited Seoul two years ago for her FiLA promotion lol jk :lol::nuts: Anyways, hopefully more high-end hotels enter Seoul and Korea soon (We still need Four Seasons, St. Regis, Peninsula, etc) to enter Seoul and hopefully more W Hotels and newer Ritz Carlton's soon as well. W Hotel in Walker Hill is good but we need better ones within easy access to the city and the current Ritz Carlton in Gangnam is wayy too small for Seoul's international status.

The much-hyped Lanvin for H&M collection hits the racks in Seoul, Tuesday, and fashion-crazy shoppers are expected to form long queues waiting for the two H&M stores in Myeongdong to open at 8 a.m.

``We expect many people (on Tuesday). Korea is the only country where we have Lanvin in 100 percent of our stores. We only have two stores, but the collection is only available in 200 out of over 2,000 stores around the world,” Hans Andersson, H&M Korea president and representative director, told The Korea Times, at the Aston House, Walkerhill, Seoul, Friday evening.

The Swedish fast-fashion giant is quite confident of the Koreans’ seemingly insatiable appetite for fashion. Aside from a star-studded launch party in New York, H&M chose Seoul as the only other city for a special VIP party celebrating the collection at the Aston House, Friday. Korean stars, such as Choi Ji-woo, Son Dam-bi, Kim Ha-neul and Kim Hyun-joong, attended the party dressed head-to-toe in Lanvin for H&M pieces.

``Korea is a new country for us. We thought it would be very good to have an event for the Lanvin collection. Our main collection is highly appreciated everywhere but I think with the playful colors and styles, I believe the Asian market would even be more enthusiastic,’’ Andersson said.

Considered one of the most influential brands of the 21st century, Lanvin is known for its sumptuous colors and impeccably cut designs. Alber Elbaz, artistic director at Lanvin, recreated the signature Lanvin look with a collection of flirty party dresses, striking coats, fun accessories and sky-high pumps.

Lanvin is the latest luxury brand to collaborate with H&M, with past collections designed by Stella McCartney, Comme des Garcons and Karl Lagerfeld.

H&M is synonymous with quality fashion pieces at reasonable prices, but the highly coveted pieces from the Lanvin for H&M collection are priced a bit higher. For example, a T-shirt goes for 59,000 won, while a pair of leopard-print pumps is 199,000 won. The attention-grabbing one-shouldered yellow dress goes for 249,000 won, while a sophisticated faux fur coat is 399,000 won.

Some may have complained about the higher pricing scheme in Seoul, but Andersson said pricing for H&M pieces differs around the world because of the taxes.

H&M, the world’s third largest fashion retailer by revenue, made quite a splash when it opened its first store in Seoul in February. Since then, it has caught the attention of Korean shoppers and foreign tourists. Its stores in Myeongdong are always packed with shoppers eager to grab the latest fashions.

``We did have high belief in Korea when we launched H&M here, but the reception was even better than we expected... We knew the fashion level was high, but when we opened the first store here, we were surprised the fashion level was even higher,’’ Andersson said.

In particular, Andersson noted that Korean customers are ``constructively critical’’ and have keen sense of quality, design and value for money.

H&M Korea is already planning on opening three more stores, one in IFC Mall in Yeouido, and two retail outlets within Shinsegae department stores in Incheon and Cheonan, by spring 2011.

``Our intention was always to establish a good number of stores. For us, location is very important, especially the first five to 10 stores, you roll out. It's not that we say we should open this many stores in so many years. We wait until we have the location and the conditions,’’ Andersson said.

There is stiff competition in the fast fashion market in Korea, with H&M competing with Spanish chain Zara, Korean-American-owned Forever 21 and the Korean brand SPAO.

``We love competition. Competition is the driver that keeps us dynamic. We want to have our best competitors around us because that makes us stay awake and try harder,’’ the H&M Korea president said.

Andersson, a Swedish executive who moved to Seoul last January, said he was quite impressed with Korean culture and its vibrant dynamism.

This same dynamism is fueling H&M’s optimism in the Korean market.

``The future is very positive. It’s a highly competitive market... We will try our best to be on top and expand here in Korea in the next couple of years,’’ Andersson said.

I swear these are the going to be the most beautiful and cutting-edge towers that really define a skyline. I was really sick and tired of boring boxy designs that Korean construction companies were used to (Ex: Mokdong Hyperion, Tower Palace, etc) Plus love the cladding too!!:banana:

I agree with you on this one. I really wish Yeoido Park can be more of a saengtae park where animals can also live (sort of like Central Park) and filled with trees and lawns where people can come relax, take in some sun, have picnic with friends and family and provide Seoulites with an escape from the summer heat of Seoul. I'm sure the apartments or houses near the park will rise in value and those basketball courts can move to the banks along the riverside like many are. Really wishing Yeoido Park can get a makeover as I am not too satisfied with how Seoul Forest turned out which is supposedly to the "park" to represent Seoul like Central Park and Hyde Park but it's still not the best. Yeoido Park has that potential

^^Yes, I didn't notice it at first either, but the backside of the tallest tower is bent at an angle. I think it makes it more than just a bland, generic, post-modern design; it has some real architectural and structural interest.

What is the closest subway station to this block?
Ironically, I never used the subway to come to Yeoidou, thus I only used the car. I don't have no idea how well Yeouido Island is connected to the subway system.
I want to come there by subway next time.

^^I used Yeouido station the first time I came, but Yeouinaru is about as the same distance from here as that station is, and it's closer to Hangang Park, so whichever you prefer.

just got back from Seoul...I don't really get the Manhattan comparison for Yeoui Island (it's got great buildings though)...Gangnam and Teheran Road feels more like Manhattan to me...that is just my opinion of course

Well, even Gangnam can't be compared to Manhatten. At the moment, Seoul doesnt have a proper skyscraper zone with a sea of +200. Maybe this will change in the future.

But I agree that Gangnam can resemble more than Yeoido to Manhatten downtown but the skyscrapers are shorter and the cluster isn't massive.

Yeah, I don't really like the comparisons with NYC either.

NYC is the ultimate skyscraper city which, imo, no other city can even come close to.

Seoul has its own unique look with some nice clusters and mountainous backdrops.

IFC is looking great btw.

^^That's assuming that everything proposed is built. Right now, the only absolutely sure thing is the Lotte tower; all the others are still basically proposed, though I think the Yongsan tower is a fairly likely.

It's helipad, and rises to 284 m.

yeah spread around the city, from every view point of the city looking at the skylines it should be possible to see at least one :cheers:

I'm having hard times believing this one is 279 meters. Frankly speaking, it doesnt look like it's even reaching the 250 meters mark.
Also, in many photos, 63 building looks more taller than this by meters.

It's weird..

I think part of that is because, unlike 63 Building, this one is surrounded by other tall towers. I also think that the shape of it makes it look shorter.

Me too. I'm also 63 is little bit more taller than IFC. Probably optical illusion.

I think the helipad makes it 279 m and not the roof. that's the only logical answer to the illusive height of this tower.
