This is Lexicon Apartments

Currently U/C in the CBD on the cnr of Ann & Wharf Streets.

24 levels / 82 metres

I really like it, I will have to go past and get some pics. Anyone got any?

Yeah, its not tall, but when you see the size of the block of land it is on, it is. It is a tower to fill a whole. That corner is a bit bland!

ha just noticed the cars in the picutre. a merc, porche and i think a BMW or Sarb. obviously the developers think its going to a upper class building. does anyone know if theres going to a cafe or some form of retail in the podium section

This building is a bit different in that all the parking is underground and there are 3 floors of Office space and one floor of commercial so realy its a mixed use tower.

That site used to be the brisbane tavern, which was a pretty crappy pub, but I think they used it as training for hospitality students. The tavern will go back in as a tenant.....I think it will be over 2 storeys:cheers:

I don't mind the development.......it is not a standout site, or an outstanding design, but it will make good infill:)

:) Not so bad. A little like Grosvenor Apartments on the other side of town in its design.

Glass enclosed balconies always fair better than multitudes of heavy concrete ones jutting out all over a structure. An extensive use of glass at the base too, wrapping around the retail and commercial levels.

How far into construction is it and does anyone know who the developer is? (the Lexicon web site makes no indication. The anticpated views on the site are out of date as well :( ).

thats great.. dont see many apartment buildings fully sold out before they have completed construction

Brands Construction I think are building it, they also did Waterfront Place and Dockside Apartments, aswell as the Brisbane Transit Centre.

Museumb, the lift core is roughly 2-3 stories above ground. I will see if I can get some photos.

According to Devine, Casino Towers is fully sold and construction is just about to commence.

well they actually have sold all the casino towers apartments, they have just got all the deposits.. and its very common for people to pull out.

Purchasers often pull out due to a number of reasons.

Casino towers, along with The Georgian is being advertised the Sydney Morning Herald's real estate supplements and other publications at the moment. There was somebody in Chinatown handing out Georgian flyers in Chinese last Saturday (grabbed a couple as collectors items :) ).

The Lexicon's web site is still offering info. kits. When I applied i received an email message informing me of the situation. The web site is still taking "expressions of interest", so you go down onto the inevtable waiting list.

Looking forward to some construction pics :okay: .

I think a better indication of date is that you can see 3 white cars on the road. ;) :D

Ayep! Any one who's been to university in Brisbane can tell you - when the jacarandas bloom, it's time to panic about end of year exams. They bloom mid-October, hence verifying the recent-ness of the photo.

Well I apologize Kas but I don't go to Uni I go to TAFE.

Anyway what is that building next to the Church in the pic. Sinclair Merz or something. Its really small, but I suppose its next to the church.

What is the latest status on this simple but nicly designed structure? I imagine it has had at least 3 more floor pours since the last construction pic post by brissyThomas.

Above its 3 level (?) base, i count in the last construction pic, 10 levels. If it is a 24 level tower, that of course meant 11 levels to go.

...and after Dorgen's last pic post, it is now up to level 18, with another 6 concrete pours to reach the top floor @ level 24. Then there is the top of roof level @ its crown reaching its full height of 82m.

Yep its a lot smaller than I was expecting too. Suncorp Centre, even though its around the same height still looks much bigger. Ho hum, if Im around the city I'll get a pic on the weekend :(

When I first looked into this project I thought it was going to be pretty ordinary, after seeing the completed (well, not yet painted) pics I haven't really changed my opinion. It looks a tiny bit better then I had imagined, but still pretty ordinary really.

Why I've always liked this design is its use of the cornice i.e. the detailed edges running the length. Not many new structures apply it anymore. Gives it what JayT might call the 'antique furniture look'.

Now they just need to 'paint it up'!

Nope.
They still need to paint it and they still need to finish the podium.

It looks as if there will be a restaraunt / cafe / bar type use on the lower levels with a car park above that.

A brochure in the City News this week is advertising Lexicon as a hotel with serviced apartments. Its operated by the Oaks Group (www.theoaksgroup.com.au).

I wonder whether this covers the entire building or whether it is similar to Panorama Sky which is proposed part hotel and part normal apartments.

This one looks complete to me! There are curtains up in the apartments, and work equipment has been moved away from the base.

that yellow mustardy colour is total shit : and i couldn't believe the huge expanse of glass on the western facade of this building : absolutely no attempt at suncontrols which means absolutely no concern about the environment and increased aircon loads ! and absolutely no concern for environmentally sustainable design for our future kids : these sorts of projects that still get built continue to piss me and SHOULD piss alot more people off

Does the western facade not appear in any pics in this thread? Because from what I can see virtually all the windows are behind balconies (suncontrol). And I'm not thinking there's going to be alot of glass on the sides facing other buildings, as the view isn't great.

The glass in the podium won't see the sun in the mornings or afternoons a hell of alot anyway, since it's down near street level.

Something like Q1, has alot of glass. This seems to have a very small amount incomparison to most projects.
