All these buildings look so nice. But Dubai is getting soooo expensive. Who can afford Dhs 3800 psf? Three years ago buildings were being built and sold at Dhs 600 psf. These price hikes are crazy!

Yea, but clearly there is HUGE demand for such properties right now, even at these crazy prices, I mean, Burj Park V sold out in 4 HOURS flat! Incredible! But question is how long will such a demand last at such high prices? Where will be cut-off point? But I can still see prices going even higher than this! :nuts:

However I am just bullshitting so I don't know. I suppose since material costs have gone up so much then these apartments are worth double the price so they won't drop fast.

They'll go higher before coming down, and I can't see them coming down by a whole lot either - not for a long time yet. Cost of materials is a big factor here but when u have the demand that exists right now for such property in Dubai then they're gonna take full advantage of it believe me. These particular towers / projects will sell out real fast imo!

the point is the prices are still low compared to other international hubs...that's why prices are still high...
the other question as to how long this boom will last, well of course there are several reasons to support the optimist and the pessimist but in the mean time the bulls would continue to gore the bears!

docc December 31st, 2008, 02:42 PM ^^ Why would you assume that Emaar wouldn't ask for payments? The only reason to stop payments were if the project in question was on hold. Besides, developers have never followed a construction based payment plan which hopefully will now change with new regulations in 2009.

A Developer shall be cancelled from the Register in any of the following
events:
a. If he declares bankruptcy.
b. If he does not commence construction within six months of the date
he was granted approval to sell off plan without an acceptable
excuse.
c. If his license is cancelled by the licensing authorities.
d. If he violates any of numbers (2) or (3) or (4) or (5) of article 16 of

If it transpires that a developer or any other person involved in the development process knowingly breaches the law, the penalties under Law No. 8 include imprisonment and fines of not less than AED 100,000. A developer’s registration may also be cancelled if it is declared bankrupt, does not start works within six (6) months from the date of approval (without acceptable excuse), its licence is cancelled or it commits any violation of the law or the laws governing the activity of real estate development in Dubai. It will be interesting to see the extent to which these enforcement remedies will be applied going forward, and whether this law has real strength in terms of changing the current market.

You have the right to halt payments as per RERA regulations because they did not start construction yet...........its best if you contact EMAAR about this :bash:

Developers like Emaar allowing us to do this only for the selected Towers.. And most cases they are after the instalments whether they are going to finish or not., 'till than collecting whatever they can rather than returning the amount and take their time to call it off later on, Yea Fishy..
Even they are going for construction, The OP price that you've bought still way above than the market if you were direct from Emaar..

I have some friends in Emaar & clients they are paying their instalments properly, Whatever the percentage you have paid I can help and transfer the credit one to another account If the property you have is suitable for this allowance.. Subject to approval by EMAAR
That way, you can waive the risk of paying and regreting later on and as well as getting out clean with no hassle.
You can save pretty good rather than losing it all !!!
