Here is a rendering of what the Glenelg high-rise building will look like:
http://www.urbanconstruct.com.au/images/lib_Cad.jpg

The 12 level building is due for completion in 2004 and will become Glenelg's third tallest building, after Stamford Glenelg and Atlantis Tower. The building started consturction several months ago.

I'm not so sure about that AG, I don't think that Liberty will be taller than the Saltram Tower.

LIBERTY CONSTRUCTION REPORT

I passed the construction site last Sunday and the construction work is progressing quite quickly, some of the notable achievements:

*All buildings on site have been demolished
*Display Centre has moved to the Marina
*Fencing has being put around site
*Excavation has begun for the 4 storey underground carpark

The project is expected to be completed by the year 2004

AG

The last time I passed, there was only fencing around the construction. Good to see that they've started progressing.

Crane on site
Excavation going on

Very busy in Glenelg this afters. There was a fair on, causing heaps of traffic both on the roads and footpaths, worse than Sydney footpaths.

I saw on the news last night footage of Adelaide Airport and in the background there was a large tower crane, a yellow one I think. I'm sure it was recent footage cos the Pier and Holdfast were complete.

Will

AG - Do you even have a camera?

Pikey - I doubt they would have erected the tower crane already, because I inspected the construction site last week, and to me it didn't look ready for the erection of the tower crane.

But I remember the last time I made a comment like this, it was about the Law courts, and the next day they erected the crane, so hopefully there's a crane at Glenelg.

I might get down to Glenelg asap to see if pikey is correct.

Has anyone seen the big model of Liberty Towers at the shop next to Oyster Bar near the construction site yet? I saw it a few months ago. It is open on Saturday between 4-6pm.

Chris - Liberty will have around 300 units.

there will be no retail space or restaurants on the ground floor, as that would be pointless, as the residents just need to walk across the street, and they are in the trendy Holdfast Marina.

chrisaus
February 14th, 2003, 10:52 AM
yes but having more retail would only extend the shopping precint and bring life into other areas
are there many nightclubs/bars in glenelg ?

Will
February 14th, 2003, 10:58 AM
Chris - there are already too many bars and restaurants in Glenelg.

In summer it works really good, because sometimes Glenelg is more packed than the city, but the problem is that during winter, those restaurants wouldn't get much business and therefore go bankrupt.

AG
February 14th, 2003, 11:06 AM
Too many bars and restaurants in Glenelg??? Are you kidding?

It's not as busy in winter as it is in summer, but the places don't go bankrupt. :? It still gets fairly busy in winter.

One idea that would help fuel the current Glenelg boom is to make Glenelg a tourist centre of the Adelaide metro. More hotels would be a good start.

Will
February 16th, 2003, 02:13 AM
AG - I.m not saying that there is too many bars and cafes in Glenelg now, but if you add more there will be too many!

AG I live just 5 minutes from Glenelg, so I know how empty Glenelg can get in the winter.

Not many people would want to eat near the sea, when it's 10 degrees and there's 100KM/H winds.

Will
March 1st, 2003, 03:22 AM
Just a quick report:

The foundations of the building have been laid, and the construction site appears a lot like the Law courts.

So now I believe the tower cranes that will be used, can't be far off from being erected.

pikey
March 4th, 2003, 10:34 AM
Want to know something that will make you totally sick. A guy I works with is friends with a major investor in Liberty Towers and the recent announcement from the government regarding the Glenelg area, a proposal for a premier 25 level apartment has been dropped perminatley. It was going in for a DA until the announcement was released. Beautiful hey??

AG
March 4th, 2003, 11:30 AM
Pikey, do you know the reasons why it has been dropped?

It would be good to have buildings of that height around Glenelg or taller, but the problem is the nearby airport where the runway is directed towards Glenelg, and planes fly low over Glenelg sometimes.

pikey
March 4th, 2003, 11:08 PM
Because of the govenment report that effectivley stopped any further development after the Magic Mountain - 9 level apartment project. Because this proposal for 25 levels might have thrown a shadow on a Pine tree it was cancelled. God some people really fuck me off

pikey
March 5th, 2003, 06:02 AM
He just might as well!! I'm trying to find out about a project that they are developing for the CBD. Evidently they're buying an old pub to build a multi level apartment building above it.

Oh well, 25 level would've been cool down on the coast!

AG
March 5th, 2003, 08:12 AM
But the environmentalists would be complaining about this tower. I would actually say no if it was right up on the beach front, or any closer to the beach than say the Colley Terrace side of Moseley Square, because that would result in the destruction of some sand dunes. Gold Coast is a good example of building being built big while destroying sand dunes below the high-rise buildings.

Will
March 5th, 2003, 08:46 AM
My words seem to be prophetic.

Remember on an earlier thread where we were discussing the new plans for magic mountain.

I said that the anti-progress descision from the government would ruin any future prospects for any development in Glenelg.

How true my words turned out to be.

A big pat on the back for premier Rann.

Pikey - you're probably right, because I was down at Glenelg on the weekend, and there was this sign advertising to the motorists that Colley Terrace was going to be blocked for most of this week.

I think that this is because they require the space to be able to erect the tower crane for Liberty Towers.

pikey

It's definatley there!! I saw it with me own eyes!!

Will
March 22nd, 2003, 10:30 AM
I went down to Glenelg last night, and I too witnessed the crane.

I think that they'll erect a second crane, because the one already erected is sitting next to Anzac Hwy, so I think that they'll have to erect another crane next to the St. Vincent Tower, because it is a pretty large site.

BTW, the crane is green.

Will

Has anyone with a camera been able to get down there in the past few months? I haven't seen any new contruction photos in a while. Surely more floors have been constructed now.

BTW, I got a copy of the plans for Liberty Towers, and there are about 21 or 22 apartments per floor on average! Well, at least for floors 5 to 11. Wonder if it will get the title for most apartments per floor in Australia? Now, where's CUL? :D

AG
October 25th, 2003, 10:58 AM
I have two explanations for why a core box can not be seen:
1. There is no core box. It is all a framework and floors.
2. Sometimes the corebox isn't constructed before the floors. This is common in some buildings constructed with steel and some concrete buildings. Note that there is a gap in some of the floors as seen in yob's last image. A similar thing occurred during Horizon's construction.

Dilaz89
October 26th, 2003, 01:35 PM
why is there 2 big cranes for such a small building??
if the building is only like 10st it will probably have ony 2-3 lifts so theyre is no need for a corebox

AG
October 26th, 2003, 01:37 PM
Dilaz, what you're not seeing is the length of the building. It is a fat 12 level residential building trippled in size. :)

Kodak DX6340 should be more than enough. Don't bother with the dock - the camera comes with a USB cable, and a battery charger costs $30 from Dick Smiths.

Just be careful with batteries, don't use Alkaline ones as they (literally) last 30 seconds. I use NiMH ones, but talk to the guys at Dickies or wherever.

Sorry for taking so long to reply, I haven't had the opportunity to use the internet for the last few days.

My digital camera is actually not just a digital camera, but it is in fact a digital video camera recorder.

It comes with a built in digital camera, but if you really just want a digital camera, I would recomment something else, as it will be cheaper and the camera will probably be better (my digital camera is probably 2 megapixels)

But if you're still interested in my digital video camera recorder, it is a Sony DCR-TRV27E

*UPDATE*

It appears that Liberty Towers has finally reached the 12 level mark on the side of the building that faces Anzac Highway.

The section of the building next to St. Vincent's Towers is still around the 9 level mark.

From the view of the building from the Patawolonga it appears taller than our predicted 40m. It looks almost as tall as the 48m Atlantic Tower. I think that the correct height for Liberty will be more like 44m.

1. Liberty Towers is approx. 35 m wide x 85 m long. Consists of 3 pours per florr and each pour is about 900 m2 from typical floor upwards.

2. This project is unique to Australia as it is the first to use Top down AND UP construction simultaneously. Coupled with the whole structure being 85% precast (floors, beams, balconies, blade walls), gives an extremeley quick construction process, which is what is required by Developers, for financial reasons. Each floor on Liberty is on a 15 day cycle. The design was complex and complicated as it utilises alot of precast that also forms part of the architectural form, and hence prooved a challenge with the restrictions the architect placed on it. We are actually facing less problems during construction, as a precast building MUST be thought out well in advance prior to construction or it has the potential to destroy the project. Not withsatnding that, trying to make the builder understand the construction sequences required and process was a challenge in the early days, but with good communication, we worked throught the problem as a team.

WOW! Excellent pictures Yob

I just love to see how large Liberty is, it completely dwarfs all the buildings around it.

This building must scare the hell out of all the anti-progress people!

I remember seeing this development site when I was in Adelaide last year. Great to see its almost complete. More people in Glenelg, more activity & more development!

WOW! now that Liberty is almost complete, I can honestly say that it is the nicest looking building constructed in Adelaide for a decade! - thanks Yob for the great photos :)

Fortunately there is another 12 level building in the pipeline for Glenelg; I hope it's as beautiful as Liberty.

I was reading/told somewhere that the Adelaide Oval circus tents were coloured cream, because cream fades to white. Apparently the white would have faded to some greyish colour. Maybe the same principle applies to these glenelg buildings? Although, most have had plenty of time to fade and haven't gotten the job done yet :)

mabye glenelg should be the site for adelaides second CBD and not mawson lakes! theres some good buildings down there that would go well with commercial buildings.

August 24th, 2004, 02:20 PM
hey it looks bloody complete?if it was in any other city it would be moved. hey who moved it back?
World Tower was moved to completed threads in April and its not actually due to be fully compelted til November, but if crane is gone and 99% of external finishes are done, well its prety well complete.
felix in brisbane stil had a whole wall to be painted and it was moved to compelted. whats a bit of paint.
anyway if you want to hang on to it a little longer i suppose you can.lol

AtD
August 24th, 2004, 02:39 PM
There's still a crane up there, its still got its 'wraps' on, and 99 != 100. :)

It's complete once the tenants start moving in. Even then, it'd be simpler to leave it in the SA forum, because its an SA project.

Shuz, Glenelg isn't a CBD, it's a residential area. Mawson Lakes is the same (and a planning disgrace, just ask yob)

Two CBD's is a contradiction of terms. :|

The completed projects forum wasn't created for no reason, though I do agree that this one has a little while until it is complete.

In the words of Richie Benaud, Marvellous!! :) It looks almost exactly how it does in the renders, not something you see very often.

I really like the entrances - nice and simple, yet stylish. The dark grey fins in between towers is a nice touch. But... the balconies are puke-worthy. Clear glass shits me.

It's nearly finished, still a bit of painting to do (couple of the fins on the east side aren't completely grey yet).

There's a whole bunch of idiots trying to sell at $50,000 discount because they bought off the plan and expected a doubled price by completion. :D Only 15% of apartments in the end were genuine buyers, the rest of them mum-and-pop-buy-apartments-because everyone-else-does-investors.

A great vantage point for this one is the skate ramp off tapley's hill road, near the airport runway.

Now, we wait for news on College Street tower - Glenelg's (I spelt it ackwards) next scraper!
