Raheja Platinum -- Mumbai
Mumbai's skyscraper boom has almost entirely consisted of residential highrise development. The reasons for these are many, but namely because residential skyscrapers, especially with integrated retail, hospitality, and anemities, produce far less strain on infrastructure than their purely commercial counterparts, whose workers would all need to commute to the tower every day. Secondly, for the longest time, India's banking, service, R&D and IT companies preferred glassy, sprawling lowrise campuses -- more of a college campus look and feel -- than towers.
With infrastructure redevelopment now likewise booming in Mumbai, coupled with a change in corporate culture, the future landmark skyscraper projects proposed in Mumbai are increasingly commercial in nature. Leading this change from the front is one of Mumbai's largest real estate developers, K Raheja Universal, who are actively promoting commercial skyscraper construction as a necessity for Mumbai, and the only way to halt sprawl.
For the last couple years, their company has talked about a "landmark" purely commercial skyscraper that will break the mental/cultural dam holding back corporate skyscraper construction in Mumbai. They called this development "Raheja Platinum".
Designed by JP Parekh & Son architects, conceivably on retainer with Raheja Universal, Raheja Platinum was initially proposed last year with a modest -- but still groundbreaking, in terms of commercial highrise construction in Mumbai -- height of 40 floors:

But with a slew of commercial supertall construction announced in a number major Indian metros outside of Mumbai, and in the Raheja Universial company habit of suddenly upscaling their projects in height and design right before groundbreaking, Raheja Platinum was redesigned to almost double its height to 80 stories:

Going vertical is the solution for land starved Mumbai.

I didnt notice the helicopter or helipad until now as I thought that the circle was a cloud or something lol.
Poor renderings let the buildings down until the finished article quite like the Oberoi Commerz. The renderings let down its actual height but in actual fact the building is quite tall.

Unfortunately, I can't find any larger drawings or renderings of the new (80 floor) design. From the image we do have, it's safe to assume that the glass facade and crown is nearly identical, with only small changes at the base of the tower.
The old design of Platinum seems to be of nearly identical footprint, width, and general shape to the new tower, only differing in scale.

It has now been scaled upwards to 85 floors, and we now know its location to be Upper Worli. This will add yet another supertall to the Worli focus of the Mumbai skyline.

However, as of today, the building cannot be found on K Raheja Universal's website. This means that either the newest iconic design was mistakenly released, or the design is set to change yet again.
Judging from KRU's spastic redesigning of their buildings... I'm guessing the latter

Yeah LP=UW. Upper Worli sounded more posher than the decayed mill laden Lower Parel back when ITC was constructing their Grand Central hotel. The name has caught on since then.

Jai October 9th, 2008, 07:05 AM KU, the first was a builder map, so its proof strait from the horses mouth that this project is in the pipeline, whatever design it may be. The second one was added to by IU :) We need to make a detailed map of all of Mumbai, listing the projects we know about... hmm.. there's an idea for the future...
IU, great catch! The design shown in the maps is that of the 80 floored iteration. Shows they are most definitely thinking at least 80 floors, regardless of what design they finally go with.

Aren't these usually the luxury class duplex apartments? That could mean just 40 apartments and 5 floor of parking. Or eighty apartments and 5 floors of parking.
Bombay Boy October 10th, 2008, 09:36 AM considering pretty much no one else on that road has cars thats an addition of between 160-250 cars. the road has it entrance at the peninsula corporate park, which generates huge traffic by itself and leads on to ganpatrao kadam marg which is a connector between worli and parel, is a 2-lane road and ridiculously over-crowded already
buildings like oberoi skyz make sense as they are on a wide main road. putting these super-talls on basically patli gallis is ridiculous. unless all the chawls in that area get demolished and those people are relocated it makes no sense

IndiansUnite February 9th, 2009, 01:53 AM I spoke to a PR rep in KRU on Saturday. He said that KRU hasn't yet finalized the % composition (whether to go entire commercial or a mix of commercial and resi) of the tower.
On being asked about who the architects of their projects were, he said that their design team headed by Kamal Khemani designs pretty much all of their projects.

Doubtless he farms out the work to different architects, as we have seen several of their towers designed by several different firms.
IU did they say that the design was finalized? Did they give a timetable as to when the building will break ground?

Its seems Raheja Platinum is a project that is indeed still on, however looks like it will be capped at 231m above sea-level (pg483), otherwise it seems it has it has got most of the approvals neccessary.

I didn't get a chance to talk about the design since the guy was reluctant to even talk about the project basics. But what I gathered is that the project is ON which is confirmed by the IPO prospectus that they filed in march. We just have to wait till around they hit the stock market because KRU seems to be short on cash. No wonder Legend and Excelsior are stalled and Walace mills (Solaris' site) was sold off for a net loss of 20 crore during the GFC.

Raheja renderings are not reliable as they always change. Take Raheja Legend, the designs changed many times and the final design was abit of a anti-climax.
Dont hold hold your breath although I am hoping they surprise us all with their final design & prove me wrong.

Was trying to get pics, but almost got run over by the trucks entering the site. Wasn't much there anyway, there is still a bit of the old mill/building that is being demolished.

Also happened to see Equifax's India office, its built on Madhusudan das mills compound alongwith HDFC bank. There are 2 cranes on the remaining land of mills compound, dont know what is being built there.
