Lodha Bellissimo -- Mahalaxmi, Mumbai

July 2010 Update:
The tower now has another wing on its northern side. Latest Design:

Until the construction of Oberoi Skyz 65 storey twin-towered Oberoi Skyz late last year, two of Mumbai's biggest property developers were in a competition to build Mumbai's tallest all-residential building: SD Corporation with their Imperial Twin Towers, and Lodha group with their signiature tower Bellissimo.
The design is in view of the Indian ocean, and reflects it in the gently-contoured sea-wave inspired façade and a wave-like roof element. It's location right next to the Mahalaxmi racecourse offer unrestricted and breathtaking views of the ocean.

Constructed on the former Apollo Mills, Lodha Bellissimo can properly be called Mumbai's first "garden" skyscraper. Perched on a podium covered in gardens and cascading waterfalls, in a lush 18800 sq m landscaped plot of which 94% of the area is comprised of jungles, gardens, reflecting pools and water fountains including a serene Hindu temple set in the middle of the forest, the aim is to bring the lushness of the Indian jungle to a resort-like residential enviroment.

http://img127.imageshack.us/img127/5314/50mp.jpg
Bellissimo will have a unique Sky Garden every fourth level. The Sky Gardens feature dense foliage of exotic and native flora and even fauna (with birds nests for parrots, humming birds) developed by biologists that aims to strengthen local ecological diversity.

The complex also includes a club with spas, swimming pools, athletic centres, yoga and meditation halls, and a well stocked library. The flats themselves are fully automated with some of the world's most advanced security systems.
Location (view on google maps (http://maps.google.com/maps?q=mumbai&ll=18.987208,72.828938&spn=0.002785,0.003449&hnear=Mumbai,+Maharashtra,+India&gl=us&t=h&vpsrc=6&z=18)):

http://img842.imageshack.us/img842/3443/83214549.jpg
The project has already broken ground, and completion is expected by 2009. However, it, unlike SD Corporation's Imperial Towers, was robbed of its 'Mumbai's tallest tower' title well before it hit the 10th storey in construction.
Cheers,
Jai

someone has to show Mr Kapadia (hopefully not Dimple) the architecture of proposed 80-F waves tower. That truly reflects the sea wave. :)

Lodha Bellissimo
As demand rises, so do the buildings. Nothing could be truer for the Lodha Group’s 48-storey residential extravaganza, bang in the heart of Mumbai. Considering that the apartments are up for grabs “By Invitation Only”, it’s not surprising that they are much coveted.
Luxury fitments in the apartments include fine Italian marble floorings for the living-dining rooms and the master bedrooms; Swedish wooden flooring for other bedrooms and sundecks. And that is just a small part of what’s on offer. Club Bellissimo (the health club) offers complete spa treatments, a yoga and meditation pavilion, a hi-tech gym, two swimming pools, floodlit tennis courts, and indoor squash courts. An American university-style multipurpose hall for basketball, volleyball and badminton, indoor games arena with billiards, table tennis and a well-stocked library, take care of the rest of your needs. A 24-hour manned medical desk for emergencies and even a cricket pitch complete this Wi-Fi enabled complex.
USP: Floodlit tennis courts, a cricket pitch and a hi-tech gym
Location: Mahalaxmi, Mumbai
Area: Ranges from 2,500 to 5,000 sq. ft
On sale: A few apartments are still available
To be completed: End of 2008
Builder: Lodha Builders
Price: Rs 55 crore upwards(approx.)
vibs89 June 23rd, 2008, 07:45 PM 55 Crores bullshit I mean right now south Mumbai real estate prices are somewhere around 35,000-40,000 Rs. per sq. ft. As I calculated it comes up to aprrox. 10 crores for 2,500 sq. ft

Look at the picture with the barricades....you can't see any construction but the barricades with the diagrams of Lodha Bellisimo point to the fact that it is being built.
Hooray for this skyscraper for actually being built .
It's not the best but it will do.
Atleast it's being built!

48 is number of residential floors. The structure itself will have 50+ floors when you add 48 to the podium and parking floors.

My sister checked out the price and flat at Bellissimo (not that she could afford it:) ) but she said it was in the 40,000 sq foot range.
She also said that the sq.foot price varies based on the "fittings
" in the flat. So some flats have far more expensive marble, granite, cabinets etc.
Also, you have to have a statement of your assets before you can even view a flat there :-)
India101 January 7th, 2009, 02:13 AM Ooooo looks like a even bigger project comin up next to Bellissimo.
IndiansUnite January 11th, 2009, 12:48 AM From Kapadia associates' website, here's a render showing the detail of the facade:
http://img338.imageshack.us/img338/7154/35344969sf5.jpg
...and here's a description of the tower's design:
The design intent has been to create a resort - like atmosphere with a large potion of the land being used for recreational purposes. The undulating tower is narrow and lined in plan with only two apartments per lift and a staircase core. All apartments have a sea view towards the west and view of recreational garden to the east. Every floor lobby looks out into a sky garden. The sky gardens make a verdant vertical statement by bringing nature to the doorstep of all apartments. Sky gardens are provided at every fourth floor throughout the building.
Architecturally the building is distinctive with its sky gardens and curvilinear form capped with a powerful roof element in the form of a wave. Both the curvilinear form and the roof have been inspired by the sea, which is an integral part of the city. The building seeks to make a definitive statement to the city's skyline.

However the chairman of Lodha group said it's a dead wall that faces the jail so it would not pose any threat. He didnt specify about any possible change in the design.

You don't seriously think their gonna build a 252 metre crooked tower, do you?
dhim100 June 5th, 2009, 05:27 PM You don't seriously think their gonna build a 252 metre crooked tower, do you?
Well they are not supposed to but then again it's India. Anything is possible there. Also not just one picture but in many pictures it does look tilted. I hope it's just the optical illusion.
IndiansUnite June 6th, 2009, 12:57 AM Most of the shots were taken from the Mahalaxmi bridge over the Central line. The incline of the bridge is the culprit that has made Bellissimo appear to be tilted. Just compare it to the Ashok towers in the back. Don't they also look tilted?
http://img189.imageshack.us/img189/2028/alexmay30b.jpg
dhim100 June 6th, 2009, 01:20 AM The incline of the bridge logic would work if the picture was taking using a tripod, otherwise it should not make any difference. None the less, it is very obvious that some kind of optical illusion makes it look tilted. Of course the builders are not going to make a tilted tower by mistake.
Yes the tower in the back ground does look tilted.
India101 June 6th, 2009, 01:55 AM Its pretty obvious that the buildings not tilted. You can see the whole pic is tilted.
RiSHi June 6th, 2009, 03:56 AM ^^ that because of shooting with wide angle lense

even in today's(june 06 2009) banner you can see buildings in differents corners are tilting towards left or right corners.
KB335ci2 June 6th, 2009, 05:52 AM This discussion about why the building appears tilted is daft. It is common sense (or atleast I thought it was). Lets get a move on, shall we?

mooktada June 10th, 2009, 02:22 AM tilted or not.. This has to be one fugly building. I guess they're trying make a statement on Italian beauty (Bellisimo, apparently means beautiful in italian).
IndiansUnite June 10th, 2009, 04:10 AM What else would bare concrete look like? Atleast wait for the building to be substantially ready before downright ridiculing it. Fancy construction netting that ameliorates the aesthetics an u/c building is still unheard of in India.

What do you like? Its under contruction dude. Its not meant to look good now.
daaceisbak June 10th, 2009, 04:46 PM Its tilted, Its got an Italian Name, and its apparently ugly......thats Leaning tower of Pisa, not Bellisimo
mooktada June 10th, 2009, 05:23 PM What else would bare concrete look like? Atleast wait for the building to be substantially ready before downright ridiculing it. Fancy construction netting that ameliorates the aesthetics an u/c building is still unheard of in India.
Actually, the concrete look or lack of netting has absolutely nothing to do with why I think this building is ugly. This building has two sides which are thin, and have no windows. People looking at it those sides will basically see a tall featureless concreate column. Then you look a the front and you see that they've really put a lot of effort into looks. Lots of intricate lines, layers and nooks which are probably going to look quite good once painted. I personally think it would look a lot better if they simplified the front facade (there by reducing cost) and put some windows on the side.
dhim100 June 10th, 2009, 05:51 PM The height of the building is 252m yet it has just 50 floors. It does not make sense. We can see from the pic that each floors are not exceptionally high nor it has any parking structure underneath which might have caused it to be 252m with just 50 floors. Something is wrong.
Bombay Boy June 10th, 2009, 06:00 PM i dont get the windowless sides as well. surely the flat owner on the side would like to have windows in that room as well. unless its a stairwell
BombayPG June 11th, 2009, 01:09 PM I went to the Lodha Bellisimo site a couple of days ago. They claim that possession of tower A & B will be given by the end of this year for people to start work on their apartments.

252 m is incorrect. It's 648 feet (198 meters) tall according to Lodha's website.
i dont get the windowless sides as well.
It reminds me of the UN building in NY.

He meant wings. There are 3 wings in the building.
dhim100 June 12th, 2009, 02:59 AM 252 m is incorrect. It's 648 feet (198 meters) tall according to Lodha's website.
Thanks man. I knew 252m can't be right. Does anyone know why the thread says 252m (25% higher than the actual height)?
India101 June 12th, 2009, 07:19 AM ^^Because that is what most sources were saying.

India101 June 16th, 2009, 07:26 AM Pitty the heights only 198m. So Mumbais second tallest is Orchid Enclave with 210m. Lets hope that heigts accurate.
pratyushics June 16th, 2009, 03:32 PM I have read in many sites that the building is 198 m but the antenna would make it 252m
bhargavsura June 16th, 2009, 06:56 PM Do you know what that even means?
It means that the antenna would be 54 m tall. Don't you think it would be absurd for a 54 m tall antenna? It would mean the antenna would be around 18 floors tall.
dhim100 June 16th, 2009, 07:26 PM or in other words the antenna would be 20% of the total height (if you consider it to be 252m). Is that possible?
I don't see any antenna in the rendering. I see some tiny pole up on the roof top (in the rendering) but I don't think that would be 54m tall.
I think 252m has to be an inflated number by some inflated guy.
zenith_suv June 16th, 2009, 07:38 PM so the 252 mt should be removed from the thread title if there is no official confirmation and if it may vary by as much as 50 mt from thread estimate
dhim100 June 16th, 2009, 07:55 PM Yeah I tossed that question on June 11th here but didn't get any response.

agiman July 9th, 2009, 06:55 PM According to a recent newspaper report ,a large part of this building faces the Arthur Road jail, where lots of criminals are facing trail. The jail authorities have already informed Lodha group about its threat and want it to alter the plans.
However the chairman of Lodha group said it's a dead wall that faces the jail so it would not pose any threat. He didnt specify about any possible change in the design.
Hope everything goes well as planned ......
WHAT IS THE CURRENT STATUS OF THIS? IT SEEMS JAIL OR NO JAIL THE BOOKING FOR THIS BUILDING IS GOING GREAT GUNS.
agiman July 9th, 2009, 06:58 PM What is so great about a building that is just tall and not much more.
From the photos it looks more like a commercial building where there may be a trade fair rather than a home to live in.
I am sure that the sea view is great.
But Italian marble, and wood on the sun decks?? How many Indians use sun decks?
And what is the current price per sq ft?? I heard it was around 14000.??
Cov Boy July 10th, 2009, 11:03 AM ^^Its because Mumbai needs alot of buildings like these, if I had a sun deck I would use it.
Sun decks will be pleasant to experience in the cooler evenings with a cup of tea?
Nothing wrong with abit of luxury like Italian marble as it is a premium development.

India101 April 19th, 2010, 10:57 AM But the goog thing about this is that it will be cladded unlike Godrej which is a huge concrete wall.
KuwarOnline April 19th, 2010, 12:09 PM Even i heard/read that planet godrej suppose to get cladded??? dont know if that scrapped....or still ...on

Hindustani April 25th, 2010, 05:35 AM ^^ looks like this one is topping off or damn close to it. Lodha went up in a hurry. I think within a yr they topped off all 50 flrs. gotta be some sort of record in South Asia for fastest construction time.

daaceisbak May 18th, 2010, 04:02 PM I guess all the towers in the vicinity are bound to be so wide, so that every one can have that view!
Aashiq May 18th, 2010, 10:51 PM Looking good:cheers:

India101 June 29th, 2010, 10:37 AM ^The great wall of India is Planet Godrej.
sathya_226 June 29th, 2010, 03:16 PM hope they will clad the entire structure with black glass! Yeah .. im bit over ambitious... :)

wow, that looked a lot better
_GrapeWine_ July 15th, 2010, 04:24 PM ^^ I wonder how will it be if we suddenly find out that they are actually building this thing... because, we had some guy here who claimed that the one u/c next to bellisimo is not primero, plus that u/c one looks very similar to above rendering!
bhargavsura July 15th, 2010, 06:36 PM ^^
How? Don't you see the wide difference between the render above and the actual building?
jadegarden July 16th, 2010, 10:49 AM I wonder where the garden & clubhouse of belissimo will be , infront of the building or behind it . pretty confusing because there hardly seems to be much space , since they have added Primero in the space of belissimos club house .
Remains to be seen how small the open space is after they have included Primero in Belissimos garden or club house space
_GrapeWine_ July 16th, 2010, 05:58 PM ^^
How? Don't you see the wide difference between the render above and the actual building?
those two buildings in render are joined at top and bottom.. is that the 'wide' difference you are talking about?
firstly, apart from the joining at top and bottom, those two buildings u/c are almost same as in the render.
secondly, the smaller one doesn't at all look like the rendering of Primero.
which might imply that they are constructing something like this, maybe without the joining at top:

You are correct... the two buildings look the same to me now that you mentioned it... wow... that's one huge huge building...
IndiansUnite July 16th, 2010, 11:07 PM GrapeWine is correct. We screwed up. The tower that we think is Primero is indeed the C Wing of Bellissimo which they launched last year.
Here are 2 renders from Bellissimo's new brochure (http://http://www.lodhagroup.com/backoffice/data_content/ebrochure/pdf/ebrochure_bellissimo.pdf):
A high res elevation of the West side of the tower:

India101 July 17th, 2010, 01:54 AM Good eye Grape Wine. Primero is coming up at the back of Bellissimo. Real site of Primero

bhargavsura July 17th, 2010, 03:58 AM Apologies Grapewine! Anyways, IU, can you put those renders in the first page of the thread?
_GrapeWine_ July 17th, 2010, 09:28 AM oh great! so that's what's happening!
so this is mumbai's new wall... 'wall with a hole'!
enough blue and correctly made roof will make it look great!
btw, no issues bhargav.
jadegarden July 17th, 2010, 09:38 AM i feel bad for some who has spent so much & bought an appt in Belissimo & suddenly u find another building right next to your back window
jpp July 18th, 2010, 07:59 AM There is also a new tower in front of Bellissimo by Lokhandwala...obstructing now even the front window view too !!
India101 July 18th, 2010, 08:03 AM What project is this?
IndianGangsta July 18th, 2010, 12:08 PM Lodha Bellisimo
India101 July 18th, 2010, 12:12 PM Of course I know this is Lodha Bellissimo, I was talking to jpp!
Jai July 19th, 2010, 01:34 AM great news, the addition of the new wing does give a formerly blah tower a lot more visual appeal.
amazing what a bit of negative space does to a design
IndiansUnite July 19th, 2010, 02:25 AM There is also a new tower in front of Bellissimo by Lokhandwala...obstructing now even the front window view too !!
What project is this?
Lokhandwala's Minerva tower project. Renders here (http://www.skyscrapercity.com/showpost.php?p=48346415&postcount=3745). This is the actual location and not Worli as stated on HC's website.
India101 July 19th, 2010, 10:01 AM Soon Bellissimo will no longer be visible....
Anyway the height of this building 225m as per this article -
The group on Monday closed its pre-sales offer which was at Rs 25,000-Rs30,000 per square feet (sqft). "We have received an overwhelming response from buyers and have sold out around 50 units at World One till Monday. Our earlier project Lodha Bellissimo is also 93% sold out," said R Karthik, senior VP, marketing, Lodha Developers. Lodha Bellissimo is 225-metre tall, and is among India's tallest buildings.

kgnsk July 23rd, 2010, 11:51 AM I have the location plan of the new tower in front of bellissimo.
How can i post that image on this site ?
India101 July 23rd, 2010, 11:57 AM This (http://www.skyscrapercity.com/showthread.php?t=600498) will help you. Post it in the Mumbai Update thread as it has nothing to do with Lodha Bellissimo.
