An iconic series of residential towers coming up in Mahalaxmi, Planet Godrej, developed by Godrej Construction, is one of Mumbai's first towers breaking the 50 story mark.

The tower is actually five towers of 51 stories connected together, and are marketed as Celesta, Strata, Electra, Aqua and Terra -- which I presume are being named after what the developer feels modern day subjects of the Roman Empire would presumably call the base elements, if they could.

The project is designed by DP Architects, Singapore, and are is of the first towers to come on former mill land -- in this case Simplex Mills.

I think P godrej is a deceptive design. Its one of those towers thats going to turn out into real beauty once completed.

we gotta wait till all the cladding & glass goes up. Its a curvy massive architecture & as great as residential building can get.

believe me. Planet Gordrej is a far cry from Lodha bellisimo. Now thats ugly. :)

Godrej renderings are too deceptive. we'll have to wait 'n see.

I dont think there is much cladding though except for some glass pannels(which hopefully will be there when its finished)

I agree, we have to wait until the building is finished to judge. The curve is something that you dont see in a photo but must be awesome in real life.

Anyways Godrej properties has uploaded (or were they there since the start of construction?) some new renderings. Looks like they've dropped the plan to add colors.

Guys recheck the floorcount: it's 45 and not 51 storey tall building.

Their website (http://www.godrejproperties.com/ResiPlanetGodrej.htm) says it's 48 storeys tall.

this is no good. Why cut corners once u/c :bash: leave it as it is.

I guess when they design, it looks within the budget. but once it gets u/c by that time, inflations forces these stupid cutting corners stuff. :ohno:

Imperial towers did that with ever modifying design. Godrej doing the same thing. :ohno:

We should never take renderings seriously as we know they will change the design, floors etc.

They had smaller versions of them before, but the larger ones are much clearer now.

I wouldn't worry about the color. Chalk it up to the crappy renderings.

lord, its ugly.looks like the sort of block thats being demolished here , though obviously aimed at a differnt market.
just trawled the mumbai scrapers threads
All the 300m plus projects are cancelled ?
And the bigger other resis' , including the two mills, seem to be on go slow . Is this correct ?

It is somewhat bearable to look at in the renderings, but it's only when you drive by the building, or even view it from the Mahalaxmi bridge, that you begin to understand the true definition of 'hideous'. Even if it's finished well (which I'm sure it will be), it still stands out in the most disproportionate manner. A few more highrises around should solve the issue, atleast partially (by obscuring it from view ;)).

The renderings they released are pretty bad.. an example of why you shouldn't photoshop prerenderings onto actual pictures of the site, but it all depends on the quality of the finish of this one. I personally think the facade is pretty kickass, imho, but then, I've never seen it in person.

It will definately look better than those really hideous 90s-era resi highrises in the area. Until the surrounding mill lands and chawls are redeveloped, the area directly around Mahalaxmi racecourse will be the ugliest skyline of the city.

When I said renderings, I meant the rendering of the building itself, and not the surroundings, or the site perspective photoshoped BS. I'm hoping the chawls GO as well...soon. As far as chawls go, I'd rather they re-develop the BDD chawls into more liveable buildings and re-develop the area into a beautiful low-rise neighbourhood. I'm thinking gardens, parks, pedestrianized streets, walkways, etc. With all the high-rises in the background, the south-facing view of worli and beyond would look great.

I think it also has to do with the fact that occupancy can start once a certain wing is complete.

Flats in the first wing started at around 4000 sq/ft, most have been sold for around 16000/sq foot, and there are a few still remaining at 30,000 sq foot.

The building did look like a ghetto without the cladding but will start to look much better when completed.

Not sure if any one cares, but the "hollow" floors, are emergency areas in case of fire(so you see them every 5 floors or so)

Also the flat horizontal panels on the rear of the building contain the dry areas (where you can hang clothes - so they aren't visible externally)

On the front, in Towers 1 & 2, there is a gap between the windows and the flat panels. Open space that is inaccesible. (unless you wanna jump)

In Towers 3 & 4, it is actually a balcony.

This looks like something straight out of george orwell's novel 1984. The ministry of truth perhaps?

I am sure if that just gone for a simple design without the funny layered front, the little nooks and crannies, they would have been able clad the entire thing in glass and make it look much nicer.

Exactly what I was thinking. :)

Even the name of this project makes it sound like a mechanism of totalitarian, faceless government. Some people will surely enjoy living at the Planet Godrej, but I wouldn't be among them.

Mumbai, 10th June 2009: Planet Godrej, the 48-storey residential towers by Godrej Properties Limited, have recently installed the Ingstrom Fire Escape Chute - an emergency exit that permits rapid, mass evacuation from high-rise structures during life threatening emergencies.

In times when residential towers are getting taller, this comes as a welcome relief. Such increasing attempts to employ state-of-the-art technologies that benefit and protect residents create good instances for other developers to follow.

Some of the benefits claimed by the manufacturers of the Fire Escape chute are, evacuating people at the rate of 30 people per minute, descent from 50 storey in approx. 100 seconds, access to chute available from every floor, protects evacuees from fire effects and suitability for people of all ages and physical condition.

What's up with the cladding? Are they going to do it or not? This is the only thing that's going to make the building look good. Otherwise, it is simply a cement structure. Nothing great about it.

The great wall of Mumbai. Perhaps it is one of the ugliest building that I have ever seen. It does not look like a building at all. It looks like a giant wall with coops for pigeons to stay and lay eggs, a heartfelt contribution toward the pigeon community of the city from Mumbai.

I suppose the building as such might not look so bad once finished but the rotten 2 storied Kendriya Vihar buildings in front of it simply spoil the look.

P.S. They really goofed up choosing this feminine cream color. Dark Grey color scheme in the first render looked really cool.

I doubt it, It would have to have the world's finest cladding (all glass and all over) to even look remotely pleasant. Im visiting Mumbai in December so hopefully when I do the rounds it will look slightly better as opposed to a building that looks like it survived the Battle of Staligrad

Hey fantastic. Thanks Shanware. Wasn't aware of this. Sounds like it was a fun event. I hope the murals are still up? I remember as a kid, the school bus would go down this route - and there were actually large concrete pipes lined up at the edge of the tracks. Then over the years, the slums took over and now this rejuvenation! Sometimes the BMC does neat things. Brings back the faith maan - love it

Hi friends

Well I recently moved into planet godrej. The surrounding area isn't very nice but inside the property premises its very pleasant and comfortable.

One big advantage is its very centrally located. Not that I need to travel anywhere, I'm a futures trader on the CBOT and CME exchanges .... but nevertheless its nice to be at the center of town.

Its just 5 mins to the racecourse and Phoenix mall. All the good restaurants this side of town aren't very far either.

My only quib is the apartments are rather small at about 1800 sq foot. :ohno:

I should have bought two but its too late now.

I'm on the look out for something larger so I guess this is a good forum for me :)

Well I don't know anything about skyscrappers, i'm just an enthusiast, hope to learn something from you guys.

Another thing I noticed. Old buildings had a difference stairwell system. The stairwell would go on floor-to-floor and didn't have a door to separate the hallways of the apartments and stairwells. But now they do, much more like here. Cool.

Ignoring the chute thing on which I really don't know what to say...

The photo IU shared makes me think that the Planet Godrej looked like a commie block primarily because of the quality of exterior paint used, if any. With a proper coat of paint, either of a glossy white or a deep red, the Godrej could actually look very modern.

I think if they can give a better color rather than the depressing one in the original picture, it may become more attractive. I would prefer to see a mix of yellow, light green nd navy blue and a bit of red here and there which may look this concrete wall more modern and aesthetic.

nO man.. i actually hates him... but as far as buildings nd architecture is concerned, i think giving a mix of colors for a building like this will imrpove the asthetics and im not saying its gonna be world class but it will make it unique with less costs. I dont think they will spend huge amounts in cladding it with glass and since its a residential project iam suggesting this option.

I agree the elevation could have been better. however after a few years of completion, to date this building is the most sought after project in this area. prices here continue to appreciate. The excellent views, the large open area at ground level, the least loading on carpet area and the profile of the residents is what differentiates this from vivarea and bellissimo.
