Now that NCR has its own forum, I think it'll be best to break the NCR thread down to 5 new threads.

This thread will be used to track all the development and projects coming up in Ghaziabad.

SVP signs deal with Bharti Retail to lease space

Real estate firm SVP Group today said it has inked a deal with Bharti Retail to lease out space at its shopping mall at Ghaziabad.

As part of the agreement, 32,000 sqft of space at the Opulent Mall would be rented to Bharti Retail, where it would set up its retail store.

"This is in line with our long-term plan of being a leading retailer in the region. Opulent would offer the best variety and value across product segments and services," SVP Chairman and Managing Director V K Jindal said.

SVP also said it has signed two other separate agreements with PVR for construction of a three-screen multiplex of 32,000 sqft and with Max Lifestyle for a 10,000 sqft anchor store at the 3.5 lakh sqft Opulent Mall in Ghaziabad.

The 3.5 lakh sqft mall is spread across 2.5 acre of land and the project cost is Rs 100 crore, including cost of land and construction.

After the new agreements, Opulent Mall, which would be opened in March 2009, would now have 45,000 sqft of retail area, 25,000 sqft in food court, besides the 32,000 sqft multiplex.

Water institute in Gzb.

Aimed at meeting the skilled manpower shortage in the water supply and sanitation sector in the country, a state-of-the-art water training centre will come up in the National Capital Region.

‘‘The National Water and Sanitation Institute, first of its kind in the country, will spread across 14 acres of land in Ghaziabad at an estimated cost of Rs 26 crore with French assistance,’’said a senior Urban Development official.

Though there are post graduate courses in public health engineering and environmental engineering in 11 universities and academic institutions in the country, there is a shortage of skilled manpower for effective management of water supply and sanitation sector. The number of persons trained under the Centre for Public Health and Engineering and Environment Organisation is 1,500 per year whereas the requirement is estimated to be more than 20,000.

‘‘There is a need for such an advanced centre in the wake of new emerging technologies and regulation framework in the field of water and waste water utilities,’’ said the official. Besides, there is no resource centre for the water sector where policy issues, implications of fiscal and commercial aspects can be critically scrutinised.

‘‘Personnel from various ministries, administration, organisations at the central, state and municipal levels, responsible for the water and environment management would be imparted special training at the centre,’’ added the official.

SVP Group launches The Opulent Mall in Ghaziabad (http://in.biz.yahoo.com/080701/139/6v3k7.html)

New Delhi, July 1 (ANI/Business Wire India): SVP Group, a 2000-crore conglomerate, based out of Ghaziabad, today announced the launch of its commercial venture 'The Opulent Mall' in Ghaziabad, GT Road.

This is a 100-crore project and sprawls across 3, 50,000 sq ft of space. It will provide two levels of structured parking, three shopping levels and one entertainment level.

With 1, 45,000 sq ft in retail area having presence of Bharti Retail (Pvt) limited - a mid size hypermarket with 32, 000 square feet , LifeStyle Max as an anchor store with 10,000 square feet of area, 32,000 square feet in PVR multiplex(3 screen), and 25,000 square feet of food court.

The Opulent will be a single-point destination for food, shopping and entertainment for 8-10 lakh people in Ghaziabad.

The focal point of this family entertainment destination is that it is situated on the GT Road, in the heart of Ghaziabad city. People don't have to spend extra money or time in travelling to other cities.

The Opulent has been quite appropriately named so, as it is the chief access point for the shoppers to check out all the well-known brands in clothes, accessories, shoes, perfumes, food and movie flicks.

Saviour Builders to invest Rs200 cr in luxury housing project

New Delhi: Real estate developer Saviour Builders plans to invest up to Rs200 crore to construct a luxury housing complex in Ghaziabad, spread over an area of six acres.
“We will invest about Rs200 crore in developing this luxury housing complex in NCR and this will be built keeping in mind the global standards,” Saviour Group Director Sanjay Rastogi said.
“The company would fund the project through a mix of debt and equity,” he said, adding: “The source of funds for the project is banks and other financial institutions”.
The project, Greenisle, would comprise about 1,000 housing units and the sizes would vary between 1,250 sq ft and 1,800 sq ft.
The complex would be developed over an area of 12 lakh sq ft and would be completed within one year.
‘Greenisle´ would consist of features like swimming pool, health club, golf course, fountain parks, jogging track and spa.
Asked whether the ongoing slowdown in the real estate sector would dampen the company’s future investments, Group Chairman Iqbal Singh Sodhi said: “Everyone wants a piece of land. It is the only sure investment. It can never depreciate like a car or a washing machine. Land will double its value in a fraction of time. Land prices are going up every day.”
The group has so far executed over 10 commercial and residential projects at various locations in the country.

Greetings from India.

All this news of new development is nice. However, I am in a situation wherein I have dumped MegaMoolah into a housing project in Indirapuram (Ghaziabad) which is on the brink of being bankrupt. I watched the construction with considerable angst. My life savings may have just been consumed by this toilet.

Cheers.

Obviously this conclusion was drawn by someone who has never visited Ghaziabad before , yes it's dynamic but in the worst possible way. I would be lost for words if anyone asked me to mention positive things about that place.

http://timesofindia.indiatimes.com/city/delhi/Ghaziabad-police-to-install-GPRS-in-patrol-vehicles/articleshow/5261383.cms

The Ghaziabad police will install GPRS system in all its patrolling vehicles to better tackle crime in the city ahead of the Commonwealth Games, authorities said.

Concerned over the deteriorating law and order situation in the city, Additional Director General (Technical) Dev Raj Nagar said a foolproof monitoring system would be introduced in teh city soon.

He announced that the entire police control room system would be equipped with GPRS - the general packet radio service.

Dev Raj Nagar asked Senior Ssuperintendent of Police Akhil Kumar to submit a detailed proposal of Integrated Control System (ICS) involving a cost of Rs.2.17 crore.

As part of the system, each police vehicle would be equipped with GPRS system.

The new ICS will link all police vehicles to the Police Control Room at Kotwali. The location of each vehicle would be available with the control room at any given point of time.

"This would tremendously increase the beat patrolling and lead to an enhanced vigil. The scheme was to be implemented much earlier but could not be pursued," said a senior officer of Ghaziabad police.

The new system will be implemented before the Commonwealth Games, the officer added. GPRS is a value added service which provides a wide range of bandwidth.

Hi. Can someone provide me with information on the upcoming hotels in Ghaziabad.
I know there is a Radisson that is scheduled to open in March 2010. Does anyone have images of the same?
Shipra Hotel is also planned next to Shipra Mall.
Regarding existing hotels, there is Country Inn and Suites which has recently opened, Pacific Clarks Inn and there is an existing Park Plaza, closeby in Noida.
Could anyone provide me with more information on hotels in ghaziabad, existing and upcoming?

Welcome to Wave City (http://newprojectnoida.blogspot.com/2011/03/welcome-to-wave-city-nh-24-in-ghaziabad.html)
R. K Jain, Executive Director, Wave City lists the areas that the government ignored for the real estate sector in Union Budget 2011.

As expected emphasis was laid on affordable housing as low- cost housing loans of Rs 15 lakh will be eligible for one per cent interest subsidy, which will help in increasing the demand for such housing. So in the near future we will see more of houses that will not exceed the cost of Rs 25 lakh.

It simply means that places in and around Delhi will see more people thronging these places to book a home for themselves. Earlier existing interest subsidy is on loans of Rs 10 lakh where the cost of house is Rs 20 lakh. We hope that NH 24 in Ghaziabad, which has maximum number of projects in Rs 25 lakh bracket, will become the centre of attraction. We expected much more from the budget but once again the sector has to make do with whatever has been thrown into their kitty.

Nothing was said on reduction of stamp duty and making it uniform across all states. Also, nothing was said regarding the concession if stamp duty has already been paid on one transaction. These things are also responsible for increase in property rates. We can only hope that in future government will pay heed to these demands and needs of the real estate sector.

The road which you wish to be 6 lane road is actually 6 lane ...But ghaziabad devlopement authority didn't bother to lay the left most lane instead they used cheap option (interlocking tiles) which is now not getting any type of attention...

In other word it's 5 lane road+ one Dirt lane :(

Today, Ghaziabad has benefited from being part of the National Capital Region managed by the joint NCR committee. In order to create a floating population, which would aid the economy of the capital, Ghaziabad was facilitated with roads, which would bring this working population back and forth on their own vehicles or on public buses from the ramparts of the Mughal capital now known as New Delhi. For a long time, Ghaziabad served no other purpose.

Now with the concept of town planning getting into the system and local government kicking in their style and function, Ghaziabad is finally acquiring a distinct identity of its own. The town still has just four main arterial roads in place. These are the Delhi Meerut Marg, the Grand Trunk Road, the Hapur Road and the Delhi Hapur Bypass.

The small town has highly benefited from the criss crossing railway lines that throng it from all sides. These are practically gateways to the capital of Delhi.

The first railway line in Ghaziabad was set up in 1864 on the Delhi - Calcutta line and since then it has grown in complexity .

The railways have added car sheds, loco sheds and maintenance depots. These have added to the local employment and provided greater access to transportation for the residents.

The national highway 24 has played a major part in the development of Ghaziabad. Many developers have constructed residential apartment blocks on both sides of the highway and in other parts of Ghaziabad. For instance, Indira puram has developed into a major residential area for this town's citizens. Developers' projects such as Gulshan Homes, Arihant BuildCon, Gaursons, Exotica, Mahagun, Vijaya, Amrapali, Ashiana, Parsvnath, Express Builders, Krishna Apra, Jaipuria's , Assotech, Agarwal Associates, Nirala's Eden Park , Shipra group, Orange County , Supertech, Aditya have been completed and are housing residents settled for some time in these compounds.

However, owing to lack of town planning, Ghaziabad still does not have a overt choice of large shopping complexes , cinemas halls and educational centres as its neighbour Delhi does. If Ghaziabad has to qualify as a full-fledged satellite town it has to work its way up with local government's help and participation.

Yes indeed not only Ghaziabad but Faridabad/Manesar in Haryana too are the next growth spots for NCR and need to work at it.

^^^^^^^^^^^^^^^^^^^^^

The moment of truth.

Ghaziabad's big time moment is here!

From here onwards G-bad's boom should amplify, and the 1'st mover Wave City group will rake in the mega bucks. Other mega builder's should consider a goodwill commission to Wave for changing the game for G-bad. If I was Wave & Co., I'd flood the market with 10 more such projects in G-bad and not only piss-off the competition, but building on the ad blitz, simply 'own' the G-side market, period.

At the core, G-bad is much, much better endowed than gee-gee- ... G-gaon, or f, f, eff'ing ... F-bad or No-no-no-Noida (that last 1 is a joke) .

Take it easy y'all ;)

From what I've gathered so far, they are in possession of 75% of the land that they bought in 2005/6. Basic work like roads and sewer lines are under construction at the moment.

The farmers who sold their land recently protested against the rates at which their land was acquired. They now want to be compensated @ current rates :|

As long as its not in major litigation - 75% of such a magnitude acreage is an amazing feat in densely populated NCR.

Ghaziabad emerges world's second fastest growing city

Indian cities overwhelmingly dominate a new list of the world's fastest-growing 100 cities in terms of urbanisation, with three leapfrogging to the top 10 and 22 others figuring prominently in a crop of boomtowns usually reserved for those in China.

Ghaziabad occupies the second, Surat fourth and Faridabad eighth slots in the list presented by City Mayors, a global think-tank that studies urban affairs to promote good governance. The City Mayors' catalogue of the fastest-growing cities and urban areas between 2006 and 2020 is based on past growth and forecasts by international and national statistics organisations.

The study debunks the popular perception that most cities whose populations are ticking rapidly are in China and casts the spotlight on a surprising list of urban areas spanning the Middle East to Mali. And India. Nashik, Patna, Rajkot and Jaipur figure in the top 25 of the list of cities that will be most densely populated by 2020. Delhi occupies the 28th position and Bangalore 67.

Mumbai and Kolkata find no place. The study comes at a time of mass urbanisation around the globe. For the first time in history, a majority of the global population now live in cities. According to the UN Population Fund, urban-population will swell to nearly 5 billion by 2030. In the case of India, its population is expected to overtake China's by then. A McKinsey study says India's urban population will amplify to 590 million in that period. This expansion will happen at an unprecedented pace.

It took India nearly 40 years (between 1971 and 2008) for the urban population to rise by nearly 230 million, but only half the time is needed to add the next 250 million, says the McKinsey report. Former secretary of urban planning M Ramachandran says the City study is significant from the perspective of preparing for the massive growth of cities in India.

It reinforces the point that policymakers must wake up to the challenges of urbanisation. For its part, the government is currently laying the foundations for building cities that are environment-friendly. A project to develop ways of embedding low-carbon techniques into the planning of Indian cities was launched recently in Delhi. Jitesh Brahmkshatriya, head of Environmental Planning at British engineering firm Atkins, which is part of the project, says growing cities at such rate is a good sign only if their demands are met in time. Quality of life, especially access to good infrastructure, education and community facilities, among others should be the focus of any growing city, he says.

From the British Metro (http://www.metro.co.uk/home/9457-metro-our-editorial-policy-who-we-are-and-how-to-work-for-us):

Upside down Caracella Club in India joins list of world's inverted buildings

The newly opened Caracella Club near New Delhi in India has been added to the - albeit limited - list of the world's upside down buildings after it was unveiled as part of a new development in Indirapuram.

http://img191.imageshack.us/img191/5983/article13225793968490ef.jpg

The club, which forms part of the new Orange County build by Meriton Group, was inspired by the WonderWorks 'inverted amusement parks' in Tennessee and Florida in the United States.

Built for their entertainment value, these structures are equipped with extreme experience zones - the disaster zone, the challenge zone, space, sound and light zones and laser tag zones.

http://img62.imageshack.us/img62/7825/article13225803059560ef.jpg

But the Caracella Club - named after the first club built by ancient Romans - will be a space for local residents to socialise, but with a twist. From some angles, the building gives the illusion of tipping over and Meriton director Avnish Agrawal said it would hopefully provide a focal point for the refurbished area, as well as a draw for tourists.

'At present, Indirapuram is looked at as a mere junior cousin to Noida, despite the fact that the former is better connected to Delhi,' he said. 'Over 80 per cent of the 700 apartments have already been sold.'

http://img26.imageshack.us/img26/1568/article13225803440400ef.jpg

The inverted building is said to be the first of its kind in India, although there are already a few examples of similar structures around the world - aside from the Caracella Club's inspirations.

In Japan's Matsumoto city in Nagano, the Sakasa restaurant features fittings including buckets as lampshades, in addition to the outside of the building being 'on its roof'. Poland, Russia and Turkey also boast their own 'upside-down houses', some built as tourist attractions and some by (rather strange) private landowners.

I need help from Delhi/NCR/Noida/Ghaziabad/Gurgaon members.

Guys I hope you are aware of Tronica City township, Ghaziabad which is 22 km from connaught place. Here plots are available in sizes of 100-500 sq. yards.

I was looking for investment option in the budget of 60-80 lacs in NCR. I found that plots in tronica city are very cheap in the range of Rs. 14000-20000 per sq yards. I went to this place and area looks promising for future to live in after 5-7 years when population grows. Issue is that the surrounding areas are quite low profile but I have no issue within the township.

A dealer has quoted me 80 lacs for a 500 sq yard plot, 37 lac for 250 sq yard, 55 lac for 400 sq yards(corner plots). Are the prices OK?

What are your views on Tronica City? Whatever the case may be but I will get a same 500 sq yard plot in sector 37 gurgaon for more than 6 crores which I can't afford in anyway. I know it is like day and night when I compare Delhi/Gurgaon with Tronica City.

Guys please pour in your views, will be much appreciated.
