Now that NCR has its own forum, I think it'll be best to break the NCR thread down to 5 new threads.

This thread will be used to track all the development and projects coming up in Noida and Greater Noida.

DLF to get 5k acres near Gr. Noida (http://economictimes.indiatimes.com/Markets/Real_Estate/DLF_to_get_5k_acres_below_market_rates/articleshow/3154641.cms)

NEW DELHI: Real estate developer DLF will soon get around 5,000 acres near Greater Noida at less than market rate under the Taj Expressway Industrial Development Authority’s (TEA) scheme. Jaypee group, too, has qualified for allotment of 2,500 acres, while Unitech and Punj Lloyd are in queue for 2,500 acres each.

TEA additional CEO C S Verma told ET that the authority will complete the process of acquisition of 7,500 acres in three months, following which it will be allotted to DLF and Jaypee group. “We are negotiating with farmers and should be able to finalise the acquisition rate in the first week of July. Once the rate is finalised, it wouldn’t take us long to acquire the land,” he said.

TEA will transfer the land to realty developers at acquisition cost from the farmers, which is likely to be much cheaper than the market rate developers have been paying privately. The ability to buy large tract of land at a cheaper price without spending much time and energy in the process is what is driving realty players to TEA’s Special Development Zone scheme. As realty sector boomed in the past few years, land prices too surged and farmers became more demanding while negotiating a rate with developers.
...
IT/ITeS will form DLF’s core activity, while Jaypee’s will be sport. Jaypee plans to build Formula One race course in its SDZ. Jaypee, which is building Taj Expressway, says its proposed SDZ has a synergy with company’s other projects.

Ansal to build township near Greater Noida amid realty slump (http://www.livemint.com/2008/07/14004704/Ansal-to-build-township-near-G.html)
The firm plans to invest Rs26,800 cr over five years in the 2,500-acre township, extendable to 9,000 acre

New Delhi: Even as the real estate market slows, developer Ansal Properties and Infrastructure Ltd (Ansal API), has launched an ambitious 2,500-acre township project adjoining Greater Noida, in Uttar Pradesh.
The company plans to invest Rs26,800 crore over the next five years in developing this project.
The township, branded The Megapolis, is extendable to around 9,000 acres, which means that the company has an option of increasing the size of the township to that size.

If the company decides to extend the township, for which it needs government approvals, this would make it among the largest residential projects in India, after DLF Ltd’s proposed residential project, Bidadi Knowledge City on 9,178 acres of land at Bidadi between Bangalore and Mysore.
Other large proposed Indian townships include Ansal’s own 5,000-acre township in Lucknow, DLF’s 5,000-acre township in Dankuni near Kolkata and Emaar MGF’s 3,000-acre township in Mohali, on the outskirts of Chandigarh.

The Megapolis, which has been approved by the Uttar Pradesh government, is about 3km from Greater Noida. Land for the project will be acquired directly from the farmers and the government. Ansal will have to acquire 75% of the land directly from farmers, while the rest would be acquired for them by the government.

Megapolis will offer an unparalleled sports academy that is going to provide the health conscious their ideal dose of fitness and entertainment to gear them up for work and play. The township will offer Equestrian and Polo facilities to fulfill the long cherished dream of those who want to achieve fame and class. Ansal API has been promoting Polo and this is yet another endeavor of the company to bring this Royal game closer to all walks of life. The riding facility is also going to provide for breeding, rearing and training of the finest breed of racing horses. With a host of other basic facilities like gymnasium, spa, Jacuzzi and swimming pools, Megapolis is certain to set global standards of living.

Yeah, that's what I figure. I'm just curious if that means the vision renderings aren't necessarily reflective of the actual architecture we'll see.

It's dumb how these projects are made public without real renderigs or descriptions of how they'll look. It's the opposite way in most other parts of the world.

more news about The Megapolis

Ansal API to invest Rs 13000 cr on The Megapolis

Realty firm Ansal API is pumping in Rs 13,000 crore to develop a township, touted as one of the biggest hi-tech cities in the country, spread over 2,500 acres adjoining Greater Noida.

The company is expecting revenue to the tune of a whopping Rs 26,000 crore from the township, to be named 'The Megapolis' located at Dadri. It would be completed in the next eight years.

"We have successfully bagged a hi-tech city project from the UP government covering 2,500 acres," Ansal API Chairman Sushil Ansal said.

He said the size of the project could be extended up to 9,000 acres as per government's hi-tech policy.

"The project will have a sale value of Rs 26,000 crore and the total investment will be Rs 13,000 crore," he said.

Ansal said, approvals for the project have already been obtained and a memorandum of understanding (MoU) along with a development agreement have also been signed.

The company expects to book a net profit of Rs 9,000 crore from this project.

"This project will give a big boost to our turnover and profitability. It will be a shot in the arm for the company as well as shareholders," Ansal said.

Investments to be made in developing the landmark project would be funded through a mix of internal accruals, bank loans and equity dilution at project level, he said, adding the company would divest up to 40 per cent stake in the project.

"We have sold 8.5 per cent stake to HDFC AMC for Rs 225 crore and are talking to few other people," Ansal said.

Highlighting the features of the project, Ansal said it would have an education city, a medicity and one 18-hole signature golf course designed by Nick Faldo, apart from polo and equestrian facilities.

"We will also provide global business park and modern office buildings. We are putting bio-tech and IT parks too," Ansal said.

The township, expected to house five lakh people, is surrounded by five natural lakes to be upgraded by the company.

In the township, the company would construct four hotels in three and five star categories, comprising about 250 rooms in each hotel. It would also house five shopping malls.

Ansal said the company has acquired 500 acres of land from farmers to start the project, which would be developed in various phases.

"Everyday we are acquiring land," Ansal said, while emphasising that the company is not facing any problem in acquisition as farmers are being paid almost double the amount compared to the government rate.

He said the company would provide employment to the farmers and would adopt the villages falling under the township. "Idea is to build rapport with farmers."

Rs 500-cr Toy City to resist Chinese invasion

DOMESTIC toy makers are set to revive Rs 500-crore Toy City project in Greater Noida to survive the Chinese onslaught. The 125-acre city of toys, which houses 20 units, will soon have a Toy Design & Development Institute (TDDI).
The purpose of re-development of the Toy City is to bring together scattered toy manufacturing units. The cluster model will help in reducing production cost, thereby helping Indian firms to compete with cheaper Chinese products, said Toy Association of India (TAI) president Vishnu Swarup Agrawal.
“Chinese toys carry fancy features and are popular with children. To increase the popularity of Indian toys, we will start the institute that will provide the indispensable design support and make the toys at par with the Chinese products,” he said. TIA has also sought the help of national institute of fashion technology (NIFT) and Indian institute of technology (IIT). Greater Noida Industrial Authority (GNIDA) has already sanctioned five acres of land as its equity participation for formation of a Toy Design & Development Institute in the city.
The city will have requisite infrastructure—marketing skills, technological know-how, testing and certification facilities, training programmes—that will aid small units to produce quality toys and educational games, he added. By providing essential infrastructure, toy city is aiming at accelerating export growth and directing unorganised sector of toy industry.
The government is also considering the proposal to offer subsidies to toy industry and provide both capital and intellectual wealth to enhance the market visibility of Indian toy business. “The subsidies will support the toy industry and we will be able to organise Toy Biz International on much larger scale,” he said. Toy Biz International is a B-2-B exhibition that provides an opportunity to manufacturers and buyers from India, SAARC and European countries to establish business and marketing linkages.
Even though Indian toy industry has grew significantly in terms of exports from $25 million in 2002 to $140 million in 2007, China is still way ahead. China holds the largest market share of the $110 billion global toy industry. “Due to large scale production of toys in China, per unit cost of goods lessen and profits increase whereas in India, the organised sector in the industry is limited which inhibits the prospects,” Mr Agarwal said. India’s toy manufacturing industry is estimated at Rs 3,500 crore.

Noida allows up to 100% coverage in basements.

In an important development, the New Okhla Industrial Development Authority (NOIDA) has now allowed house owners in the city to construct basements up to 100 per cent of the area covered by the ground floor of the house.

However, these will be subject to guidelines under the National Building Code, and bylaws of NOIDA. For instance, basements will have to have more than one entrance and exit. No kitchens and bathrooms, and such facilities, will be allowed to be constructed in the basements. The height of the basement should not be less than 7 feet. The distance between the basement and the boundaries of a neighbouring house has also been specified, as has been the setback. It was also decided that allotments of cancelled residential plots can now be restored within a period of three years. There will be no transfer fee if a house is transferred to the daughterin-law or son-in-law.

These projects are stunning. But how are the people going to get around? All the satellite cities in the NCR region seem to depend on cars/buses. Even if the metro expands, will it be able to reduce congestion that can be caused by all these new projects?

zenith_suv
August 3rd, 2008, 08:28 PM
I suppose the long term perspective is for these satellite's towns to have their own infrastructure and branch off from Delhi to become proper cities in their own rights , right now the majority of people in NCR are those who have branched out from Delhi or still have interests in Delhi.

Noida is not such a problem as far as connectivity is concerned as Gurgaon is , autos , buses , Metro etc. all operate/ will operate in Noida.

However Gurgaon has some issues with Delhi centric transportation.

It looks like all this construction is spread out in a suburban manner, and that will only increase the dependence on cars.

July 28: Patni launches 'green' IT- BPO centre (http://www.utvi.com/reports.php?article_id=7104)

MUMBAI: Patni Computer Systems, a leading global IT and BPO services provider, today announced the launch in Noida of its first environment friendly IT-BPO knowledge centre, set up with an investment of Rs 175 crore.

An official release issued by the company says, the Patni Knowledge Centre is designed and constructed as per Leadership in Energy and Environmental Design (LEED) guidelines and India Green Building Rating System for New Construction norms. The centre is currently under-certification process and is jointly audited by the Indian Green Building Council (IGBC) and US Green Building Council (USGBC).

Inaugurating the ‘green’ knowledge centre, Narendra K. Patni, chairman & CEO, Patni said: “We recognise our responsibility to protect the environment. The launch of our first 'green' centre is a significant step in demonstrating the company’s commitment to environment conservation”.

P C Jain, chairman, IGBC, said: “We are delighted that a leading IT and BPO organisation like Patni is one of the front runners in the 'green' architecture brigade. The concept of 'green' buildings is still at a nascent stage in India; with only 26 certified 'green' buildings and very few Platinum certified 'green' buildings. We are confident that Patni’s initiative will inspire other companies to wake up to the benefits of going 'green' and pledge their commitment towards environment conservation.”

I am really glad that most of the new buildings, especially in Gurgaon and Noida have some good landscaping. I think this is going to be the new "findings" for our Indian architectures. Good landscaping will be a subject from now on and I am hoping that each and every new building make this at the top of the things to be done list.

No stranger to the international scene, Toronto’s Bregman+Hamann Architects now is exporting its services to India.

The firm, which already has overseas offices in Shanghai and the United Arab Emirates, is setting up shop in the city of Delhi. Senior associate Anil Rawat is relocating to oversee Indian operations.

B+H is thought to be one of the few North American architectural firms to open an office in that country.

“There are a few American, European and Japanese practices there,” said partner Paul Gogan. “But they tend to be commuters. We are establishing a full-time presence and making a commitment there.”

The 54-year-old firm gained its first exposure to that market four years ago, as part of a consortium pursuing airport projects.

“We didn’t get the commission,” Gogan said. “But the experience cracked the door open a bit for us. It gave us a sense of what was happening over there, what the opportunities were.”

At the moment, B+H is in the midst of master planning developments on 50-acre and 150-acre sites near the city of Haridwar, about 300 kilometres north of Delhi, for motorcycle manufacturer Hero Honda Group.

The larger site will accommodate 3,300 housing units, an 80-bed hospital, an 80 to 100-room hotel and shopping facilities. The smaller development, located near a Hero Honda plant, will provide for housing and a strip mall.

The master plans have been submitted to the local planning authorities for approval.

“Hero Honda has also asked us to do the detailed design of each component,” said Rawat, newly named director of the company’s operations in India.

While final costs have not been determined, the two developments will cost “in the millions of dollars,” he said. The sites are located about 17 km apart.

B+H also has been retained to design corporate headquarters for developer Ansal APL on a 10-acre site in the town of Noida east of Delhi. The project is part of a larger 2,500-acre development.

Land use yet to change for Noida integrated city site
Lalit Kumar & Ambika Pandit | TNN

New Delhi: The New Okhla Industrial Development Authority’s (Noida) ambitious plan of an integrated city right behind Sarita Vihar may have gone public through a tender notice issued in newspapers recently, but interestingly DDA is yet to change the land use of the proposed site.

The site is reportedly meant for a freight corridor and a wholesale market in DDA’s master plan. Ten percent of the land is under Metro.

According to sources, since the land technically is in Delhi, the change of land use can only be done by DDA. Interestingly, on December 16, DDA had brought out a notice in the newspapers regarding the change of land use and sought the general public’s objections and suggestions on the same within a month.

As the process for land use change goes, after the one month period for seeking objections and suggestions ends, the various views will be studied and put up before a board of inquiry for scrutiny and amalgamation. It is only then that the proposal for land use change will reach DDA for approval. If approved, it will then be sent to the Union ministry of urban development for notification.

Sources in Noida admitted that they had approached DDA to amend the land use. Noida chief executive Mohinder Singh declined to comment on the issue. But additional chief executive officer Sushil Kumar contended, ‘‘The land was with UP irrigation department but now it has been transferred to us. So we are free to do what we want. The master plan will be changed.’’ Asked specifically why tenders had been invited for a mammoth project, without the land use change, he said, ‘‘You see, sometimes we have to issue tenders three or four times and it is not at all unusual.’’ Meanwhile, questions are also being raised about why such a notice was issued at a time when the authority’s chairman, Lalit Srivastava, is abroad on some official work.

As this paper had reported on December 23, Srivastava confirmed that the land use of the site is yet to be changed and DDA had been approached. The proposed land is spread over about 350 acres and he agreed that its closeness to south Delhi will make the deal costly.

Gurgaon-based Pearl School of Business (PSB) is planning to set up a new campus at Knowledge Park, Greater Noida. The institute has already bought five-acre land at the proposed new location.

IM Pandey, director, PSB, said: “Currently, PSB functions as a full-fledged campus at Gurgaon and we intend to create a capacity of 500 students at the new campus. This will start functioning in 2-3 years. The proposed investment for the campus spread over 5 acres is Rs 50 crore.”

The institute’s current campus has a built up area of 48,000 square ft. The institute launched a Doctorate of Business Administration (DBA), the first-ever doctoral-level programme in business administration, earlier this year, in association with the Asian Institute of Technology’s (AIT's) School of Management.

“The programme is a higher degree in business administration, equivalent to a PhD. The programme has been designed keeping in mind the senior executives. With the research competencies, one can turn the experience into useful knowledge of business and management that has direct relevance to business challenges in the emerging economies,” Pandey added.

Commercial project consisting of 2 buildings (18fl,9fl) designed by Australia's Turner + Associates Architects for a client called Indigo.

Completion Date: 2010
Use: Commercial
Cost: Withheld
Site Area: 21,500 sqm
Gross Floor Area: 50,000 sqm

The two office buildings are conceived around a suite of cutting edge green building initiatives. Passive initiatives set up the framework to save energy and active initiatives help adapt the building to diurnal and seasonable variation. The atria bring natural light to all working spaces. With a shiny ornamental metal skin and lush green break-out balconies the building’s facade creates a link between the traditional, local context and the high-tech, international aspirations for the development.

City to get 100 new bus shelters

With the Noida Authority (NA) inviting private sector participation in the construction of 100 bus shelters on a build-operate-and-transfer (BOT) basis, the hi-tech city is set to sport brand new bus shelters before the Commonwealth Games begin in October 2010.

The NA has already floated tender notices to private companies for construction of these bus stops.

http://img25.imageshack.us/img25/8040/29052009761001010.jpg

Some bus shelters will be in areas that have none of these, while others will come up on busy roads in Sectors 14, 15, 20 and 22. In certain areas like Phase 1 and Phase 2,most roads do not have any bus shelters and people can be seen standing in extreme weather conditions.

The new bus stops will be covered and will have proper seating arrangement. Also the route numbers will be flashed for the convenience of the commuters, just like in Delhi.

“The new bus shelters will be constructed on a BOT basis with a lease period of five years to the construction company. These will have aluminium coating for a shiny new look ahead of the Commonwealth Games,” says P.N.Ba tham, Additional Chief Executive Officer (ACEO),NA.

“Tenders have been floated to private companies who will have the sole right to decide on the incurring budget. The companies will be allowed to put up advertisements on benches.

Just as an FYI, the Lead Architects on the project are: Indigo Design and Engineering Associates PLC. (www.i-a.in) supported by TAA australia and the client is the JVM Group.

Yamuna Expressway Industrial Development Authority (YEA) has invited EoIs from prospective companies for developing a logistics hub on 500 acre along the Yamuna Expressway corridorin in Uttar Pradesh. .

The proposed land can be utilised for the development of warehousing (built-up godowns/open stacking yards/container yards etc), parking, service area, workshops and specialised logistics activities like packaging, labelling, assembling etc with prohibition of handling and storage of hazardous and polluting materials. It can also be used for large integrated logistics park of more than 50 acre. YEA is likely to explore and discuss equity participation as put in the Eol proposal.

Realty firm Supertech today said it would invest Rs 600 crore in developing an eco-friendly housing project in Noida.

The Noida-based company would build 1,700 units in this project, which is spread over 12.6 acre located at Sector 137 in Noida.

"It will be an environment friendly project, including material used in construction," Supertech Director Mohit Arora said.

Asked about investment to develop this project, he said it will be Rs 600 crore, including land cost.

The investment would be funded through internal accruals and advances from customers, he added.

He said the company would sell apartments at a price ranging between Rs 22 lakh and Rs 1 crore. The construction work would start next month and the project would be completed in 30 months.

"The main idea is to build zero carbon emission and eco-centric development project by using special generators, machineries and ecological sanitation," he said.

Red Fort invests Rs200 cr in Noida project (http://www.dnaindia.com/money/report_red-fort-invests-rs200-cr-in-noida-project_1343894)

Red Fort Capital Advisors, the New Delhi-based private equity firm, has invested Rs 200 crore in a new project launched by The 3C Company in Greater Noida. The two companies did not provide the details on stake dilution, but said that total sales from the Lotus Panache project would be Rs 2,400 crore.

The realtor is currently developing four projects with total developable area of 17 million square feet, which includes a special economic zone and three residential projects.

The developer would realise Rs 8,000 crore as sales over the next four years from existing and some new projects.

The Rs 200 crore investment is the second one by Red Fort in a 3C project. It had earlier invested Rs 130 crore in Lotus Boulevard project in Noida.

Three major power plants for Greater Noida (http://www.thaindian.com/newsportal/business/three-major-power-plants-for-greater-noida_100327694.html)

Lucknow, Feb 28 (IANS) The Uttar Pradesh government has decided to set up three mega power plants in the Noida and Greater Noida areas to meet the increasing demand of power in the fast-growing region. Each of these plants is proposed to be of 1,000-1,300 MW capacity.

“Huge plots of land have been identified for the purpose in Jehangirpur, Chola and along the Yamuna Expressway in Greater Noida,” Uttar Pradesh Power Corporation chairman Navneet Sehgal told IANS here Sunday.

He was of the view that each of the plants, proposed to be set up under a Public-Private Partnership (PPP) arrangement, would require about 250 acres of land.

A proposal in this regard has already been made to the Delhi-Mumbai Industrial Corridor Development Corporation (DMICDC) which has shown keen interest in undertaking one of these projects at Jehangirpur village.

Why do you even want a competition with national cities that have pretty much same standards as each other and they are far below standard in front of the global cities. Compete against the global ones and then you can talk about giving answers.

DLF, in fact, is also doing soulsearching on its retail projects. Rajeev Talwar, Executive Director, DLF Group says DLF’s grandiose Mall of India in Gurgaon is having its design reworked to possibly include an office complex.

Mall of India

Type of project: Retail
Developer: DLF
Launched in: 2005
Original completion date: 2009-10
New completion date: 2011-12

Reason for delay: Finalisation of design, according to the company Anybody travelling from Delhi to Gurgaon on NH 8 will find it impossible to miss this gigantic crater located just past the first toll booth on the Expressway.

they will have an office complex or a hotel just like the leela in ambience mall

DLF ahs already announved a metro station inside this mall , station would be named as mall of india

^^ So DLF will build two "Malls of India" in the NCR - one in noida and one in gurgaon? and mysteriously only the noida project is mentioned on their website! Plus the article you are quoting is a stale March 2009 Business Today story! This is what the article titled "Real Estate: Down in the Pits" (http://businesstoday.intoday.in/index.php?option=com_content&task=view&issueid=&id=10575&Itemid=&sectionid=&completeview=1) said:

Hyped as the largest mall in India, this 4 million square feet space is being developed by DLF at an estimated cost of Rs 1,500 crore. But over three years after it was kicked off, Mall of India is nowhere near completion. While the BT team found no signs of any construction activity when it visited the site recently, the company claimed that construction was very much on. In truth, the lot has remained like this for the past year-and-a-half.

There is currently a rethink within the company on the composition of the project. That is, of course, whenever it takes off.

Check Out this link for construction updates on Mall of India, Noida-

So DLF will build two "Malls of India" in the NCR - one in noida and one in gurgaon

and your point is ????:lol::lol:
MGF has 2 malls in delhi and ggn by the same name MGF METROPOLITIAN, (the one in delhi came recently while the ggn one was one of the first malls in delhi ncr) ohh n there would be another 1 by the same name in amritsar

had dlf shelved the mall of india ggn project, they wouldnt have named that sation as mall of india, that is a huge land bank, even bigger then ambience mall , after the recession the project was stalled so as to make some desighn changes to include a office-complex/hotel

it may be delayed but that place is JUST TOO IMP to be vacant
dlf has announced the commencement of rapid ggn metro and i think that we'll soon see some concrete info on this
after all , how many malls/office complex in india have a metro station inside them

INDIAN ROCKSTARS would u pitch in with the latest info u had on this project??

^^ was that an answer or a fervent prayer that the mall of india gurgaon project is not cancelled? I just pointed out a fact that I learnt from someone working for the real estate consultancy firm CB Richard Ellis and which DLFs own website apparently confirms! I did not say that DLF will let that plot stay vacant forever! If you are convinced that the project is still on, good for you!

Five years after the project was launched and heavily publicized .. they are already doing feasibility studies on the designs? Boy .. they sure are fast! Wonder why we didn't give them some CWG projects! As for DLF having grand plans, they sure do! From desperately trying to sell DT cinemas to PVR, abandoning their hotel JV with Hilton, putting Aman Resorts on the block, surrendering township land to WB govt .. they certainly are here, there and everywhere! Plus, who knows the business logic of building another mall in gurgaon better than DLF. After all, their newly constructed Star Mall in Gurgaon already has 0 tenants.

You might want to get your information from sources other than DLF brochures! Every research report on commercial real estate published this year by firms such as CBRE, Knight Frank, JLLM has made it a point to mention that Star Mall has been lying vacant for more than a year. DLF itself has admitted in analyst meetings that it has not been able to lease a substantial portion of this mall and is now talking of "repositioning" the mall, whatever that means!

what a pity then that you were not the first one to share with us that DLF Townsquare is now Mall of India! Another thing that your inside sources might want to confirm is that in dec 2009, DLF transferred ownership of the erstwhile "mall of india" gurgaon land to the merged entity of DAL-DLF Cyber City Developers (DCCDL). two months later this was further moved to a SPV and DLF is currently in the market hawking a majority share in this SPV to real estate PE funds. moral of the story? DLF itself is not clear on how it wants to proceed with development on this land. But there is no denying that this is a prime property and whatever happens 5-6 years down the line should be an impressive addition to gurgaon's commercial landscape.

Not buying any of your arguments ....
