MUMBAI: Indiabulls Real Estate, through its subsidiary Citra Developers, on Tuesday outbid Gammon India to acquire 134 acres of land in Dombivili belonging to auto major Pal Peugeot, for Rs 676 crore. Gammon’s bid was reportedly for Rs 675 crore.

On Tuesday, the Bombay High Court receiver conducted the auction after the court on March 4, clarified points pertaining to future liabilities of Pal Peugeot, paving the way for the auction. Apart from Indiabulls and Gammon, local firms such as Rohan Developers also participated in the auction.

When contacted, an Indiabulls spokesperson did not offer any comments on its development plans. According to industry experts, the deal would give Indiabulls access to 1.5 crore square foot of saleable land if the company opts for a mixed use integrated township kind of project that would take at least 4 to 5 years to complete.

Mumbai-based real estate developer Lodha Group has launched its new 'Casa Univis' residential project for the middle-income group in neighbouring Thane. The group said that it would invest Rs 500-700 crore in the next 30 months for developing 26 residential towers of 18 to 27 stories and spread over 55 acres in the Mumbai suburb. Flat prices will start from Rs 10-50 lakh or Rs 2,997 per sq. ft.

"The project will lead to more opportunities to the MIG segment. We have selected Kapadia Architects, Mumbai, as our landscape designers," Abhisheck Lodha, Director, Lodha Group, told Projectmonitor. "Phase-I of the project will be complete within 18 months starting January 2009 and the overall timeframe of completion will be 30 months."

The size of two and three 3 BHK flats will be 1,000 sq. ft with a built-up area of 850-900 sq. ft. There are even select 1-BHK flats starting from 650 sq. ft.

Funds will be raised through bank loans and advance sale of houses. Lodha has estimated that Mumbai and its hinterland will annually need 170 million sq. ft of new residential space for the next 10 years.

I can assure you that many Indians are buying these apartments. A lot of them as an investment opportunity as the prices are not very high right now and the interest rates on loans are low. My parents just booked an apartment in Runwal Estate:). I have visited the place and you can see the construction boom everywhere.

SATIS FOB at Gokhale road may complete within a week

The highly publicised Station Area Traffic Improvement Scheme (SATIS) (TMC) has been completely opened to traffic of public transport vehicles since more than a month ago, but the project is far from completion as far as the pedestrian angle of the project is concerned. The corporation has however claimed that it will take a few more days to complete the unfinished Foot Over Bridge (FOB) leading to the flyover from Gokhale road.

The work on the FOB is hanging fire for the last several months even though it started more than a year and a half ago at the same time when the work on the erection of the deck cum multi arm flyover commenced. The FOB was amongst three planned for the SATIS. The two others planned at north and south end of the SATIS have also ready been completed and thrown open to pedestrians and commuters.

The deck-cum-flyover has been completed and thrown open to traffic of Thane Municipal Transport (TMT) as well as ST buses but the public bridge for Gokhale road is still halted in its tracks. The corporation is facing stiff resistance from some of the local shopkeepers as well as some politicians of the ruling Shiv Sena BJP alliance in TMC on behalf of the shopkeepers.

Informed civic sources told Thane Plus that the short listed contractor has erected most of the FOB portion connected to the Masunda Lake arm of the Rs 31 crore project. The trouble lies with the part of the FOB that is to descend downwards to land just before the busy Gaondevi Maidan junction of the key Naupada road just a hundred metres away from the busy Ambedkar chock.

Some shopkeepers of the area are vehemently opposed to the landing site claiming that it will violate the frontage of their shops and tend to affect their age old businesses. These businessmen had gone to court over the subject in the past thereby forcing the TMC to halt the work for a few months. The TMC had to assure the businessmen of slightly altering the landing site of the FOB.

The corporation however did not honour its words as it had no alternate feasible site to land the FOB on the public and vehicle packed road. The shop owners then took the help of some local politicians to force the TMC to amend the FOB project design affecting them. A low ranking politician of Naupada who is also a former corporator has taken up the cause of the shopkeepers with the TMC.

The corporation has however made it clear to the politician that it is helpless in this regard as there is no suitable space other than the selected one to land the FOB. The civic administration has however tried to allay the apprehensions of the shopkeepers claiming that it would minimize the infringement of the frontage of the shops in front of which the FOB project is to make a landing. The shop owners are not satisfied but the TMC has no choice.

A civic engineer attached to the project told Thane Plus that the work on the descending portion of the FOB will continue as per the plan. He further claimed that the bridge will be completed and opened for movement of pedestrians and commuters within the next couple of weeks and all the resistance posed by the shopkeepers of the area will be overcome by the corporation in the process.

Mumbai IT SEZ developers to raise Rs 1,000 cr

Megnasolace City Pvt Ltd, a special purpose vehicle (SPV) set up for the Mumbai IT/ITeS SEZ project coming up at Thane, is looking at raising up to $216 million (Rs 999.45 crore) for funding expansion through the private equity route. Sources familiar with the project said the SPV’s promoters were looking at raising the additional capital to acquire up to 250 acres at Thane to complete the first phase of the SEZ project, for which IL&FS is an advisor. Inox Infrastructure Private Limited (IIPL), a wholly-owned subsidiary of Gujarat Fluorochemicals Ltd, holds 50 per cent stake in Megnasolace.

According to sources, the company acquired 65 acres at Mogarpada near Thane, situated 23 km from Navi Mumbai, for $12 million,

“The funds will be employed in integrated development of IT, ITeS, R&D, commercial, residential and other aspects of the SEZ complex spread over 250 acres. About 35-40 acres of frontage outside the SEZ will be devoted to commercial activity. This would include multi-services SEZ focused on IT/ITeS and R&D,” the sources added.

The company is said to be looking at an acquisition price of Rs 350-400 per square foot. The SEZ is planned as a comprehensive infrastructure for IT and ITeS companies with apartments, a private airport, hospitals, malls, schools and research laboratory, in the form of a supporting sub-structure.

“We have a mandate to develop at least 185 acres of the acquired land. Much of the developed space will be leased out. We are looking at a period of 4.5 years for Phase I of the SEZ. The entire project will be saleable in two years from now. The SEZ will provide employment to 12,000 people at the end of Phase I,” sources said.

Mumbai-based real estate developer Ackruti City plans to set up an Rs 300-crore textile park on 60 acres in suburban Biwandi near here.

A special purpose vehicle has been created for the purpose. The project is slated for completion in a year.

Bhiwandi has traditionally been a textile hub and said to account for over 33 per cent of the total weaving production in the country.

The project will be eligible for an Rs 40-crore central subsidy as it comes under the Textile Ministry’s scheme for integrated textile parks.

Ackruti said unit holders of the textile park qualify for various Central assistance such as 20 per cent margin money subsidy for power looms for the small-scale industries (SSIs), 15 per cent margin subsidy for SSI textile and jute sectors.

This is besides a five per cent interest reimbursement for all textile units even if the ceiling limit of investment in plant and machinery exceeds Rs 2 crore.

State subsidies include a 25 per cent tax reimbursement for seven years up to 30 per cent of fixed capital and subsidy on interest actually paid to banks for the first four years up to a ceiling of Rs 10 lakh.

Exemptions for power, stamp paper waiver and Octroi exemption of up to 100 per cent of fixed capital are other incentives that the unit holders are eligible for.

Micro, small and medium manufacturing enterprises can avail themselves of additional benefits as well.

Any new IT parks coming in Thane?

We dont hear anything about the light rail project for Thane which was under consideration a couple of years back.Have they abandoned the project ?

The Maharashtra Government has given its approval for the proposed Thane monorail project to be connected with Badlapur via Bhiwandi.

The project is part of the Rs 5,332 crore development package for Konkan region which was approved by the State Cabinet meeting held in Sindhudurg on 24 June 2009.

The 29 km long monorail project is expected to have 21 stations. The feasibility report is being prepared by RITES. As part of the project, Bhiwandi is to have a 100-bed rural hospital as well.

The MMRDA is also likely to spend Rs 1,317 crore for other projects in Thane and Raigad districts.

TMC carried out 3900 demolitions in 2009


The anti encroachment department of the Thane Municipal Corporation (TMC) has carried out the demolition of more than 3,900 illegal buildings and structures through out the city and suburbs during the twelve months of the recently concluded calendar year.

The figures are the highest annual figures in one single year ever since the TMC came into existence more than 27 years ago. Dr BG Pawar, the Deputy Municipal Commissioner (DMC) in charge of the department told Thane Plus that his department organised major drives during the past twelve months to contain the spread of upcoming illegal structures. "We demolished more than 3,900 illegal residential and commercial structures between the start of the previous year and its end," the DMC said. The civic official further added that the number could have been much higher and possible crossed the 4,000 mark had the civic plans to carry out a major demolition drive in Diva towards the concluding days of the previous year materialised. The civic squad had to abandon the drive and focus on removing unauthorized structures in other parts of the city in the final days of the recently concluded calendar year.

The DMC claimed that the achievement was significant considering the fact that the number of demolitions this year was 1200 more than the figures of the twelve months of 2008. In 2008 the civic men and machines had dealt devastating blows to just around 2,700 unauthorized structures and buildings in the entire city. The figure was just around 700 in the penultimate year.

The civic squad carried out series of demolitions in the rural belt of Diva and Dativli in the previous year. Although the drive against the unauthorised construction industry of Diva had commence in late 2008 itself it intensified in 2009. In 2008 the civic men and machines had to face violent resistance from the villagers opposed to the drive and the city police also had to bear the brunt.

The opposition of the villagers gave way in 2009 after civic demolition squad began paying frequent visits to the region to deal the illegal constructions of the area with an iron hand. More than 1,000 illegal residential and commercial structures were brought to their knees in the notorious rural belt in the previous year.

The civic team was given the necessary protection by the city police during such drives. Notably, the year also saw strict administrative action against the civic officials who failed to deal firmly with upcoming illegal buildings. Manish Joshi, the Assistant Municipal Commissioner (AMC) in charge of the Vartak Nagar Ward Council (VNWC) was suspended from service in November last year for failing to deal body blows on a ten storied illegal building coming up in Shivai Nagar area. Actions were also taken against lower ranked officers for the failures on the front in 2009. The DMC has stressed that the onslaught against the upcoming illegal buildings in the TMC limits would continue in the current year as well. The demolition of several high rise buildings has already taken place in Kalva and Mumbra in the first few days of the current year. The two areas top the lists of areas where illegal constructions are taking place in large numbers.

Hypermarket chain HyperCity is set to open its fifth store in India, at Thane in Maharashtra, on January 14, 2010. The state already has two HyperCity outlets present in Malad, Mumbai and Vashi. Apparel major Raymond plans to open over 200 stores across the country in the next one and half years to grow its business.

“We have opened 100 stores in the last three months and plans to open 200 plus stores in the next 18 months” Raymond Ltd. Chairman and Managing Director Gautam Hari Singhania told PTI.

“We recently entered into Tier 3/4/5 cities and towns with our iconic brands. This will play out to further consolidate our end-to-end leadership position in the industry,” he said.

The Mumbai-based Raymond is the world’s third-largest maker of worsted fabric, used in making men’s suits, has at present, about 600 outlets across the country.

“We are bullish on the long term Indian consumption story and we believe in creating markets,” he said.

Asked about foraying into real estate business, Singhania said, the company is planning to develop 18 acre surplus land to develop affordable residential property in Thane Maharashtra in the first phase.

Raymond’s Thane unit covers an area of 160 acres, which also has a school and a hospital in it.

“Depending on the response to this project, we will decide our future strategy for the real estate business,” he said.

The company is appointing an internal team to start with, Singhania said, adding, it would gradually recruit experts for the real estate business.

The realty sector has caught the fancy of quite a few textile companies, including Bombay Dyeing, Century Textiles and Alok Industries.

Since most textile mills in Mumbai have shifted operations to the hinterland of Maharashtra or Gujarat, the land thus freed is being used by real estate developers for building residential and commercial complexes.

The district-based Thane Janata Sahakari Bank, a multi-state scheduled bank, will be soon undertaking foreign exchange business of its own, its top official said.

“The has got authorised dealer category I licence from the Reserve Bank of India to undertake foreign exchange business on its own. Preparations and infrastructure for the same is underway,” Vidyadhar Vaish ampayan told reporters in Thane (Maharashtra), on Wednesday night.

The bank intends to offer this service through select bank branches within six months and it has also inked a strategic tie-up with Money Gram International for global money transfers, he said.

With this facility, money can be transferred through any part of the world, he said. The bank’s 50th branch will be opened at Kalyan near here in the next few weeks taking the total number of its branches to 52, Vaishampayan said.

“The bank had crossed deposits of Rs 2,700 crore and it had advanced a sum of Rs 1,538 crore till now. The gross profit for the three quarters was Rs 52 crore and the bank plans a Rs 65 crore gross profit by the end of March,” the bank’s chief executive officer Ravindra Karve said.

30 junctions in city to get a facelift

Thane: After undertaking some serious steps to beautify the city lakes, the TMC has taken steps to beautify the roads and traffic islands in the city. The step has resulted in a new look for some of the traffic islands while work is going on in full swing for several others.

Contractors and their men busy giving a facelift to traffic islands all across the city has been a common phenomenon in the city off late. The business is due to a mega project undertaken by the civic Public Works Department (PWD) to beautify the existing traffic islands all over the city in a bid to give a facelift to the concerned city roads.

KD Lala, the city engineer of the civic administration informed Thane Plus that the TMC has provided a sum of Rs 3 crore in the current budget for the purpose. The civic PWD has identified 30 traffic islands and chowks under the nine ward council areas all over the city for the complete renovation and beautification from the allocated funds.

The beautification task involves reducing the diameter of the islands to some extent to allow the proper unhindered movement of traffic through them. The traffic islands are then provided with fountains, cover of greenery and other items as per the requirement of the concerned islands so as to make them eye catching. The civic PWD is also installing mini high masts on the islands for the increased illumination of the islands.

The department has so far given a total facelift to nine traffic islands existing on the junction of roads under the Kalva ward council (KWC). The renovated chowks include the Atmaram Patil Chowk at Retibunder bordering Mumbra. The Chhattrapati Shivaji Maharaj (CSM) Chowk at Kalva junction is also getting beautified under the mega proposal.
“All the 30 projects are fast on their tracks.

The tasks will be completed by the end of March this year,” said Lala, adding that his department is already receiving appreciations from the local corporators as well as members of the general public from the areas in which the traffic islands have been given facelifts.

The step is a part of the civic exercise to make the city look more beautiful and eco-friendly. The civic administration had earlier taken up the task of beautifying the restored city lakes and its surrounding gardens under the same drive. Several lakes including the Masunda Lake are being given a facelift under the mega proposal.

Jupiter Group which runs Jupiter Hospital in Thane will launch its first hotel by end of this month. The upcoming hotel ‘Fortune Park Lakecity’ and Jupiter Hospital will share a common premise. Jupiter Group has signed Fortune Park Hotels for management and marketing of the hotel. Jupiter Hospital is looking forward to come up with such projects (hospital and hotel) in Southern India as well.

The 10-storeyed Fortune Park Lakecity will have a room inventory of 94, of which 58 rooms will be operational in the first phase. The approximate amount of investment would be Rs 22 crore. It will have four categories of rooms including standard, fortune club room, executive suite and deluxe suite, a multi-cuisine vegetarian restaurant ‘Rainbow’, banquet, board room and a private dinning room. The starting tariff for the hotel will be Rs 6,500 (plus taxes) and will range upto Rs 18,500.

However, in the second phase Fortune Deli, a lounge; health club; swimming pool; gymnasium and health super market will be operational. The hotel will also have a spa, which will be developed at a later stage.

Speaking exclusively with Hospitality Biz, Dr Ajay Thakker, Chairman and CEO, Jupiter Hospital said, “Every body spoke about Medical Tourism, promoting Health Tourism in the country but hardly any one thought about the infrastructure to support it. India has best of medical services but it has to be backed up by a good infrastructure and accommodation for the patients. Hence, we thought of building a hotel within the hospital premises. For us, hospital is a primary industry whereas hotel is an ancillary industry.”

Fortune Park Lakecity will be a nicotine and alcohol free hotel. Thakker added, “There are certain rules which the hotel management requires to abide by. Though the hospital may forward 25-30 per cent business to the hotel, any booking made through the hospital will be offered best prices with clean and hygienic services to our patients.”

According to Pradeep K Uniyal, General Manager, Fortune Park Lakecity, “We will provide value for money in terms of services to our guests. Apart from the hospital clientele, the hotel will cater to business and corporate client since this area is surrounded by many large, medium corporates. We will also introduce a new concept, ‘Health Super Market’ with this hotel. The super market will have all the health and sports equipment and drinks.”

Their launch rate is starting frm 9500 psqft (!!!!)... that looks like a whopper for a launched project in thane.... Lodha's got an upcoming IPO, so dunno if this launch is somehow connected to it how feasible is this in Thane ?? (Sheth grp had a similar luxury tower launched during the boom which was scrapped due to lack of response)

I think this will personally flop royally. Maybe 2-3 years down the line. I do know that a flat sold for 7200 per sq foot in vikas complex in that general area. So maybe high end complexes are in demand.

hmm somebody i know quite well phoned up their office for the Villa in the sky thing. They quoted Rs 6 crore for a villa of 2800-3000sq foot fully furnished with parking on the 4th floor. Aparently only 3-4 flats are left and others booked out. Villas include a personal sauna. High level of security with ex military special forces.

This price is even high for Thane standards and can be classified under luxary housing rather than say normal housing societies. Dont think they intended for it to be affordabel even for the Indian upper middle class. Its the first of its kind in Thane.

I think you can see the floor plans on the lodha website. They have not given the total area when i last checked but have given it of the rooms etc. I guess need to check it out.Also will call them myself to get a third opinion tommorrow. My friend is an NRI who is returning back to Mumbai so they might have jacked up the price on hearing that.

If what my friend is telling me is right they are selling it on the basis of proximity to Viva city mall and Jupiter Hospital plus singhania school.

MMR needs a viable rent policy. I think only 30% of New yorkers own their own homes. Mumbai to needs to develop a coherant rent policy.

Plus this is a one off. you can get houses for Rs4000psf in some parts of thane along the ghodbunder road area. This is ultra luxary

Lodha have slashed their prices significantly on this. This was first in the 6-7 crore now down to 5 crore.

I'm pretty sure that is about or past halfway now in construction.

134 x 25 fl. bld.'s with 2 bhk for Rs. 1 Cr., that would be the most optimal turn-around on this parcel with lots of land to spare for public/pvt. use.

However, if the height was varied between 40-60 even 75 or higher floors; Indiabulls can do some real magic. Hell, with a landmark project here it can ... Ib will do well anyways. With gr8 infra. like highways, metro and new train's (meaning bijli/pani/road=infrastructure) coming up it's going to be sweet for Thane.

Mumbai side, even in outlying areas the thing is - You build it, they'll come!
The gov. did it in China, Mumbai side it's all pvt. builders and therefore the problem.
Pvt. builder's are even now thinking narrow mind, short term, max. profit, right now.
Mumbai is gateway to India and India is not regressing to old times anymore, builder's should get over their Papa's thinking of 'cut-&-run' speculation. I have hopes from the foreign educated, new gen. builder sons taking over from their dying fly-by-night operations type father's of the bad old Socialist days.

For eg., I'd be happy to see 1/2 dozen builder's come together to re-build or do a new project to reflect India's huge scale. This 1-off building nonsense is just not for Indian cities. Need scale.

Boss the location is not Thane, its in Dombivali, which has a small town mentality ingrained in it. Forget 75, 60 or 40 floors you will be hardpressed to even find a 15 Floor bldg there.Just one development of the Lodhas is taking place in the vicinity and the response they have got is not so good.

The proposed flyovers includes, one at Shil-Phata on the National Highway (NH) -4 which is also connected by Shil Phata Mahape Road and further extends towards Kalyan junction. Another flyover would be at Mumbra bypass junction towards Panvel.
Third flyover would be at Mankoli junction at Bhiwandi bypass on the NH-3. There would be a flyover at Ranjoli junction on NH-3 at the intersection of Bhiwandi bypass on Kalyan-Bhiwandi Road NH-222 and fifth flyover to come up at Vanjarpatti Naka on Bhiwandi junction of Old NH-3 on Bhiwandi-Wada road.

I guess people are getting confused as to which flyover work is slow and which is not. The pics taken by Kuwar is of majiwada flyover which is executed by J Kumar funded under JNNURM is on time. The U/C flyovers on Ghodbunder road is being constructed bu walecha group is goin on slow

Thane needs 2 metro lines which are total of 40km in length to ensure that every part of the city is 1km from a station. Cause everywhere i look in thane there is construction going on.

you need a mass transport system for that. SATIS is not enough
