Gammon’s bid was reportedly for Rs 675 crore. On Tuesday, the Bombay High Court receiver conducted the auction after the court on March 4, clarified points pertaining to future liabilities of Pal Peugeot, paving the way for the auction. Apart from Indiabulls and Gammon, local firms such as Rohan Developers also participated in the auction. When contacted, an Indiabulls spokesperson did not offer any comments on its development plans. According to industry experts, the deal would give Indiabulls access to 1.5 crore square foot of saleable land if the company opts for a mixed use integrated township kind of project that would take at least 4 to 5 years to complete. I can assure you that many Indians are buying these apartments. A lot of them as an investment opportunity as the prices are not very high right now and the interest rates on loans are low. My parents just booked an apartment in Runwal Estate:). IchimaruGin1 October 23rd, 2009, 02:42 PM SATIS FOB at Gokhale road may complete within a week The highly publicised Station Area Traffic Improvement Scheme (SATIS) (TMC) has been completely opened to traffic of public transport vehicles since more than a month ago, but the project is far from completion as far as the pedestrian angle of the project is concerned. The corporation has however claimed that it will take a few more days to complete the unfinished Foot Over Bridge (FOB) leading to the flyover from Gokhale road. The work on the FOB is hanging fire for the last several months even though it started more than a year and a half ago at the same time when the work on the erection of the deck cum multi arm flyover commenced. The FOB was amongst three planned for the SATIS. The two others planned at north and south end of the SATIS have also ready been completed and thrown open to pedestrians and commuters. The deck-cum-flyover has been completed and thrown open to traffic of Thane Municipal Transport (TMT) as well as ST buses but the public bridge for Gokhale road is still halted in its tracks. The corporation is facing stiff resistance from some of the local shopkeepers as well as some politicians of the ruling Shiv Sena BJP alliance in TMC on behalf of the shopkeepers. Informed civic sources told Thane Plus that the short listed contractor has erected most of the FOB portion connected to the Masunda Lake arm of the Rs 31 crore project. The trouble lies with the part of the FOB that is to descend downwards to land just before the busy Gaondevi Maidan junction of the key Naupada road just a hundred metres away from the busy Ambedkar chock. Some shopkeepers of the area are vehemently opposed to the landing site claiming that it will violate the frontage of their shops and tend to affect their age old businesses. These businessmen had gone to court over the subject in the past thereby forcing the TMC to halt the work for a few months. The TMC had to assure the businessmen of slightly altering the landing site of the FOB. The corporation however did not honour its words as it had no alternate feasible site to land the FOB on the public and vehicle packed road. The shop owners then took the help of some local politicians to force the TMC to amend the FOB project design affecting them. A low ranking politician of Naupada who is also a former corporator has taken up the cause of the shopkeepers with the TMC. The corporation has however made it clear to the politician that it is helpless in this regard as there is no suitable space other than the selected one to land the FOB. The civic administration has however tried to allay the apprehensions of the shopkeepers claiming that it would minimize the infringement of the frontage of the shops in front of which the FOB project is to make a landing. The shop owners are not satisfied but the TMC has no choice. A civic engineer attached to the project told Thane Plus that the work on the descending portion of the FOB will continue as per the plan. He further claimed that the bridge will be completed and opened for movement of pedestrians and commuters within the next couple of weeks and all the resistance posed by the shopkeepers of the area will be overcome by the corporation in the process. http://timesofindia.indiatimes.com/articleshow/5151282.cms IchimaruGin1 October 30th, 2009, 02:12 PM Mumbai IT SEZ developers to raise Rs 1,000 cr Megnasolace City Pvt Ltd, a special purpose vehicle (SPV) set up for the Mumbai IT/ITeS SEZ project coming up at Thane, is looking at raising up to $216 million (Rs 999.45 crore) for funding expansion through the private equity route. Sources familiar with the project said the SPV’s promoters were looking at raising the additional capital to acquire up to 250 acres at Thane to complete the first phase of the SEZ project, for which IL&FS is an advisor. Inox Infrastructure Private Limited (IIPL), a wholly-owned subsidiary of Gujarat Fluorochemicals Ltd, holds 50 per cent stake in Megnasolace. According to sources, the company acquired 65 acres at Mogarpada near Thane, situated 23 km from Navi Mumbai, for $12 million, “The funds will be employed in integrated development of IT, ITeS, R&D, commercial, residential and other aspects of the SEZ complex spread over 250 acres. About 35-40 acres of frontage outside the SEZ will be devoted to commercial activity. This would include multi-services SEZ focused on IT/ITeS and R&D,” the sources added. The company is said to be looking at an acquisition price of Rs 350-400 per square foot. The project will be eligible for an Rs 40-crore central subsidy as it comes under the Textile Ministry’s scheme for integrated textile parks. Ackruti said unit holders of the textile park qualify for various Central assistance such as 20 per cent margin money subsidy for power looms for the small-scale industries (SSIs), 15 per cent margin subsidy for SSI textile and jute sectors. This is besides a five per cent interest reimbursement for all textile units even if the ceiling limit of investment in plant and machinery exceeds Rs 2 crore. State subsidies include a 25 per cent tax reimbursement for seven years up to 30 per cent of fixed capital and subsidy on interest actually paid to banks for the first four years up to a ceiling of Rs 10 lakh. Exemptions for power, stamp paper waiver and Octroi exemption of up to 100 per cent of fixed capital are other incentives that the unit holders are eligible for. IchimaruGin1 January 10th, 2010, 03:07 PM TMC carried out 3900 demolitions in 2009 The anti encroachment department of the Thane Municipal Corporation (TMC) has carried out the demolition of more than 3,900 illegal buildings and structures through out the city and suburbs during the twelve months of the recently concluded calendar year. The figures are the highest annual figures in one single year ever since the TMC came into existence more than 27 years ago. Dr BG Pawar, the Deputy Municipal Commissioner (DMC) in charge of the department told Thane Plus that his department organised major drives during the past twelve months to contain the spread of upcoming illegal structures. "We demolished more than 3,900 illegal residential and commercial structures between the start of the previous year and its end," the DMC said. The civic official further added that the number could have been much higher and possible crossed the 4,000 mark had the civic plans to carry out a major demolition drive in Diva towards the concluding days of the previous year materialised. The civic squad had to abandon the drive and focus on removing unauthorized structures in other parts of the city in the final days of the recently concluded calendar year. The DMC claimed that the achievement was significant considering the fact that the number of demolitions this year was 1200 more than the figures of the twelve months of 2008. In 2008 the civic men and machines had dealt devastating blows to just around 2,700 unauthorized structures and buildings in the entire city. The figure was just around 700 in the penultimate year. The civic squad carried out series of demolitions in the rural belt of Diva and Dativli in the previous year. Although the drive against the unauthorised construction industry of Diva had commence in late 2008 itself it intensified in 2009. In 2008 the civic men and machines had to face violent resistance from the villagers opposed to the drive and the city police also had to bear the brunt. The opposition of the villagers gave way in 2009 after civic demolition squad began paying frequent visits to the region to deal the illegal constructions of the area with an iron hand. More than 1,000 illegal residential and commercial structures were brought to their knees in the notorious rural belt in the previous year. The civic team was given the necessary protection by the city police during such drives. Notably, the year also saw strict administrative action against the civic officials who failed to deal firmly with upcoming illegal buildings. Manish Joshi, the Assistant Municipal Commissioner (AMC) in charge of the Vartak Nagar Ward Council (VNWC) was suspended from service in November last year for failing to deal body blows on a ten storied illegal building coming up in Shivai Nagar area. Actions were also taken against lower ranked officers for the failures on the front in 2009. The DMC has stressed that the onslaught against the upcoming illegal buildings in the TMC limits would continue in the current year as well. The step has resulted in a new look for some of the traffic islands while work is going on in full swing for several others. Contractors and their men busy giving a facelift to traffic islands all across the city has been a common phenomenon in the city off late. The business is due to a mega project undertaken by the civic Public Works Department (PWD) to beautify the existing traffic islands all over the city in a bid to give a facelift to the concerned city roads. KD Lala, the city engineer of the civic administration informed Thane Plus that the TMC has provided a sum of Rs 3 crore in the current budget for the purpose. The civic PWD has identified 30 traffic islands and chowks under the nine ward council areas all over the city for the complete renovation and beautification from the allocated funds. The beautification task involves reducing the diameter of the islands to some extent to allow the proper unhindered movement of traffic through them. So that sounds about fair as it has to be between 12000-15000 I think you can see the floor plans on the lodha website.
