Two sites in Tanjong Pagar identified for SERS

SINGAPORE : The Government has identified two new sites for the Selective En bloc Redevelopment Scheme, or SERS, bringing the total to 69 sites.
MP for Tanjong Pagar GRC, Indranee Rajah, revealed this at the constituency's Lunar New Year dinner on Friday evening.

The two sites are Blocks 94 and 96 at Henderson Road and Blocks 17 to 19 and 22 to 31 at Silat Walk/Kampong Bahru Hill/Silat Road.

The area comprises some 740 sold flats, aged between 32 and 58 years old.

Miss Indranee said HDB will also build over 1,000 units of new two to five-room replacement flats at Kim Tian Road to re-house the flat owners.

The replacement flats will be near the Tiong Bahru MRT Station.

Eligible SERS flat owners can register for their replacement flats next year.

The SERS plan will also involve some commercial properties like shops and an eating house. - CNA/ch

Where do you think the replacement flat would be? I hope it is not at the previous temporary market....:ohno:

I'd rather think they will be on the previously cleared patch of land next to Tiong Bahru Plaza, where there were some very old lowrise HDB flats.

From the map, the replacement flats are not near the Tiong Bahru MRT. Instead, the replacment flats are near Regency @ Tiong Bahru.

I suspect that the land nearest the Tiong Bahru MRT is considered too good as a replacement location, considering that the old flats are quite far away from any MRT station.

The article on HDB website ( http://www.hdb.gov.sg ) says that the flats are up to 40 storeys.

Nowadays, the HDB design seems to be having some variation of the heights in one group of HDB blocks. For example, one block could be 40 storeys high, and the next block is 25 storeys high. I think it could be deliberately done to inject a less boring skyline, and to allow some sunlight to reach the lower floors of the flats.

Imagine if your unit is on a lower floor, and surrounding you are all 40-storey high flats, there will be very little sunlight reaching your unit, and when you look out of your flat, you need to look vertically upwards in order to see the sky.

I wont be surprised if those eventually get developed, but for this latest announced development, think they will have very clear and unobstructed city skyline views.

The site is that empty green space at the bottom-left, including some the the thick vegetation on the right next to the expressway.

Nothing is going to get demolished to build this development...probably some trees and its not in Kampong Bahru.

How possible HDB will build new >30 storeys flats on the piece of land previous Tiong Bahru temporary market situated? It has a drain running through it in the middle. Any construction sector professional can answer this question?

Oh, that's really quite big a land parcel. The showflat for Twin Regency was on the corner of the parcel on Kim Tian Road. Nice site, it will make it for a better connection between the conserved area and Jalan Bukit Merah.
Of course that's not so good news for The Regency @Tiong Bahru, I suppose... I mean, if you cared for the view of Telok Blangah Hill ^ ^

Will find. They look like those 1950s style in Tiong Bahru. Already 2 had been torn down.

Not an expert but the drain can either be built over, or realigned to facilitate construction. If the costs of doing so are minimal compared to the value of developing the land, it might be done.

Wow big, I hadn't seen them before. From the render they look like nicer designs than your average HDB blocks - less concrete and more glass.
