Squire wins scheme for Bucharest factory site [Link (http://www.bdonline.co.uk/story.asp?storyCode=3093121)]
Squire & Partners has beaten firms including Foreign Office Architects and Metropolitan Workshop in a competition to design this mixed-use scheme on the site of a modernist Ford factory in Bucharest, Romania.
The practice’s winning design, for client Global Finance Real Estate, will create a new gateway into the city on a 3ha site through a series of high-quality residential towers, a 300-room five-star hotel, offices, a linear park, and shopping and retail facilities. It also includes the restoration of an existing ice rink.
The proposed towers will house the hotel and offices, as well as homes. Each tower features a distinctive “cut” in the footprint which sweeps across the facade and responds to local views, according to the architect.
Partner Michael Squire said the firm’s proposals were the only ones to retain parts of the original 1938 factory buildings — two linear structures 81m in length — and called the win a “classic regeneration project”.
“We’ve kept the old Ford factory,” he said. “We’ve used its very modern, rigid enclosure and out of that comes something rather romantic and free.
“It’s a rather interesting building, it seemed a shame to take it all down.”
Squire added that the combination of old and new had also proved popular with the local community, many of whom had worked at or had links with the factory.

Ex car plant site regenerated as new quarter
A site formerly housing the Ford/Automatica factory in Bucharest will be transformed under new plans by London based Squire and Partners into a new quarter. The Scheme will feature public open spaces including the restoration of the ice skating rink, international brand shopping, restaurants/cafes, a 300-room 5* hotel and iconic HQ office buildings for blue chip companies are to be provided, as well as a series of high end residential parkside towers.
The Ford Factory is viewed as symbol of strength, durability and ambition for international commerce and relations. Squire and Partners concept builds upon this symbolism and informs the key physical elements of the buildings. The external shell of the factory holds and formalises a framework for the new life of the site.
Desire lines flow freely through existing footprints breaking up the historical mass and defining new plots, creating pedestrian, vehicular and visual permeability through the side and connecting Floreasca Avenue with the park.
Residential plots take their lead from the primary and secondary grids of the historical building. The buildings work together to create a single composition rising from within the shell of the factory. The white crystalline towers rise high in contrast to the heavy robust brick base of the factory.

Reviving industrial glory in Romania
The Calea Floreasca 159 project in Bucharest aims to breathe new life into a historical setting.
The area is located on an important avenue that links the first ring of Bucharest to the northern suburbs. The site has access from two different directions due to its location near a junction of two major roads and the park just behind, allowing the office tower to become a landmark to the area. The major advantage of the site is the presence of the old FORD industrial warehouse, classified as a monument of national importance, the building has great potential for reconversion and is an opportunity for the developer to rehabilitate the building and reintegrate it into the city circuit.
There were a several planning restrictions imposed by the presence of the monument on site and the close proximity of the airport. Three different land uses will be located into the new buildings: residential, retail and offices. The assembly will be made up of a 25 storey office tower, 3 residential buildings of 15 to 20 storeys and the retail warehouse.
The goal of the design is to emphasise the historical building by creating public spaces that make a gradual passing from built areas to green areas. The completion of such a project would place this development amongst the appreciated trend of converting old industrial areas in Bucharest.

Height is unknown but the highest building should have some 110-120 metres.
cornel001 April 29th, 2011, 12:52 PM First, where u got the 115/100 m figures from ? Second, its not 3x20. Third, I updated the existing thread while u posted this one.
Mods, there are now duplicate threads on the same project. Please merge or whatever u think its better.
Le Clerk April 30th, 2011, 07:56 AM The height is approximated by comparison to BTC and other projects. The exact number of floors will vary for the other 3 towers around 20. As for the other thread, I obviously had o clue about it. The mods may just delete this one. I see you posted already the new specs in the other one.
cornel001 April 30th, 2011, 09:06 AM They say 15 to 20, and if the renderings are true, then would be 2x15 + 1x20, along with 1x25.
Le Clerk May 19th, 2011, 09:42 AM This should be moved to U/C already because they will get the building permit very soon and start works this summer.
25-storey tower to be built near Bucharest’s Ford Hall
MAY 18TH, 2011 AT 9:00 PM
The General Council of the Bucharest Municipality gave the green light late April to the construction of four towers on Floreasca Road, near the Ford Hall, which is a historic monument, Hot News.ro reports. The tallest of the five towers will be 25-storey high, one, 20-storey, and two, 15-storey high each. The Ford Hall will be restored and willcontain a shopping mall. The 25-store tower will be an office building, and the other three, residential buildings.
Alpha Studio is the project’s designer, and Primaverii Gardens, its beneficiary. The land on which the buildings will be erected stretches over close to 28,000 square meters and lies on the premises of the former Automatica factory, at the junction between Floreasca Road and Mircea Eliade Blvd, near the Foreasca Park. The project has got the nod from the Ministry of Culture and Religious Affairs, given the complex will be constructed in the vicinity of the Ford Hall, a historic monument. lutyk.ro May 19th, 2011, 10:11 AM Momentan nu e nici o miscare acolo. Stau chiar langa fosta Automatica si cand vor incepe lucrarile va voi anunta si voi pune si poze.
Le Clerk May 19th, 2011, 07:19 PM Multumim!
